* Market averages in Canadian dollars from AirROI data for the Municipality of Eastman, October 2025 to September 2026 (published October 1, 2026), measured in US dollars and converted at 1.39. ROI is Cavmir's estimate. A single home's numbers depend on its size, its location and how it is marketed.

The Market

Why the Eastern Townships' Lakes and Mountains Are a Luxury Rental Market

Cavmir is an Airbnb marketing agency. We build the brand, the direct-booking website and the marketing for short-term rentals in Eastern Townships.

The Eastern Townships, the Cantons-de-l'Est in French, cover the lake and hill country between Montreal and the Vermont line, and an owner here is really in one of several markets. Lake Memphremagog runs across the border into Vermont, with 73% of the lake in Canada, and along its shores sit Magog, Austin, Georgeville, the Abbaye de Saint-Benoît-du-Lac and Potton, where Owl's Head rises above the water. Inland, Mont-Orford and the village of Eastman add ski chalets, houses and cabins. North Hatley and Ayer's Cliff share Lake Massawippi, the old summer-resort lake, and to the west the Brome-Missisquoi towns of Knowlton (Lac-Brome), Sutton and Bromont bring ski hills, vineyards and village inns. Magog is about 126 kilometers from Montreal by road. A lake week in July for a family, a Presidents' Day ski trip to Owl's Head for a group of friends and a two-night wine-route escape for a couple are three different purchases, and each listing should be built for one of them.

Rates at the top run high, though the luxury end is thin. AirROI's figures to September 2026 put Eastman's average active listing, the one behind the stats box above, at about C$378 a night against a Quebec average of about C$275, with the priciest tenth at C$640 or more. Austin, on Lake Memphremagog, has only 31 active listings, but its top tenth charged C$1,070 or more a night, and North Hatley's top tenth charged C$850 or more over the twelve months to June 2026. The hotels set the bar a lake house is judged against: Manoir Hovey, built in 1899 on Lake Massawippi and now a Relais & Châteaux property with two MICHELIN Keys; Ripplecove in Ayer's Cliff, open to guests since 1945; and Balnea in Bromont, a thermal spa and hotel on a protected 600-acre nature reserve.

In 2026 the biggest difference between Townships properties is the town they stand in. Quebec requires a registration number for every rental of 31 days or less, and the province won't register a property until the municipality confirms its zoning permits the use. Around the lakes, the answers diverge. Austin permits tourist residences in only five zones and, since May 8, 2025, has removed them from one of those zones and capped principal-residence rentals there at two. Eastman lists 20 zones, Lac-Brome keeps second-home rentals to 17 zones, most of them commercial, Magog asks for a certificate of change of use, and Orford keeps most of its northern sectors closed to short stays. On October 6, 2026, Potton gave notice of a bylaw to cap tourist residences and froze the applications it covers until December 6, 2026.

Guests arrive from both sides of the border and in both languages. AirROI's reviewer data for Eastman puts Montreal at about 31% of guests, the United States at about 13% and France at about 5%, and splits their languages almost exactly between English (43%) and French (42%). Boston is about 384 kilometers (240 miles) away by road and New York about 620 kilometers (385 miles), close enough for a ski weekend or a fall-color trip, and a Montreal family can leave after work on a Friday and still sit down to dinner at the lake. The tips below cover how to write for both languages.

Cavmir's part in the Townships is marketing: naming and branding the property, writing it up in French and English, directing the photographs, building a site that takes bookings directly, making it findable in Google and AI assistants, and running each season's campaigns. Registration, zoning, inspections and tax returns remain with the owner and their notary, lawyer and accountant. The sections below set out the market numbers, the town rules we were able to verify, how both shape rates and the calendar, and Cavmir's plan for a lakefront estate, a ski chalet and a village inn.

Why Cavmir

The Cavmir Advantage
in Eastern Townships

Cavmir markets each Townships property as the thing it is, under the bylaws of its own town: a registered lake house rented by the week through July and August, a ski chalet with a winter calendar of its own, a village inn that wants its loyal guests booking direct, a condo in Magog or Bromont that has to look different from the unit next door. Every listing is written in French and in English and shown to the people who book this region, Montreal families, Boston skiers and New York couples, wherever they look: Google, Instagram and the AI assistants travelers now ask. We do marketing and nothing else. Cavmir never runs a rental, holds keys or speaks with guests. Reservations and guest care stay in the hands of the owner or their manager, and the direct-booking site passes each inquiry and reservation to them.

State of the Industry · History

The Eastern Townships STR Market — Past & Present

The region's names record its history. The Abenaki hunted and fished these valleys, and under French rule the only settlement was a trading post at Grandes-Fourches, today's Sherbrooke. After the American Revolution, Loyalists leaving the United States settled around Missisquoi Bay, and from 1791 the British government granted land to settlers in the form of townships; Dunham, in 1796, was the first of 95 townships conceded. The area was an electoral county called Buckinghamshire in 1792 and the 'Eastern Townships' by 1806; the French name 'Cantons de l'Est' appears in 1858, and the region has officially been Estrie since 1981, a name still debated. The early settlers were American, English and Irish. French-Canadian settlement grew after 1840, and French speakers became the majority between 1871 and 1881.

