* Market averages in Australian dollars from AirROI data for the Byron Bay, New South Wales market, October 2025 to September 2026 (published 1 October 2026), in Australian dollars as AirROI shows them; Suffolk Park and Bangalow figures come from their own AirROI markets and are labelled as such. The yield is Cavmir's estimate. A single home's numbers depend on its size, its location and how it is marketed.

Holiday Rentals in Byron Bay

Cavmir is an Airbnb marketing agency for Australian holiday homes. This page is for owners and managers of short-stay homes in Byron Bay.

Cape Byron, which the Bundjalung of Byron Bay (Arakwal) People know as Walgun, is what NSW National Parks calls Australia's most easterly point, and the lighthouse on it stands 1.6 kilometres from the Byron Bay town centre, according to the Australian Maritime Safety Authority. Around that headland sits a holiday-home market that this page treats as one area: Byron Bay town, Wategos Beach, Cape Byron and Belongil, Tallow Beach and Suffolk Park to the south, Broken Head, Ewingsdale just inland, and the villages of Bangalow, Federal and Newrybar behind the coast. The stats box uses AirROI's Byron Bay market data for the twelve months to September 2026 (October 2025 onwards), published on 1 October 2026, in the Australian dollars AirROI prints. That market takes in 1,002 active listings around the town, with neighbourhoods led by the town centre, Tallow Beach, Julian Rocks, North Beach, Belongil Beach, Broken Head and The Pass. AirROI lists Suffolk Park, Ewingsdale and Bangalow as separate nearby markets and doesn't break out Federal or Newrybar, so where we quote Suffolk Park or Bangalow figures we say so, and owners in Federal and Newrybar should read the Bangalow numbers as the nearest guide.

Most guests are Australian. AirROI's review data puts 62.2% of Byron Bay guests in Australia, with Sydney (7.3%), Brisbane (4.4%) and Melbourne (4.1%) the biggest origin cities, and 38% of guests international: the United Kingdom is 12.2%, the United States 6.2%, Germany 3.6% and New Zealand 3.4%, and London on its own is 3.2%. Reviews are written in English 60.2% of the time, then French (8.6%), German (7.9%), Spanish (7.8%) and Italian (2.7%). The scale behind those guests is large for a shire this size. Byron Shire's Sustainable Visitation Strategy, quoted in the Independent Planning Commission's 2023 advice report, counted 994,000 domestic overnight visitors in 2019 and 5.5 million visitor nights. Ballina Byron Gateway Airport lists Jetstar, Qantas and Virgin Australia and says it offers direct flights to Sydney and Melbourne, and the Gold Coast lies to the north, across the Queensland border.

The homes are mostly whole properties. In AirROI's data 85.8% of listings are entire homes and 13.8% are private rooms; by type, 47.2% are houses, 32.2% apartments and 11.2% hotel or boutique stays, with cabins and outdoor stays at 3.5%. Of the entire homes that state a bedroom count, 28.3% have three bedrooms, 24.1% two, 17.0% one, 15.7% four, 8.1% are studios and 6.8% have five or more. Size drives income. Median annual revenue climbs from A$40,200 for a one-bedroom home to A$60,300 for two bedrooms, A$73,100 for three, A$101,000 for four and A$174,000 for five or more, and the average nightly rate climbs with it, from A$335 to A$516, A$761, A$1,161 and A$1,666. A studio with an average rate of A$291 and 53% occupancy earns a median A$43,500, close to a one-bedroom home, with higher occupancy to make up for the lower rate.

The average Byron Bay listing in AirROI's data earns A$73,153 a year at an average daily rate of A$648 and 42.1% occupancy, against a New South Wales average of A$46,850, A$445 and 41%. Revenue per listing was up 1.3% on the year while the number of active listings grew 5%. The middle of the market sits below the average: the median listing earns A$5,960 a month at A$525 a night and 42% occupancy, the top quarter earns A$11,100 a month or more at A$835 a night or more and 66% occupancy or more, and the top tenth earns A$17,700 or more at A$1,285 a night or more and 82% occupancy or more. The bottom quarter earns A$2,930 a month or less at A$325 a night or less and 22% occupancy or less. A spread that wide means the market average tells you little about your house. Position, product, price and the nights you're allowed to sell decide where a home lands.

What separates the top from the middle is visible in the amenity data, though these figures compare homes that have each feature with homes that don't, and they don't prove the feature caused the gap. Ocean-view listings, 4% of the market, average A$136,000 a year against A$70,300 without; hot tubs, 9% of listings, average A$114,000 against A$69,200; indoor fireplaces, 5%, A$115,000 against A$70,800; and a barbecue, which 58% of listings have, goes with A$89,500 against A$50,100 for those without. Guests rate Byron Bay stays 4.81 out of 5 overall, with location scoring best (4.88) and value worst (4.66), and 60.4% of listings are run by Superhosts. Only about a quarter are professionally managed, 24.0% by AirROI's count, and 26.2% have a co-host, so most homes are run by owners and small teams. That's where marketing makes a difference: a clear first photo, a total price that feels fair, a calendar priced for December and January, and a direct channel for the guests who come back.

