* Market averages in Australian dollars from AirROI data for Exmouth, Western Australia, October 2025 to September 2026 (monthly tables September 2025 to August 2026), in Australian dollars as AirROI shows them; AirROI's Exmouth market names the town and the Cape Range and Ningaloo coast but does not define its boundary, and no separate Coral Bay figures are quoted. The yield is Cavmir's estimate. A single home's numbers depend on its size, its location and how it is marketed.

Holiday Rentals in Exmouth and Ningaloo

Cavmir is an Airbnb marketing agency for Australian holiday homes. This page is for owners and managers of short-stay homes in Exmouth & Ningaloo.

Exmouth sits on the tip of the North West Cape in Western Australia, 1,270 km north of Perth, and it exists because of what is offshore. The Shire of Exmouth describes the Ningaloo Marine Park as World Heritage-listed and running 260 km along the Cape's west coast, with Cape Range National Park behind it, its gorges, walking trails, camp sites and beaches. The 2021 Census counted 2,806 people in the Exmouth locality and 1,980 private dwellings, 240 of them unoccupied on census night. That is a small town carrying a very large visitor economy. This page covers Exmouth and Coral Bay, the small beachside settlement about 150 km south, and it speaks to owners and managers of holiday homes in both.

Guests come for a season of animals. Whale sharks arrive from March and, depending on whose calendar you read, stay until July or August. Humpback whales pass from about June to October. Marine turtles nest from November to March, and the Carnarvon Visitor Centre says visitors can swim with manta rays at Coral Bay all year. A Time Out report from March 2026 counted a record 41,000 whale shark swims in 2025 and said 11 whale shark tour operators have been granted licences, with tours taking up to ten swimmers at a time. For a host, that means your guest has usually booked the tour first and the bed second, so your calendar should follow the animals.

The homes are mostly houses. AirROI, the short-term rental data provider this page uses, tracked 149 active listings in its Exmouth market for the twelve months to September 2026. Of those, 81.9 per cent are houses (122 listings), 91.9 per cent rent the entire place and only three are apartments. Hotels and boutique stays make up 8.7 per cent (13 listings). Of the 136 entire homes that AirROI breaks down by bedrooms, the three-bedroom houses lead with 51, then four-bedroom homes with 30 and one-bedroom homes with 29. AirROI says 99 per cent of listings show a permit. A guest browsing Exmouth is choosing between family houses with a yard, a handful of units and the resorts and caravan parks that AirROI does not count.

The figures in the stats box are AirROI's for Exmouth, covering October 2025 to September 2026 and printed in Australian dollars. An average listing earned A$57,584 over those twelve months, 2.1 per cent more than the year before, with A$455 a booked night and 46.8 per cent occupancy. AirROI's Western Australian average is A$50,425 a year at A$335 and 52 per cent, so Exmouth's guests pay well above the state rate for the nights they book and fill slightly fewer of them. AirROI does not define the market's boundary beyond the town name and the Cape Range and Ningaloo coast, and I could not open a separate AirROI page for Coral Bay, so no Coral Bay figures are quoted here. Treat the numbers as describing Exmouth and its coast.

Coral Bay is a different product. It sits in the Shire of Carnarvon, not the Shire of Exmouth, and the State's planning for it is built around visitors rather than residents. In April 2015 the Western Australian Government raised the visitor cap for Coral Bay from 4,500 to 5,300 people under the Coral Bay Settlement Structure Plan 2014 and said no permanent residential development would be allowed. That shapes what a private owner can hold there, which the regulation section covers. For the guest, Coral Bay is the place where the reef is a short walk from the sand: the Carnarvon Visitor Centre says snorkelling is fantastic just off the beach at Bill's Bay. A host in either town is selling the same coast at a different pace.

Cavmir in Exmouth & Ningaloo

What Cavmir Does for Exmouth & Ningaloo Hosts

Cavmir would market an Exmouth or Coral Bay home as a place to stay for a season of animals, not as one more listing on a long list. For an owner here, the starting point is a booking website that settles what a guest wonders before paying for a tour: how far the house is from the boat ramp, the park gate and the beach, what the kitchen and outdoor area are like, and what is open in town. Around that sit pages that turn up when travellers search Google or ask an AI assistant about whale shark swims, humpback season and where to stay near Cape Range, photos shot in the order guests judge a house, a social calendar that follows the whale shark and humpback seasons, and emails to last year's guests ahead of the next season. Cavmir works remotely with owners across Australia, and the plan is shaped around your house, your season and your calendar.