The railway brought the visitors. The Grand Trunk line between Montreal and Portland, Maine, finished in 1853, set off a period of growth, and the lakes began to draw summer people. Captain Ebenezer Hovey of Connecticut had reached Lake Massawippi in 1792, and Hatley Township was granted to him and his associates in 1803. About 1886, Dr. Powhatan Clark of Baltimore, a guest of Wilford LeBaron, built a summer residence at North Hatley, and other families from Maryland and the American South followed. The village was incorporated in 1887. Its Massawippi Canoe Club dates from 1883, the North Hatley Club from 1897, the library from 1898 and the golf course from 1899, and in 1894 the New York architect Bertram Goodhue designed its St. Barnabas Church.

Manoir Hovey, built in 1899 on the shore of Lake Massawippi, belongs to that era; Steve and Kathryn Stafford, who had first come as guests, bought it in 1979, and the family still runs it. Ripplecove, on the same lake in Ayer's Cliff, dates its hospitality to 1945. Lake Memphremagog drew institutions of its own. In 1912 Benedictine monks from the Abbey of Saint-Wandrille in Normandy acquired a farm at the edge of the lake and founded the monastery that was raised to an abbey in 1952 as the Abbaye de Saint-Benoît-du-Lac. Dom Paul Bellot, a monk of Solesmes and an architect, drew the plans for its two stone wings, and Dan Hanganu drew the abbey church, begun in 1990. Orford Musique, in the heart of Parc national du Mont-Orford, celebrated 75 years in 2026.

Wine and skiing made the region a four-season destination. Dunham has been the center of Quebec's first wine industry since 1985, and today La Route des vins de Brome-Missisquoi links 24 vineyards, some among the oldest in Quebec, along a 160-kilometer route. Magog's Fête des Vendanges began in 1993 under its founding president Jean-Paul Scieur, a winemaker of Champagne origin who owns the Le Cep d'Argent vineyard, and it now gathers more than 75 producers at Pointe Merry, on the lake with Mont-Orford in view. Owl's Head has offered skiing for more than 50 years, and the Magog-Orford area is a major year-round tourist center. Lake summers, fall color, ski winters and food are the four things a rental here sells.

The rental rules are recent. Quebec's Tourist Accommodation Act, adopted on October 7, 2021, says a zoning bylaw cannot have the effect of banning tourist accommodation in a host's principal residence unless it goes through a special referendum-approval procedure, and any bylaw in force before March 25, 2023 that banned or limited it had to be adopted or re-adopted under that procedure or be considered inoperative. The towns moved before the deadline. In February 2023, Bromont's mayor said the city was renewing the rule it had applied for years, under which short-term rentals were allowed only in specific areas such as rue Commerciale, and Lac-Brome now allows principal-residence rentals everywhere while keeping second homes to 17 zones. Since September 1, 2023, under Bill 25, adopted that June, Airbnb and the other platforms have had to verify each listing's registration number and expiry date, and Quebec announced a further set of changes on March 25, 2026.

Today nearly every serious listing shows its number. In Quebec's exploratory studies, 87.6% of the listings posted on both Airbnb and Vrbo complied in 2025, compared with 34.5% in 2022, and AirROI sees a registration number on 96% of Eastman's 111 active listings and 97% of Potton's 121, against 67% in Bromont. Supply keeps growing: Eastman has 22% more active listings than a year before, its ten largest hosts operate 55% of them, and a little over a third are run by professional managers. With that much organization around it, a registered house in a permitted zone wins on presentation: a clear guest, photographs of what only it has, copy in both languages and a booking channel of its own.

Pricing Strategy & Seasonality

Pricing, Seasonality & When to Capture ROI

Pricing Strategy

Eastman, the market in the stats box, has the clearest numbers. AirROI tracks money in US dollars and shows its Canadian markets converted at about 1.39, the rate this page uses too. Over the twelve months to September 2026, Eastman's average active listing charged about C$378 a night, was booked on 38% of its open nights and earned about C$49,200, up 12.6% on the year before; spread across twelve months, that is the C$4,100 in the box, an average that includes the months many houses sit closed. The spread is wide: the busiest tenth booked at least 71% of their open nights, the median listing charged about C$280 and booked about 39%, and the top quarter earned C$6,550 or more a month.

Size sets the price more than anything else. AirROI's median annual revenue for an entire home in Eastman was about C$19,200 for one bedroom, C$21,400 for two, C$47,600 for three and C$69,600 for four, and the best-earning listing, a five-bedroom, took in about C$221,000. Three-bedroom homes are the most common size, and 43% of listings sleep eight or more, so the big-group house is the core product: two or three families, a reunion, a birthday weekend, a ski group. Price it as a whole house against a block of hotel rooms, and say plainly how the beds divide between the floors and the bunk room.

The towns price differently. Over the same twelve months, AirROI's average nightly rate was about C$392 in Austin, C$353 in Potton, C$304 in Sutton, C$270 in Bromont, C$268 in Lac-Brome, C$230 in Orford and C$177 in Magog, where three listings in four are apartments or condos; North Hatley, measured over the twelve months to June 2026, averaged about C$380. Average annual revenue ran from about C$21,300 a listing in Magog to C$51,300 in Austin and C$52,400 in Potton, where 71% of entire homes have three or more bedrooms. Each figure describes a different product: a lake-view condo in Magog and a four-bedroom chalet near Owl's Head sell to different guests at different prices, and a listing should be priced against its own kind.

Fees and policies need the same care. Eastman's median cleaning fee is about C$175, 63% of listings charge one, and cleaning fees make up about 11% of gross revenue; 54% of listings require two nights and 53% use Airbnb's Firm cancellation policy. Guests rate Eastman listings 4.84 on average, and value, at 4.70, is the weakest category, a sign that guests add up the whole bill. So give them the whole bill early: the 3.5% lodging tax that Airbnb puts on the rate and the cleaning fee, plus GST and QST where they apply. On your own site, put the nightly rate, the cleaning fee and every tax on one screen, so the total at checkout matches what the guest expected.

