* Market averages in Australian dollars from AirROI data for Margaret River, Western Australia, October 2025 to September 2026 (monthly tables September 2025 to August 2026), in Australian dollars as AirROI shows them; Dunsborough, Yallingup and Augusta figures come from their own AirROI markets and are labelled as such. The yield is Cavmir's estimate. A single home's numbers depend on its size, its location and how it is marketed.

Holiday Rentals in Margaret River

Cavmir is an Airbnb marketing agency for Australian holiday homes. This page is for owners and managers of short-stay homes in Margaret River.

Margaret River is a town in the south-west corner of Western Australia, and it is also the name people use for the whole wine, surf and forest region around it. This page follows that wider meaning. It covers the town itself, the surf communities of Gnarabup and Prevelly, the vineyard villages of Cowaramup and Wilyabrup, the coast to the north at Yallingup and Dunsborough, and the country to the south at Redgate, Hamelin Bay and Augusta. The land belongs to the Wadandi and Pibelmen people, whose Boodja the Shire of Augusta Margaret River acknowledges on its own website. Perth, the nearest big city, is about 234 km to the north in a straight line, and Mandurah is about 167 km away. Guests stay 3.4 nights on average, according to the data below.

The market figures here are AirROI's. AirROI is a short-term rental data service, and its Margaret River page covers October 2025 to September 2026, with money in Australian dollars exactly as it prints them. AirROI's Margaret River market has 461 active listings. It does not draw a boundary for that market, but it names Margaret River Town and Margaret River National Park among its neighbourhoods, so treat the headline figures as describing the town and the country around it. AirROI also publishes separate pages for Dunsborough, Yallingup and Augusta; any figure on this page taken from one of them is labelled with its town. In short: the average listing earned about A$71,100 across the year, booked 59.9% of its open nights at an average of A$358 a night, and guests booked about 64 days ahead and stayed 3.4 nights on average.

Most of the stock behind those numbers is whole houses. AirROI counts 88.9% of the market as entire homes (410 listings) and 10.4% as private rooms. By property type, 56.6% are houses, 18.9% are apartments or units, 13.7% are hotels or boutique stays and 2.8% are cabins. Three-bedroom homes are the largest group of entire homes at 29.5%, followed by two-bedroom homes at 24.8% and one-bedroom homes at 23.0%, so this is a market of couples and small families more than of large groups. A smaller number of four-bedroom houses sit at the top of the rate card. Which guest you are writing for matters here, because a two-bedroom unit in town and a four-bedroom house near a surf break are different products with different seasons.

Guests here are buying a handful of things, and the strongest listings name them in the first line. Wine is the most obvious one, because the region's cellar doors, restaurants and a food and wine weekend in November give guests a reason to come for a long weekend in any season. The coast comes second: the surf at Prevelly, the caves and lookouts of Leeuwin-Naturaliste National Park, and the stingrays that swim in the shallows at Hamelin Bay. Then comes the quiet. Karri forest at Boranup, a lighthouse at each end of the coast and a town with Sunday markets give guests a week of things to do without needing a plan. The owners who do well are the ones who tell a guest in the first line which of those three trips their house is built for.

Cavmir in Margaret River

What Cavmir Does for Margaret River Hosts

A Margaret River holiday home is a small hospitality business, and Cavmir markets it that way. For a house near the surf at Prevelly, the listing and the website lead with the walk to the sand, the outdoor shower and the board rack. For a vineyard cottage near Cowaramup it means the cellar doors, the restaurant bookings and the quiet. For a Yallingup family house it means the room for two families and the school-holiday calendar. Our work on a house here covers the direct-booking website, the listing words, a brief for your photographer, a Google Business Profile, pages the AI assistants can quote, social posts and an email list that brings last summer's guests back. Cavmir works with Australian owners remotely, and none of it replaces your cleaner, your local manager or your paperwork.

Then and now

The Margaret River Short-Stay Market, Then and Now

Settlers first arrived in the far south of this coast on 2 May 1830, when the Emily Taylor landed people at Augusta, according to the Margaret River and Districts Historical Society's timeline. The next wave came in the 1860s, and the Society records that the timber industry grew more smoothly from 1875 under M.C. Davies. It lists the Georgette wreck off Redgate beach in 1876, when Grace Bussell and Sam Isaacs helped rescue the survivors, and the opening of the Leeuwin Lighthouse in 1896, followed by the Cape Naturaliste Lighthouse in 1904. The townsite of Margaret River was officially gazetted on 7 February 1913, and between 1920 and 1930 the Group Settlement scheme brought about 30 groups and some 600 families to the Shire. A railway began running to the town in 1924.

