* Market averages in Australian dollars from AirROI data for Perth, Western Australia, October 2025 to September 2026 (monthly table September 2025 to August 2026), in Australian dollars as AirROI shows them; Scarborough, Cottesloe and Fremantle figures come from their own AirROI markets and are labelled as such. The yield is Cavmir's estimate. A single home's numbers depend on its size, its location and how it is marketed.

Holiday Rentals in Perth

Cavmir is an Airbnb marketing agency for Australian holiday homes. This page is for owners and managers of short-stay homes in Perth.

Perth is one of the most isolated big cities on earth. Measured in a straight line, Adelaide is roughly 2,100 km away, Mandurah about 65 km down the coast and Margaret River about 230 km south. This page follows the stretch of metropolitan Perth that holiday guests really use: Hillarys, Scarborough, Trigg and City Beach on the northern beaches; Cottesloe, Peppermint Grove, Mosman Park, Dalkeith and Nedlands along the western shore and the river; North Fremantle, Fremantle and South Fremantle at the port; and the city itself with West Perth. Visit Perth acknowledges the Whadjuk people of the Nyoongar nation as the Traditional Custodians of this country. Most guests arrive by plane, pick up a hire car or ride the train, and nearly everything on their list sits within half an hour of the CBD.

The market numbers throughout are AirROI's, a data provider that tracks short-term rentals, for October 2025 to September 2026 and in the Australian dollars it prints. Its Perth market holds 438 active listings. AirROI draws no boundary around it, but it names Scarborough, Northbridge, Cottesloe, East Perth and the CBD among its neighbourhoods and counts the City of Perth separately at 37 listings. Because 87.0% of the stock is apartments, read the headline numbers as a picture of inner-city and coastal units. Scarborough, Cottesloe and Fremantle each have an AirROI market of their own, and the page says so whenever it uses one. The average Perth listing earned about A$45,300 (up 11.7% on the previous year), was booked on 57.6% of its open nights at A$256 a night, and took reservations about 47 days ahead for stays averaging 6.5 nights. AirROI also reports that 44% of reviewing guests were international, led by the United Kingdom at 9.1% and Singapore at 7.6%.

Whole apartments dominate. AirROI puts entire homes at 87.9% of the market (385 listings), private rooms at 9.8%, hotel rooms at 1.8% and shared rooms at 0.5%. By building type, 381 listings are apartments or units (87.0%), 6.8% are hotel or boutique stays and 27 are houses (6.2%). Among entire homes, one-bedroom places make up 44.2%, two-bedroom 39.5%, studios 8.6% and three-bedroom 5.8%. The beachside markets differ. In AirROI's Scarborough data 41% of listings are houses and 26.9% of entire homes have three bedrooms; in Cottesloe 29% are houses. A family hunting for a whole house near the sand has a short list to choose from, which is good news for anyone who owns one.

Perth's pitch comes down to a handful of reasons to visit, and the strongest listings name theirs in the opening line. First is the sea: Cottesloe, which the Town places about 20 minutes west of the CBD, and the beaches around Scarborough. Second is Fremantle, with a market, a convict prison and a brewery on the fishing boat harbour. Third is Rottnest Island, 19 km offshore and reached by ferry from Hillarys Boat Harbour. Fourth is the festival diary: Fringe World and Perth Festival through the summer, Sculpture by the Sea on Cottesloe Beach in March, and wildflowers in Kings Park in spring. The owners who do well decide which of those trips their home suits best and say how long the walk, train or drive takes.

Cavmir in Perth

What Cavmir Does for Perth Hosts

Cavmir looks at a Perth holiday home as a small hotel with one owner, and markets it as one. At Scarborough, we would build the listing and a booking website of your own around the stroll to the sand, the car bay and any strata rules guests should hear about before they pay. At Cottesloe, the story is the beach, the sculpture fortnight and room for two families. At Fremantle, it is the markets, the harbour and the train. The work includes the site and the listing text, a shot list for your photographer, a Google Business Profile and local search, pages written so AI assistants can quote them, posts on social media, and a mailing list that brings past guests back. Cavmir works with owners across Australia from a distance. It does not replace your cleaner, your manager or your paperwork.

