Brisbane is the most operator-friendly capital city market in Australia right now, and that is a statement about policy rather than weather. Queensland has no state short-stay levy and no night cap — set that against Victoria's 7.5% levy on every booking under twenty-eight nights and New South Wales' 180-day limit on non-hosted stays in Greater Sydney and the difference is stark. Brisbane also came within seven weeks of having its own permit regime: the proposed Short Stay Accommodation Local Law 2025 was due to commence on 1 July 2026, and on 12 May 2026 the Lord Mayor announced it would not proceed. What remains is a smaller set of real obligations. Brisbane began as a penal settlement nobody wanted to be sent to. The Moreton Bay colony was established in 1824 for reoffending convicts from Sydney, on land that had been Turrbal and Yuggera country for many thousands of years, and it was chosen precisely because it was remote and the river was hard to navigate. Free settlement opened in 1842, Queensland separated from New South Wales in 1859 with Brisbane as its capital, and the city grew as a river port serving pastoral and later mining country inland. It stayed, for a long time, a large country town — timber-and-tin Queenslander houses on stumps, verandahs everywhere, and a reputation among southerners for being slow.

Two events changed that. The 1974 flood put much of the city under water and forced a reckoning with the river that had made it. Then World Expo 88 turned a derelict stretch of the south bank into a six-month international event that drew millions and left behind South Bank Parklands, a man-made beach in the middle of a capital city, and a new idea of what Brisbane could be. The Goodwill Games, the 2001 Goodwill and 2018 Commonwealth Games on the coast, GOMA's opening in 2006, and the arrival of a genuine restaurant and small-bar culture in the 2010s all built on that. In July 2021 Brisbane was awarded the 2032 Olympic and Paralympic Games, and the infrastructure programme that followed — new bridges, a cross-river rail line, precinct redevelopment — is the largest in the city's history. The city floods — 1974, 2011 and 2022 are the reference points — and flood mapping is detailed, publicly available and taken very seriously by insurers; check it before you buy, because the difference in premium between two streets can be substantial. Storm and hail damage in the summer wet season is the routine claim. You need short-stay or commercial landlord cover with public liability, loss of rent and accidental damage by guests, and if you are in an apartment you need to understand exactly where the body corporate policy ends and yours begins.