Visitors came next, but slowly. The Society's account describes the area's tourism potential as languishing through the sixties and seventies, and it notes that surfing visitors increased in the 1970s, with some staying on. Wine arrived in the same decades. Vasse Felix was founded in 1967 by Dr Tom Cullity, a Margaret River pioneer, and made its first vintage in 1972, which the estate describes as the region's first serious wines. Its restaurant, opened in 1989, is still running. That sequence matters to a host today, because guests are not coming for one thing. They are coming for the product of fifty years of wine, surf and nature tourism, each of which gives an owner a different story to tell.

Holiday letting grew out of that visitor trade, and rules followed. Western Australia passed the Short-Term Rental Accommodation Act 2024, which opened a state register on 1 July 2024 and made registration compulsory for every host from 1 January 2025, hosted or not. Councils had already been setting their own limits. The Shire of Augusta Margaret River has a Local Planning Policy 7 that confines holiday houses to the Shire's coastal communities near town and village centres. The City of Busselton, which covers Dunsborough and Yallingup, adopted a policy in June 2025 that bars new unhosted short stays in named parts of Dunsborough and other suburbs, and reports that about 8% of properties in the City were registered as unhosted short-term rentals when it announced it.

Today the market is large. AirROI counts 461 active listings in its Margaret River market, 528 in Dunsborough, 262 in Yallingup and 101 in Augusta, which together make a region where guests can compare dozens of similar houses in minutes. Annual revenue per listing is A$71,137 in Margaret River, A$65,693 in Dunsborough, A$74,520 in Yallingup (up 9.5% on the year) and A$33,480 in Augusta. Rates tell a story too. The average night costs A$358 in Margaret River, A$478 in Dunsborough, A$569 in Yallingup and A$303 in Augusta. The first gaps worth fixing are the costly ones: a house that does not say how far it is from the beach or the cellar doors, a listing with no plan for the weeks outside January, and no direct channel for guests who come back each summer.

Rates and seasons

Rates, Occupancy and Seasons in Margaret River

Rates and revenue

Bedroom count drives the rate. In AirROI's Margaret River figures, studios average A$230 a night at 61% occupancy, one-bedroom homes A$248 at 63%, two-bedroom homes A$329 at 65%, three-bedroom homes A$414 at 61% and four-bedroom homes A$603 at 60%. The typical (median) annual revenue climbs with them: A$40,700 for a studio, A$47,600 for one bedroom, A$69,600 for two, A$84,100 for three and A$113,000 for four. AirROI prints nothing for the nine homes with five or more bedrooms, so the owner of a big house at Yallingup or Redgate has to price off the comparable listings nearby, not off an average. The stats box shows A$5,928 a month, which is the A$71,137 annual average divided by twelve: a smoothed figure, not what any one month earns.

The calendar moves in a narrow band. Per active listing, AirROI's monthly revenue runs from A$5,118 in August 2026 to A$8,189 in December 2025, with January 2026 close behind at A$8,135. Occupancy ranges from 47.4% in August to 68.4% in October 2025, and the rate peaks in July 2026 at A$384 and in January 2026 at A$378. Each month is a per-listing figure for that month alone, so the twelve will not sum to the annual average. Lead time varies with the season: 86 days in December, 85 in November and 44 in June. Stays run longest in December at 4.4 nights and shortest in November at 2.8 nights. Minimum stays are mostly short. Across the market 71% of listings accept two nights, 14% accept one, and 11% require three, which suggests the common offer is a long weekend.

The neighbouring markets show how much location matters. Yallingup's average listing takes A$74,520 a year at A$569 a night and 46.7% occupancy, with guests booking about 84 days ahead and staying 3.9 nights. Dunsborough averages A$65,693 at A$478 and 47.0%, with an 88-day lead time. Both peak in January 2026, at A$11,213 a listing in Dunsborough and A$11,793 in Yallingup, and both dip in the winter, with August 2026 at A$4,154 in Dunsborough and A$5,676 in Yallingup. Augusta is a smaller, slower market at A$33,480 a year, A$303 a night and 35.5% occupancy, ranging from A$2,475 a listing in September 2025 to A$6,049 in January 2026. None of it forecasts your own house. What it does show is how much better the northern coast pays than Augusta, and where a well-run home can sensibly aim above its local average.