Cavmir in Byron Bay

What Cavmir Does for Byron Bay Hosts

Cavmir markets Byron Bay homes as the separate places they are, not as interchangeable beach houses. A Wategos house sold on the lighthouse walk, a Suffolk Park home sold on Tallow Beach, a Bangalow farmhouse sold on the Saturday market and a town apartment sold on walking to the sand are four different products with four different guests. Cavmir builds a direct-booking website that counts your non-hosted nights against the 60-night cap across every channel, writes the pages Google and AI assistants quote for each beach and village, directs photography around the details Byron guests check, runs social media and a monthly email to your own past-guest list, and keeps one set of facts identical on Airbnb, Booking.com, Stayz or Vrbo and your own site. Cavmir works with Australian owners remotely, and it's a marketing agency, so the keys, the cleaning and the permits stay with you or your local manager.

Then and now

The Byron Bay Short-Stay Market, Then and Now

The headland has a long record. The Cape Byron Lighthouse Heritage Management Plan, prepared with the Bundjalung of Byron Bay (Arakwal) People, says custodians regard the area as Walgun, a name the NSW State Heritage Register statement translates as 'The Shoulder'. James Cook is believed to have been the first European to sight, record and name Cape Byron, in mid-May 1770, after Vice-Admiral John Byron. By 1896 five wrecks had been recorded along Byron's beaches, funds of £18,000 were allocated in 1897 for a lightstation, and the lighthouse was officially opened on Sunday 1 December 1901. It's still the landmark on every guest's first morning, and the Commonwealth Heritage List (2004) and the NSW State Heritage Register (2019) both list the lightstation. Arakwal National Park, behind Tallow Beach, came out of a 2001 agreement between the NSW Government and the Byron Bay Arakwal community, and it's co-managed by National Parks and its traditional owners.

Visitors then arrived in the numbers that built the holiday-house trade. Byron Shire's Sustainable Visitation Strategy 2020-2030, as the Independent Planning Commission summarised it, recorded 994,000 domestic overnight visitors in 2019, up 91% since 2008, with 5.5 million visitor nights and visitor spending of A$776 million. A 2019 council audit found 22,025 bed spaces across 3,325 properties, up from 14,061 bed spaces in 2008, a rise of 57%, and holiday houses had become 40% of all bed spaces in the shire. Byron Bay held 14,216 of those bed spaces. Prices followed the demand. The NSW Department of Communities and Justice figures in the same report put the Byron Shire median house price at A$830,000 in December 2017 and A$1.7 million in December 2021, a rise of 104.8% against 30.4% for New South Wales. The Strategy's forecast, if trends continued, was 3.86 million visitors and 8.5 million visitor nights by 2030.

Rules followed the growth. The statewide short-term rental policy took effect on 1 November 2021, and on 31 January 2022 it reached Byron Shire with a 180-day cap on non-hosted stays. Byron Shire Council then proposed a 90-day cap with uncapped precincts, and the floods of 2022 affected more than 2,000 properties in the shire, with STRA owners offering temporary emergency housing. On 14 December 2022 the Minister asked the Independent Planning Commission for advice; it heard 75 speakers over two days, read more than 500 written submissions and reported on 24 April 2023, recommending a 60-day cap because a 90-day cap would cut visitor numbers without returning enough homes to long-term rental. The department said 8.5% of the shire's housing stock, about 1,300 properties, was registered for non-hosted STRA, and the AHURI estimate the Commission cited put all STRA at 15.7% of housing in the shire and 27.1% in Byron Bay. The state approved a 60-day cap with 365-day precincts in 2023, with a 12-month deferred start, and it took effect on 23 September 2024.

Today AirROI counts 1,002 active listings in its Byron Bay market, up 5% on the year, with 99% displaying a registration number. The top ten hosts run 31% of them, companies run 43%, and 16 management companies run five or more listings each. Suffolk Park adds 183 listings of its own in AirROI's data and Bangalow 95. These counts won't match the council's, because AirROI counts listings that were active in the period while the register counts registered properties, and the shire's boundary is wider than any one market. What matters for an owner is the shape of the supply: a large, mostly whole-home market where guests choose between hundreds of similar-looking houses, and where the 60-night limit means the nights are scarcer than the listings.

Rates and seasons

Rates, Occupancy and Seasons in Byron Bay

Rates and revenue

AirROI's Byron Bay average daily rate for October 2025 to September 2026 is A$648, against a median listing rate of A$525, and occupancy is 42.1%, which gives A$268 of revenue for each available night. The average listing takes A$73,153 over the year, so the stats box shows A$6,100 a month as an average over twelve months, not a typical month: the median listing's monthly revenue in AirROI's percentile table is A$5,960, and individual months run from about A$6,100 in June to about A$12,500 in December. After AirROI's average running costs of A$25,800 a year, made up of the Airbnb fee (A$10,140), cleaning (A$7,250), utilities (A$3,660), upkeep (A$2,190), supplies (A$1,460), insurance (A$730) and the permit (A$370), the average listing keeps about A$47,353, or about A$3,950 a month, before mortgage, rates and land tax.

Rates move with the season and with the size of the home. AirROI defines one high season from October to January, averaging A$10,500 a month at 52% occupancy and A$692 a night; a shoulder in March and April at A$8,140, 45% and A$670; and a low season of February plus May to September at A$6,570, 40% and A$619. Month by month, December 2025 and January 2026 both ran at about 54.5% occupancy, at A$746 and A$738 a night, while June 2026 ran at 35.2% and A$627. January earns about twice what June does. The coast and the hinterland price differently. In AirROI's Suffolk Park market (183 listings) the average listing earns A$55,603 at A$624 a night and 43.6% occupancy; in its Bangalow market (95 listings) A$56,972 at A$641 and 38.5%. In Suffolk Park a four-bedroom home has a median revenue of A$50,300 at an average rate of A$1,018, and in Bangalow A$78,300 at a median rate of A$1,008.

