* Market averages in Australian dollars from AirROI data for the Rye, Victoria market (114 active listings), October 2025 to September 2026, in Australian dollars as AirROI shows them; Sorrento figures come from AirROI's own Sorrento market, same period. The yield is Cavmir's estimate. A single home's numbers depend on its size, its location and how it is marketed.

Holiday Rentals on the Mornington Peninsula

Cavmir is an Airbnb marketing agency for Australian holiday homes. This page is for owners and managers of short-stay homes in Mornington Peninsula.

The Mornington Peninsula is the hook of land that closes off the bottom of Port Phillip, about an hour and a bit south of Melbourne, with the bay on one side and Bass Strait on the other. Rye, in the middle of the bay-side strip, is about 83 km south of Melbourne according to a local agent, and that drive is what makes the peninsula Melbourne's holiday home. This page covers the towns from Dromana and Arthurs Seat down through Red Hill, Rye, Blairgowrie, Sorrento and Portsea, and across to Shoreham, Flinders, Cape Schanck and Point Nepean. If you own a house here, you already know the places that matter to a guest: the calm front beaches on the bay side, the surf beaches on the Bass Strait side, the cool-climate vineyards and farm gates in the hills, and a hot springs complex that gives people a reason to come when it's cold.

The stats box and most of the numbers on this page come from AirROI's Rye market, which covers 114 active listings for the twelve months from October 2025 to September 2026, all printed in Australian dollars. Rye is narrower than the whole peninsula. It leans towards family beach houses on the bay side and it doesn't speak for Red Hill's vineyard cottages or for Portsea at the top end, so where AirROI has a separate page for a town (Sorrento does) we use it and say so. In Rye the average listing takes about A$44,214 a year at A$561 a night with 33.6 per cent of nights booked. Victoria as a whole averages A$36,652 a year at A$360 a night and 40 per cent occupancy, and AirROI puts Australia at 43 per cent. So Rye earns more per listing than the state average, charges much more per night, and fills fewer nights. That's the shape of a market where people pay well for a short list of holiday weeks.

Who books? In AirROI's Rye data 89 per cent of guests are Australian, and Melbourne alone supplies 26.5 per cent of all guests, well ahead of Geelong at 1.3 per cent. The other 11 per cent come from overseas, led by the United Kingdom at 2.8 per cent, New Zealand at 1.2 per cent and the United States at 0.9 per cent. The homes are overwhelmingly whole houses: 98.2 per cent of the listings are entire homes and 91.2 per cent are houses, with apartments at 5.3 per cent. Four-bedroom homes are the biggest group at 39.3 per cent, three-bedroom homes follow at 28.6 per cent and homes with five or more bedrooms make up 17 per cent. That's a market of families and friend groups sharing a house, which is why the cleaning fee, the number of beds and whether the dog can come matter as much as the view.

It's also a large market. Mornington Peninsula News reported on 5 November 2024 that the peninsula is believed to have over 4,500 homes listed on Airbnb alone, dwarfing the Surf Coast at 2,254 and Greater Geelong at 2,314; the paper gave no source for those counts, so treat them as an estimate. Competition is real, but the AirROI data shows most hosts run their own homes: only 8.8 per cent of Rye's listings are professionally managed, 34.2 per cent are co-hosted and 56.1 per cent have Superhost status. A holiday home that's described with care, photographed in the right season and easy to book directly has room to stand out. The usual weak points are easy to spot: a listing that doesn't say which beach it's near and how far on foot, winter photos that don't exist, a cleaning fee that makes a two-night stay look expensive, and a website that's missing altogether.

Cavmir in Mornington Peninsula

What Cavmir Does for Mornington Peninsula Hosts

Cavmir markets a Mornington Peninsula holiday home as a small brand, not a listing. For you that starts with a direct-booking website telling a Melbourne family exactly which beach is closest and how many minutes it is on foot, pages for winter and for the cellar-door season so the house isn't only a January product, and Google and AI-search work that makes the website the one an assistant quotes when someone asks for a dog-friendly house near the hot springs. It also means photography direction, social posts and an email list for the families who come back every summer. We don't manage homes, hold keys or take your bookings off your platforms; we work on the marketing, remotely, and leave permits, levy returns and cleaning with you and the people who look after the house.