The year in Margaret River

Summer here means December to February, and it carries the year for most Margaret River hosts. WA public schools finish Term 4 on 17 December 2026 and return for Term 1 on 1 February 2027, and that gap sets the length of the Christmas and January break. AirROI's figures for December 2025 and January 2026 are the highest of the year, around A$8,100 a listing, at 68% occupancy and A$377 to A$378 a night. December has the longest stays at 4.4 nights. The other busy stretches are October and November, which reach 68.4% and 67.8% occupancy, and April, which reached 65.9% at A$372 in 2026. The two-week school holiday in April 2027 runs from Saturday 10 April to Sunday 25 April and takes in Easter. The Margaret River Pro, a World Surf League event, was run at Surfers Point, Prevelly in April 2026, with the finals on 26 April at Main Break, so April can carry surf visitors as well as families.

The quiet months are May, June and August, but they are not empty. May 2026 booked 54.7% of nights at A$352, June 2026 53.1% at A$362, and August 2026 47.4% at A$354. July is the exception: the winter school holidays (Saturday 3 July to Sunday 18 July in 2027) fall in the month with the year's highest rate, A$384 a night in July 2026, and A$7,106 a listing, with a 3.8-night average stay. Winter guests are looking for a fire, a bath, a long lunch and a house that is warm, and AirROI's June lead time of 44 days shows they book late. The hosts who gain most from this are the ones who sell the winter as its own product rather than discounting a summer house for it.

The rules

Short-Stay Rules in Margaret River

The state comes first. Under the Short-Term Rental Accommodation Act 2024, Western Australia keeps a register of hosts, and since 1 January 2025 every host in the state, hosted or unhosted, has had to be on it. The registration number must be shown conspicuously on every advertisement, including on booking platforms. On the state's fees page (updated 2 July 2026) registering a premises costs A$250 and the yearly renewal is A$100. The Act sets maximum fines of A$20,000 for an individual and A$100,000 for a corporation, for offences that include giving false or misleading information. The state's rule on planning approval is short: hosted properties are exempt from planning approval everywhere in Western Australia, and for unhosted properties outside the Perth metropolitan area, the local government decides whether approval is needed. In this region, both councils decided that it is.

In the Shire of Augusta Margaret River, which covers Margaret River, Gnarabup, Prevelly, Cowaramup, Wilyabrup, Redgate, Hamelin Bay and Augusta, the Shire's information sheet PS17 (dated October 2024) says planning approval is required for every holiday house (unhosted short-term rental), assessed under clause 5.26 of Local Planning Scheme No. 1 and Local Planning Policy 7. The sheet says Local Planning Policy 7 allows holiday houses only in coastal communities, close to town and village centres, and on lots over 1 hectare, and it does not see the residential districts of inland settlements as appropriate. Approval is normally for one year. You must apply to renew before it expires, and the Shire may refuse renewal after complaints. Where a property is not on reticulated sewer, you may need to show the on-site system can handle your guest numbers, and the sheet singles out Prevelly and Gracetown. It says owners using a home for their own family holidays need no approval. Policies get revised, so ask the Shire for the current version of Local Planning Policy 7 before you rely on this summary.

In the City of Busselton, which covers Dunsborough and Yallingup, unhosted short-term rentals need development approval under Local Planning Scheme No. 21 before you register with the state, and the City says it no longer runs registration itself. In June 2025 the City's Council adopted an Unhosted Short Term Rental Accommodation policy that names areas where new short stays will not be allowed, including parts of Dunsborough (Cape Rise Estate west of Cape Naturaliste Road, and Dunsborough East). Existing approvals in those areas can continue, but if they lapse the property can no longer operate as a short stay. The City's guidance caps occupancy at 6 for grouped and multiple dwellings and 8 for a single house in a Residential or Rural Residential zone, with an overall limit of 12 set case by case on lot size, bedrooms, bathrooms and parking. It asks for a Bushfire Emergency Plan from an accredited level 2 or 3 practitioner instead of the old Bushfire Management Plan, and once approval is granted, the City applies its unhosted short-term rental differential rating category from the next financial year.