Then and now

The Exmouth Short-Stay Market, Then and Now

Exmouth is a young town. Prime Minister Harold Holt opened the Exmouth township on 16 September 1967, the day the Naval Communication Station on the Cape was commissioned, and his speech listed what a time capsule was to hold: the town's history and plans, letters, residents' names, newspapers, a telephone directory, seeds and shells. The town was built to support the station, which Critical Comms says followed agreements Australia and the United States signed in 1963. The station sends very low frequency signals to submarines through an array of 13 towers across more than 400 hectares, the tallest nearly 400 metres high. Command passed from the US Navy to the Royal Australian Navy in 1992, and the Department of Defence runs the station under a 2008 agreement.

The Gulf has a wartime chapter too. Under Operation Potshot the United States Navy used Exmouth Gulf as a refuelling and maintenance base for submarines, and the seaplane tender USS Childs and three Catalina aircraft headed for the Bay of Rest anchorage on 19 May 1942. After Japanese raids on 20 and 21 May 1943 the Americans abandoned the base, and Potshot was wound up in 1945. The Navy history account adds that the Operation Jaywick raiding party came safely back to Exmouth Gulf on 19 October 1943. The airfield the US Navy asked for in late 1942 became Learmonth Airfield, named after Wing Commander Charles Learmonth, killed in a training flight accident off Rottnest Island on 6 January 1944. It is now one of the RAAF's three bare bases, and it is the airport a guest flies into.

Tourism grew up beside the station, and accommodation followed the tours. A Shire of Exmouth public notice dated 9 November 2021 shows the scale of the larger projects: a Development Assessment Panel application for 36 serviced apartments for short-term holiday accommodation at 17 Payne Street. The short-stay platforms added private houses to that mix. By the twelve months to September 2026 AirROI counted 149 active listings, nearly all of them houses and entire homes, and the rise of private holiday homes has run into the town's biggest constraint, which is housing for the people who work in tourism.

That pressure is why short stays are a live topic here. The 2021 Census gave a median weekly rent of A$340 in Exmouth, and Microburbs now shows a median house rent of A$1,400 a week, up 55.6 per cent on the year, on 25 rental listings. Microburbs also reports a median house price of A$1,000,000 on 45 sales in the past twelve months, up 13.6 per cent, and 43.8 per cent of households renting in the 2021 Census. On 30 September 2024 the State announced the sale of about 18 hectares at the edge of Exmouth Marina to a consortium planning up to 150 residential lots, and the same release mentioned incentives for owners of short-stay or vacant homes to move them onto the rental market. In late March 2026 Cyclone Narelle, reported as a category four system, hit Exmouth. The Learmonth terminal was shut for a time because of roof damage, and on 27 April 2026 DBCA reopened 311 campsites across 18 campgrounds in Cape Range National Park and the Nyinggulu coastal reserves, with some sites staying closed.

Rates and seasons

Rates, Occupancy and Seasons in Exmouth & Ningaloo

Rates and revenue

Exmouth's rates are high for Western Australia, and they climb steeply with size. AirROI puts the market's average at A$455 a booked night, against A$335 for the state. By bedroom count, the average one-bedroom home earns A$39,200 a year at A$305 a night and 49 per cent occupancy, a two-bedroom A$65,400 at A$388 and 54 per cent, a three-bedroom A$50,500 at A$476 and 42 per cent, and a four-bedroom A$100,000 at A$696 and 48 per cent. The medians run a little lower: A$40,100, A$62,900, A$45,100 and A$94,700. The pattern is worth reading closely. Two-bedroom homes outearn the average three-bedroom, because they fill more nights, and four-bedroom homes earn about double a three-bedroom at only a modest step up in occupancy. A three-bedroom house in Exmouth is the most common product, and the one most likely to be priced for the wrong guest.

AirROI splits the year into three seasons. Its high season, April to August, averages A$9,120 a month per listing at 63 per cent occupancy and A$458 a night. September and October average A$6,640, 48 per cent and A$452. November to March average A$4,860, 36 per cent and A$428. Revenue is far more seasonal than price: the nightly rate moves only about 7 per cent between the high and low seasons, while monthly revenue nearly doubles. In the twelve months AirROI reported, July 2026 was the best month at A$11,488, 66 per cent occupancy and A$503 a night, and February 2026 the weakest at A$2,875, 27.5 per cent and A$426, so July earned about four times February. Rates barely drop in summer, which makes summer a question of filling nights rather than cutting prices.