Then and now

The Mornington Peninsula Short-Stay Market, Then and Now

The peninsula's first British settlement lasted a few months. The State Library of Victoria records that ships carrying Lieutenant David Collins, who was responsible for over 450 people, almost 300 of them prisoners, reached Port Phillip in October 1803 and set up camp at Sullivan Bay, at what is now Sorrento. The party had missed the mouth of the Yarra, which meant no reliable fresh water; the sand-and-barrel filters they used didn't work, the water stayed brackish and many people fell ill, and by January 1804 Collins and some of the convicts were sailing for the Derwent River in Van Diemen's Land. William Buckley was one of the convicts who escaped from the camp. It's an odd fact to put in a welcome book, and guests do like it: the first people sent to live on this peninsula left because of the water, and almost everyone who comes now arrives to be near it.

The land that became a holiday coast has served other uses. Parks Victoria's page for Point Nepean National Park notes that the Quarantine Station protected Victoria from disease during immigration, later served as an army base, and housed refugees from Kosovo in 1999. The park was created in 1988 and the Quarantine Station was added in 2009. Nearer the hills, the cool-climate vineyards of Red Hill, Main Ridge and Flinders now grow chardonnay, pinot noir and pinot gris, according to Mornington Peninsula Wine, and Peninsula Hot Springs, founded in 1997 by brothers Charles and Richard Davidson, gave the region a reason to visit in the cold months. The springs say they now offer 70 distinct bathing and wellness experiences and won their first Victorian Tourism Award in 2010. For an owner, that history matters because it explains why the peninsula can sell more than January.

Short-term rental grew inside that pattern and the rules followed it. The Shire runs its own Short Stay Rental Accommodation Local Law 2022 and a Code of Conduct, and it requires owners to register each property every year. The bigger change came from the state. The Short Stay Levy Act 2024 began on 1 January 2025 with a 7.5 per cent charge on stays under 28 consecutive days, and from that day apartment buildings could vote to shut short stays out. Mornington Peninsula News in November 2024 also covered an argument over where the levy money goes: the Committee for Frankston and Mornington Peninsula said it was told only A$10 million of the state's A$6.3 billion Big Housing Build and Regional Housing Fund would be spent on the peninsula, which its chief executive put at 0.15 per cent.

Where does supply and demand sit now? Rye's 114 active listings rank the market 42nd of 199 Victorian markets in AirROI's data, and Sorrento adds 42 more at a higher price point: A$53,828 average annual revenue, A$670 a night and 33 per cent occupancy. Occupancy across both is about a third of nights, and in AirROI's Rye table December and January each earn well above any other month. The gap between a median listing and a strong one is wide: the median Rye listing earns about A$4,290 in a month while the top quarter earns A$7,420 or more and the top tenth A$12,800 or more. A lot of that spread comes from three things you can influence: the size and features of the house, how well it's presented, and whether it has something to sell between the summer holidays.

Rates and seasons

Rates, Occupancy and Seasons in Mornington Peninsula

Rates and revenue

AirROI's Rye average is A$561 a night, which is a premium market rate: the same source puts Victoria at A$360 and Australia at A$385. Revenue per available night (RevPAR) is A$197. In the percentile data, the median Rye listing charges about A$480 a night with 29 per cent occupancy, the top quarter A$700 or more with 45 per cent or more, and the top tenth A$935 or more with 60 per cent or more. At the bottom, a quarter of listings charge A$355 or less and fill 16 per cent of nights or fewer. Sorrento, as its own AirROI market, runs higher still at A$670 a night, with a peak in January of about A$13,800 per active listing and a low in September of about A$3,170. The stats box shows the Rye average revenue as a monthly figure, A$3,685, which is the A$44,214 annual average divided by twelve. It's an average over the year, not what a house earns in any given month.

Size sets the price more than anything else. Among Rye's entire homes, two-bedroom listings average about A$375 a night and a median of A$18,400 a year; three-bedroom homes average A$438 a night at 34 per cent occupancy with a median of A$21,000; four-bedroom homes average A$649 with a median of A$33,700; and homes with five or more bedrooms average A$805 a night at 40 per cent occupancy with a median of A$65,500. Amenities make a visible difference. Listings with a pool average A$83,500 a year against A$32,600 for those without, with a hot tub A$77,700 against A$38,300, with an indoor fireplace A$60,200 against A$33,800, and allowing pets A$57,000 against A$36,500. AirROI points out that these gaps partly reflect the kind of home that has the feature, so a hot tub on its own won't double your income. But they show what guests pay for here: a pool in summer, a fire and a hot tub in winter, and a house that takes the dog.