Strata and community title add another layer. Own a unit or lot in a scheme? Read the scheme's by-laws and check with the strata manager before you list, because a by-law can restrict short stays even when the council allows them. For tax, the ATO's current guidance for rental owners (Taxation Ruling TR 2026/1 and Practical Compliance Guidelines PCG 2026/2 and PCG 2026/3) says that a holiday home must be mainly used to earn assessable income if you want to claim ownership costs such as interest, rates, body corporate fees and decline in value. Costs such as advertising, cleaning after guest stays and booking fees remain deductible. Where a house earns mainly rent but has some private use, the expenses must be apportioned and the private-use period left out. A federal rule matters if an overseas buyer is in the picture: the Foreign Investment Review Board's residential land guidance (Guidance Note 6, version 5, published 1 July 2026) says foreign persons generally cannot buy an established dwelling between 1 April 2025 and 30 June 2029, with limited exceptions. Dwellings newly built and sold by developers with approval are treated separately.

Our Australian rules overview sets the Western Australian register beside the other states. What you have just read is orientation, not legal advice. Before you list, ask the Shire of Augusta Margaret River or the City of Busselton about your lot and check the state register, since a rule that changes after this page was written still applies to you. Cavmir looks after the marketing, while approvals, registration, tax and insurance stay with you and your advisers.

Marketing

Marketing a Holiday Home in Margaret River

What works here

First, sell the trip, not the house. A guest searching for Margaret River is usually picking one of three: wine, surf or forest and caves. Make the title and opening line say which one the house is for. For a house at Gnarabup or Prevelly, that means the distance to Surfers Point, where the Margaret River Pro was held in April 2026, and whether there is board storage and an outdoor shower. For a house near Cowaramup or Wilyabrup, it means the cellar doors, the restaurants and a place to park a car after a long lunch. Vasse Felix, for example, has its restaurant, a wine lounge, a vault museum and a gallery, so guests can build a full day around a single address. For Yallingup and Dunsborough, say how many bedrooms sleep how many, because families choose on that line before they read the rest.

Second, price the calendar as five products. The school holidays and the November food and wine weekend are not the same sale as a June midweek. Use AirROI's market numbers as a check: December and January near A$377 a night, July at A$384 because of the winter break, and June at A$362 with a lead time of only 44 days. Open the summer calendar early, because December bookings come about 86 days ahead, set a two-night minimum on holiday weekends (71% of the market already accepts two nights), and keep late-booking offers ready for the winter weeks. In the shoulder months a warm-house story, a fireplace in the photographs and a weekly rate will hold a rate that a blanket discount would lose.

Third, make the photographs do the work of a conversation. Guests choosing between dozens of similar houses scroll fast. Spend the first five images on the best bedroom, the deck or garden and the closest drawcard, and follow with the kitchen, the bathrooms and the path to the front door. Shoot in good light and keep the images on your own website, with captions that name the place, and add a floor plan showing which bedroom is where. Airbnb and Booking.com give you reach, Vrbo (and Stayz, if you already hold a listing there) suits families, and your own website catches the people who already know your name. An email list of past guests, told about next summer before the platforms announce anything, is cheap to keep and fills calendars.

Fourth, count the approvals as part of what you are selling. The state register number belongs on the advertisement. The Shire or City approval, its expiry date and the occupancy it allows decide what you can promise a guest, and listing more guests than the approval permits is the quickest way to lose a good review and a good standing with the council. Put the house rules on noise, parking, rubbish and total-fire-ban days in plain words, give guests an after-hours number, and reply to neighbours courteously. Complaints are what put approvals at risk, because the Shire may refuse a renewal after them. Well-run operations double as marketing, and owners who run them well rarely meet trouble at renewal.

What makes it hard

The rules limit what you can buy. In the Shire, holiday houses are confined to the coastal communities near town and village centres, and approvals run for a year at a time, so a house's past bookings say little about its future. In Dunsborough, some areas are closed to new short stays, and an existing approval that lapses in one of them ends the use. Before you buy, ask the Shire or the City what applies to the lot, read the approval and its expiry date, check the bushfire, wastewater and parking requirements, and run the numbers at the occupancy the approval allows. With a median house price near A$1.02 million in Margaret River, there is little room for a mistake.

The competition is deep, and the season is lopsided. With 461 listings in the Margaret River market and nearly 900 across Dunsborough, Yallingup and Augusta, a guest can compare dozens of houses in minutes, and January 2026 earned about 1.6 times what August 2026 did per listing (A$8,135 against A$5,118). Hosts answer by being specific. A house that says how far it is from Surfers Point, sleeps two families and has a wood heater for winter is found by the guest who wanted exactly that. A house described as a lovely holiday home competes on price alone. With the market averaging 59.9% occupancy, a specific house can aim higher while a generic one tends to land on the average.

