* Market averages in Australian dollars from AirROI data for its Sydney market, October 2025 to September 2026 (page updated 1 October 2026), in Australian dollars. The yield is Cavmir's estimate. A single home's numbers depend on its size, its location and how it is marketed.

The market

Holiday Rentals in Sydney

Cavmir is an Airbnb marketing agency for Australian holiday homes. This page is for owners and managers of short-stay homes in Sydney.

Sydney is the largest short-stay market in New South Wales. AirROI, the data service this page uses for market figures, counts 10,260 active listings in its Sydney market over the year from October 2025 to September 2026, and the average listing earned A$49,223 in that time at A$380 a night and 49.1 percent occupancy. That is about 5 percent above AirROI's New South Wales average of A$46,850, and occupancy sits above the state's 41 percent and Australia's 43 percent. AirROI doesn't publish the boundary of its Sydney market and treats Bondi Beach, Manly and Palm Beach as markets of their own, so the stats box describes AirROI's Sydney market as a whole, while the Bondi Beach, Manly and Palm Beach figures on this page come from those three AirROI pages for the same twelve months. This page covers Sydney and the places guests pair with it: Bondi Beach, Tamarama and Bronte on the eastern beaches; Double Bay, Rose Bay, Vaucluse, Bellevue Hill and Point Piper on the harbour's southern shore; Potts Point, Darlinghurst, Surry Hills, Barangaroo and The Rocks in and around the city; and Manly and Palm Beach on the northern beaches.

The people who book are a mix. Destination NSW, drawing on Tourism Research Australia surveys, counts 68.4 million visitors to Sydney in the year ended June 2026, who spent A$35.1 billion. Domestic visitors made 64.6 million of those trips and international visitors 3.8 million, yet the international group accounts for 89.0 million of the 122.8 million visitor nights and A$13.7 billion of the spending, because they stay so much longer. In AirROI's Sydney data, 58 percent of guests are Australian and 42 percent are international. The United Kingdom sends 9.8 percent, the United States 8.7 percent, New Zealand 4.0 percent and Germany 2.2 percent, and Sydney itself (7.0 percent) and Melbourne (4.1 percent) lead the cities. At Bondi the mix reverses: 61 percent of guests are international, with the United Kingdom at 16.9 percent and the United States at 16.1 percent. A Sydney home is therefore sold to a Melbourne couple for a long weekend and to a family from London for two weeks, often in the same month, and the listing, the website and the photographs have to answer both.

The homes are mostly apartments. AirROI counts 54.5 percent of Sydney listings as apartments or condos, 33.7 percent as houses and 6.7 percent as hotel or boutique stays, and 84.0 percent let the entire home. One- and two-bedroom homes make up about three in five of the entire homes with a bedroom count, studios another one in ten, and the largest homes are few: 4.6 percent have five or more bedrooms. Size and setting drive the money. The median listing with five or more bedrooms earns A$76,900 a year, against A$40,800 for one bedroom. Air conditioning, which 79 percent of listings advertise, goes with a large gap: listings that have it average A$53,600 a year and those without A$32,900. Waterfront homes (9 percent of listings) average A$79,200 against A$46,400, and ocean-view homes (4 percent) A$79,600 against A$48,100. Those figures describe the homes that have the features rather than proving the feature caused the difference, but they show what Sydney guests pay for: cool rooms in summer, and water in the window.

The suburbs behave like separate markets. AirROI's Bondi Beach market has 118 listings, 89 percent of them apartments, averaging A$47,425 a year at A$407 a night and 53.5 percent occupancy, with guests booking about 33 days ahead. Manly has 138 listings averaging A$49,929 at A$446 a night and 51.7 percent occupancy. Palm Beach is the outlier, with 22 listings averaging A$67,667 on a nightly rate of A$1,308 but only 30.8 percent occupancy and stays of about 3.7 nights. The Bondi page also lists neighbouring markets, among them Potts Point with 64 listings averaging A$31,644 and Surry Hills with 189 averaging A$43,659. This page doesn't use a separate AirROI figure for Double Bay, Rose Bay, Vaucluse, Bellevue Hill or Point Piper, but AirROI's list of top earners in its Sydney market is led by big homes with views: the six it names earn between about A$404,000 and A$506,000 a year at nightly rates between A$1,212 and A$2,223, four of them with the harbour or the bridge in their titles. Each place has its own guest, its own season and its own rules to market around.

Most of these homes are run by their owners. AirROI finds 10.8 percent of Sydney listings professionally managed and 35.7 percent co-hosted, and 44 companies run five or more listings each, together 13 percent of the market, led by Hometime with 118. Guests rate Sydney homes 4.75 on average, 45.7 percent of hosts are Superhosts and 35 percent of listings carry Guest Favourite, so a plain, well-run listing is the starting point rather than a point of difference. Value is where guests mark Sydney homes down most, at 4.66 against 4.86 for communication, and that is where the marketing work sits: a clear reason to choose your home, a total price that feels fair for a six-night stay, and a way for last year's guests to book again without a platform in the middle.

