* Market averages in Canadian dollars from AirROI data for North Rustico, Prince Edward Island (78 active listings), October 2025 to September 2026, converted from US dollars at 1.39. ROI is Cavmir's estimate. A single home's numbers depend on its size, its location and how it is marketed.

The Market

Why Cavendish and North Rustico Are a Beach and Green Gables Rental Market

Cavmir is an Airbnb marketing agency. We build the brand, the direct-booking website and the marketing for short-term rentals in Cavendish & North Rustico.

Prince Edward Island's central North Shore is a short run of coast with a long list of reasons to come. Cavendish holds Green Gables Heritage Place, the farm that inspired Lucy Maud Montgomery's 1908 novel Anne of Green Gables, and Cavendish Main Beach in Prince Edward Island National Park. North Rustico is a fishing town with a harbor and its own beach inside the park, and Rustico next door was settled in 1764 by Acadians returning after the Deportation of 1758. Stanley Bridge lies about 10 kilometers west of North Rustico by AirROI's measure, with New London beyond it, and to the east Brackley Beach and Stanhope front the park's Brackley–Dalvay section and Dalvay-by-the-Sea. A rental owner on this shore sells one of three trips: the family beach week, the Green Gables visit and the quieter shoulder stay built around food, golf and the dunes. Each has its own season and its own guest.

AirROI's North Rustico market supplies the headline numbers. In its year from October 2025 through September 2026, North Rustico's 78 active listings earned an average rate near C$375 and filled 44% of their open nights, grossing roughly C$31,200 apiece; that was up 35% on the prior year, and the listing count rose 8%. The provincial averages on the same page are about C$285 a night, 48% occupancy and C$27,800 a year. AirROI's underlying figures are American dollars; its Canadian pages convert them at 1.39, the average for the period, and every C$ market figure on this page is AirROI's own converted number. The other towns are separate AirROI markets, so the stats box describes North Rustico alone. Cavendish, with 131 listings, averaged about C$254 a night, 38% occupancy and C$18,100 a year; Stanley Bridge, 72 listings, about C$318, 52% and C$30,200; Brackley Beach, 77 listings, C$250, 54% and C$22,900; Stanhope, 75 listings, C$269, 48% and C$23,600; and Rustico, 30 listings, C$384, 47% and C$40,500.

Averages hide a wide spread. The median North Rustico listing charged about C$245 a night and booked about 34% of its open nights, while the top quarter by rate charged C$350 or more and the top tenth C$895 or more, a figure pulled up by a handful of very large homes. AirROI's top earner, an eight-bedroom house, grossed about C$320,700 at about C$1,621 a night and 49% occupancy, and three five-bedroom homes each passed C$100,000. Size isn't the only route to the top: one two-bedroom listing grossed about C$63,100, roughly twice the market average, on a modest C$244 a night by booking 62.5% of its nights.

The year has one tall peak. AirROI calls June through August the high season, May the shoulder and September through April the low season. July and August ran at about 74% and 73% occupancy in 2026 and January at 11%, and the three strongest months brought in 43% of the year's revenue. Guests plan summer far ahead: the average booking was made 104 days before arrival, and July stays about 140 days ahead, close to five months.

Two layers of rules apply. Prince Edward Island's Tourism Industry Act treats any accommodation offered for a continuous period of less than one month as a tourism establishment that needs a provincial license, applied for every year, and since the 2024 amendments every listing on a booking platform must carry the license number; 62% of AirROI's North Rustico listings show one. Local land-use rules come first, because Tourism PEI wants municipal approval before it accepts an application where a municipality has planning authority, and the Town of North Rustico and the Resort Municipality of Stanley Bridge, Hope River, Bayview, Cavendish and North Rustico each have their own bylaw. Cavmir's job sits on the selling side: naming and branding the house, writing the listing, briefing the photographer, building a direct-booking site, getting the house into search results and AI answers, and running campaigns for the weeks that need guests. Licensing, inspections, monthly occupancy returns and zoning remain the owner's work, done with a lawyer, accountant or manager. Below you'll find the market, the rules community by community, the season from Green Gables' May opening to the fall food festival, and the plans we'd build for a North Rustico family house, a Cavendish cottage and a big group home near Stanley Bridge.