Seasonality & ROI Windows

Eastman has one high season, July and August. In AirROI's monthly figures, July 2026 brought the average listing about C$8,160 at 52% occupancy and C$430 a night, and August about C$8,450 at 57% and C$431; over two years, August has been the best month, at about C$8,360. July is booked furthest ahead, about 95 days, and has the longest stays, 4.3 nights on average. Winter is steady: December earned about C$5,160, February had the best occupancy outside July and August at 46%, and March held near C$4,730. April is the low point, at about C$2,700 and 24% occupancy, and May and November are quiet. October is the weekend month: occupancy reached 41%, but the average stay was only 2.2 nights, the shortest of the year.

The ski towns run a second season. AirROI marks December to March as high season in Potton, the township around Owl's Head, and in Sutton, January to March in Bromont and February in Orford, on top of July and August everywhere, and North Hatley's best month in its own twelve-month window was September. That gives an owner two or three calendars to run: lake weeks in summer sold early, winter stays near the hills sold around the holidays and Presidents' Day weekend, and fall weekends sold around the wine harvest, the colors and the October long weekend, each with its own photographs, minimum stay and copy.

Regulation & Licensing · 2026

What the Law Requires in Eastern Townships

Start with the province. Quebec treats any paid stay of 31 days or less as tourist accommodation, and the operator needs a registration number for it, issued through the CITQ, the province's Corporation de l'industrie touristique du Québec. A principal residence establishment is the place where the host habitually lives, let to a single person or group per stay with no meals; a lake house or chalet kept as a second home is a general tourist accommodation establishment. The application must include the municipality's zoning confirmation, obtained before you apply; proof of civil liability coverage of at least C$2,000,000 per event; proof of ownership or the owner's authorization; for a unit in a divided co-ownership, the syndicate's authorization; photos of the property; and, for a principal residence, two proofs of address. In 2026 the fee is C$54 for a principal residence and C$156 for a general establishment, registration is renewed each year, and the province's public directory lets anyone check a number, its status, its expiry date and the establishment's address.

The number has to be visible. It must appear clearly in every listing, on the website and in advertising, and since April 9, 2026 on social media as well; each offer on a platform has to carry the certificate's expiry date too, and the certificate itself must hang at the main entrance in plain view of guests. Since September 1, 2026, principal-residence registrations and renewals have required two proofs of residence, and a landlord's or condo syndicate's consent now has to be given again at every annual renewal, not only the first time. Platforms have had to confirm since September 1, 2023 that each number is valid and matches the listing, and they may not publish an offer without one. Operating unregistered exposes an individual to fines of C$2,500 to C$25,000 and a company to C$5,000 to C$50,000; using a false or expired number draws the same range, an individual who fails to show the number risks C$1,000 to C$10,000, while a platform that runs an offer with no number can be fined up to C$100,000. Revenu Québec inspects and investigates, and residents and municipalities can report establishments to it.

Then comes the town. The Tourist Accommodation Act limits how far a zoning bylaw can ban principal-residence rentals, but a tourist residence, which Magog's rules define as a furnished apartment, house or chalet with a kitchen, other than a principal residence, is allowed only where each municipality's zoning permits it, and in the lake towns that is a short list. In Magog, short-term rental is allowed only in zones that permit tourist accommodation (C3) or principal-residence establishments (H6), after a certificate of authorization for a change of use; the city completes the CITQ compliance notice through its online permit platform, publishes an interactive tourist-accommodation map, and asks the owner of a building without a sewer connection for a professional's statement that the rental will not push wastewater past the septic system's capacity. Orford allows stays of less than 32 days in several sectors, mostly in the south of its territory, keeps most of its northern sectors closed under zoning bylaw 951, and fines a first offense C$1,000 to C$1,500, with each day of illegal rental counting as a separate offense. Eastman allows short-term rental in 20 listed zones, apart from acquired rights, and completes the compliance notice the CITQ asks for.

Austin is among the strictest we verified. Its planning FAQ allows rentals of 31 consecutive days or more in every zone, but a tourist residence without the operator living there only in zones 2.2-RTc, 2.3-RTc, 4.1.B-RUpe, 5.18-UL and 5.19-UL, and bylaw 25-543, in force since May 8, 2025, bans tourist residences in zone 5.19-UL and caps principal-residence rentals there at two, in detached single-family homes only. A bed and breakfast with the owner on site is allowed in most of the municipality, though not in the Domaine du Mont Orford or around Lac des Sittelles. Lac-Brome has allowed principal-residence rentals everywhere since March 25, 2023, but second homes only in 17 zones, mostly commercial, and now requires a city certificate of authorization under bylaw 599-4, displayed with the CITQ number where it can be seen from the street. In Potton, tourist accommodation is allowed essentially in the village of Mansonville, along the Vale Perkins road and in the Owl's Head sector, with acquired rights for establishments registered before the town regulated the use, and a condo syndicate can still bar short-term rental in its building rules; on October 6, 2026 the town gave notice of a bylaw to limit tourist residences and froze the applications it covers until December 6, 2026. Bromont said in 2023 that rentals were allowed only in specific areas such as rue Commerciale and that it would revise its urban plan. Sutton, North Hatley and Ayer's Cliff apply zoning of their own that we could not verify for this page, so ask each town in writing.