Cavmir in Sydney

What Cavmir Does for Sydney Hosts

Cavmir would treat each Sydney home as its own small brand for the guest who is looking for exactly that place: the Bondi apartment sold on the walk to the Icebergs pool and the coastal path, the Surry Hills terrace sold on its street and its ferry, the harbour house sold on its view and its room for two families, the Palm Beach house sold on its peninsula and its summer weeks. In practice that is a direct-booking website carrying your STRA property ID, copy and photo direction for each channel (Airbnb, Booking.com, Stayz, Vrbo), a Google Business Profile, pages that Google and AI assistants can quote, social posts, and a monthly email to people who have stayed. The work is done remotely for Australian owners and it is marketing only: you and your advisers keep registration, strata approvals, insurance and tax.

Then and now

The Sydney Short-Stay Market, Then and Now

Sydney's visitor trade grew out of its harbour and its beaches. The Rocks, where convicts first set up homes and shops after European settlers arrived in 1788, is called the birthplace of modern Sydney by Destination NSW's Sydney.com, which dates its oldest pubs to 1828 (The Fortune of War) and 1831 (the Lord Nelson Brewery). The beach culture on the eastern side is long established too: the Bondi Surf Bathers' Life Saving Club was founded in 1907, and Sydney.com calls it the world's oldest surf lifesaving club, while Bondi Icebergs, the winter swimming club built around the ocean pool, was founded in 1929. A Sydney welcome book still sends guests to all of these.

The short-stay market grew first and was regulated later. The state announced a framework on 5 June 2018, and on 14 August 2018 Parliament passed the law that enabled a code of conduct and let strata schemes ban letting in lots that aren't an owner's main home. Amendments to three Acts, the strata law among them, were made on 10 April 2020. The mandatory code of conduct began on 18 December 2020, and the planning policy, with its register, began on 1 November 2021; hosts had until 1 March 2022 to meet the fire safety standards. The Exclusion Register, which lists hosts and guests barred from the industry, began in August 2022. From then on a Sydney home let on a platform needed a registered property ID, interconnected smoke alarms, an evacuation plan and, if the host didn't live there, a count of nights against the 180-night cap.

The council numbers show what happened next. Waverley Council's councillor briefing of 4 August 2026 records registered short-term rental properties in Waverley falling from a peak of 3,079 in May 2021 to 1,526 in March 2026, a drop it attributes mainly to Covid-19, border restrictions and the new framework. The same briefing puts 70 percent of current registrations (1,064) in the non-hosted category, says 8.6 percent of occupied dwellings in postcode 2026, which covers Bondi, Bondi Beach, North Bondi and Tamarama, are registered, and calls Waverley's concentration among the highest in Greater Sydney. The state's own review is unresolved: a discussion paper was open for comment from 15 February to 14 March 2024, the department reports over 430 submissions and more than 2,400 questionnaire answers, and its page, updated 10 February 2025, still says submissions are being considered.

Today the market is smaller in listings and stronger per listing. AirROI counts 10,260 active listings in its Sydney market, down 7 percent on a year earlier, while average revenue per listing rose by roughly 7 percent, and 98 percent of listings show a registration or permit number, so hosts have largely absorbed the register. Money leaks in familiar places: the average listing shows 11 photos, only 34 percent show the exact location, a cleaning fee sours a short stay, the minimum stay is left at the platform default, and guests who return every January have no direct way to book.

Rates and seasons

Rates, Occupancy and Seasons in Sydney

Rates and revenue

Nightly rates in AirROI's Sydney market average A$380, while the New South Wales average is A$445 and the national one A$385, and the middle of the market is lower: the median listing charges A$280 a night at 54 percent occupancy. The spread is wide. The top tenth of listings charge A$705 or more at 89 percent occupancy or more, the top quarter A$430 or more at 77 percent, and the bottom quarter A$185 or less at 27 percent or less. In monthly revenue per listing, AirROI puts the median at A$4,390, the top quarter at A$7,290 or more, the top tenth at A$11,000 or more and the bottom quarter at A$2,190 or less. The stats box shows A$4,100 a month, which is A$49,223 divided by twelve: a yearly average, not what a typical month brings in. After running costs of about A$16,740, AirROI leaves the average listing about A$32,483 for housing costs.

Bedrooms set the nightly rate more than they set occupancy. Studios average A$221 a night at 57 percent occupancy and one-bedroom homes A$259 at 56 percent, two-bedroom homes A$380 at 52 percent, three-bedroom homes A$558 at 44 percent, four-bedroom homes A$854 at 40 percent and the biggest homes, at five bedrooms or more, A$1,166 at 37 percent. Median annual revenue climbs from A$37,600 for a studio and A$40,800 for one bedroom to A$51,100 for two, A$51,900 for three, A$57,700 for four and A$76,900 for five or more, so the step from two to three bedrooms adds little revenue while the nightly rate jumps by nearly half. On the beaches the rates run higher: in AirROI's Bondi Beach market two-bedroom homes have a median of A$50,800 a year and average A$445 a night, and in Manly three-bedroom homes have a median of A$68,100 a year and average A$677 a night at 52 percent occupancy.