Why Cavmir

The Cavmir Advantage
in Cavendish & North Rustico

Cavmir markets each North Shore property for the trip its guests come to take: the North Rustico house a Fredericton family books for the same July week every year, the Cavendish cottage a couple picks for Green Gables and the beach, the Stanley Bridge home where three generations meet for a reunion. Those guests find places in different ways, on Google, through AI assistants, on Instagram and in last summer's thank-you email, so the listing, the direct site and the follow-up have to tell one clear story in each place. We are a marketing agency and nothing else. You or your manager keep the keys, the cleaning and every guest conversation, and each inquiry or booking that comes through the direct site goes straight to you.

State of the Industry · History

The Cavendish & North Rustico STR Market — Past & Present

The oldest story on this shore is Acadian. The Farmers' Bank of Rustico Museum dates the settlement of Rustico to 1764, when Acadians came back after the Deportation of 1758, and it keeps the 1772 Doucet House, which the museum calls the oldest house on the Island. The bank was the work of Father Belcourt, a priest the museum calls a visionary, and the museum describes it as the smallest bank chartered in North America. It stands beside St. Augustine's Church at 2188 Church Road, on Route 243, and in 2026 it opened Monday to Saturday from 10 a.m. to 4 p.m. until October 16, with tours and experiences after September 5 booked by phone; its traditional Acadian meals were canceled for 2026.

Cavendish's fame is literary. Parks Canada says Lucy Maud Montgomery was raised by her grandparents, Lucy and Alexander Macneill, and spent most of the first 37 years of her life on their farm in Cavendish. The Green Gables farmstead nearby gave her the setting for Anne of Green Gables, published in 1908, and Parks Canada now runs it as Green Gables Heritage Place, part of L.M. Montgomery's Cavendish National Historic Site; the grandparents' farm is the privately operated Site of Lucy Maud Montgomery's Cavendish Home. Visitors tour the house and walk two trails, the Haunted Wood Trail and the Balsam Hollow Trail, which begins as Lover's Lane, and the site opens daily from 9 a.m. to 5 p.m. from May to October.

Prince Edward Island National Park follows this coast in two sections that matter for rentals here. The Cavendish–North Rustico section holds Cavendish Main Beach, North Rustico Beach and MacNeils Brook; the Brackley–Dalvay section holds Robinsons Island, Brackley Beach, Shaws Beach, Covehead Lighthouse Beach, Stanhope Cape, Ross Lane, Stanhope Main and Dalvay Beach, among others. In summer, surfguards are posted at Cavendish Main Beach, Brackley Beach and Stanhope Main; the park is open all year, and Parks Canada's visitor services run from May to October. Two landmarks belong to the same trip: Dalvay-by-the-Sea National Historic Site, a Victorian estate set among dunes, beaches and a lake, and the Green Gables Golf Course, a Stanley Thompson design inside the park that has been open since 1939.

The food traditions are just as settled. New Glasgow Lobster Suppers, in New Glasgow, which AirROI places about 6 kilometers from North Rustico, has served since June 24, 1958, is still family-owned and operated, and has its kitchen overlooking the River Clyde. The Fall Flavours Food & Drink Festival, which began in 2007, spreads food events across the Island from late September into October, September 24 to October 10 in 2026. On the Rustico side, the Blue Mussel Cafe on Rustico Road opens seven days a week through spring, summer and fall.