Taxes and a federal rule finish the picture. On reservations of 31 nights or shorter, Airbnb collects Quebec's 3.5% lodging tax, calculated on the rate plus the cleaning fee. Short stays in Quebec generally carry 5% GST and 9.975% QST as well; an owner must register for them once taxable sales pass C$30,000 within 12 months, Airbnb collects both for hosts who haven't registered, and registered hosts charge and remit them on their own. Bookings on your own site have no platform in between, so your checkout has to apply each tax correctly. On the federal side, since the 2024 tax year the CRA has refused income-tax deductions for the part of the year a short-term rental, meaning one rented for less than 90 consecutive days, operates where it isn't allowed or out of line with provincial or municipal registration and permit rules. This section is a guide, not legal advice; confirm the specifics with the town hall, the CITQ, a notary and an accountant. Cavmir looks after the marketing; permits, zoning and tax filings are yours to handle with your advisers.

Market-Specific Tips & Challenges

Local Tips & Unique Market Challenges

Tips That Actually Move Revenue in Eastern Townships

First, open with the registration and the town. Quebec's display rule covers your listing, your website and your social media, and any guest can look up the number and its expiry date in the public directory; in a market where nearly every listing shows one, a missing number stands out. Print it high on your website and inside the house rules, name the municipality the house is in, and add one plain line on what the number means: the province has the property on file, it carries insurance, and its zone permits the rental. A family committing to a July week months ahead reads that as a sign the booking will hold.

Second, write the listing twice. English and French each account for about two in five of Eastman's reviewing guests, so write a French version for Quebec guests and an English one for Ontario, New England, New York and overseas, each built on its own searches: 'chalet à louer Cantons-de-l'Est' and 'lake house Eastern Townships' come from different people. On your website, set up each room and season page in French and in English, linked to its twin, so Google and the AI assistants can answer a guest in the language the question came in. Guests spot machine translation, and it costs trust in the first paragraph.

Third, sell the summer early and by the week. July in Eastman was booked about 95 days ahead and August about 84, and July has the year's longest stays, so the summer calendar, the rates and the photographs need to be ready by early spring. Offer next summer to past guests first, set a changeover day, and price the holiday weeks as the premium dates they are. In the ski towns, do the same for the Christmas weeks and for Presidents' Day weekend, when American skiers drive up.

Fourth, build an October product. The average October stay in Eastman was 2.2 nights, the shortest of the year, and October's occupancy was the best of the fall. Fall weekends sell around fixed dates: the Fête des Vendanges in Magog in early September, Les Correspondances d'Eastman in mid-September, Mont Sutton's Fall Festival from late September to mid-October, and the October long weekend, when Canadian Thanksgiving and the American Columbus Day fall on the same Monday, as they did on October 12, 2026. Photograph the house in color season, write copy for two-night stays, and put the wine route in the welcome book.

Fifth, show the outdoor evening. In AirROI's Eastman figures, listings with a hot tub earned about three times as much as listings without one, and outdoor furniture, an outdoor dining area and a fire pit each lined up with much higher revenue; bigger and pricier homes are more likely to have them, so treat the gap as a guide to what guests look for, with no promise attached. Only about a third of listings have a hot tub. If yours does, photograph it steaming at dusk in winter and under the trees in summer, and put the fire pit, the deck table and the barbecue in the gallery, because those are the hours a group remembers.

Unique Eastern Townships Challenges

Every town line changes the answer. Austin, Eastman and Lac-Brome each permit tourist residences in a short list of zones, Magog adds a certificate of change of use before the CITQ will register a property there, and acquired rights cover some older operations, each on its own terms. Past bookings on a listing don't prove the zone allows them, so anyone buying to rent needs the municipality's answer in writing, zone number included, before the offer goes firm.

Condos carry one more gate. Since September 1, 2026, the syndicate's consent has had to be renewed with every annual registration, and Potton's own page notes that a syndicate can write a ban on short-term rental into its building rules even in a zone that allows it. Owners of a unit in Magog, Orford or Bromont should read the declaration of co-ownership before they list, and keep the renewal date in the same calendar as the booking windows.

The slow months are real. April averaged about C$2,700 per Eastman listing, May and November are quiet too, and the large operators described above set the pace the rest of the year. Owners who run one house compete on detail: a name, photos of what the bigger portfolios' listings don't show, copy written for each language, seasonal prices a guest can follow and a list of past guests no operator can copy.

A Curious Eastern Townships Fact
In 1903, the Goad atlas counted about 250 people living in North Hatley in winter and about 1,200 in summer, nearly five times as many. Many of the summer people had come from Baltimore, Maryland and the American South, following Dr. Powhatan Clark of Baltimore, who built a summer residence on Lake Massawippi about 1886, and by 1899 the village had a golf course to go with its canoe club and its North Hatley Club. More than a century later, the village's 21 active rental listings in AirROI's count earn the most in September and the least in November.

Insurance

The CITQ registers no tourist establishment without proof of civil liability coverage worth C$2,000,000 or more per event, and letting that coverage lapse exposes an individual to fines of C$1,000 to C$10,000. Tell your insurer the house rents to tourists, since an ordinary homeowner's policy may not answer a rental claim, and ask in writing how the dock, the boats and paddle craft, the hot tub, the wood stove and winter access are treated. If you own a condo in Magog, Orford or Bromont, read the syndicate's building insurance and its rental clauses too. A Quebec broker who handles short-term rentals can quote it properly.

