* Market averages in Australian dollars from AirROI data for the Mansfield, Victoria market (135 active Airbnb listings), October 2025 to September 2026, in Australian dollars as AirROI shows them; Mount Buller, Merrijig and Jamieson figures come from their own AirROI markets and are labelled in the copy. The yield is Cavmir's estimate. A single home's numbers depend on its size, its location and how it is marketed.

Holiday Rentals in Mansfield and Mt Buller

Cavmir is an Airbnb marketing agency for Australian holiday homes. This page is for owners and managers of short-stay homes in Mansfield & Mt Buller.

Mansfield is a country town about 130 km north-east of Melbourne, and it is the base for Mount Buller, which sits about 50 km further east. Alpine Resorts Victoria's 2022 report calls the village a three-hour drive from Melbourne. This page covers five places: Mansfield town, Mount Buller village, Merrijig at the foot of Mt Buller and Mt Stirling, Sawmill Settlement (home of the Plain Creek Loop walk) and Jamieson on the Jamieson and Goulburn rivers. Bright and Melbourne each have their own pages, so we leave them out here.

Guests come for three different reasons, and a good listing here usually picks one and does it well. In winter they come for the snow: Mt Buller's own website counts 19 lifts and 80 km of runs, and Alpine Resorts Victoria's 2022 report for Mt Buller records 452,439 visitors for that snow season. In summer and autumn they come for the mountain-bike trails, the horse riding, the fly fishing on the Goulburn and Jamieson rivers and the Great Victorian Rail Trail, whose Mansfield end is the town itself. And all year they come for a long weekend in a country town with a Saturday farmers' market, a winery restaurant with mountain views and a main street to walk. Melbourne is the obvious feeder, a few hours' drive south-west.

The homes fall into recognisable groups. In AirROI's Mansfield market, 108 listings are entire homes with a bedroom count on file, and about 55 per cent of them have three or four bedrooms (26.9 per cent and 27.8 per cent). One-bedroom places make up 14.8 per cent and two-bedroom places 19.4 per cent. Mount Buller is a different product: AirROI's Mount Buller market has 124 active listings and about 73 per cent of its entire homes have two or three bedrooms, which is what a ski apartment or lodge unit usually looks like. Merrijig has 48 active listings and Jamieson 42, each with its own AirROI market page.

Where the numbers come from matters on a page like this. The stats box uses AirROI's Mansfield market (October 2025 to September 2026): 135 active Airbnb listings, A$470 a night on average, 31.5 per cent occupancy and A$45,005 of revenue per listing. All money is in Australian dollars as AirROI prints it, after its conversion from US dollars at about A$1.44. AirROI counts Airbnb only, and per active listing, so it can't tell you how Stayz, Vrbo or Booking.com bookings are going. Mount Buller has its own AirROI market, and we name its figures separately in the copy: A$859 a night, 25.4 per cent occupancy and A$41,081 a year. The mountain's rates are much higher and its occupancy much lower than the town's, and an owner who treats the two as one market will misprice one of them.

What does that mean for an owner deciding whether to market harder? It means the spread between a listing that works and one that doesn't is wide, and it is mostly about a handful of weekends. The market is moderately busy, not crowded: the Mansfield listing count fell 5 per cent over the year while revenue per listing rose 7.1 per cent. The big dates are the snow season, the summer and autumn school holidays and the event weekends, and the rest of the year takes pricing, photography and a booking page that tells a guest in the first screen what the place is for. That is where Cavmir's work sits, and we explain it in the sections below.

Cavmir in Mansfield & Mt Buller

What Cavmir Does for Mansfield & Mt Buller Hosts

Cavmir markets holiday homes here as the specific thing they are: the Mansfield three-bedroom with a wood heater that a Melbourne family books for a snow weekend, the Mt Buller apartment a few steps from the village, the Merrijig house that a group of riders takes for a downhill series weekend, the Jamieson cabin that fishers return to each autumn. We build a direct-booking website that quotes the full price and says plainly what a guest needs for the mountain, we write the Google Business Profile, the listings and the pages that AI assistants quote when someone asks where to stay near Mt Buller, we plan photography for the season each home sells, and we run email and social that bring last year's guests back. We work with Australian owners remotely, and we market the property; we don't manage it.