Guests book early for the season and late for the rest. AirROI's average lead time is 97 days. July 2026 stays were booked 143 days ahead on average and April 2026 stays 141 days ahead, while January and February bookings came in about 47 to 48 days ahead. The average stay runs between 4.9 nights in March and 6.7 nights in November, with most months between 5 and 5.6. A host who opens the April to July calendar late, or prices it flat, gives away the months that carry the year, and a host who holds a rigid minimum stay through the quiet summer weeks can lose the last-minute guest who wants six nights. AirROI's RevPAR, the revenue per available night, is A$220 across the market. Set against the A$1,000,000 median house price on Microburbs, the average listing's A$57,584 is a gross yield of about 5.8 per cent, and the three-bedroom average of A$50,500 about 5.1 per cent, which is where the 5-6% in the stats box comes from. That is before platform fees, cleaning, rates, insurance and management. These are market averages, not a forecast for your house, and the monthly figure in the stats box is the annual average divided by twelve.

The year in Exmouth & Ningaloo

Summer here is December to February, and for Ningaloo it is the quiet season. February 2026 was AirROI's lowest-revenue month at A$2,875 per listing, and the Ningaloo Centre cuts its weekend hours from November to February. The Exmouth guide published by Nomadasaurus, updated in January 2026, says the Cape Range walking trails are generally not recommended from December to March. Turtle nesting runs from November to March, with guided tours from December to February, and the Western Australian school holidays carry the summer: the last day of Term 4 is Thursday 17 December 2026 and Term 1 begins on Monday 1 February 2027. Autumn is the turn. The April break falls on 10 to 25 April 2027, between Terms 1 and 2, and whale sharks are in the water by then. The Shire's Ningaloo Sky Festival ran from 27 to 29 June 2025 and the Shire calls it a festival every two years; I found no 2027 dates, so check before you build a promotion around it.

Winter is the peak, and it is when guests pay for the water. AirROI's high season is April to August, with May, June and July each running above 64 per cent occupancy in the year to August 2026. Whale sharks run to July or August, humpbacks are passing from about June, and the Nomadasaurus guide says the Whale Shark Festival is usually held over the last weekend of May. The July break is 3 to 18 July 2027. Spring is the shoulder. September and October average around 48 per cent occupancy, humpbacks are still passing until October, and the spring break is 25 September to 10 October 2027. The quiet months are not empty, and the way to use them is to sell them to a different guest: longer stays in November, which averages 6.7 nights, turtle nesting for families in December and January, and kitesurfers, since the Nomadasaurus guide places the flat-water spot at Sandy Bay in mid-August to March.

The rules

Short-Stay Rules in Exmouth & Ningaloo

The first layer is the State's. A home at Exmouth or Coral Bay that takes guests for stays of less than three months in total across a year has to sit on the Western Australian Short-Term Rental Accommodation (STRA) Register, hosted or not, and has to be registered before it is advertised or takes a booking; the deadline for existing hosts was 1 January 2025. The Department of Local Government, Industry Regulation and Safety (LGIRS) runs it. The fee is A$250 to register a premises and A$100 each year to renew (the fees page was last updated on 2 July 2026). The registration number must be shown in a conspicuous, readily visible way on every advertisement and must match the premises, so put it on your own website as well as each platform listing. When the laws passed, the government announced fines of up to A$20,000 for an individual and A$100,000 for a corporation for offences such as false or misleading information (release of 17 April 2024). The form also asks where your development approval stands, so the shire question comes up on the day you register.

The second layer is the Shire. Under the State's planning reforms, a hosted stay, where the host lives on site, needs no planning approval anywhere in Western Australia. For an unhosted home outside the Perth metropolitan councils, which covers Exmouth, the call belongs to the local government. The 90-night exemption you may have read about is a Perth rule and does not apply here. The Shire of Exmouth's town planning page names Local Planning Scheme No. 4, published in the Government Gazette on 12 March 2019, as the operative scheme, and it says nothing about holiday houses. I could not find a plain-text statement of what the Shire requires for an unhosted holiday home, because its holiday house information sheet is a scanned image. Ring the Shire on 08 9949 3000 and ask whether your address needs development approval, and whether your set-up falls under its accommodation licensing: its health page says accommodation premises must be licensed or registered with the local government, though it does not mention holiday houses by name.