Guests plan ahead for the peak and stay a long weekend or a week. The average booking is made 78 days before arrival, but November 2025 stays were booked 114 days ahead and December 113 days ahead, against 50 days for June. The average stay is 4.7 nights and runs longest in December at 5.5 nights; Suffolk Park's average is 6.3 nights, Bangalow's 4.6. The usual minimum is three nights (40% of listings), ahead of two nights (29%), one night (13%) and four to six nights (13%), and about half of listings (51%) use the Firm cancellation policy. Cleaning fees are a pressure point: 77.3% of listings charge one, the median is A$212 and the average A$412, and cleaning fees are about 9.9% of gross revenue, or roughly A$45 a night spread over the average stay. Guests score value 4.66 out of 5, the lowest of AirROI's six rating categories, which is where a fee that feels high shows up.

The year in Byron Bay

Byron Bay has one high season, from October to January, and AirROI calls it a moderately seasonal market. Business is slowest from May to September, with a dip in February as well. The school calendar shapes the peak: The NSW summer break starts Friday 18 December 2026 and finishes Wednesday 27 January 2027, while Queensland's starts Saturday 12 December 2026 and finishes Tuesday 26 January 2027, so the busy weeks start before Christmas and last until Australia Day. In 2027 Queensland's Easter break is 26 March to 11 April and NSW's autumn break is 12 to 23 April; winter breaks are 5 to 16 July (NSW) and 26 June to 11 July (Queensland), and spring breaks are 27 September to 8 October (NSW) and 18 September to 4 October (Queensland). National Parks puts the whale migration at May to November, which gives the quiet months a reason to visit, and the Byron Writers Festival returns to the town on 20 to 22 August 2027 after a 2026 edition that the festival says sold out.

Plan around events that have dates, and be cautious about those that don't. Bluesfest's website says the organisers made the difficult decision not to proceed with the 2026 event and that a liquidator has been appointed, and Splendour in the Grass told fans it wouldn't return in 2025, with no date given for a comeback. Price Easter, the school holidays and the Writers Festival, and add a festival page only when a festival has published its dates. The revenue owners most often leave on the table is in the quiet half of the year: June stays are booked about 50 days ahead and run at 35.2% occupancy, so a mid-winter offer, a weekly rate or a stay of 21 nights or more for a non-hosted home, which doesn't count towards the 60-night cap, can earn from nights that a festival calendar leaves empty. Owners with a 365-day precinct home can sell all year and should treat the shoulder months as products in their own right.

The rules

Short-Stay Rules in Byron Bay

New South Wales regulates short-term rental accommodation (STRA) through a statewide framework that took effect on 1 November 2021: a planning pathway that treats compliant STRA as exempt development, a mandatory register, a fire safety standard and a code of conduct. Each property goes on the NSW Planning Portal register before it is advertised: an A$65 fee to register and A$25 a year after that. Hosts confirm fire and safety compliance and agree to the code when they register, and an unrenewed registration is blocked from platform bookings for three months before it is de-registered. The rules split on who's home. A hosted stay, where you live on the property during the stay, has no day cap in Byron Shire. A non-hosted stay, where you don't, has one: since 23 September 2024, non-hosted STRA on the exempt pathway across most of the shire is capped at 60 days a year. The department's FAQ adds that a booking of 21 consecutive days by the same person is left out of the count, which gives longer stays relief from the cap. The cap applies to all new registrations from that date and to existing registered homes from their next renewal on or after 23 September 2024; the earlier 180-day cap, in force in Byron Shire from 31 January 2022, applied until then. Two mapped 365-day precincts sit outside the cap, one in and around the Byron Bay town centre and one at Brunswick Heads. The council links two versions of the Byron Bay precinct map, files dated November 2024 and September 2023, so check the current map for your street rather than assume. The department's Byron Shire page was last updated on 5 May 2025.

Byron Shire Council enforces the planning side. The department's FAQ says councils are responsible for compliance, including making sure owners register and keep to any limit, and that a council can refer a deliberate and persistent breach to NSW Fair Trading for a strike. The council lists STRA@byron.nsw.gov.au for questions about the cap and the Byron Bay Noisy Neighbour hotline, 02 6626 6888, for noise, and warns that unauthorised use of a dwelling may lead to enforcement action. Some uses are excluded altogether, including boarding houses, seniors housing and hostels, and the council says the conditions on secondary dwellings (granny flats) approved between April 2011 and November 2019 under the Affordable Rental Housing SEPP prevent STRA and still apply. The STRA Fire Safety Standard applies to every dwelling used for STRA. A house needs smoke alarms in the hallway outside the bedrooms and on every other storey, interconnected when there's more than one, and an A4 evacuation diagram at the entrance door and in each bedroom that gives the national emergency number 000 and points guests to the Emergency+ app. An apartment needs the alarms and diagrams plus a 2.5 kg ABE extinguisher and a fire blanket in the kitchen, and an entrance door that opens from inside without a key. Behind all of this sits the NSW Code of Conduct for the short-term rental industry, in force since 18 December 2020 for hosts, guests, platforms and letting agents; the Commissioner for Fair Trading administers it, and the Exclusion Register that follows serious breaches began in August 2022.