🧾

Property & Income Tax

The rates sit in the regulation section above: the 3.5% lodging tax Airbnb adds to its own bookings, and 5% GST plus 9.975% QST, with registration required once taxable sales pass C$30,000 in a 12-month period. What an owner adds is the paperwork. Quebec collects its own personal income tax, Airbnb's tax guide for Canadian hosts points to extra filing obligations for short-term accommodation in Quebec, and the CRA disallows deductions for any part of the year a rental spends out of compliance. Take these questions to a Quebec accountant before the season opens, not after.

🏦

Mortgages & Financing

In November 2025 Noovo reported Royal LePage's 2025 ski-region medians: C$575,000 for a single-family home around Mont-Orford (up 6.5%), C$700,000 in Bromont (down 2%) and C$710,000 around Mont Sutton (up 23.6%), with condos at C$348,700 around Mont-Orford and C$555,000 in Bromont. For Quebec's recreational regions as a whole, Royal LePage put the 2025 median at C$465,700 and forecast C$484,328 for 2026. Lenders count short-term rental income in different ways, so arrive with a revenue model shaped by the seasons, and have your notary verify the zoning, the registration's status and any acquired rights before you sign. Build the registration fee, the insurance, the lodging and sales taxes and the April lull into the cash-flow plan from day one.

Future Outlook · 2027 & Beyond

Where Eastern Townships is Headed Next

The next rule changes are already on the calendar. Potton's freeze on the applications covered by its proposed limit runs to December 6, 2026, Lac-Brome has said its urban-plan update will decide whether second-home rentals open to more zones, and since September 1, 2026 a principal residence has needed proofs of residence at every renewal, and a condo or leased unit the owner's or syndicate's consent each year. Each step narrows the field to registered properties in permitted zones, which favors owners who already show their number and keep their paperwork current.

The mountains are investing. Mont Sutton expects to finish its new Chairlift I, a quad with a boarding carpet, in November 2026, a C$8 million project aimed at beginners and families and supported by a C$5 million grant from the Government of Quebec, and it is adding glamping sites near Chairlift V. Owl's Head is promoting a real-estate expansion, Owl's Head HABITAT. A new beginner lift gives families a reason to book another winter, and families with young skiers are a natural fit for a whole house.

Search is changing too. A family in Boston can ask an AI assistant in English for registered lakefront homes near Magog that sleep ten, and a couple in Montreal can put the same question in French. Assistants recommend what they can find written down, so an owner whose fast bilingual site lists the registration number, the town, the sleeping plan, the drive times and the seasonal offers gives them a source to quote. That's why Cavmir plans the direct-booking site and the AI-search work side by side.

Why We Love Marketing in Eastern Townships

The thing I like most about marketing in the Eastern Townships is how many true stories one property can tell. The same lake house sells a July week of swimming and boating, an October weekend of color and the wine route, and a February stay near Owl's Head or Mont Sutton, each to a different guest and often in a different language. Writing those stories well, for each of them, is the job.

The rules here suit the way I like to write. A six-digit number, a zone the town has confirmed, a sleeping plan and a named local contact are all things a guest can verify, and a listing that puts them first has earned some trust before anyone sends a message. The rules push the copy toward specifics, and specific copy is what gets booked.

And the material is generous: Manoir Hovey on Lake Massawippi, Gregorian chant at Saint-Benoît-du-Lac at five in the afternoon, the Brome-Missisquoi vineyards at harvest, the glades at Mont Sutton after a snowfall. My job is to match each photograph to the season a guest is booking and to write its caption in that guest's language.

Quiet Hour

Vespers at Saint-Benoît-du-Lac

The Benedictine abbey on Lake Memphremagog, founded in 1912 by monks from Saint-Wandrille in Normandy, sings vespers in Gregorian chant at 5 p.m., and usually at 7 p.m. on Thursdays. Its shop sells cheese, cider and fruit spreads every day, from 9 a.m. to 6 p.m. between June and October and to 5 p.m. the rest of the year; it closes on December 25 and 26, January 1 and 2, Good Friday and Easter Monday.

Dinner Out

Le Hatley at Manoir Hovey

The restaurant of the 1899 manor on Lake Massawippi in North Hatley, a Relais & Châteaux property with two MICHELIN Keys that the Stafford family has run since 1979. Its Tap Room bistro is the less formal choice. Tell guests to book ahead for a summer or fall weekend.

Lakeside Lunch

Ripplecove, Ayer's Cliff

On the shore of Lake Massawippi, Ripplecove has welcomed guests since 1945. Le Riverain is its main restaurant and Bistro Le Cove the casual one, and the spa books massages and facials, which suits a guest who wants a slow afternoon after a morning on the water.

Ski Day

Owl's Head, Mansonville

Fifty trails and six chairlifts with Lake Memphremagog below, about 30 minutes from Magog and an hour and a half from Montreal by the resort's own count. In summer the same mountain runs a golf course. Put the winter route, the parking and the nearest grocery in the welcome book.

Glades

Mont Sutton

Sutton puts its glades first and describes them as award-winning, and for the 2026-27 season it expects to open Chairlift I, a new quad with a boarding carpet that serves an easier beginner area. Its Fall Festival, with the wine route's outdoor bar at the foot of the slopes, ran from September 19 to October 18 in 2026.

Color Season

Mont-Orford

The Mont-Orford ski area runs 43 trails and seven lifts in winter and sells a family package for its Flambée des couleurs in the fall. Orford Musique, in the heart of Parc national du Mont-Orford, publishes a concert calendar worth checking before guests arrive.