Then and now

Short-Stay Accommodation Around Mansfield, Then and Now

Mansfield started where four pastoral stations met. Victorian Places records that station holder Alfred Chenery built a blacksmith's forge at Fords Creek in 1850, that land was set aside there for a surveyed township in 1851 (first named after Mount Battery, about 4 km east) and that the name changed to Mansfield in 1856. Gold turned up on the Jamieson River by 1856 and at Woods Point in 1861, and Victorian Places says the most suitable route for carrying mining machinery went through Mansfield. The district was proclaimed a shire on 31 December 1866, when the township had two hotels, a court house, a steam flour mill and a hospital. In October 1878, police searching for the Kelly gang were bailed up at Stringybark Creek, about 25 km north of town near Tolmie, and a monument to three police was installed at the main intersection the following year.

Transport shaped the next century. A branch railway from Tallarook to Mansfield opened in 1891 and ran until 1978, and a butter factory opened in 1893. Visitors came in layers. In the 1920s the Ski Club and local interests began opening up Mount Buller as a tourist resort, and postwar development turned it into a snow resort. Lake Eildon's growth as a boating site brought visitors too, and horse-riding holidays in the hills east of town added another reason to come. In 1964 the state tourism authority promoted Mansfield as the Gateway to Leisureland, and in 1982 The Man from Snowy River was filmed east of Mount Buller.

Mt Buller's management has changed several times, and an owner on the mountain should know the current set-up. Alpine Resorts Victoria's 2022 report for the Mt Buller and Mt Stirling board says the Forestry Commission managed the resorts until 1983, the Alpine Resorts Commission followed in 1984, Mt Buller and Mt Stirling were combined under one board in 2004, and the Alpine Resorts Victoria model was gazetted on 16 August 2022 and took effect on 1 October 2022. That report counts 183 head leases at Mt Buller in 2022, including 128 standard alpine leases, and says the village has around 8,400 beds served by approximately 30 commercial operators on 183 leased sites. It does not date the bed count, so treat it as a rough size rather than a current figure.

Today the short-stay market is spread across four areas with different numbers. AirROI's Mansfield market has 135 active listings, down 5 per cent on the year, earning an average of A$45,005 (up 7.1 per cent). Mount Buller has 124 listings earning A$41,081 (up 11.6 per cent), Merrijig has 48 earning A$52,311 (up 37.5 per cent) and Jamieson has 42 earning A$32,664 (down 29.1 per cent). Those are averages per active listing, and a handful of large homes can move an average a long way in a market this small, so read the year-on-year swings in Merrijig and Jamieson as signals to check rather than trends to bank. The regional tourism site's Jamieson page lists caravan parks, holiday homes, bush camping, luxury retreats, motel-style rooms and bed and breakfasts, so a guest choosing a stay sees all of them side by side. We could not find a count of how many private homes are let short-term across the shire, and we haven't invented one.

Rates and seasons

Rates, Occupancy and Seasons in Mansfield & Mt Buller

Rates and revenue

Rates here follow bedrooms and altitude. In AirROI's Mansfield market, the average one-bedroom home earns A$214 a night at 34 per cent occupancy, a two-bedroom A$312 at 37 per cent, a three-bedroom A$528 at 33 per cent, a four-bedroom A$717 at 30 per cent and a house with five or more bedrooms A$929 at 36 per cent. Average annual revenue climbs from A$21,700 for one bedroom to A$35,200, A$53,100, A$63,700 and A$97,800. The four-bedroom median, A$44,600, sits well below its average, which tells you a few strong four-bedroom homes pull the average up while many earn less. On the mountain, AirROI's Mount Buller figures for the same period run higher per night: studios A$491, one-bedroom units A$646, two-bedrooms A$746 and three-bedrooms A$1,126, with annual revenue averaging A$25,100, A$21,200, A$37,100 and A$59,500.