In a strata scheme, the council tells non-hosted hosts to check first that no by-law prohibits short-term rental, while an owner-occupier can operate without that check but must meet every other requirement. The NSW Government says breaches of strata by-laws go to the owners corporation or strata manager, that outside strata the council handles noise, parking and planning matters, police handle crime and urgent noise, and Fair Trading handles cancellations, fees and other code breaches; it also says hosts need insurance that covers their liability if a third party is injured or killed. The framework is still under review. The government opened a review in February 2024, with a discussion paper and questionnaire exhibited from 15 February to 14 March 2024 and, by the department's count, over 430 written submissions and 2,400-odd survey replies, and the Planning page still said the government was considering the submissions when we read it in late October 2026. Byron Shire Council voted unanimously in April 2026 to commission a financial study of what tourism contributes and what it costs, which councillors hope will support a renewed push for a visitor levy; the Byron Shire Echo reported on 22 April 2026 that any tourism levy would need NSW Government approval under the Local Government Act 1993. AirROI's page says there's no accommodation tax in New South Wales today, and nothing we found puts a date on one.

Tax is federal, so a Byron Bay home follows the same ATO rules as any other. Rent from guests goes in your return. Whether you can claim the costs of owning the place (loan interest, rates, body corporate fees, land tax) depends on its main use: if it is held or used mainly to earn rent they are claimable, and if your own family fills the calendar they are not. What you spend purely on letting, such as platform commissions, advertising and the cleaner between guests, stays deductible regardless, and every claim is split between private and rental use. The ATO looks at how available the home really is at the times people want to holiday, which is a question worth raising with your accountant in a shire where a non-hosted house can only be let for 60 nights; its 2026 guidance (TR 2026/1 on rental income and deductions for individuals not in business, PCG 2026/2 on apportioning deductions and PCG 2026/3 on holiday homes you also rent out) covers the ground. On GST, the ATO says you don't pay it on residential rent you earn; it only enters the picture if you run an enterprise renting commercial residential premises, and registration is compulsory from A$75,000 of GST turnover, so a host running something closer to a serviced operation should ask an accountant where the line sits.

Foreign owners meet several more layers. Until 30 June 2029 the Foreign Investment Review Board's guidance has foreign investors generally prohibited from buying established dwellings, a ban that began on 1 April 2025, with limited exceptions listed in the guidance note. Selling a Byron Bay property as a foreign resident can mean the buyer withholds 15% of the price and pays it to the ATO at settlement (contracts from 1 January 2025, with no threshold). The ATO's 2025-26 table puts income earned in Australia by a foreign resident at 30 cents in the dollar up to A$135,000. In New South Wales, land tax starts above a land-value threshold of A$1,075,000 (A$100 plus 1.6% of the excess), and Revenue NSW applies surcharge purchaser duty to foreign individuals, trusts and corporations buying residential-related property. This section is orientation, not legal advice: check each rule with your council, an accountant and a lawyer before you act. The state-by-state rules are on our short-stay rules page, and Cavmir handles the marketing side.

Marketing

Marketing a Holiday Home in Byron Bay

What works here

First, sell the place, not the town. The lighthouse is 1.6 kilometres from the town centre and the National Parks page for Cape Byron lists Wategos as a picnic area; Arakwal National Park's Tallow Beach is 3.2 kilometres from the heart of Byron Bay; Broken Head has a rainforest walk to a lookout; Ewingsdale has The Farm; Bangalow has a Saturday market. Give each area a page that states the walking minutes you've measured yourself, the nearest beach access, where guests park and what the parking costs: National Parks lists a vehicle fee of A$10 an hour for the lighthouse lawn and Information Centre, with a maximum of one hour per vehicle a calendar day, and A$5 an hour at The Pass. A guest choosing between two houses reads those details as proof that you know the place.

Second, build the calendar around the night count. If your home is non-hosted and outside a 365-day precinct, you have 60 days a year and every channel draws on the same allowance, so the website, Airbnb, Booking.com, Stayz or Vrbo need one shared count that closes the calendar at the cap. Spend the nights where the money is: AirROI's high season from October to January averages A$692 a night against A$619 in the low season, and December and January run above 54% occupancy. Then add products the cap doesn't count, such as stays of 21 consecutive days or more for the winter and the school-holiday gaps. If you live on the property during the stay, the hosted rules apply and there's no day cap, and the council's STRA team can confirm your case. If your home sits in a precinct, treat the shoulder months as a product rather than a hole.

Third, fix what Byron guests mark you down for. Value is the lowest of AirROI's rating categories at 4.66, and cleaning fees (median A$212, average A$412, charged by 77.3% of listings) are the obvious cause, so show the total for the stay beside the nightly rate and explain what the fee covers. Lead with the features guests pay for: AirROI's gaps for ocean views, hot tubs, fireplaces and barbecues are large, though they describe homes that have them. Photograph the route from the car to the door, the outdoor shower, the shade on the deck, the bedroom with the fan on, and the walk to the sand. Three-night minimums are the norm (40% of listings), so a two-night offer outside the holidays is a clear difference. List on Airbnb and Booking.com, and on Stayz or Vrbo if your guests use them: the Commission's 2023 report describes Stayz as part of the Expedia portfolio with Vrbo as the platform, and when we tried stayz.com.au in late October 2026 it showed a bot check, so confirm how your own listing appears.