Booking patterns are what a calendar plan works with. Guests book about 58 days ahead on average, from roughly 76 days for December stays in a typical year to about 34 days for June stays, and they stay about 5.7 nights, with about 26 bookings per listing a year. Minimum stays are short: 18 percent of listings accept one night, 34 percent set two nights, 15 percent three nights, 14 percent four to six nights and 15 percent seven to 29 nights, while 5 percent require 30 nights or more. Cancellation terms lean firm, with 42 percent on Firm and 18 percent on Strict. Cleaning fees are charged by 87.1 percent of listings, with a median of A$175 and an average of A$481, and AirROI puts cleaning fees at 9.3 percent of gross revenue. Bondi and Manly guests book closer in, about 33 and 34 days ahead.

The year in Sydney

Sydney's year is less lopsided than most Australian holiday markets, and the calendar is southern: summer runs from December to February. AirROI's monthly averages put December on top at about A$7,160 a listing and June at the bottom at about A$4,340, and the three biggest months bring in 30 percent of the year's revenue. Its high season is November to January, at about A$6,380 a month, 56 percent occupancy and A$379 a night; February to April, July, August and October form a shoulder at A$5,340, 54 percent and A$360; and May, June and September are the low season at A$4,420, 48 percent and A$353. The beaches run on a different clock from the city. Bondi's high season is December to March, at A$8,210 a month, 61 percent occupancy and A$428 a night, while Manly's runs from October to March at A$8,670, 61 percent and A$462, and Palm Beach swings furthest, from about A$19,100 a listing in December to about A$4,160 in September.

The school and event calendar sets the weeks inside those seasons. NSW public school students finish Term 4 on Thursday 17 December 2026, the summer break starts on Friday 18 December and ends on Wednesday 27 January 2027, and Term 1 begins on Wednesday 3 February in the eastern division. In 2027 Term 1 ends on Friday 9 April and Term 2 begins on Thursday 29 April, the winter school holidays run Monday 5 July to Friday 16 July, and the spring ones run Monday 27 September to Friday 8 October. New Year's Eve brings fireworks at 9 pm and midnight, and the official site lists 48 vantage points and a ticketed section. The organisers list the 49th Mardi Gras parade for Saturday 6 March 2027, from 6 pm along Oxford and Flinders streets. Vivid Sydney returns from 28 May to 19 June 2027, in the middle of AirROI's weakest months, and Sculpture by the Sea fills the Bondi to Tamarama walk each spring, until 2 November in 2026. The quiet weeks are May, June and September, and they are where a clear reason to visit earns the most.

The rules

Short-Stay Rules in Sydney

In Sydney the rules for short-term rental accommodation (STRA) come mainly from the state, not from each council. A short-term rental is a commercial arrangement to occupy residential premises for no more than three months at a time, and you don't need a licence or permit or pay a bond to run one. What you do need is a registration on the STRA Register through the NSW Planning Portal, completed before you advertise or offer the home. Registration costs A$65 and each yearly renewal A$25; you can renew from 45 days before expiry, and if you miss it the registration is held for a further three months, with platforms unable to accept bookings, before it is cancelled and you must register again (NSW Planning, page updated 10 February 2025). Service NSW (page updated 3 July 2025) says the STRA property ID you receive must be displayed on the online listing. Service NSW says only residential accommodation such as houses, units and terraces must register; caravans, tents and moveable dwellings don't.

The 180-night cap is the rule that shapes Sydney. Across Greater Sydney, a home you don't live in during the stay (non-hosted STRA) is limited to 180 days a year, counted from the day you registered rather than by calendar year. A single booking of 21 consecutive days or more is outside the count, and so are nights you block out for yourself, because the register records only guest bookings. Hosted letting, with you on the premises, has no day limit on the Planning page. A unit in a building with an on-site manager or concierge is generally treated as non-hosted (Planning FAQ). The same FAQ warns of penalties for breaking the rules, with enforcement by the local council. Tighter caps exist elsewhere: most of Byron Shire is limited to 60 non-hosted days a year from 23 September 2024. The state's own review is still open, with no published outcome.