Summer has one very big weekend. The Cavendish Beach Music Festival, presented by Bell, calls itself Atlantic Canada's largest outdoor concert; it runs three days at the Cavendish Beach Events Centre in early July and has already set July 8 to 10 for 2027, with camping at Route 6 Ranch, a shuttle bus and hotel-and-ticket packages listed on its site. For owners within reach of the grounds it is the weekend most worth pricing on its own, and the one where house rules, guest counts and parking need the plainest wording.

The rules arrived in layers. Licensing of tourist accommodation is old on the Island: the Tourism Industry Act's license section traces back to the 1974 statutes. Platform operators entered the Act through amendments in 2019, and the 2024 amendments, which CBC reported in August 2024 as proposed changes expected before the legislature that fall, added the requirement that every platform listing show a valid license number and that a platform take a listing down within seven days of the department's notice. In the Resort Municipality, council passed its new Land Use Bylaw on December 11, 2023, and it took effect on December 19, 2024 after the Minister of Housing, Land and Communities approved it. The Town of North Rustico put the rewrite of its official plan and zoning bylaw out to proposals in spring 2023, had Council approve Stantec for the work, held public sessions at the Lions Club in August 2023 and on August 27, 2024, and posted first drafts that month.

Today's North Rustico market is mostly whole homes run by their owners. Of AirROI's 78 North Rustico listings, 91% rent the whole home, and houses make up about 63% and cabins 22%. Their average guest rating is 4.78, Superhosts run a little over half of them, Airbnb has given 44% its Guest Favorite badge, and only about one in eight is handled by a professional manager. Cavendish is a different market: 131 listings, 35% cabins and other outdoor stays, 15% hotel and boutique rooms and 17% private rooms, with a 4.61 average rating and 39% Superhosts. In an audit we'd start with four checks: the photo count, which averages seven where the beach walk, the bedrooms and the yard need more; the license number, which 38% of North Rustico listings don't show; a French version for the one guest in five who speaks it; and the value score, which trails every other category.

Pricing Strategy & Seasonality

Pricing, Seasonality & When to Capture ROI

Pricing Strategy

Bedrooms and position set the price. Two-bedroom homes are the biggest group in AirROI's North Rustico sample, 45% of the entire homes with a bedroom count, followed by three-bedroom homes at 25%, one-bedroom homes at 13% and five or more bedrooms at 12%. The 27 two-bedroom listings earned a median of about C$29,500 a year at about C$415 a night and 47% occupancy, and the 15 three-bedroom listings about C$28,500 at C$300 and 56%, so the larger homes made up in occupancy what they gave up in rate. Cavendish earns less at the same sizes: median revenue of about C$17,100 for a two-bedroom at C$253 a night, C$26,500 for a three-bedroom at C$326 and C$10,800 for a one-bedroom. At the bottom of the North Rustico market, a quarter of listings charged C$175 a night or less.

Read the monthly figure in the box with care. Counting only the months a listing was taking guests, the middle North Rustico listing made about C$3,040 a month; the best quarter cleared C$5,150 and the best tenth C$7,380. The box shows C$2,600 because it divides the average year, C$31,200, by twelve, and AirROI's annual average includes listings that operated for only part of the year, so closed months pull it down, while its occupancy counts only open nights. Only 58% of listings were open to guests for 271 days or more, and 40% for 181 to 270. Spread AirROI's revenue per available night, about C$165, across a full year and you get roughly C$60,000, close to twice what the average listing actually grossed, which is what a market looks like when many houses close for part of the year.

Occupancy moves through the year far more than price does. In AirROI's season split, June through August averaged about C$7,190 a month at 63% occupancy and C$301 a night, May about C$4,330 at 39% and C$315, and September through April about C$2,970 at 29% and C$319. Nightly rates were highest in the cold months, about C$424 to C$451 from January to April 2026 against C$338 to C$343 in July and August, which suggests the homes taking winter bookings are a smaller and pricier group; in AirROI's typical year the average rate runs from about C$245 in September to about C$450 in February. A lower winter price on its own won't bring many more guests. The product, the minimum stay and a reason to come do that work.