Then and now

The Perth Short-Stay Market, Then and Now

Visit Perth's history page says Captain Stirling set up the Swan River Settlement in 1829 and lists the Old Court House among the first administrative buildings he commissioned. The Victorian Free Gothic Town Hall was completed in 1870. The same page tells of prospectors who struck 16 kg of gold with a tomahawk more than 500 km east of Perth, and it ties the buildings of that boom, among them Government House, the Perth Mint and the Old Perth Fire Station, to the gold years. A second mining boom in the 1960s gave the city Council House and its first concrete-and-steel towers. For a host the lesson is simple: the CBD has one architectural story and the coast, a short train ride away, has another.

Tourists followed the coast, and some of the places they visit have a long record. Fremantle Markets says it has traded since 1897. The Swan Valley's tourism site describes the Rose & Crown as built in 1841 and Western Australia's oldest operating hotel. Fremantle Prison runs five named tours, one of them by torchlight. Guests rarely come for a single reason. They arrive for the sea, the island, a festival, a meal or a slice of history, and each reason gives an owner a different story and a different guest.

Short stays grew on top of that base until the state stepped in. On 17 April 2024 the Western Australian Government announced a register run by Consumer Protection, with every hosted and unhosted property to be on it by 1 January 2025. Fines announced for breaches such as false information or advertising an unregistered property top out at A$20,000 for a person and A$100,000 for a company. The fees page, last updated on 2 July 2026, sets A$250 for a first registration and A$100 for each yearly renewal. AirROI shows a registration or permit number on 98% of Perth listings, though it notes that this reflects what hosts display rather than what their local rules allow. Consumer Protection issued its first infringement on 21 August 2026, a A$2,000 fine over a Perth metropolitan advertisement that carried no number.

Today the market is mid-sized and priced by postcode. AirROI counts 438 active listings in Perth, 324 in Fremantle, 145 in Cottesloe and 113 in Scarborough. Average annual revenue per listing is A$45,336 in Perth, A$51,587 in Fremantle, A$56,073 in Scarborough and A$75,970 in Cottesloe, set against a Western Australian average of A$50,425 on AirROI's Perth page. The typical night costs A$256 in Perth, A$276 in Fremantle, A$375 in Scarborough and A$426 in Cottesloe. The first gaps we look for are the costly ones: a beach house advertised like a city unit, a calendar with no plan for the weeks outside school holidays, and no way for repeat visitors to book without a platform.

Rates and seasons

Rates, Occupancy and Seasons in Perth

Rates and revenue

Bedroom count sets the rate card. On AirROI's Perth page, studios average A$181 a night at 57% occupancy, one-bedroom homes A$224 at 60%, two-bedroom homes A$305 at 62% and three-bedroom homes A$458 at 59%. Median yearly revenue rises in step: A$27,600 for a studio, A$39,700 for one bedroom, A$64,200 for two and A$86,200 for three. AirROI gives no revenue figure for the six four-bedroom listings or the single home with five or more, so an owner of a very large house has thin evidence and should price against comparable listings instead of an average. The A$45,336 headline averages every listing, and the A$3,778 monthly figure in the stats box is that total divided by twelve. It describes a whole year rather than any one month.

The year moves, though gently. AirROI's monthly revenue per active listing runs from A$4,098 in April 2026 up to A$5,256 in October 2025, with December 2025 at A$5,209 and August 2026 at A$5,043. Occupancy swings between 50.4% in July 2026 and 67.7% in October 2025, while the nightly rate peaks in winter: A$265 in August 2026 and A$264 in July, against A$235 in September 2025. These are per-active-listing figures for each month, so they do not sum to the annual average. Lead times swing widely, from 85 days for November 2025 and 68 for October down to 33 days in May and June 2026. Stays are long, averaging 6.5 nights, with 7.3 in January 2026 and 5.0 in August 2026. On minimum stays, 33% of listings set three nights, 27% two nights and 16% one night; 12% ask for four to six, 5% for seven to 29, and 6% for 30 or more.

Location moves the numbers more than anything else. Cottesloe's average listing brings in A$75,970 a year at A$426 a night and 64.4% occupancy, with guests booking about 65 days ahead for 6.7 nights; its median yearly revenue is A$52,500 for one bedroom, A$75,200 for two and A$94,200 for three. Scarborough averages A$56,073 at A$375 and 59.4%, with a 30-day lead time and 7.1-night stays, and its monthly revenue per listing runs from about A$9,850 in November to about A$5,370 in May. Fremantle averages A$51,587 at A$276 and 62.4%, booked roughly 61 days ahead for about five nights. None of this forecasts your own home. It shows where the evidence is plentiful and where it is thin, and where a well-run property can reasonably aim above the middle.