The planning rules are also due for a rewrite. The Shire is preparing a new Local Planning Scheme No. 5 and Local Planning Strategy. Its timeline runs from a background review in June to August 2026 and preliminary consultation, with an online survey, in September 2026, through drafting to about July 2027, then roughly 90 days of public advertising from about August to November 2027 and finalisation from about December 2027 to May 2028. Nothing on the Shire's page says what the new scheme will do about short stays, so do not assume it will leave them as they are. Coral Bay is the Shire of Carnarvon's ground. In its April 2015 announcement the State described the Coral Bay Settlement Structure Plan 2014 as a 25-year framework, approved strata-titled short-stay accommodation on one lot, and ruled out permanent residential development, directing permanent housing proposals to Exmouth and Carnarvon. Before you buy or list a house in Coral Bay, ask the Shire of Carnarvon what its scheme allows on your lot.

A unit adds the strata scheme. The register's guidance lets a strata or community title lot be used for short-term rental unless a by-law prohibits it, and it warns that breaking such a by-law, or failing to get development approval where it is required, can lead to your registration being cancelled or suspended. Read the by-laws before you list. For tax, the Australian Taxation Office (ATO) treats holiday-home rent as income you declare, and lets you claim ownership costs such as interest, rates, body corporate fees, land tax and repairs only when the home is used or held mainly to earn rent. Western Australia's land tax falls on land that is not your principal place of residence, assessed on the unimproved value of all the land you hold at midnight on 30 June. On foreign buyers, foreign persons are banned from buying established dwellings from 1 April 2025 to 30 June 2029, with limited exceptions that still need approval (Foreign Investment Review Board guidance note 6, version 5, 1 July 2026).

Park rules matter to your guests rather than to your registration. Cape Range National Park charges A$17 per standard vehicle and allows no dogs or other pets, which is worth stating on any listing that takes dogs. All of this is orientation, not legal advice, so confirm each rule with the Shire, the register or your own adviser before you act. Our Australian short-stay rules page sets out the other states. Cavmir looks after the marketing side, meaning the website, search, photos, social and email, while permits, registration and tax stay with you and your advisers.

Marketing

Marketing a Holiday Home in Exmouth & Ningaloo

What works here

Start the listing with the season, not the house. A guest in Exmouth has usually booked, or is about to book, a whale shark swim, and the fastest way to win the booking is to answer the logistics. Say how many minutes the house is from the boat ramp, from the Cape Range park gate and from the beach you would send them to, after you have driven it yourself. Vlamingh Head Lighthouse is 17 km from town, the Graveyards kitesurf spot is about 25 km, and Coral Bay is about 150 km south, so guests ask how far everything is. Put the registration number where Western Australian law says it must be, and say what the house offers for people coming off a boat: outdoor shower, rinse area, somewhere to dry wetsuits, shade. Those are the details a three-bedroom house in a market of 51 three-bedroom homes needs to stand out.

Price and open the calendar the way guests book it. April, May, June and July are booked furthest ahead, about 141 and 143 days for April and July 2026, so open them early and price them as the peak they are. Exmouth rates barely drop in summer, so the lever in the quiet months is the length of stay and the guest, not the price: November stays average 6.7 nights, so a weekly rate and a longer-stay offer suit it, and a December or January listing can sell turtle nesting tours to families. Two-bedroom homes outearn the average three-bedroom in AirROI's data, which suggests that a three-bedroom with a poorly priced third bedroom is leaving money on the table. Think about which guest each bedroom is for before you set the rate.

Use every channel, and own the direct one. Airbnb and Booking.com are the obvious channels for a coastal market like this, and Stayz and Vrbo are the other holiday-home sites Australian guests use. Check how your listing is set up on each, because accounts and fees differ by platform. Keep your Google Business Profile complete, with the house, photos and a link to your direct booking site. Guests who loved the whale sharks come back for the humpbacks or the turtles, and writing first to people who stayed before costs you nothing. Cape Range does not allow pets, so a dog-friendly house near town should say so clearly, along with what guests should do about the dog on tour days. Photos should show the outdoor area at the time of day guests will use it, and the house from the doorstep, since many guests arrive by flight and hire car.

Treat operations as marketing, because the town is small and the cleaners are few. A tight turnover plan, spare linen and a local contact who can reply quickly matter more here than in a city, since housing for local workers is tight and the nearest capital city is 1,270 km away. After a storm or road closure, update your listing and your guests the same day. DBCA reopened 311 campsites on 27 April 2026 but kept some sites and parks closed, so link to its alerts page (alerts.dbca.wa.gov.au) in your welcome message and say what is open. Guests read reviews for exactly this kind of detail, and a host who answers questions before they are asked builds the reviews that sell the next season.