Guests book close in. The average lead time in Rye is 33 days and the average stay is 4.3 nights, but both swing with the season. In December the average stay stretches to 7.2 nights, and November bookings are made about 73 days ahead, which is when families lock in summer. By contrast, March and May stays average 2.9 and 2.3 nights and August 2.4 nights. Fees matter too. Ninety-one per cent of Rye listings charge a cleaning fee; the median is A$303 and the average A$329, which AirROI calculates at 14.1 per cent of gross revenue. Guests notice a A$303 fee on a two-night stay in a way they don't on a week, so many hosts do better with a longer minimum in peak weeks and a lower effective cost for short stays in the quieter ones. Rye guests rate their stays 4.87 out of 5, 43 per cent of listings carry the Guest favourite badge, and value is the lowest-scoring category at 4.75. The numbers on this page are AirROI's, for October 2025 to September 2026.

The year in Mornington Peninsula

The peninsula has one dominant season, and it is summer. AirROI's Rye data has December as the peak month, at about A$10,070 per active listing with 51.6 per cent occupancy and A$594 a night, followed by January at A$9,489, 50.4 per cent and A$602. August is the lowest, at about A$3,732 and 25.2 per cent, so December earns about 2.7 times August. AirROI sorts the year into high (December and January, averaging A$9,780 a month and A$598 a night), shoulder (February to April and June, A$5,700 and A$538) and low (May and July to November, A$4,410 and A$541). The monthly figures are calculated differently from the annual average, so they don't add up to it; use them to compare one month with another. Victorian school holidays drive the summer: the state's break this year is 21 December 2026 to 27 January 2027, and the autumn holidays follow Term 1's last day on 25 March, with Term 2 beginning on 12 April.

The quiet months are where most owners have room to grow. October and November are the weakest spring months, at 22.3 and 27.7 per cent occupancy in the year AirROI measured, yet rates barely move, from A$551 and A$562. The months of June and July, when Victoria's winter holidays fall (the 2027 break is the gap between Term 2 ending on 25 June and Term 3 starting on 12 July), run at 33.1 and 28.7 per cent, which is not bad for the coldest weeks of the year, and it is where the hot springs matter. There's also a rhythm of local dates to build around. The Hill & Ridge Community Market at Red Hill runs from September to May, usually on the first Saturday of the month, from 9am to 2pm at 184 Arthurs Seat Road, with dates on 7 November and 5 December 2026 and 2 January, 6 February, 27 March (Easter Saturday), 3 April and 1 May 2027. The one big dated event we could confirm is the Portsea Polo at Jarman Oval, Point Nepean, on Saturday 13 February 2027, an R18 event that the organisers say opens at midday and finishes at 7pm. Peninsula Hot Springs has also run Diwali celebrations in recent Novembers, but we couldn't confirm a date for this year.

The rules

Short-Stay Rules in Mornington Peninsula

Victoria sets one rule for every holiday house from Portsea to Dromana, and it's a tax. The Short Stay Levy takes 7.5 per cent of the total booking fee on any stay under 28 consecutive days (the checkout day isn't counted), for stays since 1 January 2025. The State Revenue Office counts the nightly rate, cleaning fees, GST and a late checkout fee as part of the booking fee, and leaves out card processing charges and damage charges; its worked example turns a A$1,000 fee into a A$75 levy. Apply that to a Rye house at the AirROI average: three nights come to about A$1,683, a A$303 cleaning fee takes the booking fee to A$1,986, and the levy is about A$149. A booking made through Airbnb or another platform is the platform's liability and you need no registration. A booking you take on your own website is yours to register and pay, with the State Revenue Office, before your first return. Collect A$75,000 or more in booking fees in a year and you lodge every quarter; collect less and you lodge once a year, due by 30 January. The levy doesn't touch a stay in the home where you or a tenant actually live, or hotels and motels. We couldn't find a statewide host licence or register on the State Revenue Office or Consumer Affairs Victoria pages we opened.

Then the Shire. Mornington Peninsula Shire's page says short stay rentals are regulated by the Short Stay Rental Accommodation Local Law 2022 and that you must register the property with Council each year; registration fees aren't refundable. You must appoint a designated contact who can respond to property issues within two hours, day or night, and give that person's details in writing to your adjoining neighbours, including the homes directly across the street. You must show the Council-issued registration number on every online platform that advertises the property, provide adequate off-street parking and garbage bins, and make sure guests follow the Code of Conduct. For repeated serious issues Council may cancel your registration. The Business Licence Information Service lists a short stay rental application fee of A$369.60 for 2025-26; we couldn't confirm the 2026-27 fee, so ask the Shire on 1300 850 600. That same service notes you may also need planning approval depending on your circumstances, and we didn't find a Shire page that explains when. AirROI's Rye page counts none of the 114 listings as showing a permit. That may be a limit in what AirROI can read, but it's worth checking your own listing against the Shire's rule.

