Cavmir builds what those buyers read: the film of a day at the property, a private direct-booking site that works as the sales document, a designed proposal, the information pack an advisor can forward, and the listings on the collections and consortia where the top of the market looks. Then we run the distribution to the advisors, offices, agents and press who book the weeks.
We market the property. We don't manage it, hold the calendar or take a commission on a booking. Your household, your captain, your agency and your rates stay yours, and Cavmir is the marketing on top.

How we work at this level
What is different about marketing an estate
The same team that builds brands for beach houses and boutique hotels works differently at the top of the market. These are the rules we keep.
Discretion by default
No press, no public case study and no location-revealing post unless the owner asks for it. We sign what the family office sends, deliver photography through unlisted links, and brief staff on what may never be posted.
The film is the product
Nobody books a $100,000 week from a thumbnail. We direct a film of a day at the property and photograph every room, pavilion, cabin and deck, in the season the property sells.
A site built for the assistant
Floor plans, staff and their roles, inclusions and extras, the rate card by season, security and privacy, getting there by air, and an enquiry that reaches a named person the same day.
Distribution to the people who book
Advisor networks, family offices, yacht brokers, chalet agencies, safari specialists, location agencies and the press each category reads. A pack they can forward, and a visit for the ones who send the most.
Rules first
Coast Guard passenger limits, marina policies, city short-term rental laws, condominium rules, event permissions and rental permits shape what a property can offer. The marketing describes only what is permitted.
Priced by proposal
Cavmir publishes its standard packages on the pricing page. Estates and collections are scoped to the property and quoted privately, usually as a build followed by a retainer through the season.

What does Cavmir do for an estate, a castle or a yacht?
The marketing. We name and brand the property, direct the film and the photography, build a private direct-booking website that works as the sales document, design the proposal and the information pack, write the listings for the collections and consortia where the buyers look, and run the distribution to the advisors, family offices, brokers, agencies, specialists and press who book at this level. We don't manage the property, hold the calendar or take a commission.
Who actually books properties at this level?
Rarely the guest. A family office, a luxury travel advisor, a wedding planner, an executive assistant, a yacht broker, a chalet agency, a safari specialist or a location agency shortlists from the website, asks for a proposal and decides in days. Virtuoso alone represents more than 20,000 advisors, and a large share of demand at the top of the market moves through advisors like them.
Can the work be done without any publicity?
Yes, and much of it is. No press, no public case study, no location-revealing posts, staff social-media rules, unlisted photo delivery and a website that answers questions without disclosing the address. The distribution goes to the people who book, not to the public feed.
Do these properties need to be on Airbnb?
Not to book at this level. Airbnb Luxe and the major platforms can add exposure where the owner wants it, and they matter for shoulder weeks, but the valuable weeks close by proposal after the buyer has read the website. The site, the film and the relationships with advisors and agents matter more than any platform.
What do the rules have to do with marketing?
Everything. A yacht may carry six or twelve passengers for hire depending on its size and inspection status; a Manhattan penthouse rents by the month under Local Law 18; Southampton requires a two-week minimum; Miami condominiums decide short-term rentals building by building. We confirm the rules with your captain, manager or lawyer before anything is published, and the marketing describes only what is permitted.
How is estate work priced?
By proposal, to the property. Cavmir publishes its standard packages on the pricing page; estates and collections are scoped privately, usually as a build (brand, film, site, pack) followed by a retainer that covers the selling season and the distribution.
How far ahead does the marketing need to be ready?
Ahead of the booking window, which at this level is long. Chalet peak weeks sell six to nine months out, Caribbean holiday weeks a year ahead, safari and grouse weeks a year or more, castle weddings up to two years. A property whose film, site and pack are ready when the advisors are booking sells its season; one that starts late discounts.
Do you work with estate managers and agencies as well as owners?
Yes. Most of the properties we market are run by a manager, a family office, a captain or an agency, and we work with whoever holds the calendar. Referrals from managers, advisors and agencies are paid through the Partner Program.