The year in Perth

A Western Australian summer runs from December to February, and the school calendar decides which weeks are busiest. Public schools finish Term 4 after Thursday 17 December 2026 and return on Monday 1 February 2027, so families are free from the Friday, 18 December, until the end of January. December 2025 sits near the top of AirROI's year at A$5,209 a listing, with 62.0% occupancy and a rate of A$255, and January 2026 recorded the longest average stay at 7.3 nights. Fringe World is listed for 20 January to 14 February 2027. The Perth Festival 2027 program is live, with ROHTKO at His Majesty's Theatre from 5 to 13 February. February 2026 filled 64.1% of nights at A$241, and March 2026 filled 64.2% at A$242 with a lead time of only 34 days. Sculpture by the Sea returns to Cottesloe Beach from 5 to 22 March 2027.

April, May and July are the soft months, though none is empty. April 2026 booked 53.4% of nights at A$241 and earned A$4,098 a listing, the year's lowest revenue, while July 2026 booked 50.4% at A$264. In 2027 the autumn school break covers 10 to 25 April, and the winter break covers 3 to 18 July. Spring is the pleasant surprise. October 2025 was the strongest month for both occupancy (67.7%) and revenue (A$5,256), and November 2025 had the longest booking lead time at 85 days. Spring also brings the Everlasting Kings Park Festival, which the park's own page described as blooming when we checked. The hosts who gain most sell each season as a product of its own and stop treating the calendar as one summer followed by eleven months of discounts.

The rules

Short-Stay Rules in Perth

The state comes first. Western Australia's Short-Term Rental Accommodation Act 2024 set up a register run by Consumer Protection, which sits inside the state's local government and industry regulation agency (LGIRS). Since 1 January 2025, any home let for stays that add up to under three months in a year must be registered, whether you live in it or not and whether or not planning approval applies. It costs A$250 to register and A$100 to renew each year (fees page updated 2 July 2026). Your number has to be conspicuously displayed in every advertisement. An advertisement is prohibited if it relates to an unregistered home, leaves the number off, or shows a false one, and the advertising page says booking platforms must check that listings comply. On 21 August 2026 Consumer Protection issued the first infringement, a A$2,000 fine for a Perth metropolitan property advertised without its number, and Commissioner Trish Blake said displaying the number is not optional. The government said when the laws passed that the maximum fine is A$20,000 for a person and A$100,000 for a company.

Planning is a separate question, and the Perth metropolitan area has its own limit. Hosted stays, where you live in the home, need no development approval anywhere in the state. In metropolitan Perth an unhosted home is exempt when it is let for 90 nights or fewer (non-consecutive) in a 12-month period that starts on the day you register. The state planning page, updated 5 January 2026, lists 30 local governments covered by the exemption, and every council in this footprint is on it: Perth, Stirling, Joondalup, Cottesloe, Fremantle, Nedlands, Mosman Park and the Shire of Peppermint Grove. The register sends a reminder at 80 and at 90 booked nights, and nights you block out for private use do not count. Plan to go past 90 and you should have development approval before taking bookings. A council can take up to 90 days to decide an application, and failing to obtain approval can lead to your registration being suspended or cancelled. The state adds that the changes introduce no cap on nights once all approvals are in place.

Councils add their own layers. The City of Perth adopted scheme amendments and policies on 9 December 2025, and they appeared in the Government Gazette on 27 February 2026. They apply to Central Perth, East Perth and parts of Crawley, Northbridge and West Perth. Hosted stays are the preferred use there and unhosted stays a contemplated one, under a revised Planning Policy 3.9 that covers occupancy, parking, signage, management and time-limited approvals. The City defines an unhosted home as one sleeping 12 people or fewer a night, and it repeats the state's 90-night exemption, with approval possibly needed beyond it. A separate scheme, Town Planning Scheme No. 4, governs the Crawley-Nedlands land the City took over from Subiaco in 2016, and there unhosted stays are discretionary and tourist and visitor accommodation is not permitted in R15 and R20 residential zones. Beaches from Scarborough to City Beach sit in the City of Stirling, where a planning-alerts listing shows an application to change a Scarborough unit on West Coast Highway to unhosted short-term rental, received around 6 July 2026. We could not open the Stirling or Cottesloe policy pages, so ask the Town or City about your own lot before you buy or list.