Own a unit or townhouse in a Sorrento or Rye complex and there's a second layer. Since 1 January 2025 an owners corporation can write a short-stay ban into its rules, but only with 75 per cent of lot owners behind it (counted by lot entitlements when there's a ballot or poll), according to Consumer Affairs Victoria. A lot lived in by its owner or occupier is exempt, the ban can start on a later date, and it has to sit alongside other laws, including local planning rules. If you're looking at a unit for short stays, read the building's current rules and ask the manager whether a vote is coming. A freestanding house on its own title doesn't come under this power.

Federal rules sit underneath. The ATO says a holiday home's rental deductions depend on whether it's genuinely available for rent and used mainly to produce rental income; time you or your family and friends use it isn't deductible, blocking out dates for yourself counts against you, and costs have to be apportioned if the home is rented for only part of the year, used privately for part of it, or let to friends and family below market rent. Costs that relate only to renting, such as commission and advertising, are generally fully deductible. A buyer who isn't a citizen or permanent resident meets the foreign investment rules too. The ATO page puts the ban on foreign persons buying established dwellings between 1 April 2025 and 30 June 2029, with limited exceptions, and it reaches temporary residents buying an established dwelling to live in. Approval has to be sought through the ATO before the purchase.

Read this as orientation, not legal advice. Fees and rules move, and the final word on your address belongs to the Shire, the State Revenue Office and your accountant. The rules page compares the other states. Cavmir looks after the marketing side.

Marketing

Marketing a Holiday Home in Mornington Peninsula

What works here

Say which coast you're on and how many minutes it is on foot. The peninsula has two completely different shorelines, a few kilometres apart: the bay side with its calmer beaches, and the Bass Strait side with surf, cliffs and walking tracks. A Melbourne family knows exactly what that difference means for toddlers and for teenagers, and many listings blur it into 'close to the beach'. Name the beach, give the walk in minutes, say whether the water is calm enough for small children, and put a photo of the walk in the gallery. Parks Victoria's page for Mornington Peninsula National Park says dogs aren't permitted anywhere in the park, including beaches, car parks and Greens Bush, so a guest travelling with a dog needs to know which nearby beaches they can use. A dog-friendly house is a selling point: AirROI's Rye data has pet-friendly listings earning A$57,000 a year against A$36,500 for the rest.

Build winter into the listing. Peninsula Hot Springs at Fingal is less than 90 minutes from Melbourne, with a Bath House of 50 bathing experiences open to all ages and an adults-only Spa Dreaming Centre for guests 16 and over. Pair it with a fire, wood provided, a cellar door open on a quiet weekday, and a Saturday market, and you have a weekend a guest can picture. Mornington Peninsula Wine lists chardonnay, pinot noir and pinot gris as the region's cool-climate varieties, and cellar doors such as Ten Minutes by Tractor, open daily 11am to 5pm, give a weekend away something to do besides the beach. In AirROI's Rye data, 39 per cent of listings have an indoor fireplace and those that do average A$60,200 a year against A$33,800. Put the heating, the fire and the dry-wood supply in the first five photos of your winter listing, and shoot the house in June as well as January.

Price the levy and the cleaning fee deliberately. The levy comes to about 7.5 per cent of what a guest pays you, and you should decide whether it sits inside your nightly rate or is shown on its own. A listing that charges a A$303 median cleaning fee on a two-night stay looks expensive next to a similar house with a three-night minimum and a lower fee, so set minimum stays by season. Many peninsula owners keep a one-week or three-night minimum in the summer holidays and a two-night minimum in autumn and winter, then use a winter package, such as a night at the hot springs, to lift the length of stay. Set your January rates well before November, because AirROI shows families booking about 73 days ahead for summer and the best weeks go early.

Don't depend on one channel. Airbnb, Booking.com and Vrbo (and Stayz, which we couldn't open to check how it now appears) all bring guests, but a family that's taken the same house every January for years shouldn't have to pay a commission to return. A direct-booking website, a Google Business Profile and an email list for past guests give you something you own. If you take direct bookings, remember the levy and the registration number rules above. The Sorrento to Queenscliff ferry, about a 40-minute crossing that takes foot passengers, bikes and vehicles and welcomes pets, makes a good two-region weekend, and a short page on it, with how to book, helps a guest from Geelong or the Bellarine decide to cross.

What makes it hard

The calendar is the hardest part. AirROI's Rye data shows December earning about 2.7 times what August does, and for a house that's mostly a summer product, the other nine months are where the year is won or lost. The way to answer it is to treat winter and autumn as separate products rather than a discount on January: the fire and the hot springs for June, the vines and the market for autumn, a long weekend for the Easter break. It also helps to be realistic about which weeks will always be slow and price them to fill with the right guest rather than dropping the rate across the board.