Fourth, make the direct channel the one you own. About 38% of Byron Bay guests are international, and the November bookings arrive 114 days ahead, so the guests you want to hear from early are the ones who came last year. Your own booking site, a Google Business Profile for each home and a monthly email to past guests let you offer the December and January weeks before they reach the platforms. Write for the three guests the data shows: the Sydney or Brisbane couple booking a weekend, the family booking the school holidays, and the British, American or German traveller planning a long first visit who needs the airport, the drive and the cost of a week explained. Keep the STRA property ID, the street, bedrooms and sleeping numbers identical everywhere, and reply to enquiries quickly, because the ATO's main-use test looks at how available a home really is for rent.

What makes it hard

The nights are scarcer than the homes. With a 60-night cap on most non-hosted homes and 8.5% of the shire's housing stock registered for non-hosted STRA when the department counted, Byron Bay is the place where short-stay letting is argued over most. The 2023 Commission report found that the cost of buying and renting had outpaced regional NSW and Sydney, that vacancy rates had fallen and that half of the shire's renters were in rental stress. That's the background to the cap, the council's April 2026 vote for a tourism study and the unfinished state review. A host answers by choosing the nights carefully, using stays of 21 consecutive days or more where that suits, and making each night earn its place, and by treating local goodwill as part of the product: a house that keeps to its occupancy, answers the phone and keeps the neighbours onside is the house a council has no reason to chase.

Seasons and events are less dependable than they look. The festival calendar has lost two of its anchors for now, with Bluesfest not proceeding in 2026 and Splendour in the Grass absent from 2025 with no return date, while AirROI's data shows a market that runs from October to January and then drops. The quiet months, May to August, are when lead times of 50 to 62 days and occupancy of 35% to 39% leave empty weeks. Weather is part of the risk as well: the 2022 floods affected more than 2,000 properties in the shire, according to the Commission, so a weather and flood page that says what happens to a booking, written before anyone has to ask, is part of the product. A host answers by pricing the school holidays, Easter and the Writers Festival firmly, offering weekly and 21-night rates in the quiet months, and telling guests plainly what to expect.

Costs and access take a share of the revenue. AirROI's average running costs of A$25,800 are about 35% of the average listing's revenue, with the Airbnb fee alone at A$10,140 and cleaning at A$7,250. Getting here takes planning: Ballina Byron Gateway Airport says it has direct flights to Sydney and Melbourne, that there's no walk-up shuttle in the terminal, and that bridge upgrades around Ballina may cause delays, so a pre-booked shuttle or hire car belongs in your arrival instructions. Competition is also real, since 1,002 active listings in AirROI's Byron Bay market share the same peak weeks. A host answers by lowering platform fees through direct bookings, keeping turnover costs under control with clear checkout instructions, and making the first photo and the first line of the listing specific to one beach, one walk and one kind of guest.

Worth knowing. The Cape Byron lighthouse exists because of shipwrecks. By 1896 five wrecks had been recorded along Byron's beaches, and in 1897 funds of £18,000 were allocated for a lightstation. Mitchell and King won the contract for £9,970, and the lighthouse was officially opened on Sunday 1 December 1901 and lit that night at 145,000 standard English candles. The Australian Maritime Safety Authority now describes its light as equivalent to 2.2 million candelas.
Money matters for Byron Bay owners
Insurance

A policy written for a home you live in may not respond when guests are staying, so tell your insurer about them, say whether stays are hosted or non-hosted, and ask a broker what a holiday-home or landlord policy adds. NSW Government guidance expects hosts to carry insurance for their liability if a guest or other third party is injured or killed, so ask about public liability limits for guests, loss of rent, damage by guests, and contents you supply. Flood deserves its own question: the 2022 floods affected more than 2,000 properties in Byron Shire, according to the Independent Planning Commission, so ask how your address is rated for flood and what the policy covers when a road closure cancels a booking. In a strata building, the owners corporation insures the building, and your policy covers what's inside the lot. Cavmir doesn't recommend insurers.

Tax

Guest income is assessable for the ATO. Whether interest, rates, body corporate fees and similar ownership costs are claimable turns on main use: mainly for rent, yes; mainly for family holidays, no. Platform commissions, advertising and cleaning after guests remain deductible, and private-use time is apportioned out. Take TR 2026/1, PCG 2026/2 and PCG 2026/3 to an accountant, who can also tell you whether GST could apply (the ATO says residential rent carries none, and registration begins at A$75,000 of GST turnover) and how capital gains tax works on a sale. For a foreign resident the ATO's 2025-26 table is 30% up to A$135,000, and a buyer may withhold 15% at settlement. Sofie isn't an accountant, so take the numbers to one.

Lending and land tax

Prices are the first fact to check. Microburbs' Byron Bay page, as it read on 29 October 2026, shows a median house price of A$2,550,000 from 92 house sales in the preceding 12 months, up 14.6%, and a median unit price of A$1,370,000. Against a median house, AirROI's average annual revenue of A$73,153 is about 2.9% gross, and about 1.9% after the average running costs, before interest. For a floor, compare long-term rent: the same page lists a median house rent of A$1,600 a week, about A$83,200 a year, against A$84,600 average revenue for a three-bedroom entire home in AirROI's data, and the cap limits how many nights a non-hosted home can sell. NSW land tax starts above A$1,075,000 of land value, and foreign buyers face the FIRB ban on established dwellings to 30 June 2029 and NSW surcharge duties. Ask a broker how a lender treats short-stay income and what a capped home is worth to a buyer.