Then there is the building you live in or own in. Most Perth listings are units, and the register lets a strata or community title lot operate only while no by-law forbids it. Ignoring such a by-law can cost you the registration, through suspension or cancellation, so read the scheme's rules before you plan anything. Tax is federal. For the ATO, what a holiday home earns is assessable income, but its running costs (loan interest, rates, strata levies, land tax, repairs) come off only if the place is lived in less than it is kept for tenants. Booking fees, advertising and some cleaning tied to renting can be claimed either way, and private nights have to be split out. Foreign buyers meet a federal bar. The Foreign Investment Review Board's Guidance Note 6 (fifth version, dated 1 July 2026) treats existing homes as generally off limits to overseas persons, apart from narrow exceptions, between April 2025 and June 2029. The state adds a 7% duty on foreign residential purchases.

Our overview of Australian short-stay rules compares the states side by side. Read this section as a map and not as legal advice. Before listing, put your exact address to your Town, City or Shire and to the state register: rules move, and if one changes after this page went up, it still binds you. Cavmir handles marketing. Approvals, registration, tax and insurance sit with you and the people who advise you.

Marketing

Marketing a Holiday Home in Perth

What works here

Start by selling the trip rather than the building. Someone searching for Perth is usually after one of three things: the beach, Fremantle and the port, or the city for a festival or business. Put that choice in your title and your first sentence. For a Cottesloe or Scarborough home, spell out the walk to the sand, whether there is an outdoor shower and where the car goes. Cottesloe is about 20 minutes from the CBD by the Town's own description, which suits the guest who wants the coast without leaving the city behind. For Fremantle, give the walking time to South Terrace and to the Fishing Boat Harbour. For West Perth or the CBD, give the minutes to Kings Park, to the festival venues and to the station. Families choose by sleeping arrangements, so lead with how many people sleep in which beds.

Next, price the calendar as separate products. School holidays, the Fringe World and Perth Festival weeks, the sculpture fortnight and a winter midweek are all different sales. Use AirROI as a sense-check: the Perth average is A$255 a night in December and A$265 in August, so winter is not the cheap season in this data, and Cottesloe averages A$426 across the year. Stays run long, at 6.5 nights across Perth and 7.1 in Scarborough, which makes a weekly rate and a sensible minimum stay worth more than a weekend price. Open spring dates early, since November reservations arrive about 85 days ahead, and hold a flexible offer for April and July when occupancy dips.

Then let the photographs answer practical questions. Guests comparing dozens of near-identical apartments scroll quickly. Put the best bedroom, the balcony or deck and the nearest attraction in the first five pictures, followed by the kitchen, bathrooms, laundry and car bay. Shoot coastal homes on a clear afternoon and show the view as it is, then add a floor plan marking each bedroom. Keep the full set on your own site with captions that name the place. Airbnb and Booking.com give reach, Vrbo suits families (and Stayz too, if you already hold a listing on it), and your own booking site serves people who know your name. The cheapest bookings you will ever get come from a past-guest list that hears about next summer before the platforms do.

Finally, treat compliance as part of the listing. Your state registration number belongs on every advertisement, including your website, your Google Business Profile and any social post promoting the home. Know which side of 90 nights you sit on, and if you are above it, keep the council approval where you can find it. In a strata building, read the by-laws and tell the manager, because a neighbour's complaint can put a registration at risk. Write house rules for noise, parking and bins in everyday language, and tell guests whom to ring after hours. Tidy operations double as marketing: the host with clean paperwork can say yes to a family planning a month in Perth.

What makes it hard

The rules shape what you can buy. In the Perth metropolitan area, an unhosted home that goes over 90 nights needs development approval, the City of Perth now has its own scheme amendments for the central suburbs, and a strata by-law can end a plan before it starts. Put the lot's address to the council before you commit, read the by-laws and model the purchase at the nights an approval would allow. Cotality's Perth medians to September 2026 are A$1,017,734 for a house and A$714,265 for a unit, which leaves a thin margin for mistakes. Both medians were down about 5% over the quarter and up about 10% over the year, which means recent buyers and sellers have watched the market move fast.

Competition is mid-sized and mostly apartments. With 438 listings in the Perth market and 87.0% of them apartments, a guest can compare dozens of similar units in minutes. Hosts answer by being specific. A unit that promises a four-minute walk to the sand, a second bathroom and a secure car bay wins the guest who needs those things. One that calls itself a lovely apartment competes on price alone. Across a market with 57.6% average occupancy, a specific home can aim above the middle and a generic one is stuck with it. The scarce product is the house: only 27 of the 438 listings are houses, against 46 of 113 in Scarborough.