Access and distance are the third challenge. The region sits roughly 234 km from Perth in a straight line, and guests arrive by car after a long drive, then want to park once and not drive again. Some arrive by air at Busselton Margaret River Airport, which the City of Busselton's June 2026 position paper says supports six passenger services a week between Melbourne and Sydney, with passenger numbers growing from under 15,000 in the 2013 financial year to over 190,000 in 2025. Owners who live in Perth or interstate face one more problem: an owner a long way off watches a house drift: dated photographs, slow replies and a winter calendar with nothing in it. A dependable cleaner and local manager, plus up-to-date marketing, close that gap. Cavmir does the marketing, and the day-to-day running stays with you or your manager.

Worth knowing. Margaret River's wine industry began with a doctor. Dr Tom Cullity founded Vasse Felix in 1967 and the estate made its first vintage in 1972, a Cabernet Sauvignon Malbec and a Riesling that the estate calls the region's first serious wines. Its oldest vines, called Tom's Plots, still grow in the Home Vineyard at Wilyabrup. Guests who book a table there are eating beside what is still, by the winery's own account, the oldest vines in the region.
Money matters for Margaret River owners
Insurance

A standard home and contents policy may not expect paying guests, so say plainly to your insurer that the house is let and get the cover in writing. Raise public liability for guests, cover for lost rent if the house cannot be let, guest damage, and whatever a pool, spa or wood heater adds to the risk. Because the region is bushfire-prone, ask a broker how the policy treats evacuation, loss of income and access. Your Shire or City approval fixes the guest numbers, and the insurer will ask for it. A broker who places holiday homes in the South West will know what local insurers want to see.

Tax

Rental income is assessable income. The ATO's current guidance (TR 2026/1, PCG 2026/2 and PCG 2026/3) says a holiday home must be mainly used to earn assessable income if you want to claim ownership costs such as interest, rates and body corporate fees. If it is not, you can still claim costs such as advertising, cleaning after guest stays and booking fees. Where the home earns mainly rent but you also use it yourself, you apportion expenses and leave out the private-use period. Whether GST applies to your short stays depends on how the accommodation is provided and on your turnover, and capital gains tax on a sale depends on how the house was used, so put the question to a registered tax agent or accountant before your first booking; Sofie is not one.

Lending and land tax

A lender may assess a short-stay house differently from a long-term rental, so speak to a broker before you commit. Price data for Margaret River is mixed. One property aggregator (Microburbs) shows a median house sale price of about A$1,020,000 from 132 sales in the preceding twelve months, up 12.7%, and a median rent of A$750 a week. At that price, a typical rental of A$750 a week is A$39,000 a year before costs, while AirROI's typical annual revenue for a three-bedroom home is A$84,100, so the extra return depends on running the house well. The stats box yield of 4.3% is the average listing's A$71,137 less AirROI's own running-cost figure of A$27,730 (Airbnb fee, cleaning, utilities, supplies, repairs, insurance and permit), which leaves A$43,407, set against a A$1,020,000 house. That is before mortgage interest, rates and any management fee, and the gross figure is 7.0%. Run your numbers on comparable recent sales rather than on any single figure. Ask your broker about Western Australian land tax and stamp duty, including any surcharge for foreign buyers. An overseas buyer generally cannot purchase an established dwelling before 30 June 2029.

Your own website

A Direct-Booking Website for a Margaret River Home

Your own website does two jobs for a Margaret River home. It answers what a guest wonders before booking, and it brings repeat guests back without a platform's commission. The questions are practical in this region. Which is nearer, the beach or the cellar doors? How many people sleep in how many beds? Is there a heater, a barbecue, parking for two cars and a place for boards? Is the house on town water, and is it close to a shop? Worth writing: a page per home, a page per season (the summer school holidays, the winter break, the November food and wine weekend), one for each drawcard (Prevelly and the surf, the Cape to Cape coast, the caves, the cellar doors) and a plain page on how to get there from Perth. Our website design work arranges these pages around your calendar and your typical guest, and tunes each one for a phone.