What makes it hard

The first challenge is distance and access. Exmouth is 1,270 km from Perth, the nearest city in this set (see the Perth page), and guests arrive by flying into Learmonth Airport on the RAAF base or by a long drive. After Cyclone Narelle in late March 2026, a report by The West Australian's journalists, carried by the Albany Advertiser on 28 March, said Learmonth Airport was halted until at least the Monday because of significant roof damage to the terminal, and it quoted an Exmouth charter operator waiting for the brown water to clear. A host in Exmouth can't control flights or roads, but can control the message: what is open, how to get here and what to do if a trip changes.

The second is seasonality and a market that fills fewer nights than the State average. AirROI shows Exmouth at 46.8 per cent occupancy against 52 per cent for Western Australia, with February at 27.5 per cent and July at 66 per cent. A host whose house sits empty from November to March has two answers. Sell the quiet months to a different guest, such as long-stay visitors, families on school holidays and people chasing turtle nesting, or accept the shape and price the peak with confidence. Cyclone damage adds a third layer: DBCA's reopening notice for 27 April 2026 left Charles Knife Canyon, Boat Harbour, One K, the Nyinggulara National Park campgrounds and part of 14 Mile closed, and its Cape Range page still carried closures when I checked on 29 October 2026. Visitors read those notices, and your listing needs to be clear about what works today.

The third is the town's housing pressure, which sits behind every rule and every opinion about holiday homes. Microburbs puts the median house rent at A$1,400 a week, based on 25 listings, and 43.8 per cent of households rented in the 2021 Census. The State sold land at Exmouth Marina in 2024 to add supply. The Shire is also writing a new planning scheme that will take years to settle. In that setting, a short-stay owner who is registered, well run and polite to neighbours is the best case for the sector. Coral Bay adds its own limit: with no permanent residential development allowed, holiday homes there are rare, and an owner who holds one is selling something scarce but should know the planning position first.

Worth knowing. Exmouth began with a time capsule. On 16 September 1967 Prime Minister Harold Holt opened the new township, and his speech listed what the capsule would carry: the town's history and plans, letters, the residents' names, newspapers, a telephone directory, seeds and shells. The town had been built for the naval communication station on the Cape, whose very low frequency array of 13 towers, the tallest nearly 400 metres, still sends signals to submarines. Guests who watch the sun set from Vlamingh Head are looking at the same coast that the town was built to serve.
Money matters for Exmouth & Ningaloo owners
Insurance

Cover for a house you live in rarely matches cover for one that takes paying guests, and a cyclone coast sharpens the questions. Put these to a broker: does the policy cover short-term guests, is public liability included, what is the excess for storm and cyclone damage, is lost rent covered while repairs are done, and does the answer change if a manager takes the bookings. Read the product disclosure statement and its exclusions, and tell your insurer about the guests. Cyclone Narelle, reported as a category four system, hit Exmouth in March 2026, so also ask what the insurer expects from you when a warning is issued. Cavmir does not recommend insurers; that is a broker's job.

Tax

Holiday-home rent is assessable income, says the ATO. Ownership costs such as interest, rates, body corporate fees, land tax and repairs are claimable only if the house is used or held mainly to earn rent, and only for the share that relates to earning it. Costs that exist only because you rent it out, such as platform commissions, booking fees, advertising and guest cleaning, stay claimable either way. Stays by family and friends at no rent or below-market rent mean you apportion the shared costs, and the ATO looks at whether the house is really available at the times people want to holiday, not at what you intended. Sofie is not an accountant, so ask a registered tax agent how this applies to you.

Lending and land tax

Lenders see a short-stay home differently from a long-term rental, and a regional house with a seasonal calendar draws more questions, so speak to a broker early. Microburbs reports a median Exmouth house price of A$1,000,000 from 45 sales in the past twelve months and a median house rent of A$1,400 a week. Land tax in Western Australia applies to land that is not your principal place of residence, on the unimproved value you hold at midnight on 30 June. Foreign buyers face a ban on established dwellings from 1 April 2025 to 30 June 2029, with limited exceptions. Cavmir does not give lending or tax advice, so borrowing and ownership structure belong with your broker and accountant.