Distance is the third problem. Perth sits far from every other capital, so interstate and overseas guests tend to stay a week or more, which suits long stays but ties the dates to airfares and school terms. Locals and regional visitors fill the gaps with shorter breaks. Owners who live elsewhere face another risk, a remote home that drifts into stale photographs, slow replies and an empty calendar in the quiet weeks. A dependable local cleaner and manager, plus marketing that stays current, close that gap. Cavmir covers the marketing; day-to-day operations stay with you or your manager.

Worth knowing. Perth is known as the City of Lights. Visit Perth's history page says John Glenn gave the city that name when he orbited the Earth in 1962, and it links the nickname to the 1960s mining boom that produced Council House and the city's first concrete-and-steel towers. The page also records that the earlier gold rush began when prospectors struck 16 kg of gold with a tomahawk, more than 500 km east of Perth.
Money matters for Perth owners
Insurance

An ordinary home and contents policy often assumes the owner is the only occupant, so tell the insurer that guests pay to stay and get the reply in writing. Ask what happens if a guest is hurt, if the home sits empty after a claim, if guests cause damage, or if you have a pool, a spa or a wood heater. In a strata building, learn what the scheme's policy covers and what yours must add, since the two are separate. A broker who places holiday homes around Perth will know what local underwriters ask for, and your registration, any council approval and your guest limit will probably be on the list.

Tax

What guests pay you is assessable income. On its holiday-home page the ATO says the cost of owning the place (mortgage interest, council and water rates, strata levies, land tax, repairs) is deductible only when renting is the home's main purpose, while booking fees, advertising and cleaning linked to renting can be claimed either way. Free or cut-price stays for family and friends count as private use, and you split costs to match. Rent from residential premises let as residential accommodation is input taxed, so no GST is added to the rent and none can be recovered on the related costs, although short-stay accommodation can be treated differently depending on your circumstances. A foreign resident pays 30c in the dollar on taxable income up to A$135,000 in the ATO's 2025-26 table. WA land tax starts at land valued over A$300,000 that is not your main home, with a metropolitan region improvement tax on top. Sofie is not an accountant, so see a registered tax agent before the first guest arrives.

Lending and land tax

A bank may weigh a holiday-let income differently from a standard tenancy, so speak to a broker early. Cotality's data to September 2026, reported by OpenAgent, puts the Perth median house at A$1,017,734 and the median unit at A$714,265, each up about 10% on the year. AirROI's Perth revenue average of A$45,336 against a unit at A$714,265 is a gross yield near 6.3%. AirROI's own running costs for an average listing are A$16,450 a year, which leaves A$28,886 before mortgage, rates and strata, about 4.0% of that unit price. Ask the broker about Western Australian stamp duty and land tax. Overseas buyers also face the national bar on existing homes through 30 June 2029, the state's 7% duty on foreign residential purchases, and a yearly federal vacancy fee when a home is neither lived in nor offered for rent in earnest for 183 days, with lets under 30 days not counting.

Your own website

A Direct-Booking Website for a Perth Home

Your own booking site earns its place by settling a guest's doubts before they book and by drawing repeat visitors back without a platform's cut. Perth guests ask practical things. Can I walk to the sand or the train? Who sleeps where? Is there air conditioning, parking, a pool, a laundry? Is this a strata building with noise rules? Worth building: a page per home, a page per area (Cottesloe, Scarborough, Fremantle, the city), a page per attraction (Rottnest, Kings Park, the markets, the festivals) and one that explains the trip from the airport. Our website design service shapes these around your calendar and your guest, and keeps every page quick on a phone.

Some items are not optional on a Perth booking page. The state rule covers all advertisements, and a website promoting your home is one in any ordinary reading, so print the number on each property page and next to the booking button; Consumer Protection can confirm if you are unsure. The first fine under the new laws, A$2,000 on 21 August 2026, went to an ad without one. The ACCC wants the total price shown as a single figure that already contains taxes, duties, unavoidable fees and pre-selected extras, and any partial price, like a base rate, may not be more prominent than that total. A cleaning fee every guest pays therefore belongs in the first price they see. Since 1 October 2026 merchants have been unable to add a surcharge to Visa, Mastercard, American Express or eftpos payments, so fold card costs into the rate. Finish with your cancellation terms, the house rules, arrival and departure times, the guest limit your approval allows, a privacy policy and an after-hours contact.