A few items on a booking page are not optional in Australia. The ACCC's price-display guidance says the total must appear as one figure that includes taxes and any unavoidable or pre-selected fees, with at least the prominence of any part price, so a cleaning fee or booking fee that every guest must pay belongs in the price a guest sees first. In Western Australia, the state's STRA registration number must be displayed conspicuously on the advertisement, and it is safest to show it on your own website's listing pages as well. Then list the cancellation terms, the house rules, the check-in and check-out times, the guest limit on your approval, what you collect in a privacy policy and a phone number that gets answered after hours.

Search needs groundwork too. Every home page wants a short, plain title, a description naming the place, structured data about the property and a map. Register the business on Google Business Profile and add a page for the nearby towns, such as Gnarabup, Cowaramup and Dunsborough, so anyone searching those town names lands on a page that answers them. Put an enquiry form on the page that lands in your inbox and keep the calendar live, since a week-old calendar costs more bookings than a slow page. A direct channel earns its keep on returning guests: the family who books the same week every January, the couple who return for the November weekend, the friends who want the winter break.

AI search

Getting Named in AI Answers About Margaret River

Plenty of guests now put their trip to an AI assistant in a full sentence. Which Margaret River house suits two families in January? Where can we stay near the cellar doors and still walk to dinner? Is there a dog-friendly place at Yallingup? The assistant tends to quote pages that state their facts outright, such as bedroom counts, the distance to a named beach or winery, dates and house rules. If your website spells those out and your Airbnb and Booking.com listings agree with it, the assistant has something it can repeat without guessing.

The craft is called generative engine optimisation, and most of it is careful editing. Open with what the house is, where it sits and who it suits. Use one spelling for each place name and one distance for each landmark everywhere you appear. Give each reason to visit its own short page, whether that is the surf at Prevelly or the caves and lighthouses of Leeuwin-Naturaliste National Park, and refresh event dates as they move. The steps are set out in our guide to generative engine optimisation for holiday rentals. Owners who start before next summer will be the names the assistants already know.

What's next

Where Margaret River Is Heading

Margaret River's drawcards are old ones. Vasse Felix dates from 1967, the lighthouses date from 1896 and 1904, and the surf has drawn visitors since the 1970s. The events calendar already lists Pair'd Margaret River Region from 19 November 2026, the Town Square Markets on Sunday mornings (a session on 1 November 2026, and an end date of 11 July 2027), and the Margaret River Readers & Writers Festival on 14 May 2027. IRONMAN Western Australia is listed for 6 December 2026. Organisers change dates, so check with them before you tell a guest anything firm.

Access is the biggest change to watch. The City of Busselton's position paper, updated in June 2026, says the Busselton Margaret River Airport needs a new terminal to meet future demand and capture predicted service growth from 2028. The existing terminal holds about 200 people at once, with peaks of up to 350, and the paper says planned development would enable more destinations. Passenger numbers grew to over 190,000 in the 2025 financial year, and the airport's 2024 master plan projects about 730,000 a year over two decades if capacity constraints are fixed. None of this is built, and the paper is a case for funding, not a timetable, but it points to a region that expects more interstate visitors over time.

On the rules, plan for stability and for review. The state register is in its second year, the Shire's one-year approvals mean every owner faces a renewal, and in June 2025 the City of Busselton said it was consulting owners on planning scheme changes to match its non-preferred areas, with a report due to Council in August 2025; the pages we checked do not give the outcome. The Foreign Investment Review Board says its restriction on overseas purchases of established dwellings lasts until 30 June 2029. Whatever the reviews decide, the owners best placed are those with approvals in date, guest numbers inside the cap and settled neighbours.

Why we like the work

Why We Love Marketing in Margaret River

What I love about this work in Margaret River is how particular the place is. Nobody comes to Margaret River for a generic holiday. They come for a winery founded in 1967, a surf break with its own pro event, a lighthouse that is the tallest on mainland Australia and a forest where the karri trees reach 50 m or more. A listing that names the exact thing a guest wants is read by the guest who is shopping for it, and that guest usually treats the house well and returns.

The year has a character of its own as well. January belongs to the families and the long stays, April to the surf visitors and the Easter break, July to couples who want a fire and a long lunch, and November to the food and wine weekend. An owner who stops selling one generic week and sells five seasonal reasons to visit often uncovers nights and rate that were sitting there all along. The winter months reward a plain, warm story more than they reward a discount, and the rate in July, the highest of the year, is proof that guests will pay for a good reason.