The calendar does most of the work. In AirROI's Mansfield data for September 2025 to August 2026, July was the strongest month at A$8,746 of revenue per listing, 47.8 per cent occupancy and A$526 a night, and February the weakest at A$3,570, 29.6 per cent and A$455. AirROI groups July and August as high season (A$7,410 a month, 48 per cent, A$503), December and January as a second high season (A$5,640, 35 per cent, A$478), April and June as shoulder months (A$4,720, 35 per cent, A$475) and the remaining months as low season (A$4,110, 30 per cent, A$453). The average monthly figure in the stats box, A$3,750, is the annual A$45,005 divided by twelve, so it is an average over the whole year: July alone earns about 2.3 times that. Mount Buller swings harder. AirROI's two-year monthly averages there run from A$1,200 in October to A$19,900 in July and A$15,800 in August, and its May to August high season averages A$12,600 a month at 36 per cent occupancy and A$1,019 a night, against 13 per cent and A$746 from October to April.

Guests book ahead, and they stay short. AirROI puts the average lead time in Mansfield at 59 days and the average stay at 3.4 nights, against 63 days and 3.8 nights at Mount Buller and 54 days and 3.6 nights in Merrijig. By stay month, December is booked furthest ahead (about 72 days) and September closest to arrival (about 37 days). Those figures say two things to an owner. A three-night stay carries a cleaning fee badly, so the all-in price the guest sees matters more than the nightly rate, and a holiday-period date that is still empty 30 days out is already a different problem from one that is empty 90 days out. Both are things a pricing plan and a booking page can address, which is the part of the work Cavmir takes on; the nightly rate on the calendar is yours to set.

The year in Mansfield & Mt Buller

The Australian year runs the other way from the postcards. Winter (June to August) is the snow season and by far the strongest: Mt Buller's news page marked the end of the 2026 season on Father's Day weekend, and the Victorian government's term dates put the 2026 winter break at 27 June to 12 July, and the 2027 break at 26 June to 11 July. Summer (December to February) brings the long school holidays, from 21 December 2026 to 27 January 2027, and Mt Buller's events list fills the weekends with riders: the Victorian Downhill Mountain Bike Series on 21 and 22 November 2026, the Mt Buller Sky Run on 6 December, the Victorian Enduro Tour on 16 and 17 January 2027, the AusCycling Downhill National Series from 5 to 7 February and the Oscars Hut 2 Hut Challenge from 19 to 21 February.

Autumn (March to May) is quieter but has fixed dates worth selling: the Merrijig Rodeo on 6 March 2027, the Mountain High Fun Run on 27 March, the Easter Egg Hunt at Mt Buller on 28 March, the autumn school holidays from 26 March to 11 April, and the Jamieson Autumn Festival on Saturday 10 April 2027. Late spring has the Mansfield High Country Festival, which ran from 28 October to 1 November in 2022 (we could not find its 2026 dates, so check with the organisers). The soft months in AirROI's Mansfield data are February, March and November, at 28.5 to 29.6 per cent occupancy. At Mount Buller the soft months are much softer: October averages A$1,200 a listing. Owners there often treat the long gap between the closing weekend and the first bike weekend as a slow time to maintain and photograph the place; owners in town have more options to fill it.

The rules

Short-Stay Rules in Mansfield & Mt Buller

Victoria taxes short stays instead of licensing them, and that is the first thing a Mansfield or Mt Buller owner should price in. The short stay levy is 7.5 per cent, and it has applied since 1 January 2025 to any stay shorter than 28 consecutive days at one property. The State Revenue Office counts the nightly rate, the cleaning fee and any GST in the booking fee, and leaves out card-processing charges. A booking made through Airbnb or another platform is the platform's to pay. A booking made on your own website is yours: register first, then lodge a return each year by 30 January, or every quarter once a property's booking fees reach A$75,000 in a calendar year. The levy skips your own principal place of residence, hotels, motels, hostels and a few other listed types. The pages we read describe the levy registration only. They don't describe a state permit or licence for holiday homes, and we found no state-wide cap on nights. The Premier's media release of 27 August 2024 said the money goes to Homes Victoria, with 25 per cent invested in regional Victoria, and that planning changes would let councils regulate short stays. We could not confirm that those council powers are in force.