Councils are where the rules are moving. The City of Sydney commissioned a study of short-term rentals after a council resolution in May 2023 and published its review on 18 June 2024. On 28 April 2026 the council carried, with nine councillors in favour, a motion asking its chief executive to advise how feasible a time-limited ban on non-primary-residence short-term rentals would be under the current planning framework and register. The motion names The Rocks, Darlinghurst, Surry Hills and Woolloomooloo among the suburbs to consider, along with Millers Point, Ultimo, Haymarket, Kings Cross and Pyrmont, and a ban triggered by the rental vacancy rate. It also asks the Lord Mayor to write to two state ministers about moving the register and making it distinguish primary from non-primary residences, and it records the council's view that the state hasn't acted. We found no published outcome of the chief executive's advice. Waverley Council, which covers Bondi, Bronte and Tamarama, resolved on 9 December 2025 to review non-hosted short-term rentals, with the Bondi basin assessed on its own, and to look at options for strengthening compliance with the 180-night cap; its 4 August 2026 briefing says there is no structured monitoring of the register in Waverley and that a report will go to a future council meeting. For Woollahra (Double Bay, Rose Bay, Vaucluse, Bellevue Hill, Point Piper) and Northern Beaches (Manly, Palm Beach) the pages we read showed no separate night cap beyond the state's, so confirm with your council what applies to your street.

Building rules come next. For an apartment, the scheme's by-laws come first: NSW Planning says an owners corporation can adopt a by-law against STRA in any lot that isn't the host's own main home, and nsw.gov.au adds that a by-law can limit occupancy to two adults a bedroom, so read them before you list a flat. The code of conduct, in force since 18 December 2020 and run by the Commissioner for Fair Trading, asks you to keep the home as advertised, to carry cover for injury to or the death of a third party, to give guests your contact details, emergency electrician and plumber numbers, the code and any by-laws, and to tell the owners corporation and next-door neighbours that the home is used for STRA. You or a representative must be reachable from 8 am to 5 pm daily, with a contact for emergencies after hours. Two strikes inside two years can lead to a five-year exclusion. The fire safety standard adds interconnected smoke alarms and an evacuation plan.

Federal rules sit on top. In August 2026 the ATO's newsroom announced its rental guidance (ruling TR 2026/1, with guidelines PCG 2026/2 and PCG 2026/3), which deals with short-term rental income, private-use apportionment and holiday homes. Foreign buyers are shut out of established dwellings between 1 April 2025 and 30 June 2029, a window the government stretched from the original end date of 31 March 2027, with limited exceptions; new dwellings and vacant land still need approval. NSW land tax begins once land value passes A$1,075,000. Rules for the whole country are on our rules by state page. Treat this section as orientation rather than legal advice: check each point with the Planning Portal, NSW Fair Trading, your council and your strata manager, and take advice from a solicitor and an accountant. The marketing side is what Cavmir handles.

Marketing

Marketing a Holiday Home in Sydney

What works here

First, sell the minutes and the view. Guests choose a Sydney home by suburb and then by how long it takes to reach the sand, the ferry wharf and the train, so lead the title or first line with the walking minutes, and say what they see from the sofa. A Bondi apartment sells the walk to the Icebergs pool and the coastal path; a Manly home sells the 30-minute ferry from Circular Quay; a Palm Beach house sells the peninsula, which Destination NSW says is about 90 minutes from the city centre by public transport. Air conditioning is advertised by 79 percent of AirROI's listings and goes with a large revenue gap, so show it. A balcony or patio, which 58 percent of listings offer, does the same job for a small flat.

Second, plan the 180 nights. If you let a home without living in it, the cap makes every night a choice, so decide in advance which weeks earn the most: December and January, New Year's Eve, the Mardi Gras weekend and school holidays. Open December early, since December stays book about 76 days ahead in a typical year and 85 days ahead in December 2025, and keep June open for late bookers, who book about 34 days ahead. A booking of three weeks or more sits outside the count, so a monthly rate for visiting workers and families relocating is a second product for the weeks you don't sell by the night, and a different guest from the Christmas family. Hosted letting, with you on the premises, has no cap, and a hosted listing can say so.

Third, use the channels Australians and visitors use, and own one. List on Airbnb, Booking.com, Stayz and Vrbo as your calendar tool allows, use the same fact block on each, and keep your Google Business Profile complete. Airbnb's fee is the largest running cost AirROI shows for the average Sydney listing, about A$6,520 a year or 13 percent of revenue, ahead of cleaning at A$4,560, which is why a direct-booking website pays for itself on repeat guests. With 42 percent of guests from overseas, led by Britain, America and New Zealand, a past-guest email list in January, when northern-hemisphere guests plan the next Sydney summer, is the cheapest booking you will win.

Fourth, treat operations as marketing. Value is where Sydney homes score worst, at 4.66, and the cleaning fee is a large part of it, so price the fee into the nightly rate where you can and show a total for a six-night stay. Answer neighbours and your owners corporation promptly, because the code of conduct and a council debate that is watching non-hosted letting both reward hosts who cause no complaints. Keep the registration current, keep nights counted against the cap in one place across every channel, and keep the listing true to the home: the code requires the premises to match their advertising, and a review that says 'not as photographed' costs more than a fresh photo shoot.