Rules and costs are the second challenge. The levy takes about 7.5 per cent of every booking fee, the Shire's annual registration, the two-hour contact and the neighbour notice add routine work, and the owners corporation power has changed the risk for unit buyers. None of that is unusual in Victoria, and it's easy to manage if you plan for it. The risk is in the details people forget: a direct booking that nobody registered for, a listing that doesn't show the registration number, or a unit purchased before anyone read the owners corporation's rules. Put a reminder in your calendar for the Shire's renewal, check your State Revenue Office return dates, and write the rules into your house manual so guests know them.

Last, access and the weather. The peninsula is an easy drive from Melbourne, and guests still plan around arrival times and parking. Parks Victoria's Point Nepean page shows vehicles can enter from 6am to 6pm (to 8pm during daylight saving), with a shuttle between the car park, Quarantine Station and Fort Nepean, and at the time we read it the Engine House walking track was partly closed after a landslip, and the steps and track to The Bend beach were closed after storm erosion. Conditions change, so a guest guide that points to current notices serves you better than one that promises a particular walk. Coastal weather also does what it likes in winter, so heating that works and an indoor plan for a wet day protect your reviews.

Worth knowing. The first settlement near Port Phillip was at Sorrento, and it was abandoned because of the water. The State Library of Victoria says Lieutenant David Collins camped at Sullivan Bay in October 1803 with over 450 people, nearly 300 of them prisoners. They had missed the Yarra, so they lacked fresh water, and their sand-and-barrel filters didn't work, leaving the water brackish. By January 1804, Collins and some of the convicts had left for the Derwent River. Melbourne came more than thirty years later.
Money matters for Mornington Peninsula owners
Insurance

A holiday home that's let to paying guests usually needs more than standard home and contents cover, so tell your insurer how the house is used and ask exactly what happens if a guest damages it, if the property is empty between bookings, and if you lose rental income after an insured event. Ask about public liability, accidental damage by guests and cover for a pool, spa or deck. Coastal and hillside properties on the peninsula face storm, erosion and bushfire questions, so ask a broker who writes holiday homes how the policy treats those risks. If you own a unit, ask whether the owners corporation's policy covers your lot and whether it responds to short stays. Cavmir doesn't recommend insurers; this is a list of questions for your broker.

Tax

Rental income is assessable income, and the ATO says deductions depend on whether the property is genuinely available for rent and used mainly to produce rental income. Time you, your family or your friends spend in the house isn't deductible, and blocking out dates for yourself counts against you. Costs have to be apportioned if the home is rented for only part of the year, used privately for part of it, or let to friends and family at a reduced rent. Commission, advertising and cleaning after a guest stay are generally deductible in full. Ask your accountant whether GST applies to your lets, because the State Revenue Office calculates the levy on a booking fee that includes GST. Capital gains tax applies when you sell, and the main-residence exemption is affected by rental use. Victorian land tax can also apply to a holiday home; we didn't check the State Revenue Office's rates, so ask your accountant. Sofie is not an accountant.

Lending and land tax

Lenders assess short-stay income with caution, and the levy and any owners corporation risk are fair questions for a broker. For context, a local agent put Rye's median house price at A$950,000 on 20 August 2026 and its median unit at A$602,000, with the average weekly rent at A$645 for a house, which is about A$33,500 a year before costs. AirROI's Rye average revenue of A$44,214 is higher, but short-stay costs (cleaning, linen, utilities, platform fees, the levy and your time) take a large share, so run both sums. Land Victoria data on another site showed the median house price at A$960,000, updated May 2026. If you're buying from overseas, the foreign-buyer ban on established dwellings, and any state duty or surcharge, need advice from a broker and a solicitor before you commit. Ask a broker.

Your own website

A Direct-Booking Website for a Mornington Peninsula Home

A holiday-home website here has a different job from a listing. A guest on Airbnb is comparing dozens of houses; a guest on your website already knows the house or the area and wants to confirm the details. What they check, in roughly this order, is the beach and how far away it is, how many people the house sleeps and in which beds, whether dogs are allowed, how it's heated in winter, whether there's a pool or a hot tub, the cleaning fee, and the total price. Put those answers high on each house page, and add pages that match how people plan a peninsula trip: a page for the hot springs weekend, one for the cellar-door weekend, one for Christmas and January, and one for each beach you're near. The Cavmir Australia website design work builds those pages around your house instead of a template.