And the material is generous. A settlement that landed at Augusta in 1830, a rescue off Redgate beach in 1876, a townsite gazetted in 1913 and a wine industry that began with one doctor in 1967 give a host more stories than a welcome book can hold. The work is to spot the true detail an owner no longer notices, say it plainly and put it where the right guest will see it.

Welcome book

Picks for Your Margaret River Welcome Book

Eleven things we would put in a Margaret River welcome book. Each was listed as open or running in 2026, and each gives a guest a reason to go, so the house arrives with local knowledge built in.

Wine

Vasse Felix at Cowaramup

Founded in 1967 by Dr Tom Cullity, it made its first vintage in 1972. The estate on Caves Road has a restaurant that opened in 1989, a wine lounge over the Home Vineyard, the Vault museum and a gallery showing the Janet Holmes à Court Collection. Lunch reservations are recommended.

Surf

Surfers Point at Prevelly

The Margaret River Pro, a World Surf League event, ran here in April 2026, with the finals at Main Break on 26 April. Even outside the event, it is the natural place for a guest to watch the surf.

Coast

Cape Leeuwin Lighthouse

The lighthouse opened in 1896 and is described by the park authority as the tallest lighthouse on mainland Australia, with daily tours. It is on the Leeuwin-Naturaliste National Park coast near Augusta.

Wildlife

Stingrays at Hamelin Bay

The park authority names Hamelin Bay as known for stingrays in the shallows, with many small islands and reefs. It is a good morning outing for families, and a good reason to pack a camera.

Forest

Boranup Forest

Karri trees that reach 50 m or more line the road through the forest, and there is a bookable campground with seven campsites. Worth a stop on the way south.

Caves

Calgardup Cave

A self-guided walk goes 27 m down into the chambers of Calgardup Cave in Leeuwin-Naturaliste National Park. Giants Cave is the park's deepest, so ask the visitor centre which one suits your group.

Lookout

Cape Naturaliste Lighthouse

Built in 1904, it has short walks and lookouts. Pair it with the coast around Yallingup and Dunsborough for a half-day drive.

Market

Margaret River Town Square Markets

Listed for Sunday mornings, 8:00 am to 12:30 pm, from 1 November 2026 to 11 July 2027. A good first stop for guests who want something fresh for the weekend.

November

The region's food and wine weekend is listed for 19 to 22 November 2026 on the regional events calendar. Book tables early.

Evening

Outdoor Movies at Cape Mentelle

Listed for Tuesday 1 December 2026, 6:00 pm to 10:00 pm. An evening outdoors for guests who prefer a film to a restaurant.

Autumn

Margaret River Readers & Writers Festival

Listed for Friday 14 May 2027, 9:00 am to 5:00 pm, in May, a month that booked 54.7% of nights in 2026.

The playbook

How Cavmir Would Market Three Margaret River Homes

Cavmir has no clients in Margaret River yet. These are the plans it would start with for three common kinds of home here: the situation, the plan, and what each one aims at.

Three-bedroom beach house at Prevelly or Gnarabup
The situation

A common starting point: a coastal house with surf close by, described as a lovely holiday home, with ten photographs, one rate all year and a generic blurb, managed from Perth with no direct channel.

The plan

Check the Shire approval, its expiry and the guest limit first. Then rewrite the listing around the distance to Surfers Point and the beach, with board storage and the outdoor shower in the first photographs. Price the school holidays and Easter as separate products, set a two-night minimum on holiday weekends, add a winter week offer, set up a Google Business Profile, build a direct-booking website with a past-guest list and write a page for the surf and the events calendar.

What it targets

Built to lift the rate in the school holidays and to fill the winter weeks. Track the school-holiday nightly rate against last year, winter occupancy, direct and returning guests, review scores and website enquiries.

Two-bedroom vineyard cottage near Cowaramup or Wilyabrup
The situation

A small cottage set among vines, sold on being near wineries and little more, listed on a single platform, with bookings bunched around the November food and wine weekend and January.

The plan

Open with the nearest cellar doors and restaurants and how long each takes to reach, photograph the verandah table at dusk, and give the November weekend and the midweek winter break a page each. Tell a fireside story for June and August, send past guests a late offer when the calendar is thin, and keep a booking page for the couples who return every year.

What it targets

Aimed at spreading bookings beyond the two busiest windows. Track midweek and winter occupancy against last year, repeat couples, direct bookings and how evenly bookings fall across the months.