The search side is technical but short. Give each home a brief, plain page title, a description naming the suburb, property markup and a map. Claim a Google Business Profile and give each suburb its own page, so someone typing Cottesloe, Scarborough or Fremantle lands on a clear answer. Wire an enquiry form to your inbox and keep the calendar current, because a stale calendar loses a booking quicker than a sluggish page does. The returns come from repeat guests: the family who books the same January week, the couple back for the sculptures, the friends after a winter weekend.

AI search

Getting Named in AI Answers About Perth

Plenty of travellers now type their questions to an AI assistant in full sentences. Which Perth apartment works for a family in January? Where can I stay near Cottesloe Beach and still get home from a festival at night? Is there a house with a pool in Scarborough? The assistant draws on pages that give plain facts: bedrooms, the distance to a named landmark, dates, house rules and the registration number. If your site spells all that out and your listings on the big booking platforms say the same, an assistant has something solid to quote.

Doing this well is called generative engine optimisation, and it is mostly editing. Open with what the home is, where it stands and who it suits. Keep names, spellings and distances identical across platforms. Add a brief page for every reason to visit, from the beach and the island to the festivals, and update event dates when organisers move them. Our guide to generative engine optimisation for holiday rentals explains how the parts fit. Owners who begin now are the ones assistants will be quoting by next summer.

What's next

Where Perth Is Heading

Perth's draws last longer than any rule. Fremantle Markets has traded since 1897, the Town Hall dates from 1870, and visitors were coming to the beach long before there was a register. The 2027 diary is already filling: Fringe World is listed for 20 January to 14 February 2027, the Perth Festival 2027 program is live with East Perth Power Station returning for summer, and Sculpture by the Sea is booked for Cottesloe from 5 to 22 March 2027. That exhibition skipped 2025 after a delay in federal funding and came back from 6 to 23 March 2026, when the state expected more than 200,000 visitors. Programs can change, so ring or check the organiser before you promise a guest a particular night.

Expect the rules to keep shifting. Western Australia's register is only in its second year, and Consumer Protection has started to enforce the advertising rule. The City of Perth's amendments were gazetted on 27 February 2026, and its time-limited approvals mean central-suburb owners will face renewals. Elsewhere, the City of Stirling, which covers the northern beaches, was receiving change-of-use applications for unhosted homes in 2026, and we could not confirm the final status of its policy, so watch its website. The federal bar on foreign persons buying existing homes is set to stay in force until 30 June 2029. Owners who keep their registration current, their nights inside the limit and their neighbours content will ride out each review.

The market itself is shifting. AirROI shows revenue per Perth listing up 11.7% on the year, while Cotality shows median house and unit prices up about 10% over twelve months but down about 5% in the latest quarter. Prices rising after a rise in revenue, then pausing, is the moment for a buyer to model the purchase at the nights the rules allow instead of the average. None of this is a forecast. It is a reason to check your own calendar, approval and marketing before the 2026-27 summer begins.

Why we like the work

Why We Love Marketing in Perth

What I love about marketing homes here is the number of separate holidays packed into one city. A guest can swim at Cottesloe in the morning, ride a ferry from Hillarys Boat Harbour to an island 19 km out, wander through Fremantle Markets in the afternoon and finish with a beer at a working brewery on the Fishing Boat Harbour. Few cities let a host put all that in one welcome book, and each line reaches a guest who is already shopping for it.

The calendar has a personality too. January belongs to long stays and Fringe World across the city, February to the Perth Festival, March to the sculptures on Cottesloe Beach, and spring to wildflowers in Kings Park and the Swan Valley. An owner who drops the one generic summer week and pitches five distinct reasons to visit tends to find nights and rate that were sitting there all along. The numbers agree: Perth's rate is highest in August at A$265, which suggests guests will pay for a good reason in any month.

And there is plenty of true material. A settlement founded in 1829, a Town Hall finished in 1870, a gold find of 16 kg, and a prison and market that still open their doors give a host more stories than any welcome book has pages for. The work is spotting the angle an owner no longer sees, writing it in plain words and showing it to the guest already searching for it.

Welcome book

Picks for Your Perth Welcome Book

The picks Cavmir would put in a Perth welcome book: places and events listed as open or running in 2026, each with its reason to go, so your guests feel the home comes with local knowledge.