Next, Mansfield Shire Council. We read the council's accommodation premises registration page and its planning page on 29 October 2026. Registration under the Public Health and Wellbeing Regulations 2019 applies to prescribed accommodation, and the page says short-term bed and breakfasts are included if they accommodate five or more persons. It exempts premises where, apart from the proprietor's family, five or fewer persons are accommodated and which are not rooming houses, and it also exempts a house or self-contained flat under the occupier's exclusive occupation, so whether a whole-home let is caught is a question for the council's environmental health team. A registered premises needs at least 7.5 m² per bedroom, one toilet, one bath or shower and one hand basin per ten persons, linen changed at least weekly and between guests, and a guest register kept for 12 months. The planning page says permits are generally required for any development or change of land use depending on the zone and overlays, and it explains that the Bushfire Management Overlay can trigger a permit and bushfire protection measures. Neither page mentions Airbnb or short-stay lets, and we found no Mansfield short-stay local law; the council's draft local law consultation in November 2025 was reported as covering permits for camping and recreational vehicles. Ask the planning team in writing whether your zone and overlay allow short-stay use, and keep the reply.

On Mt Buller the rules sit in the lease. The resort is run by Alpine Resorts Victoria, a statutory authority, and apartments there are owned as shares in the head lessee company, shares plus a sublease, or a sublease alone. Alpine Resorts Victoria's buying and selling page says new subleases and changes of ownership need its consent, gives the consent fee as A$880 including GST and says it aims to process requests within 14 business days. It says nothing about letting or short-stay use, and the authority's site lists a Commercial Operator Licence page we could not open. So before you market a lodge unit, ask your head lessee, your lodge's rules and Alpine Resorts Victoria in writing what letting is allowed. A guest staying overnight also needs a resort entry pass covering the whole stay, and wheel chains are required throughout the winter season, so say both in the listing. Separately, the authority says its Alpine Resorts Leasing Policy 2026 has been endorsed by the State Government, which could change terms for new and renewed leases. We didn't find the date it takes effect.

An apartment in a strata building in Mansfield town adds a layer of its own. Since 1 January 2025, Consumer Affairs Victoria says an owners corporation can ban short stays by a special resolution that needs 75 per cent support, except in a lot that is someone's principal place of residence. Read the current rules for your building before you list. On tax, the ATO's holiday homes page ties the deductions for loan interest, rates, body corporate fees, land tax and repairs to one test: was the home used, or kept ready for use, mainly to earn rent? If yes, you still split the claim for weeks it wasn't available and for private stays. Costs that exist only because of renting, like booking fees and advertising, are claimed in full. A newsroom item dated 27 July 2026 says updated ATO guidance applies from 1 July 2026. We couldn't open the ATO's GST pages, so ask an accountant whether GST touches your stays.

Foreign owners meet one federal ban and two Victorian charges. On the federal side, the Foreign Investment Review Board bars most foreign investors from buying an established dwelling between 1 April 2025 and 30 June 2029; limited exceptions apply. The State Revenue Office's foreign purchaser additional duty is 8 per cent, and its absentee owner land tax surcharge is 4 per cent from the 2024 land tax year. From 1 January 2026, New Zealand citizens count the same as other foreign citizens for the surcharge, while Australian citizens and permanent residents living overseas are not caught by it. The wider comparison of states is on the Cavmir Australia rules page. Treat this as orientation rather than legal advice, and confirm each item with Mansfield Shire, Alpine Resorts Victoria, the State Revenue Office and your own adviser. Cavmir handles the marketing side.

Marketing

Marketing a Holiday Home in Mansfield & Mt Buller

What works here

Decide which guest the home is for and say it first. A Mt Buller apartment is a snow product that sells between June and August, with a summer bike season behind it, so lead with walking distance to the lifts, boot and gear storage and where the car goes. A Mansfield house sells a different week: a base for the farmers' market, the winery, the rail trail and a day on the mountain, so lead with the town, the kitchen and the outdoor space. A Merrijig or Sawmill Settlement house sells mountain access, bikes and horses. Pick the headline for the guest who books most nights, and write the listing's first three lines for that guest.

Treat mountain logistics as selling points, not footnotes. Mt Buller's resort entry page says guests who drive and stay overnight need a pass covering the whole stay, must book a ride share from the overnight carpark to their accommodation, and need diamond-pattern wheel chains throughout the winter season, with trailers and caravans not allowed in when chains are required. Put the answers in the listing, on the booking page and in the pre-arrival message, so a first-time guest arrives ready and doesn't blame the house for what the road asks. For summer, describe the bike room, wash area and where a downhill bike can be locked, because riders ask before they ask about the bedrooms. Photograph the home in the season it sells: the wood heater and drying room in winter, the deck and the garden in summer.