Wine Country

La Route des vins de Brome-Missisquoi

A 160-kilometer route linking 24 vineyards in Brome-Missisquoi, some of them among the oldest in Quebec. Suggest a designated driver or a guided tour, and two or three stops in an afternoon, which leaves time to linger at each.

Harvest Festival

Fête des Vendanges, Magog

Magog's harvest festival, held since 1993, gathers more than 75 wineries, cideries, distilleries, breweries, cheesemakers and food producers at Pointe Merry on Lake Memphremagog over two September weekends; the 2027 dates are September 4 to 6 and 11 to 12. Give returning guests the dates when they book their summer week.

Spa Afternoon

Balnea, Bromont

A thermal spa and hotel looking out over Lac Gale, set in a protected 600-acre nature reserve, with a farm-to-table restaurant and a market garden of its own. Suggest the thermal experience for arrival day, and the stay starts slower.

Book Weekend

Les Correspondances d'Eastman

Eastman's festival of letters and writing held its 24th edition from September 10 to 13, 2026, with author interviews, literary cafés, writing workshops and a letter-writing contest. It suits a couple's September weekend in the village.

First Page

The registration certificate and the house rules

Quebec wants the registration certificate displayed at the main entrance, and Lac-Brome also wants its city certificate visible from the street. Open the welcome book with the six-digit number, the maximum guest count and the house rules, so guests know the rules before anything comes up.

Who to Call

A named local contact

Name a local contact, give a phone number someone actually answers, and say how fast a problem gets handled. Residents and municipalities can report an establishment to Revenu Québec, so a quick fix for a guest's problem also keeps a neighbor from picking up the phone.

Local Playbook · Three Property Types

How Cavmir Markets Eastern Townships Properties

Three property types that do well in Eastern Townships, a common starting point for each, and the plan Cavmir builds for it.

Lakefront Estate · Lake Memphremagog
The Situation

A five-bedroom lakefront house with a dock on Lake Memphremagog, registered with the CITQ in a zone that allows tourist residences. It has been sold on summer weekends with an English-only listing, its photographs were all taken in July, and the listing doesn't show the registration number near the top, explain the sleeping plan or say which municipality it stands in.

The Plan

Cavmir starts by checking the zone and the registration, then turns the summer into weeks with a fixed changeover day, offered to past guests in early spring, and writes a French and an English listing that open with the registration number, the municipality and a room-by-room sleeping plan. We plan new photography from the water, the dock and the deck at dusk, in summer and in winter, build a bilingual direct-booking site, and package fall weekends around the Fête des Vendanges and the wine route.

What It Targets

A summer calendar of full weeks priced to the lakefront and offered first to returning families, a fall offer of its own, and listings a careful guest can check against the provincial directory. Track how much of the summer is booked by the end of spring and the share of bookings taken direct.

Ski Chalet · Sutton or Owl's Head
The Situation

A four-bedroom chalet with a hot tub near Mont Sutton or Owl's Head, marketed only to Montreal skiers on winter weekends. Its calendar sits mostly empty in summer and fall, its photographs show snow and nothing else, and the listing never mentions the drive to the lifts, the ski storage or the hot tub at night.

The Plan

Cavmir confirms the town's zoning answer, then builds two products: a winter offer for the Christmas weeks and Presidents' Day weekend, aimed at Montreal and New England skiers, with the drive to the lifts in minutes and the ski room shown, and a summer and fall offer around the lakes, the golf, the wine route and the Fall Festival. We plan a two-season shoot with the hot tub at dusk, write both listings in French and English, and build search pages for guests looking for a chalet near the hills in each season.

What It Targets

A year-round calendar with a winter offer for skiers and a warm-season offer that stands on its own, each photographed and written for its guest. Track holiday and long-weekend bookings from American guests, fall-weekend occupancy and repeat stays.

Boutique Inn · North Hatley or Knowlton
The Situation

A small inn in an old village house, with a restaurant and a loyal Quebec clientele, registered with the CITQ but nearly invisible to English-speaking and American travelers. It depends on online travel agencies for most bookings, its website cannot take a reservation, and wedding and group inquiries go to the larger lakeside hotels.

The Plan

Cavmir rebuilds the website in French and English with live booking and the full price, room rate, taxes and fees, on one screen, writes room pages that answer what guests ask, and directs photography of the rooms, the restaurant and the village in each season. We complete the inn's Google Business Profile, publish pages AI assistants can read, and package fall-color weekends, wine-route stays and small weddings for planners and couples in Montreal, Ontario and New England.

What It Targets

An inn that travelers who search in English can find and book on its own site, with wedding and group requests coming in directly and past guests offered their dates before anyone else. Track the share of bookings taken direct and the inquiries that arrive from outside Quebec.

FAQ

Eastern Townships Airbnb Marketing:
Questions, Answered

Does Cavmir offer Airbnb marketing services in the Eastern Townships?

Yes. Cavmir markets lakefront homes on Lake Memphremagog and Lake Massawippi, ski chalets near Mont Sutton, Mont-Orford and Owl's Head, condos in Magog and Bromont, and inns and auberges in North Hatley, Knowlton and the other villages. We handle the brand, French and English listing copy, photo direction, paid campaigns, SEO and AI search, and a direct-booking website; lakefront estates at the very top go into Cavmir's estates and private collections tier. We do marketing only: no property management, no keys, no messages to guests.