Morning

Cottesloe Beach

The Town of Cottesloe says the suburb sits only 20 minutes west of the Perth CBD and is recognised internationally for its stretch of beaches. Two surf life saving clubs, Cottesloe and North Cottesloe, are listed on the Town's site. Check the Town's notices for beach closures and ranger warnings before sending a guest down.

Park

Kings Park and Botanic Garden

Entry is free and the park is open daily, with cafes, bushland walk trails, gardens and children's play areas. The Botanic Garden displays over 3,000 species of Western Australian flora, and the Everlasting Kings Park Festival runs in spring.

Market

Fremantle Markets

At 74 South Terrace and trading since 1897. It opens on Fridays, Saturdays, Sundays and public holiday Mondays, with the Yard open from 8 am to 6 pm and the Hall from 9 am to 6 pm, and more than 170 traders, makers and food stalls.

History

Fremantle Prison

The prison describes itself as Western Australia's only World Heritage listed building. It runs a Convict Prison Tour, a Behind Bars Tour, a True Crime Tour, a Tunnels Tour and a Torchlight Tour. Book online and check the tour times for your date.

Food

Little Creatures at the Fishing Boat Harbour

At 40-42 Mews Road, Fremantle, open from 11 am until late every day, with the Deck Bar overlooking the harbour. Its Brewhouse offers a look at an operating brewery, with tours every day except Wednesday, a good fit for a guest wanting a long lunch.

Island

Rottnest Island from Hillarys

Rottnest Fast Ferries sails from Hillarys Boat Harbour, 56 Southside Drive, on a crossing of about 19 km that takes roughly 40 to 45 minutes. A 2019 article on the operator's site gave a 7:30 am first departure and a 4:30 pm last return, or 7 pm on Fridays, and the current timetable page should be checked before you recommend a day trip.

Wine

The Swan Valley

The valley's tourism site calls it just 25 minutes from Perth and lists the Rose & Crown, built in 1841 and described as Western Australia's oldest operating hotel. Entwined, a spring celebration of food, wine and heritage, ran from 5 to 18 October 2026.

Family

Perth Zoo

Open from 9 am to 5 pm every day, with a cafe and a playground. Its website mentions gibbons swinging across the main lake and a sun bear night-quarters tour.

March

Sculpture by the Sea, Cottesloe

The 22nd exhibition is listed for 5 to 22 March 2027 on Cottesloe Beach. The 2026 edition ran from 6 to 23 March and the state said the 2024 edition drew more than 235,000 visitors, so tell guests to book their stay early.

February

Perth Festival 2027

The 2027 program is live. The festival lists ROHTKO at His Majesty's Theatre from 5 to 13 February and Operation:Orfeo from 25 to 27 February, and says East Perth Power Station returns for summer. Tickets go through the festival's own site.

January

Fringe World

Listed for 20 January to 14 February 2027, so it overlaps the school holidays and the first Perth Festival shows. A guest who wants the city at night should book a home within reach of the train.

The playbook

How Cavmir Would Market Three Perth Homes

Cavmir has no clients in Perth yet. These are the plans it would start with for three common kinds of home here: the situation, the plan, and what each one aims at.

Two-bedroom apartment at Scarborough
The situation

A common starting point is a strata apartment near the beach, listed as a lovely beachside unit with ten photographs, one rate for all twelve months, a short generic description, the registration number tucked at the foot of the page and no direct-booking channel.

The plan

Begin with the by-laws, the registration number and a count of whether bookings will pass 90 nights. Then reshape the listing around the stroll to the sand and the car bay, opening the photo set with the balcony and the beach. Price school holidays, the sculpture fortnight and spring as separate products, set a minimum stay that suits the market's long-stay habit, add a Google Business Profile, launch a booking site of your own that shows the number and a total price up front, and begin collecting past guests' emails.

What it targets

Aimed at guests who stay a week or more and at a stronger rate in the school holidays. Watch nightly rate against last year, occupancy outside peak weeks, how many bookings are direct or repeat, review scores and website enquiries.

Three-bedroom family house at Cottesloe or Mosman Park
The situation

A larger house a short walk from the water, sold on a line about being close to the beach and nothing more, on a single platform, with stays bunched in January and the sculpture weeks and an owner who lives interstate.

The plan

Confirm the registration and the council's position on the lot, then lead with the sleeping arrangements and add a floor plan. Put the beach, the markets and the ferry in the first paragraph, show the garden and the outdoor table, and give summer, March and the quiet winter weeks a page each. Add a late-offer email for April and July, a direct-booking page for families who return each year, and a clear plan for nights beyond 90 if approval applies.