Your own website

A Direct-Booking Website for a Byron Bay Home

A Byron Bay booking site is read by two kinds of guest. The Sydney or Brisbane couple wants open dates, the total price and the walk to the sand on one phone screen. The overseas visitor, 38% of AirROI's Byron Bay guests, with the United Kingdom, the United States, Germany and New Zealand leading, reads every line before paying and wants the airport, the drive on the left and the cost of a week explained. Write English first, and add German if you want to serve German guests properly: AirROI shows German as 7.9% of review languages, French 8.6% and Spanish 7.8%, so a translated page needs a person who can keep it accurate. Quote in Australian dollars, show other currencies only as labelled estimates, and give every beach and village you serve its own page. For how Cavmir builds and maintains these sites, see Cavmir website design.

Australian and NSW rules decide what the page must show. Put your STRA property ID on every page as text; the NSW Government says hosts must register on the Planning Portal before advertising, and 99% of AirROI's Byron Bay listings show a registration number. If you are non-hosted outside a precinct, the booking engine needs one shared night count that closes the calendar at 60, with 21-night stays tracked separately. Show the total price with compulsory fees up front. The Competition and Consumer Amendment (Unfair Trading Practices) Act 2026 (No. 64 of 2026) is now on the Federal Register of Legislation. As the Parliamentary Library digest of the bill describes it, new section 48A of the Australian Consumer Law requires a transaction-based charge, such as a booking or service fee, to be shown alongside the base price from 1 July 2027, and the maximum penalty for a company is A$100 million; read the Act itself before you set your fees. Ask your lawyer about privacy and email consent before you launch a sign-up form.

Write the pages a Byron guest actually searches for. The lighthouse walk page can say what National Parks charges to park, that the lighthouse lawn is open from 8 am to sunset and that the Maritime Museum is open 10 am to 4 pm daily. A markets page can give Thursday mornings at Butler Street Reserve and Saturday mornings at Piccabeen Park in Bangalow. A whale-season page can say National Parks puts the migration at May to November. An arrival page can cover Ballina Byron Gateway's direct flights to Sydney and Melbourne and the Gold Coast route. A Writers Festival page can sit live from now with the 20 to 22 August 2027 dates. Add a weather and flood page and a house-rules page, link every guide to the booking page, and update the dated pages before their season books.

AI search

Getting Named in AI Answers About Byron Bay

Travellers now put the question to an AI assistant instead of a search box, and the question names a beach, a date or a limit: a dog-friendly house near Tallow Beach for a long weekend, somewhere for ten people during the Writers Festival, a quiet Bangalow farmhouse for a week, or how many nights a Byron Bay home can be let. The assistant can match your home only when your pages say the matching things in plain sentences: which beach and how many minutes' walk, how many guests it sleeps, whether pets are allowed, the drive from Ballina Byron Gateway Airport, which months still have free dates and the STRA property ID. Pages that carry those details are the ones that get quoted.

Write one block of facts and use it unchanged on your own site, Airbnb, Booking.com and your Stayz or Vrbo listing, so an assistant that finds two versions doesn't have to guess which is right. Add VacationRental schema carrying the same details, leave the pages open to crawlers, and earn mentions from the sources that already cover Byron: NSW Government and National Parks pages, Byron Shire Council and the Byron Shire Echo, which reports the council's decisions on the cap and the levy study. Our write-up on generative engine optimisation for holiday rentals sets out how assistants decide what to cite.

What's next

Where Byron Bay Is Heading

The visitor numbers point up and the nights are fixed. Byron Shire's Sustainable Visitation Strategy 2020-2030 forecast 3.86 million visitors and 8.5 million visitor nights by 2030 if trends continued, and AirROI shows listings growing 5% in the latest year while revenue per listing rose 1.3%. The department told the Commission that an additional 4,522 dwellings would be needed in the shire by 2041, and the Commission's report asked for more reliable data to track what short-stay letting does to housing. If more homes arrive and supply of other kinds of visitor accommodation grows, the pressure on the cap may ease; if not, expect it to stay.

The rules are not finished. The state's review of the STRA framework, which sought submissions in February and March 2024, had no outcome on the Planning page when we read it in late October 2026. Byron Shire Council's April 2026 vote starts a financial study of tourism, and any visitor levy would need NSW Government approval. The Unfair Trading Practices Act 2026 starts its rule on showing booking fees with the price on 1 July 2027. Foreign buyers stay shut out of established dwellings until 30 June 2029, and the ATO's new rental rulings and compliance guidelines for 2026 are worth reading with an accountant before the next tax return.

Access and events are changing too. Ballina Byron Gateway Airport says bridge upgrades around Ballina have commenced and may cause delays, which affects how guests plan the last leg. The Byron Writers Festival has announced 20 to 22 August 2027 and describes a return to the heart of town. Bluesfest has said it didn't proceed in 2026, and Splendour in the Grass hasn't named a return date, so any plan that relies on either should wait for dates. The durable demand sits underneath the events: the lighthouse walk, the beaches, the whale migration from May to November and the Thursday and Saturday markets.