Use each channel for what it does. AirROI's figures describe Airbnb, so start there for rate and occupancy comparisons. Vrbo and Stayz are the other big holiday-home listing sites, and we couldn't open either site to check whether Stayz still runs separately from Vrbo, so check what your own account shows before you plan around it. Booking.com adds reach beyond the Airbnb audience. Set minimum nights on the event weekends and the winter school holidays, leave shoulder weekends open to two-night stays, and review the calendar when it is still empty 45 days out. With a 59-day average lead time and a 3.4-night average stay, a three-night minimum on a peak weekend is a fair rule and a seven-night minimum in the shoulder months is a quiet calendar.

Build a direct channel before the next snow season. People who stayed last winter are the easiest guests to win for next winter, and a booking page that quotes the total price up front, shows a calendar and takes the booking directly saves the platform's commission. A direct booking also carries the levy, with you doing the registering and the return, so price it in. Collect an email address at every stay with the guest's consent, send a note in the shoulder months when the first event weekends open, and offer past guests the chance to book before the general public. That is the small, steady work that makes a seasonal market less lumpy.

What makes it hard

The first challenge is the shape of the year. Mansfield's July earns about 2.3 times the monthly average, and Mt Buller's July earns more than sixteen times its October. A home that sells only the snow season carries most of the year as quiet months, so the plan is to give it a second identity: a bike base, a winery weekend, a rail-trail stop or a fishing house. The calendar items to build around are in this page's peak windows, and the quiet-month offers (a midweek rate, a longer-stay rate, a package with a winery lunch) go on the booking page rather than into discounts that reset your price on the platforms.

The second is access and rules. Snow means chains and carparks, and mountain leases mean permissions. The January 2026 bushfires damaged large parts of the Great Victorian Rail Trail, and the trail's own FAQ and the Victorian government both say sections remain closed with no reopening date given, so a host who sells the trail needs to check its status each season and say so on the listing. Owners also need to know their overlay, because the Bushfire Management Overlay can trigger a permit, and insurance questions follow. None of that is a reason to stay out of the market, but it is a reason to describe the place accurately and keep the reply from the council or lessee on file.

The third is competition and pricing. Mansfield has 135 listings and Mount Buller 124, and a guest comparing them also sees the hotels, motels, holiday parks and resort rooms the regional tourism site lists. Averages hide big differences: the four-bedroom median in Mansfield is A$44,600 against an average of A$63,700. The answer is a clear position and a booking page that proves it: the right photos, a map of the walk to the lift or the market, the real cleaning and levy-inclusive price, and recent reviews. A host who can say in one line what the home is best at, and shows it in the first photo, competes better than one who drops the rate.

Worth knowing. In the 2022 snow season, Alpine Resorts Victoria counted 452,439 visitors to Mt Buller, while the town of Mansfield had 3,067 people at the 2011 Census (the latest figure in the Victorian Places entry we read). The Mansfield district's population count once jumped for a different reason: the 1954 shire figure of 5,023 included workers at the Eildon dam.
Money matters for Mansfield & Mt Buller owners
Insurance

Ask a broker whether your policy covers paying guests, because home and contents cover can exclude them, and ask about public liability, loss of rent, storm and snow damage, and the extra questions that bushfire-prone land and a wood heater bring up. For a Mt Buller unit, find out what the head lessee's or the lodge's insurance covers and what you still need to carry yourself. Ask your accountant how premiums are treated for tax.

Tax

Rent from guests is income. Before you claim anything for the house itself, the ATO wants to know whether rent was its main purpose; if it was, the claim is split for private use and for the weeks it wasn't available. The exception is spending that only renting causes, such as booking fees, advertising and cleaning after guests, which is claimed in full. The ATO newsroom item of 27 July 2026 says updated guidance applies from 1 July 2026. Capital gains tax applies when you sell. Sofie is not an accountant: ask one how all of this applies to your stays, including GST.