What makes it hard

The rules are the hardest part. The 180-night cap limits non-hosted letting, councils are discussing tighter limits, and the state's review has been open since 2024 without a published result. The City of Sydney's April 2026 motion points at specific inner suburbs, Waverley is looking at how to enforce the cap in Bondi, and the registration data both councils rely on is imperfect. A host answers this by planning for the cap you have rather than the one you hope for: sell the best 180 nights, add a mid-term product for the rest, check the strata by-laws before you buy, and don't build a business case on a calendar that a council could narrow.

The second challenge is competition and cost. AirROI counts 10,260 listings in its Sydney market, the median listing earns A$4,390 a month while the top tenth earns A$11,000 or more, and the Airbnb fee and cleaning together take about A$11,000 a year from the average listing. Domain's September 2026 report shows Sydney's median house price down 5.8 percent over the year, so owners who bought near the peak are looking at income as well as value. In a market this size a listing that says 'Sydney' wins nothing; one that says 'two minutes from Bronte beach and the coastal path, air conditioned, parking for one car' wins the guest who wanted exactly that.

The third is distance and seasonality. Many Sydney homes are owned by people who live elsewhere in Australia or overseas, and a home run from a distance drifts: photos go stale, the winter calendar goes unopened and replies slow down. AirROI's weakest months are May, June and September, and the beaches swing hard, with Palm Beach averaging about A$19,100 a listing in December and about A$4,160 in September. The answer is a calendar of reasons to visit, such as Vivid, the winter school holidays and the spring sculpture walk, a reliable local cleaner and co-host, and marketing that keeps working in the quiet weeks.

Worth knowing. Bondi Icebergs is a swimming club with a liquor licence. The club, founded in 1929 and built around its ocean pool, describes itself as the only licensed swimming club in the world. Its pool opens at 6 am on weekdays and 6:30 am at weekends, and its club and bistro serve into the evening, so guests who swim laps at dawn and eat lunch above the pool are doing what members have done for nearly a century.
Money matters for Sydney owners
Insurance

Under the code of conduct a host must carry cover for injury to, or the death of, a third party throughout every stay, so a home and contents policy that excludes paying guests isn't enough. Ask a broker whether the policy names short-term letting, what the public liability limit is, whether your contents and guests' damage are covered while the home is let, and what an apartment's strata building policy does and doesn't cover. AirROI puts insurance at about A$490 a year in the average Sydney listing's running costs, but that is an average of what hosts report, not a quote. Cavmir doesn't sell or recommend insurance products.

Tax

Money earned from letting a holiday home is assessable. The ATO's August 2026 guidance (ruling TR 2026/1, with guidelines PCG 2026/2 on apportionment and PCG 2026/3 on holiday homes) covers short-term rentals. The central test is whether the home is mainly used to earn assessable income. If it is, ownership and use costs such as interest, rates and body corporate fees are claimable, but you apportion them for private use and can't claim for the time you stay there; if it isn't, those costs are generally denied, though advertising, post-stay cleaning and booking fees remain deductible. On GST, the ATO treats rent from residential premises used predominantly for residential accommodation as input taxed, so no GST is charged on it, while hotels, motels and similar commercial residential premises charge GST on stays of fewer than 28 continuous days; which side your apartment falls on is a question for your accountant. Foreign residents pay 30 percent up to A$135,000, 37 percent to A$190,000 and 45 percent above that for 2025-26, with no Medicare levy. NSW land tax begins once taxable land value passes A$1,075,000, at A$100 plus 1.6 percent of the excess up to A$6,571,000. Cavmir is a marketing agency, not a tax adviser, so ask your accountant before you set up the books.

Lending and land tax

Lending on a short-stay home is a conversation for a broker or bank: ask whether they count short-term rent, what deposit they want, and how they treat the 180-night cap and an apartment building's by-laws. For a sense of price, Domain's September 2026 report puts Sydney's median house price at A$1,661,167 and its median unit price at A$820,890, down 5.8 percent and 2.1 percent on the year. Dividing AirROI's A$49,223 average revenue by each gives gross yields of about 3 percent on a house and 6 percent on a unit, before running costs of about A$16,740, and a citywide median says little about one street, so run your own numbers on the home you are buying. Foreign buyers are shut out of established dwellings between 1 April 2025 and 30 June 2029; new dwellings and vacant land still need approval, and NSW applies surcharge land tax to foreign owners, so ask Revenue NSW for the surcharge rates.

Your own website

A Direct-Booking Website for a Sydney Home

A Sydney guest compares homes by suburb and by minutes. Write a page for each area you can serve and give the walking time to the nearest beach, ferry wharf and train or metro station, because many guests arrive without a car. Photograph what guests check before paying: the view from the sofa or balcony, the bedroom air conditioning, the lift and the parking. AirROI's average Sydney listing has 11 photos and only 34 percent show the exact location, so a page with thirty photos in order and a map of the walk stands apart. Add a page for each event that sells nights, with the minimum stay and a sample total: New Year's Eve, Mardi Gras, Vivid, and the school holidays.