Your own website

A Direct-Booking Website for a Exmouth & Ningaloo Home

A direct-booking website for an Exmouth or Coral Bay home earns its place on the day the platform fees land. The guest who found you on a whale shark search should be able to see the house, the season and the booking in one visit. The pages worth writing are the house itself, with every room and the outdoor area, then a season guide that sets out when whale sharks, humpbacks, turtles and manta rays are around and how to book a licensed tour, a page for Cape Range and the beaches with the A$17 park pass and the no-pets rule, a page for Coral Bay if you are near it, and a page for getting there that covers the airport, hire cars and the long drive. Each is the kind of question guests ask before they pay. Cavmir builds the site so that it is yours rather than a copy of a platform listing.

Some things belong on your booking page by law or by good practice. The Western Australian registration number goes in every advertisement, so show it on your own site near the price. Quote the total price up front with the cleaning fee included, so nothing is added at the last step, and write your cancellation terms in plain language. The federal unfair trading practices law, which targets drip pricing (fees added late in a booking), starts on 1 July 2027, and showing the full price now keeps you ahead of it. Add a privacy policy that says what you do with a guest's details and a contact route that works. Guests who have been burned elsewhere look for exactly these things. Check any specific legal duty with your own adviser.

Keep the site current. Park and campground notices change, tours are seasonal, and a page that still lists last year's closures costs you the booking. A simple monthly routine is enough: update the season page, check the Cape Range alerts, refresh the photos when the house changes, and reply to every enquiry within a day. The best sites in a small market are the ones that show a real house, a real calendar and a real person answering, and a direct booking saves the platform fee while giving you the guest's email for next season.

AI search

Getting Named in AI Answers About Exmouth & Ningaloo

More guests now put their questions to an AI assistant rather than a search box: where to stay near Turquoise Bay, when whale shark swims start, which houses near Cape Range allow dogs, how far Coral Bay is from Exmouth. An assistant can only quote what it finds written down, so the site it picks is one that states plain facts: the house, its distance to the boat ramp and the beach, what to bring, and when each season runs. A gallery with no text gives it nothing to say.

The work behind that is called generative engine optimisation: pages that answer specific questions, schema that labels the house, and the same facts on your site, your Google Business Profile and your listings. Where the animals set the calendar, a season page is the page most worth writing. Our guide to generative engine optimisation for holiday rentals covers it in plain terms, and nobody can promise a particular answer from an assistant.

What's next

Where Exmouth & Ningaloo Is Heading

The biggest change on the calendar is planning. The Shire of Exmouth is drafting Local Planning Scheme No. 5 and a Local Planning Strategy, with drafts going to Council and then the Western Australian Planning Commission, about 90 days of public advertising from roughly August to November 2027, and final approval by the Commission and the Minister for Planning after that, from about December 2027 to May 2028. The Shire's page does not say what the scheme will do about short stays. If you want a say, watch the Shire's Your Say page and the advertising window.

Defence and housing come next. Contact magazine reported on 18 March 2025 that work was under way on the Harold E Holt station's transmitter array, the first major upgrade to the helix house since it opened in 1967, on a rolling schedule with no start or end dates given. On housing, the State's 30 September 2024 release on the Exmouth Marina land said up to 150 residential lots would be created, with Stage 1 construction planned for mid-2025 subject to approvals; I did not check whether it has started. More homes for local workers would help every host who needs cleaners and maintenance.

The parks are still recovering from Cyclone Narelle. DBCA's reopening notice said all five Nyinggulara National Park campgrounds were closed with no estimated reopening time, and that sites 12 to 28 at 14 Mile needed relocating and a complete rebuild; its Cape Range page says 14 Mile sites 12 to 28 are closed for works from Thursday 29 October. Check DBCA's alerts page for what is open, and plan your seasonal copy around what guests can actually do. The Shire describes the Ningaloo Sky Festival as a festival every two years, so a 2027 edition looks likely, but I found no dates.

Why we like the work

Why We Love Marketing in Exmouth & Ningaloo

What I love about marketing homes at Ningaloo is that the reason to visit is never in doubt. Most places have to persuade a guest why they should come at all. At Ningaloo the reason is a reef you can step into from the sand and a boat that takes you to a whale shark, so the marketing is mostly about making the booking easy and the facts easy to find. When I write for a house here I start with what the guest will actually do, and the house falls into place around it.

I also like how much the calendar teaches. The season is so strong that the data is easy to read: July 2026 earned about four times what February did, two-bedroom homes outearn three-bedroom ones, and guests book the peak months almost five months ahead. That gives a clear brief for the website, the photos and the email list, and it is satisfying to build a plan that follows the animals and lets a house be the best answer to a particular question.

