What You Get, and How It Works

Who gets the email, what goes in it, how it is sent, and the rules we follow.

Who Gets the Email

Only the people on your own list: guests who booked direct with you and agreed to hear from you, and visitors who signed up on your website. We never email guests who booked through Airbnb or Vrbo, we never buy or rent lists, and we never email strangers.

What Goes in an Email

Each email has one reason to open it: the season that is coming, dates that opened up, a new guide page, a change at the property, or an offer you decide to make. It links to the pages on your site where people can book. Every fact is checked before the email is sent.

How It Is Written

On the Bronze plan we write a set of six emails at the start of each six-month term, and one goes out each month. On Silver and above, each month's email is written new, so it can follow what is happening at the property and in your area.

You Approve Every Email

You see each email before it is sent and can change anything in it. Nothing goes to your list without your yes.

How It Is Sent

Emails are sent in your property's name from our own sending system. Before each send we check the settings that inbox providers use to decide whether to trust your mail, and we test the email on phones, where most people read it.

Who It Is For

Owners and managers with their own website and guests who come back: families who return each summer, groups who book the same week each year, travelers who stayed once and loved it. If you take direct bookings, this is the cheapest way to get the next one.

The Rules We Follow

Every email carries an unsubscribe link and your business's postal address, and a person who unsubscribes stays off the list. We store when and where each person signed up and the words they agreed to. Rules differ by country and state, so check the details for your market with your own lawyer.

Do you email my Airbnb or Vrbo guests?

No. Those platforms do not share guests' email addresses, and we do not collect them any other way.

I do not have a list yet. Is this worth it?

You do. You can ask us for a copy at any time.

Can I see each email before it goes out?

Yes. Every email needs your approval before it is sent.