Three rules belong on the page itself. First, put the STRA property ID on every property page and every listing; Service NSW says the ID must be displayed on the online listing, and your own site is one. Second, the code of conduct requires the premises to match the advertising and tells hosts to give guests contact details, emergency numbers and a copy of the code and any by-laws, so keep the photos and room counts current. Third, show one total price. The ACCC's price-display guidance wants one total figure that covers taxes, duties and any unavoidable or pre-selected fees; for a per-guest cleaning fee, the advertised price should include at least one such fee, and the full total must be given during booking once the guest count is known. A 2026 federal Act on unfair trading practices (No. 64 of 2026) goes further: the Parliamentary Library's bill digest gives it a start date of 1 July 2027 and describes a rule that any transaction-based charge be shown alongside the base price, with company penalties of up to the greatest of A$100 million, three times the benefit or 30 percent of adjusted turnover. Check the Act's commencement section before you finalise the booking flow.

Build the site around a calendar. If your calendar lives in Hostaway, Guesty or Hospitable, Cavmir's website design connects the booking box to live rates, so the site and the platforms agree, and one night counter can track the 180-night cap across every channel from your registration anniversary rather than 1 January. Cover both airports on a getting-here page, Sydney Airport and Western Sydney International, which opened to passengers on 25 October 2026, and tell guests how long the trip to your door takes from each. AirROI's guest languages, English at 58.9 percent, then French 7.1, Spanish 6.8, German 5.2 and Chinese 5.0, show which translations might earn their keep after English, and you should add one only when someone can keep it accurate.

AI search

Getting Named in AI Answers About Sydney

Guests now put their questions to AI assistants as full sentences with a suburb, a date and a constraint attached: a two-bedroom near a ferry wharf for New Year's Eve, a family apartment within walking distance of the Bondi to Coogee walk, a quiet harbour house for two families in the January school holidays. An assistant can match your home to a question like that only when your pages answer it in plain sentences: the suburb, the minutes to the wharf, the station and the beach, how many it sleeps, whether the view is of the harbour, the bridge or the ocean, whether it has air conditioning and parking, and which dates are open.

Write one block of facts and repeat it in the same words on your site, Airbnb, Booking.com, Stayz and Vrbo: the STRA property ID, the suburb, bedrooms, bathrooms and maximum guests, the view, parking and lift, the minimum stay by season, the cancellation terms, and a sample total for three nights with every compulsory fee included. If one channel says it sleeps four and another says six, an assistant holds two answers and no reason to prefer either. Mark each property page up with the same values, keep it open to crawlers, and keep your name, address and phone identical everywhere. Our guide to generative engine optimisation for holiday rentals explains how assistants choose what to quote.

What's next

Where Sydney Is Heading

Western Sydney International Airport opened to passengers on 25 October 2026, with a Jetstar flight to the Gold Coast at 11 am as the first departure, according to the Prime Minister's announcement, which also calls the airport curfew-free. The airport's own site names Air New Zealand's Auckland service as its first international passenger flight and lists Qatar Airways, Fiji Airways, Vietjet, Qantas and Singapore Airlines among the airlines with flights on sale. The announcement mentions a future Sydney Metro airport rail connection without giving a date, so for now guests arriving there will come by car or transfer. The next big date on the calendar is Vivid Sydney, from 28 May to 19 June 2027, and the Opera House is already advertising shows into December 2026, so the diary for the next year is filling.

The rules are the other thing to watch. The state's review of the framework, which began in 2024, hasn't published a result that we could find. The City of Sydney's chief executive is working on advice about a time-limited ban in named inner suburbs, and Waverley's officers are preparing a report on compliance with the 180-night cap. At the federal level the Unfair Trading Practices Act's drip-pricing rule is listed to commence on 1 July 2027, and the federal ban on foreign buyers of established dwellings is set to run until 30 June 2029. None of these threatens a registered, well-run home, but each one rewards the owner who keeps the paperwork and the night count in order.

The third thing is how guests search. More of them now put a suburb, a date and a constraint to an assistant, and the homes that surface are the ones with clear, consistent, structured facts and a fast website. The buying market is softer than it was, with Domain's September 2026 report showing Sydney's median house price down 5.8 percent on the year, which makes income per home matter more to owners. A direct channel, a registered property ID, a true listing and a past-guest list are the durable parts of a Sydney strategy, whatever the cap does.

Why we like the work

Why We Love Marketing in Sydney

What I love about Sydney as a market is that it gives a host so many checkable reasons to choose a particular street. The Icebergs pool before breakfast, a 6 km coastal walk that passes four beaches, a ferry across the harbour to Manly in 30 minutes, a sculpture walk every spring and a lighthouse reached on foot at Palm Beach are all things a guest can check on a map. When a listing names them with the walking minutes, it reads as local knowledge rather than a brochure.

I also like the way the suburbs ask for different work. A Bondi apartment, a Surry Hills terrace, a Vaucluse house and a Palm Beach cottage have different guests, different seasons and different rules, and treating them as one 'Sydney' product leaves money and goodwill on the table. The 180-night cap makes that sharper, because every night has to be a decision, and I enjoy the planning that follows: which weeks, which guests, which channel, and what the home says about itself in each.