Four-bedroom family house at Yallingup or Dunsborough
The situation

A larger family house on the northern coast that fills in January and goes quiet from May, with a listing that does not say how many people it sleeps in how many beds and an approval that was granted for a fixed term.

The plan

Confirm the City of Busselton approval, its time limit, the occupancy cap and the bushfire plan before anything else. Then lead with the sleeping arrangements, add a floor plan, show the beach access and the room for two families, and write a school-holiday page for the December and January calendar. Build a winter offer for couples and a past-guest list for the families who return, and diarise the renewal date so the approval never lapses.

What it targets

Designed to protect the approval and to lift bookings outside January. Track the renewal date, the January rate against the previous year, shoulder-season occupancy, review scores on sleeping arrangements and repeat family bookings.

Does Cavmir offer Airbnb and holiday-home marketing in Margaret River?

Yes, for owners and managers in Margaret River and the country around it, from Gnarabup and Prevelly to Cowaramup, Yallingup, Dunsborough and Augusta. We work with Australian owners remotely. The work is a direct-booking website, sharper listings, a photography brief, Google and AI search set-up, and social and email campaigns. Cavmir is a marketing agency, so cleaning, guest check-in, approvals and tax remain with you or your local manager. Plans and prices in Australian dollars are on our pricing page.

What do holiday homes earn in Margaret River?

Over October 2025 to September 2026, AirROI has the average Margaret River listing at about A$71,100 a year, A$358 a night and 59.9% occupancy, spread across 461 active listings. Three-bedroom homes have a typical (median) annual revenue of A$84,100 and four-bedroom homes A$113,000. Dunsborough averages A$65,693 a year, Yallingup A$74,520 and Augusta A$33,480. These are averages for the market, not a forecast: what your own house earns turns on its product, its photos, its pricing and the rules at its address.

When is demand highest in Margaret River?

December and January are the strongest months by revenue, at around A$8,100 a listing, with occupancy near 68% and nightly rates of A$377 to A$378, according to AirROI. October and November are almost as busy by occupancy, and July carries the year's highest rate (A$384) because of the winter school holidays. May, June and August are the quietest months, with August lowest at 47.4% occupancy.

Do I need to register my Margaret River holiday home?

Yes. Since 1 January 2025, every host of short-term rental accommodation in Western Australia, hosted or unhosted, must be on the state's STRA register and show the registration number on every advertisement. The state's fees page lists A$250 to register and A$100 a year to renew, and a registration is valid for one year. Penalties go up to A$20,000 for an individual and A$100,000 for a corporation. Unhosted homes also need approval from the Shire of Augusta Margaret River or the City of Busselton.

Can I run a holiday house in Dunsborough or Yallingup?

It depends on the lot. The City of Busselton requires development approval for unhosted short stays, and its June 2025 policy names areas where new short stays will not be allowed, including parts of Dunsborough such as Cape Rise Estate and Dunsborough East. Existing approvals there can continue until they lapse. Occupancy caps apply: 6 for grouped and multiple dwellings and 8 for single houses in Residential or Rural Residential zones, with an overall limit of 12. Ask the City what applies to your address before you buy.

What are the rules in the Shire of Augusta Margaret River?

The Shire's information sheet PS17, dated October 2024, says planning approval is required for all holiday houses (unhosted short-term rentals), assessed under Local Planning Policy 7. The policy allows holiday houses only in coastal communities near town and village centres, and approval is normally for one year. Renewal needs a new application before the old approval expires, and the Shire may refuse renewal after complaints. Owners who use a house only for family holidays need no approval.

How do I market a holiday home for school holidays and events?

Sell each as its own product. Open the summer calendar early, because December bookings come about 86 days ahead, set a two-night minimum on holiday weekends and price Easter and the July break on their own. Build a page for each reason to visit, such as the surf, the caves or the November food and wine weekend, and keep dates current. For the quiet weeks, sell a warm house and a late offer instead of a blanket discount.

Can foreign owners buy a holiday home in Margaret River?

Generally not an existing house. Guidance Note 6 from the Foreign Investment Review Board (version 5, 1 July 2026) says foreign persons generally cannot buy an established dwelling in Australia between 1 April 2025 and 30 June 2029, with limited exceptions that still need approval. New dwellings sold by developers are treated separately. A conveyancer or lawyer can advise on your own position, and a broker on Western Australian duty and land tax.