The booking page has to follow the rules as well as sell. Show the total price a guest will pay, with the cleaning fee and any extras visible before they commit, and decide whether the levy is inside the rate or shown separately. Display your Mornington Peninsula Shire registration number on the property page, because the Shire says it must appear on every online platform that advertises the property, and your own website counts as one. If bookings are taken there, the State Revenue Office registration and the 7.5 per cent levy are yours. Add a privacy policy covering what you collect and why, and have your solicitor read the booking terms and cancellation policy. We build the website and the copy; you or your lawyer sign off on the terms.

A direct-booking site pays back where the guests are loyal. Melbourne supplies 26.5 per cent of Rye's guests in AirROI's data, and many of them come back to the same house in January. A simple email list, a returning-guest rate or an early-access offer for next summer turns a one-off booking into a standing one, without the commission on each stay. Your website also needs to be quick on a phone at a bus stop in Melbourne, readable by Google, and clear about what makes your house different, because those are the things that lead a guest to book direct rather than go back to a platform.

AI search

Getting Named in AI Answers About Mornington Peninsula

Guests now ask AI assistants questions like 'Which houses on the Mornington Peninsula take dogs and are near a calm beach?' or 'Where can I stay near Peninsula Hot Springs in winter?' The answers come from pages the assistant can read and trust: clear facts about the house, the walking time to a named beach, how many it sleeps, the heating, the minimum stay and the price, written in plain language and marked up so a machine can read it. A holiday-home website that answers those questions directly, with a page for each house and a page for each reason people come, is more likely to be quoted than a listing that says 'close to everything'.

Your own site can do what a platform listing can't: carry your registration number, answer the four questions peninsula guests always ask (which coast, how far on foot, is it safe for small children, is there heating and a fire), and stay current. Our guide to getting a holiday rental found by AI assistants covers how assistants choose sources. For the peninsula, it comes down to specifics: the beach name, the minutes on foot, the date of your next availability and a page for the winter weekend. We also keep your Google Business Profile accurate, because that is another source assistants read.

What's next

Where Mornington Peninsula Is Heading

The two things most likely to change the market are the rules and the supply of homes. The Victorian levy is in its second year, and anyone who pays it as a direct booker should expect to keep lodging returns. The owners corporation power is still new, and as buildings vote, unit supply may thin, which helps freehold-house hosts. The Shire's rules sit in a 2022 local law that its own page can change, so expect further adjustments rather than a settled position. Check the Shire's page each year when you renew rather than relying on this one.

On the demand side, the peninsula's draw is stable. Melbourne is close, the hot springs have given the region a winter product, the wine region keeps its cool-climate varieties, and the markets and walks give visitors reasons to come outside summer. The foreign-buyer ban on established dwellings, which the ATO's page says now runs to 30 June 2029, limits one group of purchasers, and the price of a house in Rye at about A$950,000 keeps the return from short-stay income modest, so the owners who do best are likely to be the ones who earn from more of the year.

Search is changing too. More guests will start with an assistant, not a list of platform results, and more will ask for specific things: a dog-friendly house, a house near the hot springs, a house with a fire. Owners who publish clear, accurate information about their houses will be better placed. A plain page that says which beach you're near, how far it is, what heating you have and how to book direct is the sort of page both guests and assistants can use. This is a good year to build it, ahead of next summer's booking season in September to November.

Why we like the work

Why We Love Marketing in Mornington Peninsula

What I love about marketing homes here is that the place explains itself in a sentence. Two coasts a few kilometres apart, a ferry across the heads, vineyards in the hills and hot water in the ground. A guest doesn't need persuading that the Mornington Peninsula is worth a weekend; they need to know which house suits their group, which beach is closest and what they'll do if it rains. That's a job for specifics, and it's the kind of marketing I like.

I also like how much room there is in the calendar. Most of the revenue lands in December and January, and that's no reason to treat the other months as dead. A hot springs weekend in June, a market-and-cellar-door Saturday in autumn, a long Easter break with the first cool mornings, each of those is a real reason to come, and each can have its own page, its own photos and its own price. When a winter weekend books for a couple from Melbourne who had never thought of the house before, the plan makes sense.

And the owners are the other half of it. Many peninsula homes have been in a family for a long time, and the people who run them know things no listing mentions: which bedroom gets the morning sun, which path goes to the quiet end of the beach, what to book at the hot springs. Our job is to find those details, put them in plain words, and get them in front of the guests who are looking for exactly that.

Welcome book

Picks for Your Mornington Peninsula Welcome Book

The picks Cavmir would put in a Mornington Peninsula welcome book: places that were open when we checked, with hours, so a guest has something to do in any weather.