And the raw material is generous. The Rocks has pubs that have traded since 1828, Bondi has a surf lifesaving club founded in 1907 and a swimming club founded in 1929, and the harbour is never more than a ferry ride away. Our job is to notice the true detail an owner has stopped seeing, name it plainly and put it where a guest searching for exactly that will find it.

Welcome book

Picks for Your Sydney Welcome Book

The picks Cavmir suggests for a Sydney welcome book: places with published hours or dates that a guest can plan around, each with a note on what to check on the day.

Morning

Swim at Bondi Icebergs

The ocean pool opens at 6 am on weekdays and 6:30 am at weekends, and closes at 7:30 pm on weekdays and 6:30 pm at weekends, according to the club's site; it lists a Thursday closure for cleaning, depending on the weather. The club was founded in 1929, and its bistro kitchen runs from 11 am. Tell guests to check the day's pool times before they walk down.

Walk

The Bondi to Coogee coastal walk

Destination NSW describes a 6 km track carved into sandstone cliffs that passes Tamarama, Bronte, Clovelly and Gordons Bay before it reaches Coogee. From May to November it is also a lookout for migrating whales. Suggest an early start and a swim at Bronte.

Spring

Sculpture by the Sea at Bondi

A 2 km sculpture park along the Bondi to Tamarama section of the walk, free to the public with entry by voluntary contribution. The 2026 exhibition is on until 2 November, and the 2027 dates weren't on the site when we checked, so send guests to the organisers' site for the next year.

Icon

A tour of the Sydney Opera House

The Opera House lists daily tours, including a Backstage tour and tours in Mandarin, Korean and Japanese, plus French, Spanish and German tours on set days and a Tour & Dine option. Its events include My Fair Lady until 31 October 2026 and The Choir of Man from 11 December 2026. Book ahead for the date you want.

Rainy day

The Art Gallery of NSW

Two art museum buildings stand in the Domain on Art Gallery Road. General entry is free, entry fees apply to some exhibitions, and the doors are open from 10 am to 5 pm every day, with late opening until 10 pm on Wednesdays.

Weekend

The Rocks Markets

Held on the weekend with more than 200 stalls, according to Destination NSW, in the first settled part of the city. The Museum of Contemporary Art, with a cafe on level four overlooking Circular Quay, is close by; check its hours on the day.

Golden hour

Barangaroo Reserve and the waterfront

Barangaroo's own site describes a reserve planted with 75,000 natives, and lists the Barangaroo Markets, free Friday HIIT sessions at 7 am and Aboriginal cultural tours at 10:30 am. Suggest the walk from Circular Quay through The Rocks at the end of the day.

Harbour swim

Murray Rose Pool at Redleaf

At Double Bay, Redleaf Beach has an enclosed tidal pool with floating pontoons and a walkway, next to Seven Shillings Beach, and Blackburn Gardens above it offers harbour views and picnic spots. It suits guests staying in the harbour suburbs who want water without the surf.

Ferry

Manly by ferry

The ferry from Circular Quay takes about 30 minutes, and The Corso joins the wharf to the ocean beach. Shelly Beach is a strong spot for snorkelling, and Q Station, a former quarantine station, runs history and ghost tours. Suggest guests check the last ferry home.

Day trip north

Barrenjoey Lighthouse at Palm Beach

National Parks says the lighthouse is about 1 km on foot from the car park by one of several tracks, with some very steep sections, a half-hour guided tour on Sundays and an A$12 per vehicle per day park fee. Sydney.com notes that a seaplane from Rose Bay cuts the trip to about 20 minutes.

Saturday and Sunday

Bondi Farmers Market and Bondi Markets

Destination NSW lists the Bondi Farmers Markets on Saturdays for fresh produce and the Bondi Markets on Sundays for local artisans. A good first morning for guests who have come off a long flight.

The playbook

How Cavmir Would Market Three Sydney Homes

Cavmir has no clients in Sydney yet. These are the plans it would start with for three common kinds of home here: the situation, the plan, and what each one aims at.

Two-bedroom apartment in Bondi Beach
The situation

A strata apartment a few streets from the sand, run non-hosted and listed as a 'beach apartment' with a handful of photos, one minimum stay all year and no mention of the building's rules, with the owner counting the 180-night cap in a spreadsheet.

The plan

Check the by-laws and the registration, then rewrite the listing around the walk to the Icebergs pool and the coastal path, with the air conditioning, balcony and walking minutes in the first photos. Plan the 180 nights across December, January, New Year's Eve and the school holidays, offer stays of three weeks or more for the rest, and set up one night counter across Airbnb, Booking.com and a direct-booking page that carries the STRA property ID.

What it targets

Built to earn the higher rate in the weeks that matter and to keep the home inside the cap. Track nightly rate in the high season against the shoulder months, nights used against the cap, the share of international guests, direct bookings and value scores in reviews.