Why we like the work

Why We Love Marketing in Byron Bay

What I love about marketing homes here is how exact the place is. The lighthouse is 1.6 kilometres from the town centre, Tallow Beach is 3.2 kilometres from it, the Thursday market is at Butler Street Reserve and the Saturday market at Piccabeen Park, and the Farm at Ewingsdale serves produce grown on the farm. A guest who reads those details in a listing believes the rest of it, and the host who gives them stands out from the many who write 'close to everything'.

I also like that the rules make the marketing sharper. A 60-night limit means a Suffolk Park or Bangalow owner can't hide behind volume, so every night has to be priced, described and sold well, and stays of 21 nights or more become a clear product. A town-centre apartment in a precinct has the opposite job, to hold a calendar that runs all year. Both homes need plain detail rather than adjectives, and both are easier to write about than a market without limits.

And the raw material is generous. A lightstation built after five wrecks, a 2001 agreement behind Arakwal National Park, a market held every Thursday since December 2002, and a writers festival that sold out in 2026 hand a host more true material than a welcome book has room for. My job is to pick the story that fits a house, tell it in plain words and get it in front of a guest who is already searching for it.

Welcome book

Picks for Your Byron Bay Welcome Book

The picks Cavmir would put in a Byron Bay welcome book: places checked against an official page in 2026, with the details a guest needs to turn up and not be disappointed.

Morning

Walk to the lighthouse

The Walgun Cape Byron walking track leads to the lighthouse, 1.6 kilometres from the town centre. The lighthouse lawn is open from 8 am to sunset, and National Parks lists a vehicle fee of A$10 an hour there, capped at one hour per vehicle a calendar day, so tell guests to walk up from The Pass or the town.

Beach

Wategos Beach

National Parks lists Wategos Beach as a picnic area inside the Cape Byron conservation area. Tell guests it's a beach for a swim and a picnic, and that the area can shut at short notice in bad weather or fire danger.

Long walk

Tallow Beach at Arakwal National Park

Arakwal National Park is co-managed by National Parks and the Bundjalung of Byron Bay (Arakwal) People. National Parks lists swimming, surfing, fishing, picnics and whale watching, and says Tallow Beach is 3.2 kilometres from the heart of Byron Bay.

Forest and beach

Broken Head Nature Reserve

The Three Sisters walking track runs through rainforest to a lookout over the beach, and the picnic area has barbecues. National Parks lists entry at A$4 per vehicle per hour, paid by tap-and-pay card or phone at the machines.

Thursday

Byron Farmers Market

The market is held every Thursday morning from 8 to 11 am at Butler Street Reserve and has run since December 2002. Its authenticity policy lets stallholders sell only what they produce, which makes it a good first-day shop for a house with a kitchen.

Saturday

Bangalow Farmers Market

Byron Shire Council lists the market every Saturday from 7 to 11 am at Piccabeen Park, at the corner of Deacon and Ashton Streets in Bangalow. It's a short drive inland and pairs well with a hinterland lunch.

Lunch

The Farm at Ewingsdale

The Farm is at 11 Ewingsdale Road and is open all year except Christmas Day, with free entry. Three Blue Ducks serves breakfast, lunch and dinner using meat and produce grown on the farm, and Baylato sells gelato beside the playground, which suits families.

Dinner

Raes Dining Room

The Raes Hotel, Dining Room, Cellar Bar and Spa is at 6-8 Marine Parade, and tables are booked through the Raes website. Book ahead for the summer holidays, and confirm hours when you reserve.

On the water

Nguthungulli Julian Rocks

Julian Rocks lie 2.5 kilometres off the coast and have 19 dive sites. The NSW Department of Primary Industries says the area is declared critical habitat for the grey nurse shark and that special rules apply for snorkelling and diving, so guests should go with an operator who explains them.

Rainy afternoon

Cape Byron Maritime Museum

National Parks lists the Maritime Museum at Cape Byron as open from 10 am to 4 pm daily, and the Information Centre is open from 9.30 am to 4.30 pm daily except Christmas Day. It's a dry hour near the lighthouse when the beach is out.

Book ahead

Byron Writers Festival

The festival returns to the Byron Bay township on 20 to 22 August 2027, after a 2026 edition the festival says sold out. If a guest asks about August, tell them the dates are announced and that the 2026 edition sold out, so they should book early.

The playbook

How Cavmir Would Market Three Byron Bay Homes

Cavmir has no clients in Byron Bay yet. These are the plans it would start with for three common kinds of home here: the situation, the plan, and what each one aims at.

Three-bedroom house in Suffolk Park
The situation

A non-hosted house outside the town-centre precinct that has run on the same photos for years, with a three-night minimum all year and no plan for the 60-night cap, so its few nights go to whoever asks first.

The plan

Cavmir starts with the night count: a calendar that holds the allowance for the December to January run and the Easter and school-holiday weeks, with winter stays of 21 consecutive days or more priced separately because they don't count towards the cap. It then rewrites the listing and builds a direct page around Tallow Beach and Arakwal National Park, photographs the route from the car to the sand and the outdoor shower, shows the total price up front, and sets up a past-guest email list so returning families hear about next summer first.

What it targets

Aims to put the best nights at the best rates and keep the home inside the cap. Track the night count against the allowance, the average rate in the December to January window, the share of direct bookings and review scores for value.