The part of the work I care about most is the plain detail that makes a guest trust a listing: the real distance to the boat ramp, the park pass and the no-pets rule, what is open and what is closed this month. A small town with a big reputation lives on trust, and a host who tells a guest the plain facts before they arrive earns the review and the return visit. That is the job: a clear page, a calendar that matches the season, and a message that helps a guest plan a trip they have waited for.

Welcome book

Picks for Your Exmouth & Ningaloo Welcome Book

A short list for your welcome book, with places that were open and taking visitors in the most recent sources I could open. Check opening hours and park alerts before you send guests out, because tides, tours and closures change.

Morning

Turquoise Bay

A snorkelling beach in Cape Range National Park with coral and fish close to shore. The Ningaloo Centre says the bay itself suits beginners, while the drift snorkel needs average fitness and has moderate to strong currents. Entry is A$17 per standard vehicle and pets are not permitted.

Gorge

Yardie Creek

A permanent creek flowing between sheer cliffs. DBCA says you can explore it on foot on the 2 km Yardie Gorge Trail, by boat tour or by kayak. Check DBCA alerts before you go, since some Cape Range sites were closed after Cyclone Narelle.

Snorkel

Oyster Stacks

Calm, shallow water close to the shore, good for families. The Ningaloo Centre says to snorkel only around a high tide of 1.2 metres or higher to protect the coral, and to take care entering because the shoreline is rocky with sharp oyster shells.

Sunset

Vlamingh Head Lighthouse

About 17 km from Exmouth, reached via Yardie Creek Road, with sunset views. During the new moon you can see the Milky Way from here, according to the Nomadasaurus guide updated in January 2026.

Rainy or hot day

Ningaloo Aquarium and Discovery Centre

Inside the Ningaloo Centre at 2 Truscott Crescent, alongside the visitor centre. The centre's hours from March to October are 8.30 am to 4.30 pm on weekdays and 9 am to 4.30 pm on weekends, and from November to February weekends close at 1 pm.

Whale sharks

A swim with a licensed operator

Whale sharks are in the water from March, and swims run with licensed operators guided by spotter aircraft. Time Out counted 11 licensed operators in March 2026, each taking up to ten swimmers, so the Ningaloo Centre reservations line on 08 9949 3070 is the place to ask what is running.

Humpbacks

Humpback whale season

Humpbacks pass on their annual migration from about June to October. The Ningaloo Centre books tours and can say which operators are running.

Food

Whalebone Brewing Company

At 27 Patterson Way, brewing its own beer and distilling spirits on site under the Ningaloo Distillery name, with pizza from the kitchen. Its website lists it as open seven days from 12 pm to 10 pm, kitchen until 8 pm, no table bookings, dogs on a lead from 12 pm to 5 pm.

Coffee

Ningaloo Bakehouse and Cafe

The Nomadasaurus guide, updated in January 2026, calls it arguably the best casual cafe in Exmouth, with good quality food. Guests will ask where to go for breakfast, so name it and tell them to check the hours.

Dinner

Mantarays at Mantarays Ningaloo Beach Resort

The guide describes it as a high-end restaurant with views over Exmouth Gulf. Check its booking and opening arrangements before you recommend it.

Coral Bay

Bill's Bay and Five Fingers

The Carnarvon Visitor Centre says snorkelling is fantastic just off the beach at Bill's Bay. Five Fingers is about 4 km south of town, sheltered and good for learning, and Ningaloo Reef Dive runs boat trips that take divers and snorkellers.

The playbook

How Cavmir Would Market Three Exmouth & Ningaloo Homes

Cavmir has no clients in Exmouth & Ningaloo yet. These are the plans it would start with for three common kinds of home here: the situation, the plan, and what each one aims at.

Three-bedroom house in Exmouth
The situation

A common starting point here: a family house a short drive from town, on Airbnb with only a few photos, one nightly rate all year, a short description that does not mention the whale shark season and a registration number tucked at the bottom of the listing.

The plan

Cavmir rewrites the listing around the season and the logistics, with the drive times to the boat ramp and the park gate, and builds a direct-booking website with a season guide, a Cape Range page and the registration number shown where the law says. We reshoot or reorder the photos to show the outdoor area and the rinse-off space, set the April to July calendar to open early, price the quiet months for longer stays, and start an email list for past guests that goes out before each season.

What it targets

The plan targets better enquiry quality from guests who plan around whale sharks and humpbacks, more direct bookings and more repeat guests. Track direct enquiries, the share of April to July bookings made well ahead, average stay in November and bookings from past guests.