What can an Eastern Townships short-term rental earn?

AirROI's Eastman numbers for the twelve months to September 2026 come to about C$378 a night at 38% occupancy and about C$49,200 a year, or C$4,100 a month (AirROI's figures are in US dollars; this page multiplies them by about 1.39). The towns differ: Austin averaged about C$392 a night, Potton C$353, Sutton C$304 and Magog, where most listings are condos, C$177. Size matters most: the median three-bedroom in Eastman earned about C$47,600 and the median four-bedroom about C$69,600. These figures help with planning; they aren't a promise. Cavmir's rough return range of 3–5% before financing, shown in the box, works like this: C$49,200 is about 8.6% of the C$575,000 median single-family price Royal LePage reported around Mont-Orford for 2025, AirROI's running-cost estimate lowers that to about 5.3%, and property taxes, insurance and other costs take it lower still.

When is the peak season for Eastern Townships rentals?

July and August. In AirROI's Eastman data those two months brought in about C$8,160 and C$8,450 per listing at more than half occupancy, against about C$2,700 in April, the weakest month, and July stays were booked about 95 days ahead. The ski towns add a winter season: AirROI marks December to March as high season in Potton and Sutton. Fall weekends sell around the Fête des Vendanges, Mont Sutton's Fall Festival and the October long weekend, when Canadian Thanksgiving and Columbus Day fall on the same Monday.

Do I need a CITQ registration and municipal approval to rent in the Eastern Townships?

Yes. A stay of 31 days or less requires a Quebec registration number, issued through the CITQ and displayed on every listing, ad and social post, and the CITQ won't register a property until the municipality confirms the zone permits it. Many lake towns limit the use: Austin to five zones, Eastman to 20, Lac-Brome to 17 mostly commercial zones for second homes; Magog requires a certificate of change of use, and Potton has frozen the applications covered by a proposed cap until December 6, 2026. An individual who rents without registration faces fines of C$2,500 to C$25,000. Cavmir's role is marketing, so take legal and permit questions to the town and a notary.

Can I rent out my lakefront home on Lake Memphremagog or Lake Massawippi?

It depends on the municipality and the zone. On Memphremagog, Magog allows short-term rental only in its tourist-accommodation and principal-residence zones, Austin only in five zones, and Potton essentially in Mansonville, along the Vale Perkins road and in the Owl's Head sector, with acquired rights for older registrations. On Lake Massawippi, ask North Hatley and Ayer's Cliff directly, since we could not verify their current zoning for this page. If the home is your principal residence, the provincial act limits how far a town can ban renting it, but registration and its two proofs of residence still apply. For estates at that level, Cavmir's estates and private collections service covers the brand, the photography and the weekly summer offer.

Should my Eastern Townships listing be in French, English or both?

Both. Eastman's guests, in AirROI's data, split almost evenly between English and French speakers, and Montreal is the biggest single source of guests. Cavmir writes each language as its own listing, aimed at its own searches, instead of converting one into the other, then builds linked French and English pages for Google through vacation rental SEO and marks them up so an AI assistant can recommend the property in French or in English, as our guide to generative engine optimization explains.

Do you work with inns, auberges and boutique hotels?

Yes. In Lac-Brome almost three in ten of the listings AirROI tracks are hotels or boutique properties, and inns here compete with names guests already know, such as Manoir Hovey and Ripplecove. Cavmir builds the brand, a bilingual website with live booking and the full price on one screen, the room and package pages, and the wedding, group and fall-weekend offers, following our 12-step system, so returning guests and planners can book direct.

What's the best way to get direct bookings here, and what does Cavmir cost?

Begin with a quick bilingual direct-booking website that displays the registration number, a fully completed Google Business Profile, and a mailing list through which past guests see next summer's weeks and the Christmas holidays first. What Cavmir costs depends on the scope; plans and one-time project prices are on the pricing page. If you also own a chalet in the Laurentides, our Mont-Tremblant page covers that market, and talking through your property costs nothing: contact Cavmir.

Market Intelligence · Seasonality

Airbnb seasonality in Eastern Townships, month by month

Demand in Eastern Townships peaks around July through August and runs quietest around April. Here is how the year actually books — and what to do about each stretch of the calendar.

Peak demandSteadyQuiet

Peak season

July and August are the peak in the Eastern Townships, with August the strongest month and July booked furthest ahead, about three months out. Lake houses and big group homes carry the summer, so have the photos, the weekly rates and the changeover day settled by early spring and give past guests the first chance at next summer's weeks. In the ski towns around Owl's Head and Mont Sutton, the Christmas weeks and Presidents' Day weekend make a second, smaller peak that deserves winter rates of its own.

The shoulders

September and October run on weekends. The Fête des Vendanges in Magog, Les Correspondances d'Eastman, Mont Sutton's Fall Festival and the October long weekend give fixed dates to sell, and October stays are the shortest of the year, so a two-night fall package with color-season photos and a wine-route itinerary fits the demand. June is summer's on-ramp, and a midweek rate helps the weeks before the July rush.

The quiet stretch

April is the slowest month of the year, and May and November are quiet too, between the end of the ski season and the start of summer and again before the snow. Use those months for longer stays at a fair weekly or monthly rate, for maintenance and for a photography refresh before summer. Couples looking for a spa weekend or a quiet table at a lakeside inn, and remote workers from Montreal, are the guests who still travel then.