Winter

Peninsula Hot Springs

At 140 Springs Lane, Fingal, less than 90 minutes from Melbourne. The Bath House offers 50 bathing experiences for all ages, and the Spa Dreaming Centre is adults-only, for guests 16 and over. The springs say they now offer 70 distinct bathing and wellness experiences, and glamping and eco lodges are on site. Book ahead for weekends and tell guests to check the site for session times.

History

Point Nepean National Park

About 50 heritage-listed buildings make up the Quarantine Station, with selected buildings open daily from 9am to 4:30pm, and Fort Nepean has a tunnel complex linking old gun emplacements. Vehicles enter from 6am to 6pm (to 8pm during daylight saving), a shuttle links the car park to the Quarantine Station and the fort, and there's no drinking water beyond the Quarantine Station, so guests should carry their own. Check Parks Victoria for track closures first.

Wine

Cellar doors at Red Hill, Main Ridge and Flinders

Ten Minutes by Tractor at Main Ridge is open daily from 11am to 5pm (closed on Christmas Day, Boxing Day, New Year's Day and Good Friday), and Nazaaray Estate in Flinders is open every Saturday and Sunday from 11am to 4pm, and daily from 26 December 2026 to 17 January 2027. The region makes chardonnay, pinot noir and pinot gris. Confirm hours before you drive, and send guests who are drinking with a driver or a tour.

Saturday morning

Hill & Ridge Community Market

At the Red Hill Recreation Reserve, 184 Arthurs Seat Road, from 9am to 2pm. The season runs from September to May, usually on the first Saturday of the month, and the next dates are 7 November and 5 December 2026. Parking is a A$5 donation to the Red Hill Lions Club, and guests shouldn't park on the main road because they may be fined.

Views

Arthurs Seat State Park

A 314 m summit about 60 km south of Melbourne, with views that can reach the city skyline on a clear day. It has the Kings Falls Circuit Walk, Seawinds Garden with sculptures by William Ricketts, mountain biking and the 26 km Two Bays Walking Trail from Dromana to Cape Schanck. The Arthurs Seat Eagle gondola was advertising 10am to 4pm opening when we looked, so check its hours first.

Coast walk

Cape Schanck and the Bass Strait coast

Mornington Peninsula National Park covers the Bass Strait coast around Cape Schanck. Parks Victoria warns that the cliffs are unstable, so guests should keep to marked trails, and that dogs aren't permitted anywhere in the park, including beaches and car parks. Check current conditions before a long walk.

Day trip

Sorrento to Queenscliff by ferry

The crossing takes about 40 minutes. Foot passengers, bikes and vehicles are carried, pets are welcome and tickets are booked online. It turns a peninsula weekend into a two-region one, and Queenscliff is on the Bellarine side of the bay.

Spring and summer

A bay-side beach in the morning

Rye, Blairgowrie, Sorrento and Portsea all have front beaches on the bay side. Tell guests which one you're nearest, how many minutes it is on foot and whether it's calm enough for small children. Surf conditions on the Bass Strait side are different, so tell them to ask a surf club or a local about swimming there.

Events

Portsea Polo at Point Nepean

The organisers' site gives Saturday 13 February 2027 at Jarman Oval, Point Nepean, opening at midday and finishing at 7pm. It's a licensed R18 event, so it suits adult groups, not families. Send guests to the organisers for tickets and don't promise availability.

Family

Rye foreshore and Tassells Cove

AirROI's neighbourhood guide for Rye names the Rye foreshore and Tassells Cove among the areas that appeal to guests. They make an easy first stop for families who've just arrived. Say how far the house is from each and whether there's parking.

Rainy day

A second thermal option at Alba Thermal Springs and Spa

Visit Mornington Peninsula lists Alba Thermal Springs and Spa at Fingal alongside Peninsula Hot Springs, and Alba has run multi-day retreats there. It's a second bathing choice for guests who couldn't get into the first, and it keeps a wet weekend from turning into a wasted one. Check Alba's own site for opening hours and any retreat dates.

The playbook

How Cavmir Would Market Three Mornington Peninsula Homes

Cavmir has no clients in Mornington Peninsula yet. These are the plans it would start with for three common kinds of home here: the situation, the plan, and what each one aims at.

Four-bedroom beach house in Blairgowrie
The situation

A family house that books out over the summer holidays and Easter and sits quiet through winter. The listing says 'close to the beach' without naming it, the cleaning fee is high for a two-night stay, and the owner has never put the registration number on a listing.

The plan

Cavmir would rewrite the listing around the specific beach and the walking time, reshoot the house in winter with the fire and heating in the first photos, and build a direct-booking website with a page for winter and one for Christmas and January. It would set seasonal minimum stays, add the Shire registration number and the levy position to the booking page, and start an email list for returning families.