Lending and land tax

Lenders treat short-stay income differently from long-term rent, and a Mt Buller lease or sublease is not freehold, so ask a broker which lenders will lend against your property type. Alpine Resorts Victoria's page says new subleases and changes of ownership need its consent, so ask it whether a lender's security over a lease, sublease or shares needs consent as well. Foreign buyers should factor in the federal ban on established dwellings until 30 June 2029, Victoria's 8 per cent foreign purchaser additional duty and the 4 per cent absentee owner land tax surcharge. Check land tax and duty with the State Revenue Office and your broker.

Your own website

A Direct-Booking Website for a Mansfield & Mt Buller Home

A booking page here has to answer the questions a Melbourne guest asks before anything else: how far is it to the lifts or the market, can I get there without chains, where do I put the car, and what does it cost in total. Quote the full price up front, with the cleaning fee and the short stay levy in it, because the levy is worked out on a fee that already includes cleaning. Say what the home sleeps, name the bedrooms and bathrooms, and show the heating, since winter guests judge a home by the fire. List the mountain basics too (overnight entry pass, chains, ride share), and fewer guests will arrive surprised. Our website design service builds this kind of direct-booking page.

The pages worth writing are specific to the place. A Mansfield home deserves a page for the farmers' market, the winery and the rail trail; a mountain home a page on arriving in winter, with the chains and parking facts; a Merrijig or Sawmill Settlement home a page on the Delatite River, Plain Creek Loop and Craig's Hut rides; a Jamieson cabin a fishing and autumn page. Each page earns searches for the nights a guest is planning, such as a winter weekend at Mt Buller or an Easter break near Mansfield. Use your own photos, give walking and driving distances that you have checked, and update dates each year.

Law and platform rules also belong on the booking page. The State Revenue Office pages we read describe registration for the levy only, not a listing licence, so don't print a number that isn't one. Do show your cancellation terms, your house rules, your privacy policy and a clear statement of what the price includes. If your lease or owners corporation restricts letting, make sure the home you list is allowed to be let; a booking page can't fix that. Ask your adviser about the Australian Consumer Law's rules on price display and surcharges, which this page doesn't cover.

AI search

Getting Named in AI Answers About Mansfield & Mt Buller

A Melbourne family planning a snow weekend might ask an AI assistant where to stay near Mt Buller with a dog, what to do in Mansfield on a wet Sunday, or where to ride near Merrijig. The assistant answers from pages it can read and trust. Yours is more likely to be used if it says the plain things plainly: how many bedrooms, how far to the lift, what the chains rule means on arrival, which trail is open this season. A line like "close to everything" gives an assistant nothing to quote, and a page showing last year's event date works against you.

Cavmir builds pages and answers that assistants and Google can read, keeps the same facts on the website, the Google Business Profile and the listings, and refreshes dates and trail status each season. Our guide to generative engine optimisation for holiday rentals explains the method. Here a trail can close after a bushfire and the mountain road can call for chains, so what you publish has to match what is true this month.

What's next

Where Mansfield & Mt Buller Is Heading

Three things are moving, and none has a promised outcome. For Mt Buller lease holders, Alpine Resorts Victoria reports that the State Government has endorsed its Leasing Policy 2026, which will matter when you renew, sell or sublet. For town owners, the state said in August 2024 that planning changes would let councils regulate short stays; we couldn't confirm when they apply, so watch Mansfield Shire's planning pages. For overseas buyers, the ban on established dwellings is set to run to 30 June 2029.

The trail and event calendar is also changing. The Great Victorian Rail Trail's clean-up after the January 2026 bushfires is described by the Victorian government as a first step towards reopening, with no reopening date given. Mt Buller's events page lists summer 2026-27 riding events from the downhill series on 21 and 22 November 2026 to the Mountain High Fun Run on 27 March 2027, and a 2027 Season Membership early-bird offer ends on 31 October 2026. Winter 2027 dates were not published on the pages we read.

For owners, the practical plan is to build around what is dated. List the 2027 school holidays, the events and the rail trail status on one page, review it each quarter and keep the council and lease paperwork current. A lumpy season rewards the owner who is ready for the busy dates early.