What it targets

Aimed at spreading bookings beyond January and March. Compare midweek and winter occupancy with last year, and follow repeat families, direct bookings and how evenly stays fall across the calendar.

One-bedroom apartment in West Perth, the CBD or Fremantle
The situation

A compact apartment near the city or the port, described as a convenient central stay, on one platform, with a calendar that fills for festivals and sits quiet between them, and house rules lifted from the building.

The plan

Lead with the walk or train time to festival venues, Kings Park or the Fremantle Markets, and with the air conditioning, parking and workspace a guest checks. Write a page for Fringe World and Perth Festival, another for the weeks between and a third on getting here from the airport. Offer a weekly rate for long stays, keep the number on every page, and open a booking site and a mailing list for people who return for the same festival.

What it targets

Designed to hold the rate in festival weeks and lift bookings between them. Track festival-week rate against the previous year, occupancy in the surrounding weeks, length of stay, direct bookings and review scores.

FAQ

Perth Airbnb Marketing: Questions, Answered

Does Cavmir offer Airbnb and holiday-home marketing in Perth?

Yes, from a distance, for anyone who owns or manages holiday homes in greater Perth, from Hillarys and Scarborough through Cottesloe and the river suburbs to Fremantle and the city. The work is booking websites, listing text, photography briefs, search on Google and AI tools, social media and email. It is a marketing service only: cleaning, check-in, approvals and tax remain yours or your manager's. The pricing page lists the plans in Australian dollars.

What do holiday homes earn in Perth?

AirROI reports that its Perth market, for October 2025 to September 2026, averaged about A$45,300 a listing, A$256 a night and 57.6% occupancy across 438 active listings. Median yearly revenue is A$64,200 for two-bedroom homes and A$86,200 for three. Coastal markets run higher: Cottesloe averages A$75,970, Scarborough A$56,073 and Fremantle A$51,587. These are averages, not forecasts, because your own pricing, photographs, product and local rules decide where a home lands.

When is demand highest in Perth?

In AirROI's monthly data, October 2025 was the strongest month by occupancy and revenue, at 67.7% and A$5,256 a listing, with November and December close behind. February and March each filled about 64% of nights, which is when festivals and school holidays cluster. April, May and July are quietest by occupancy, July lowest at 50.4%. The nightly rate runs the other way, peaking at A$265 in August.

Do I need to register my Perth holiday home?

Yes. Since 1 January 2025 a home let for stays totalling less than three months in 12 must be on the Western Australian register, hosted or not. Expect to pay A$250 at the start and A$100 every year after, and show the number conspicuously in every advertisement. Consumer Protection issued its first infringement, a A$2,000 fine for a Perth property advertised with no number, on 21 August 2026.

How many nights a year can I rent out a home in Perth?

An unhosted home in metropolitan Perth can be let for 90 nights or fewer in a 12-month period, counted from the day you register, without development approval. The register reminds you at 80 and 90 booked nights, and nights you block for private use do not count. Beyond 90 you need your council's development approval before taking bookings, and the state says no cap on nights applies once approvals are in place. Hosted stays are exempt from planning approval.

Can my strata or body corporate stop me listing my apartment?

Possibly. Under the state's guidance, a lot in a strata or community title scheme can be let short term unless a by-law says no, and ignoring that by-law could cost you your registration. Read the scheme's by-laws and speak to your strata manager before you list. Because most Perth listings are apartments, this is the first check for most owners.

Can I claim all the costs of my holiday home against the income?

Only when the home mainly earns its keep as a rental. If it does, the ATO lets you deduct the cost of owning it (think interest, council rates, strata levies, land tax and repairs), minus a share for private use. If it does not, expenses that exist purely because you let it out, like booking fees and advertising, are still deductible. Residential rent is input taxed for GST. Your accountant can say how this applies to you.

Is an overseas buyer allowed to purchase a Perth holiday home?

Usually not an existing dwelling at present. FIRB's Guidance Note 6 (fifth version, 1 July 2026) describes a general bar on foreign persons buying them, running April 2025 to June 2029, with narrow exceptions that still need approval. WA adds a 7% duty on foreign residential purchases, and a federal annual vacancy fee applies to a home that is neither lived in nor open for rent for 183 days. A conveyancer or lawyer can speak to your own position.