Two-bedroom unit near the Exmouth marina or town
The situation

A smaller property sold as a couple's base, listed on several platforms with different photos and prices, little text about what is nearby and no clear answer on strata rules, parking or what is walkable.

The plan

Cavmir aligns the listing text and photos across platforms and writes a plain page for couples and divers: what is in the unit, what is walkable, where the nearest boat ramp and beach are and how to book a tour. We add a short checklist for the strata and register details, build search pages for whale shark swims, humpback trips and Ningaloo for two, and set up an off-season offer for midweek and long stays.

What it targets

The plan targets a clear, consistent listing, a stronger share of direct bookings and more shoulder-season enquiries. Track enquiries by channel, nights booked from September to October, and how many guests write that the listing matched the stay.

Holiday house or strata unit in Coral Bay
The situation

A rare private holiday property in a town where the plan allows visitors but not permanent residents. The listing leans on a generic beach photo, says little about the snorkelling or the distance to Exmouth and does not explain how guests reach the reef from the door.

The plan

Cavmir writes the snorkelling and manta ray guide from the Carnarvon Visitor Centre's own information, adds a getting-here page that sets out the 150 km to Exmouth, and builds a direct-booking site. We organise photos around the walk to the beach, the outdoor area and the tour pick-up, and set up Google and AI search pages for Coral Bay stays.

What it targets

The plan targets enquiries from guests who want the reef at the doorstep, a clear position in Coral Bay search results and repeat bookings for the same weeks each year. Track search visibility for Coral Bay terms, direct enquiries, and repeat guests for the same weeks.

FAQ

Exmouth & Ningaloo Airbnb Marketing: Questions, Answered

Does Cavmir offer Airbnb and holiday-home marketing in Exmouth and Ningaloo?

Yes. Cavmir is a marketing agency, not a property manager, and works remotely with Australian owners and managers. For a house or unit at Exmouth or Coral Bay, that covers a direct-booking website, Google and AI search pages, photos, social media, emails to past guests and help with your Airbnb, Stayz or Vrbo and Booking.com listings. Plans and prices are on the pricing page, and the contact page is the place to start.

Do I need to register my Exmouth holiday home?

Yes, if guests stay for less than three months in total in a year. Western Australia's STRA Register has been compulsory since 1 January 2025, whether you live on site or not. Registration is A$250, renewal A$100 a year, and the number must be conspicuous in every advertisement. Check the State's register page, and treat this as orientation, not legal advice.

Do I need planning approval from the Shire of Exmouth?

If you live on site, the State says no planning approval is needed anywhere in Western Australia. If the home is unhosted and outside Perth, the local government decides. I could not find a plain-text statement of the Shire of Exmouth's current requirement, so ring the Shire on 08 9949 3000 and ask whether your address needs development approval.

What are the rules for a holiday home in Coral Bay?

Coral Bay is in the Shire of Carnarvon. In April 2015 the State announced that the Coral Bay Settlement Structure Plan lifted the visitor cap from 4,500 to 5,300, approved strata-titled short-stay accommodation on one lot and ruled out permanent residential development. Ask the Shire of Carnarvon what its scheme allows on your property before you buy or list.

When is the busiest time for Exmouth holiday rentals?

April to August. AirROI's high season averages A$9,120 a month per listing at 63 per cent occupancy, and July is the best month. Whale sharks swim from March, and humpbacks pass from about June to October. February is the weakest month, and the cape's walking trails are generally not recommended from December to March.

How much do Exmouth holiday homes earn?

AirROI's Exmouth market shows an average of A$57,584 a year at A$455 a booked night and 46.8 per cent occupancy, for the twelve months to September 2026. Four-bedroom homes average A$100,000 and one-bedroom homes A$39,200. Those are market averages and no promise about your house.

Can foreign owners buy a holiday home in Exmouth?

Not an established dwelling, as a rule. The Foreign Investment Review Board's guidance has a temporary ban for foreign persons running from 1 April 2025 to 30 June 2029, with limited exceptions that still need approval. Talk to a lawyer or broker before you act. Cavmir does not give legal or financial advice.

How does Cavmir find guests for a home near Ningaloo?

By giving guests somewhere to ask their questions and book. Cavmir builds a direct-booking site with a season guide, writes search and AI pages for whale shark, humpback and Cape Range queries, shoots photos in the order guests judge a house, and emails past guests before each season. Cavmir does not promise a number of bookings, since that depends on your house, your calendar and the season.