Two-bedroom apartment near the Byron Bay town centre
The situation

A strata apartment that opens its listing with the building's entrance, gives no walking times and adds a cleaning fee big enough to make a two-night booking look dear, with the owner unsure whether the address sits inside the 365-day precinct.

The plan

Cavmir confirms the precinct map, the strata by-laws and the STRA property ID with the owner first. Then it measures the walk to the beach and the town, photographs the balcony and the route, rewrites the title around the one thing guests walk to, and shows the cleaning fee inside the total. A direct page offers midweek stays outside the school holidays, and a Google Business Profile and a Writers Festival page give search and AI assistants something specific to quote.

What it targets

Designed to make the first screen specific and the total price clear. Track enquiries that mention the walk, direct bookings, the midweek share of nights and review scores for value.

Four-bedroom farmhouse near Bangalow or Newrybar
The situation

A farmhouse that sleeps eight, listed as a generic country retreat, booked by friends and families for long weekends, and run without a written plan for the cap or for the dates that matter in the hinterland.

The plan

Cavmir confirms which rules apply to the property, then positions the house as its own product: the Saturday market, lunch at Ewingsdale, the beaches a short drive away, and the Writers Festival in August. It shoots the kitchen, the table that seats everyone and the grounds, writes a facts block that matches on every channel, builds a direct page with a shared night count and offers weekly rates for the quiet months.

What it targets

Aims to sell the nights the home can offer to the guests who suit it best. Track the night count, repeat group bookings, enquiries from the festival weekend, the weekly-rate share and review scores for accuracy.

FAQ

Byron Bay Airbnb Marketing: Questions, Answered

Does Cavmir offer Airbnb and holiday-home marketing in Byron Bay?

Yes. Cavmir is a marketing agency that works remotely with owners and managers of holiday homes from Byron Bay and Wategos to Suffolk Park, Broken Head, Belongil, Ewingsdale, Bangalow, Federal and Newrybar. The work covers a direct-booking site, Google and AI search, photography direction, social media and a monthly email to past guests. It doesn't manage homes, hold keys or handle permits, which stay with you or your local manager. See the pricing page for plans.

What do holiday rentals earn in Byron Bay?

Across the twelve months to September 2026, AirROI's Byron Bay data puts the average listing at A$73,153 a year, at A$648 a night and 42.1% occupancy, against a New South Wales average of A$46,850. The median listing earns A$5,960 a month, and the top quarter A$11,100 or more; after A$25,800 of running costs the average listing keeps about A$47,353 before mortgage, rates and land tax. Treat these as market averages: size, position, presentation and the nights you can sell decide where a home lands.

When is demand highest for Byron Bay rentals?

From October to January. AirROI's high season averages A$10,500 a month at 52% occupancy, and December and January both ran at about 54.5%. The school calendar shapes it: NSW students are off from 18 December 2026 until 27 January 2027 and Queensland's break runs 12 December 2026 to 26 January 2027. November stays are booked about 114 days ahead, the longest lead of the year. June is the quietest month, and January earns about twice what June does.

How many nights can I rent out my Byron Bay home?

It depends on who is home and where the house is. A hosted stay, where you live on the property during the stay, has no day cap. A non-hosted home on the exempt pathway across most of Byron Shire can be let for 60 days a year since 23 September 2024, and a booking of 21 or more consecutive days by the same person doesn't count. Mapped 365-day precincts in and around the town centre sit outside the cap. Check your street on the council's current map and ask the council at STRA@byron.nsw.gov.au.

Do I need to register my Byron Bay holiday home?

Yes, for short-term rental accommodation. Each property goes on the NSW Planning Portal register before it is advertised (A$65 to start, A$25 a year to renew), and you confirm fire safety and agree to the Code of Conduct as you register. The fire safety standard requires interconnected smoke alarms and evacuation diagrams, and apartments also need an extinguisher and a fire blanket in the kitchen. In a strata building, non-hosted hosts check that no by-law prohibits short-term rental. This is orientation, not legal advice, so confirm the details with the council.

Is a Byron Bay holiday home a good investment?

On the numbers we opened, it's a capital-growth market more than an income market. The average listing's A$73,153 of revenue is about 2.9% of Microburbs' median house price of A$2,550,000, or about 1.9% after AirROI's average running costs, while the same page lists a median house rent of A$1,600 a week. The 60-night cap limits what a non-hosted home can earn. Ask an accountant and a broker, and work from your own address's numbers.

Which booking sites do Byron Bay hosts use?

Airbnb is the platform AirROI tracks, and hosts also list on Booking.com and on Stayz or Vrbo. The Independent Planning Commission's 2023 report described Stayz as part of the Expedia portfolio, with Vrbo providing the platform; stayz.com.au showed a bot check when we tried it in late October 2026, so check how your listing appears. About half of AirROI's listings use Instant Book (50.2%), and a direct-booking website lets you keep the guest relationship and avoid platform fees.

How do I get more direct bookings in Byron Bay?

Give guests a reason and a way to book you without a platform. Build a fast direct-booking website with the STRA property ID, a shared night count and the total price up front; write a page for each beach or village you serve; keep a complete Google Business Profile; and email last year's guests before the December and January weeks reach the platforms. About 38% of Byron Bay guests are international, so clear arrival and airport pages matter. Cavmir builds that stack remotely for Australian owners.