Dates that fill first

Christmas and New Year holidayslate December
Families book the holiday weeks about two months out, and the ski towns sell them as the top of the winter; hold longer minimum stays and price them above the rest of the season.
Presidents' Day weekendFebruary
American skiers from New England and New York drive up for the long weekend in the busiest month outside summer; put the drive time to Owl's Head, Mont Sutton or Mont-Orford in the title that month.
Fête des Vendangesearly September
Magog's wine and food festival at Pointe Merry, held since 1993, runs over two September weekends; give past guests the dates when they book their summer week.
Les Correspondances d'EastmanSeptember
Eastman's festival of letters and writing brings readers and couples to the village for a long weekend in mid-September; a quiet house near the village suits them.
Mont Sutton Fall Festivallate September to mid-October
Music, food and the wine route's outdoor bar at the foot of the slopes during color season; sell two-night stays and show the house in its fall colors.
Thanksgiving and Columbus Day weekendOctober
Canadian Thanksgiving and the American Columbus Day fall on the same Monday, so Montreal and New England guests want the same long weekend; price it as a peak weekend.
Market Intelligence · Guests

Who books Eastern Townships Airbnbs — and how far ahead

Montreal families and friend groups
The largest single source of guests, about an hour and a half away by car. They book summer weeks on the lake and ski weekends, often as two or three families sharing a big house, and they come back when a house works for them.
New England and New York travelers
Americans who drive up from Boston, about four hours away, and from New York for ski weekends, Presidents' Day and the fall colors. They read in English and want the drive, the border crossing, the parking and the house rules spelled out.
Food, wine and spa couples
Couples who come for the wine route, a dinner at a lakeside inn and a day at a thermal spa, mostly in late summer and fall. They book short stays, care about the bed, the bath and the kitchen, and use a well-written guidebook.
Celebration and reunion groups
Reunions, milestone birthdays and multi-family holidays in the houses that sleep eight or more, a large part of the market here. They want a clear sleeping plan, a hot tub, an outdoor dining table and enough parking.
Visitors from France
Travelers from France and elsewhere who fly into Montreal and add the Townships to a longer Quebec trip. They read French first and value a guidebook that covers the abbey, the villages and the lakes.

The booking window

Summer books furthest ahead: July stays are booked about three months out and August close to that, while the Christmas weeks book about two months ahead. Spring and November book on short notice, often within six weeks. Have summer photos, rates and minimum stays ready by early spring and the winter calendar ready by early fall.

Typical stays

Most stays run a long weekend to a few nights. They are longest in July, when lake weeks are common, and shortest in October, when fall weekend trips dominate; winter stays sit in between at about three and a half nights.

Where guests fly from

Montreal is the core drive market, about an hour and a half away, and Boston is about four hours by road through Vermont; New York is a long day's drive or a short flight to Montreal. Fly-in guests from Toronto, New York and Paris land in Montreal and drive the rest. Geo-target Montreal all year, Boston and New York for ski weekends and fall color, and France with the summer in mind.
Market Intelligence · What Wins

The Airbnb that wins in Eastern Townships

The winner is a three- or four-bedroom house or chalet that sleeps eight or more, with a hot tub, an outdoor dining area and a fire pit photographed in both summer and winter. On the lakes, guests search for water access and a dock; near Owl's Head and Mont Sutton, the drive to the lifts and a ski room do the same work. Listings written in both French and English, with the town and the sleeping plan stated plainly, stand apart from the generic chalet listing.

Amenities that move bookings here

hot tuboutdoor dining areafire pitlake access or a dockwood stove or fireplaceski storagefast wifi with a workspacebarbecue grill
If you do one thing, photograph the outdoor evening: the hot tub steaming at dusk, the deck table set for a group and the fire pit lit. Those features line up with much higher revenue in the market data, and they are the pictures that sell a group weekend in either season.
FAQ

Eastern Townships Airbnb marketing questions, answered

How do I market my Airbnb in the Eastern Townships?

Start by naming your product, a lake house, a ski chalet, a village condo or an inn, and write the listing in both French and English, because the guests split almost evenly between the two languages. Price around the real calendar: summer weeks sold early, winter holidays and February long weekends in the ski towns, and two-night fall packages around the wine harvest and the colors. Add a Google Business Profile and a direct-booking site so returning families can book you directly. That's the marketing layer Cavmir builds here: photography direction, bilingual listing copy, a direct-booking website and local search.

When is peak season for Eastern Townships Airbnbs?

July and August, with August the strongest month and July booked furthest ahead. The ski towns around Owl's Head and Mont Sutton add a winter season from the Christmas holidays through March, and September and October weekends stay busy around the wine festival, the colors and the October long weekend. April is the slowest month of the year.

How far in advance do guests book Eastern Townships Airbnbs?

Summer books about three months ahead, with July furthest out, and the Christmas weeks about two months ahead. Spring and November stays book on short notice, often within six weeks. Have summer ready by early spring and winter ready by early fall.

Where do most Eastern Townships Airbnb guests come from?

Montreal leads, about an hour and a half away by car, and most guests are Canadian. Americans from New England and New York are the largest group from outside Canada, with Boston about four hours away by road, and visitors from France make up a smaller share, usually flying into Montreal.

What amenities matter most for an Eastern Townships Airbnb?

A hot tub leads, followed by an outdoor dining area, a fire pit and a barbecue, because groups spend their evenings outside in summer and in the tub in winter. On the lakes, water access or a dock matters; near the ski hills, ski storage and an easy winter drive do. A wood stove or fireplace, fast wifi and enough beds for a group of eight or more round out the list.
