In Miami, published high-season rates for luxury rentals run from $10,000 to $60,000 a night, and the most expensive short-term rental penthouse listed in Dubai, three floors at the top of 23 Marina with what its listing calls the highest swimming pool in the world, asks Dh35,000 a night, about $9,500. The guest is an executive, a family in town for the season, a group for Art Basel or the Grand Prix, or someone who wants a residence rather than a hotel suite, and the booking usually comes through an assistant or an advisor.

A listing that reads like an apartment loses to the hotel; one that reads like a residence with a staff wins the guests who want to live in the city for a week.

The building is part of the product and part of the rule book. In Miami, whether a unit may be rented short-term is decided condo by condo, and the marketing starts with the building's permission. In New York, Local Law 18 restricts stays under thirty nights to registered, host-occupied homes, so a Manhattan penthouse rents by the month as a furnished residence. London caps entire-home short lets at ninety nights a year without planning permission, and Paris limits entire-home lets to a primary residence for a set number of nights. The calendar a penthouse can sell is a legal fact before it is a marketing one.

Miami's season runs November to April, with Art Basel in December, the boat show in February and the Grand Prix in May the most valuable weeks. Dubai's runs October to April. Rio peaks at New Year and Carnival. London and Paris run on the events calendar and the summer, within the night caps the cities impose. New York is a monthly market by law, and it follows the corporate year.

Penthouse revenue follows the city's calendar and its rules. Miami's published high-season range of $10,000 to $60,000 a night for luxury rentals shows how much a few event weeks can carry; Dubai's top listed penthouse at Dh35,000 a night shows the ceiling in that market. Where the rules limit short stays, the monthly and seasonal lets replace the nightly ones, at lower rates per night and far lower turnover costs.

The costs are the building and the service: condominium fees, the staff or the service company, housekeeping at hotel standard, utilities, insurance, and the platform or agency commissions on each booking.