Three-bedroom terrace in Surry Hills or Darlinghurst
The situation

A terrace within walking distance of Oxford Street and Central, let non-hosted to weekend visitors, whose owner has read about the City of Sydney's debate on non-primary-residence letting and has no plan for either outcome.

The plan

Check the registration, the council's current position and the building's conditions, then split the home into two products: nightly stays timed to Mardi Gras and the summer holidays, and longer stays for workers and people relocating. Write the suburb guide, the walking minutes to the train and the ferry, and the Mardi Gras and New Year's Eve pages, and set up direct booking and a list of past guests so the home doesn't depend on one channel.

What it targets

Aimed at a calendar that holds up if the rules tighten. Track the share of nights sold as longer stays, nightly rate on event weekends, direct and returning guests, and the council's published decisions.

Four-bedroom house in Palm Beach
The situation

A holiday house that books out at Christmas and on a few summer weekends, is used by the owner's family for some weeks, and has a listing that reads like every other beach house with no plan for the quiet months.

The plan

Split the calendar into owner weeks, summer weeks and the rest, and keep a record of private use for the owner's accountant, since the ATO's holiday-home guidance asks for apportionment. Photograph the peninsula, the walk to the beach and the Barrenjoey lighthouse track, write weekday and shoulder offers for couples and small groups, and add a direct-booking page with a minimum stay set by season.

What it targets

Designed to lift weeks outside the summer peak without discounting the peak itself. Track September to November bookings, mid-week bookings, the nightly rate in December and January, review scores and how many guests return.

FAQ

Sydney Airbnb Marketing: Questions, Answered

Does Cavmir offer Airbnb and holiday-home marketing in Sydney?

Yes. Cavmir works remotely with owners and managers of Sydney holiday homes, from Bondi apartments and harbour houses to inner-city terraces, Manly flats and Palm Beach homes, on websites, listing copy, photo direction, search and AI visibility, social posts and email. We are a marketing agency, so registration, strata approvals, insurance and tax remain with you and your advisers. See our website design page for the booking site.

What do holiday rentals earn in Sydney?

Over the year to September 2026, AirROI puts the average Sydney listing at A$380 a night and 49.1 percent occupancy, or about A$49,223 a year. The median listing earns about A$4,390 a month, the top quarter A$7,290 or more and the top tenth A$11,000 or more. Bondi Beach averages A$47,425 a year, Manly A$49,929 and Palm Beach A$67,667 on fewer, pricier nights. Treat them as market averages, not a forecast for your home.

When is demand highest for Sydney rentals?

December is AirROI's strongest month, at about A$7,160 a listing, and November to January is its high season. New Year's Eve, the summer school break that starts on 18 December 2026 and the Mardi Gras weekend add to it. May, June and September are the quietest months, though Vivid Sydney (28 May to 19 June 2027) and the July school holidays give winter a reason to book.

Do I need to register a Sydney holiday rental, and is there a night cap?

Yes to registration: NSW requires you to register on the STRA Register through the NSW Planning Portal before you advertise, at A$65 with A$25 a year to renew, and to show the property ID on every online listing. In Greater Sydney, a home you don't live in during the stay is limited to 180 days a year, counted from your registration date, and one booking of 21 consecutive days or more sits outside the count. Hosted letting has no cap. This is orientation, not legal advice.

Do the rules differ between Bondi, the harbour suburbs and the city?

The state framework is the same, but the councils are not standing still. The City of Sydney voted on 28 April 2026 to seek advice on a time-limited ban on non-primary-residence short-term rentals in named inner suburbs, and Waverley Council is reviewing how to strengthen compliance with the 180-night cap. For Woollahra and Northern Beaches we found no separate night cap in the pages we read. Strata by-laws can restrict letting in an apartment building. See our rules by state page.

How is holiday-rental income taxed in Sydney?

Rent is assessable income. The ATO's August 2026 guidance asks you to apportion costs for private use of a holiday home (ruling TR 2026/1; guidelines PCG 2026/2 and PCG 2026/3). Residential rent from premises used mainly as housing is input taxed, so no GST is charged on it, but GST applies to stays of fewer than 28 continuous days at hotels and similar commercial residential premises. NSW land tax applies once taxable land value passes A$1,075,000. Ask a registered tax agent about your own case.

What does the law require on a Sydney booking page?

Show the STRA property ID on the online listing, make the premises match the advertising, and display one total price including unavoidable or pre-selected fees such as the cleaning fee, which the ACCC's price display guidance requires. A federal Act passed in 2026 adds a rule that transaction-based charges be shown alongside the base price, listed to commence on 1 July 2027. A direct-booking site gives you control of all three.

How much does marketing cost for a Sydney property?

It depends on the scope. Website and monthly-plan prices are shown in A$ on the pricing page, and there is a longer description of the monthly work on the monthly plans page. Talking through your property costs nothing: contact Cavmir.