What it targets

Aims to make the house a year-round product rather than a summer one. Track winter weekend enquiries, the share of direct bookings, average stay length by season and repeat summer families.

Two-bedroom cottage near the Red Hill cellar doors
The situation

A small cottage with a fireplace that does well on a few autumn weekends and then drifts. It's listed on one platform, the photos were taken in summer, and the owner doesn't mention the cellar doors, the Sunday market or the hot springs.

The plan

The plan is to write a short page for each reason to come: the cellar-door weekend, the market Saturday, the hot springs night. It would reshoot with the fire lit, price weekdays as a separate product for couples, and add a package with suggestions for lunch and a bath booking. A Google Business Profile and a simple guide to the area would go on the website.

What it targets

Targets weekday and shoulder-season nights outside school holidays. Track midweek occupancy, the length of stay, the share of guests arriving from Melbourne and which pages lead to bookings.

Two-bedroom apartment in an owners corporation building at Sorrento
The situation

An investor bought an apartment for holiday lets without reading the owners corporation's current rules, and the building has begun to talk about a short-stay ban under the 2025 powers. The unit is listed with generic copy and a single platform.

The plan

Cavmir would start by asking the owner to check the owners corporation's rules and the Shire registration position, because marketing can't fix a ban. If short stays are allowed, it would reposition the unit for couples and for the 28-night-and-over stays that fall outside the levy, with a website, a winter page and a returning-guest list; if a ban comes, the content and email list could still support a longer-stay offer.

What it targets

Aims to make the unit's income less exposed to one rule and one season. Track the owners corporation's position, the mix of short and longer stays, enquiry quality and returning guests.

FAQ

Mornington Peninsula Airbnb Marketing: Questions, Answered

Does Cavmir offer Airbnb and holiday-home marketing in Mornington Peninsula?

Yes, remotely, for owners and managers anywhere between Dromana and Flinders. The work is direct-booking websites, listing rewrites, photography direction, social and email, and Google and AI search. Cavmir is a marketing agency, so it doesn't run the house, hold keys or lodge permits and levy returns. See the monthly plans and pricing pages for what each service includes.

What do holiday rentals earn on the Mornington Peninsula?

AirROI's Rye market, for October 2025 to September 2026, shows an average of about A$44,214 a year per listing, A$561 a night and 33.6 per cent occupancy, across 114 active listings. Its Sorrento market averages A$53,828 a year at A$670 a night. These are market averages, not a forecast; a four-bedroom house with a pool and a fire earns very differently from a two-bedroom cottage, and the best months are December and January.

Does the Victorian short stay levy apply to my holiday home?

If guests stay under 28 consecutive days, yes: 7.5 per cent of the total booking fee. Airbnb and the other platforms pay it on the bookings they process. A booking you take on your own site means you register with the State Revenue Office and pay it yourself. A home you or a tenant live in is outside the levy.

Do I need to register my short stay with Mornington Peninsula Shire?

The Shire says the Short Stay Rental Accommodation Local Law 2022 requires you to register the property each year, appoint a designated contact who can respond within two hours, give the contact's details in writing to adjoining neighbours and show the registration number on every online listing. Confirm current fees with the Shire on 1300 850 600.

Can an owners corporation ban short stays at my apartment?

Yes, for a unit in a complex. Since 1 January 2025 the owners can vote a ban in with 75 per cent support, though it can't bite on a lot its owner or occupier lives in. Before you buy a Sorrento or Rye unit, read the building's rules and ask if a vote is planned.

When is demand highest on the Mornington Peninsula?

December and January. AirROI's Rye data shows December at about 51.6 per cent occupancy with 7.2-night average stays, and January at 50.4 per cent. August is the quietest month. Easter, the winter holidays and the Red Hill market weekends give the shoulder months their reasons to book.

Can a foreign owner buy a holiday home on the Mornington Peninsula?

Mostly not a house that's already built. The ATO says foreign persons can't buy established dwellings between 1 April 2025 and 30 June 2029, bar limited exceptions, and need approval through the ATO first. The foreign investment site lists Australian citizens living abroad and permanent residents as not needing to apply. Take advice from a solicitor; Cavmir only does marketing.

Can Cavmir help me get direct bookings instead of relying on Airbnb?

Yes. We build a direct-booking website with your house, its beach, its winter offer and its rules on the page, plus an email list and Google work to bring in guests. You'd handle the levy on direct bookings and the Shire registration, and we'd make sure your registration number and total price are shown. See website design for the approach.