Why we like the work

Why We Love Marketing in Mansfield & Mt Buller

What I love about marketing homes around Mansfield is how many different stays one valley can sell. A cabin at Jamieson, a bush house at Merrijig and a lodge unit on the mountain don't share a guest, and each one can be described in a way that makes the right person say yes. The facts are strong on their own: a farmers' market on High Street on the second and fourth Saturdays, 19 lifts, a rail trail ending in town, horses to Craig's Hut.

I like the work of getting those facts into a listing. Mountain places come with practical details that put guests off if they find them late (the chains, the overnight pass, the carpark and ride share), and they win guests when they're said clearly at the start. Writing that well is plain, useful work, and it lifts a home above ones that rely on a view photo.

I also like that the year here has a rhythm you can plan around. School holidays, bike series, the rodeo, an autumn festival in Jamieson, the first snowfall: a good plan treats these as dates in a diary, then makes the home easy to find and easy to book before each one. That's the kind of marketing I enjoy, specific and checkable.

Runs on the 2nd and 4th Saturday of each month from February to December, from 8:30 am to 1 pm on the High Street median strip between the Delatite Hotel and the Post Office, and has been running since 2009. It doesn't run in January, and many stallholders take pre-orders.

Wine and lunch

Delatite Winery

The winery is at 390 Pollards Road, Mansfield, and offers a restaurant with mountain views plus natural wines from Victoria's High Country. We couldn't find cellar-door hours on its site, so tell guests to book through its page.

Ride

Great Victorian Rail Trail from Mansfield

The trail's own page lists Mansfield to Merton as a 76 km return ride crossing Lake Eildon and climbing Merton Gap. Sections elsewhere were closed after the January 2026 bushfires, and its FAQ is inconsistent about the Mansfield end, so check status before you promise it.

Snow

Mt Buller in winter

The resort's website counts 19 lifts and 80 km of runs. Wheel chains are required throughout the winter season, overnight guests need a pass covering the whole stay, and the 2026 season ended on Father's Day weekend.

Summer on the mountain

Mt Buller chairlift and RockWire

The Northside Express summer chairlift is a 1,270 m quad lift taking seven minutes, and RockWire is described by the resort as Australia's first via ferrata, on Mt Buller's highest peak. The status column was blank on the page, so confirm it is running.

Cross-country

Mt Stirling

About 35 km south of Mansfield, with a 9 km gravel access road the website calls suitable for 2WD. Winter brings cross-country skiing with 35 km regularly groomed, and chains must be carried from the Mirimbah entry; summer entry is free and the mountain has 4WD tracks and bike trails.

Short walks

Mirimbah Park and Plain Creek Loop

Mirimbah Park sits beside the Delatite River with shallow pools, a playground and picnic tables. The Plain Creek Loop in Sawmill Settlement is listed as 2 km and about one hour, and there is a one-hour walk to Fry's Hut from Sheepyard Flat.

Horse riding

Trail rides to Craig's Hut

The regional tourism site lists guided horseback trail rides, including to Craig's Hut, and two-day Howqua Valley rides based at Boorolite. Tell guests to book ahead and check which operators are running that season.

Jamieson

River, courthouse and fly fishing

Jamieson's heritage-listed courthouse and museum covers the gold history, and the town page rates its Goulburn and Jamieson rivers among the finest fly-fishing water in Australia. Walks include the Howqua River Walk (12.4 km, about five hours) and Mitchell's Bridle Trail (24 km, two days).

Information

Mansfield Visitor Information Centre

Open seven days a week from 10 am to 4 pm except Christmas Day at 175 High Street, in the historic Station Precinct, with cultural and historic displays. A good first stop for guests who arrive without a plan.

Event

Merrijig Rodeo

Listed on Mt Buller's events page for 6 March 2027, from 12 pm, with the main event from 6:30 pm to 10:30 pm. Put the date in the welcome book for guests booking autumn.

The playbook

How Cavmir Would Market Three Mansfield & Mt Buller Homes

Cavmir has no clients in Mansfield & Mt Buller yet. These are the plans it would start with for three common kinds of home here: the situation, the plan, and what each one aims at.

Three-bedroom house in Mansfield town
The situation

A tidy family house a few minutes from High Street that books on winter weekends, then goes quiet from spring to the summer holidays, with a listing that describes the bedrooms and the heater but not who the home is for.

The plan

Cavmir would write the listing and the direct-booking page for two guests in turn: the Melbourne family on a snow weekend and the couple on a market, winery and rail-trail break. Around those would go a chains-and-arrival page, photography in both seasons, a shoulder-season offer and an email list of past guests.

What it targets

The plan aims for more direct enquiries and a steadier calendar outside July and August. Track direct enquiries, how far ahead school holiday dates book and the share of bookings from past guests.

Two-bedroom apartment in Mt Buller village
The situation

A lodge unit owned through shares or a sublease, let in the snow season and mostly empty over spring, where guests ask about parking, chains and the walk to the lifts before they book.

The plan

Once the owner has confirmed in writing that the lease and lodge rules allow letting, Cavmir would write an arrival guide (overnight pass, chains, ride share), photograph the gear storage and the walk to the lifts, and add a summer page for bike weekends and events.

What it targets

The plan aims for better-informed enquiries and a stronger summer calendar. Track the questions guests ask before booking, summer enquiries and length of stay during events.

Four-bedroom house in Merrijig or Sawmill Settlement
The situation

A larger bush house that suits groups for downhill series weekends, horse riding and family holidays, priced like a ski home and promoted through a listing photo of the exterior.

The plan

Cavmir would write for the group organiser, with a bike-room page, trail and horse-ride pages, an events calendar built from Mt Buller's dated listings and a pricing note for event weekends. Photography would cover the sleeping arrangements, the outdoor area and the bike storage.

What it targets

The plan aims for group enquiries on event weekends and a clearer group offer in autumn. Track enquiries from groups, event-weekend bookings and repeat guests.

FAQ

Mansfield & Mt Buller Airbnb Marketing: Questions, Answered

Does Cavmir offer Airbnb and holiday-home marketing in Mansfield & Mt Buller?

Yes, remotely. The work is marketing: a direct-booking website, visibility on Google and in AI answers, listing copy, a photography plan, email and social posts. Guests, cleaning and keys stay with you or your manager, and Cavmir has no office or team in Mansfield.

What is the average nightly rate for holiday homes in Mansfield?

AirROI puts Mansfield at A$470 a night, with 31.5 per cent occupancy, between October 2025 and September 2026. The rate climbs with bedrooms, from A$214 for one to A$929 for five or more. Mt Buller has its own AirROI page: A$859 at 25.4 per cent.

When do Mansfield and Mt Buller book out?

July, then August. In AirROI's Mansfield data July earned A$8,746 per listing at 47.8 per cent occupancy and August A$6,465, and Mt Buller's July average is A$19,900. December and January form a second, smaller peak, with event weekends in between.

Do I need a permit to let my Mansfield home short-term?

We found no short-stay rule on Mansfield Shire's registration and planning pages, which cover prescribed accommodation (including B&Bs for five or more persons) and permits for development or a change of land use. Ask the council's planning team in writing about your zone and overlays. The state short stay levy applies to stays under 28 consecutive days.

What is the short stay levy?

It's the state's 7.5 per cent charge on the booking fee for stays under 28 consecutive days, in force since 1 January 2025. Airbnb pays it on Airbnb bookings. On a booking you take yourself, you register with the State Revenue Office and lodge the returns.

Can I let my Mt Buller apartment short-term?

That depends on your lease or sublease, the lodge's rules and Alpine Resorts Victoria. Its buying and selling page says nothing about letting, so ask the head lessee and Alpine Resorts Victoria in writing before you list. Guests staying overnight also need a resort entry pass covering their stay.

Which booking sites should I use?

Most owners start with Airbnb, and AirROI's figures describe it. Vrbo, Stayz and Booking.com can add reach beyond Airbnb. We couldn't open Stayz to check whether it still runs separately from Vrbo, so check your account. A direct-booking website adds a channel without commission.

Can an overseas buyer purchase a holiday home here?

Mostly not an established home: the Foreign Investment Review Board says the ban runs from 1 April 2025 to 30 June 2029, with limited exceptions. Victoria adds 8 per cent foreign purchaser duty and a 4 per cent absentee owner land tax surcharge. Ask a lawyer and a broker.