Lead time, stay length and fees complete the picture. Guests booked about 104 days ahead on average, about 140 days ahead for July and about 16 days ahead for February. The average stay ran 5.4 nights, longest in April 2026 at 9.4 nights and shortest in January at 1.4. Minimum stays are spread evenly: 24% of listings take one night, 23% ask for two, 22% for three, 18% for four to six and 13% for a week or more, and half the market uses a firm cancellation policy. Three in four listings add a cleaning fee, with a median of about C$86, and guests score value at 4.68 out of 5, their lowest mark, against 4.78 overall. HST at 15% goes on top where it's charged, so a direct-booking site that totals the rate, the cleaning fee and the tax before checkout answers the question guests are already asking.

Seasonality & ROI Windows

Summer is the season, and in 2026 it had extra help. July and August ran at about 74% and 73% occupancy in AirROI's North Rustico data, with July stays averaging 6.8 nights, while June sat near 44%. The Cavendish Beach Music Festival takes over the Cavendish Beach Events Centre for three days in early July, and from June 19 to September 7, 2026, the federal Canada Strong Pass made admission free at Parks Canada's national parks and national historic sites, Green Gables included, and cut camping fees by 25%. Parks Canada told visitors to expect very high visitation at Green Gables in 2026, with lineups early in the day and parking that could fill sooner than usual, especially on days when cruise ships were in Charlottetown.

The shoulders are short but useful. May 2026 ran at about 37% occupancy with stays averaging 7.1 nights, September 2025 at about 39% and October 2025 at about 30%, with October stays averaging 5.6 nights and booked about 69 days ahead, against about 140 for July. Fall Flavours puts food events across the Island from late September, and the attractions close in stages: in 2026 the Farmers' Bank museum set its last day for October 16 and Dalvay-by-the-Sea for October 31, and the park's visitor services run through October. A fall stay sells the beaches without the summer crowd, dinners during the festival and long walks on the shore.

From November to April most of the shore is quiet. January 2026 ran at about 11% occupancy with stays of 1.4 nights, but February reached about 32% with stays of 5.5 nights and April's stays averaged 9.4 nights, which points to weekly and monthly guests more than weekend visitors. The park stays open all year, though Parks Canada closed coastal access at Ross Lane Beach from October 19, 2026 until spring 2027 and was resurfacing the Cavendish Campground perimeter road into December. A winterized house can sell the long stay with a weekly or monthly rate and photographs of the winter shore; a summer cottage can close, and its owner can use those months to refresh photos, answer what reviews raised and offer next July to past guests first.

Regulation & Licensing · 2026

What the Law Requires in Cavendish & North Rustico

Prince Edward Island regulates short stays through licensing. Under the Tourism Industry Act, any place that offers temporary accommodation to a guest for a continuous period of less than one month is a tourism establishment, and the Act's examples include the cabin, the cottage and the housekeeping unit alongside hotels and inns. No one may operate, advertise or manage one without a provincial tourism establishment license, which the operator applies for every year; it runs from April 1 to March 31 and ends on the date the property is sold, leased or otherwise transferred, so a buyer starts a fresh application. Each license carries a unique number, and since the 2024 amendments a listing on Airbnb, Vrbo or any other platform must include it. The platforms have duties too: they must register with the province, keep a record of every completed booking for seven years and remove a listing within seven days of the department's notice that it lacks a valid number, and they may not post it again until the department confirms one. A first offense brings a fine of at least C$1,000, a second at least C$2,000 or up to 30 days in jail, and every day an offense continues counts as a separate one; the Minister can also close an unlicensed establishment and publish the closure. Compliance officers can inspect, investigate and issue tickets, and the province told CBC in August 2024 that it watches booking sites for license numbers.

Getting the license takes several steps, and the order matters. Tourism PEI wants municipal approval in hand before it accepts an application for a property in a municipality with planning authority, and the province told CBC in 2024 that the permission has to be in writing. You'll also need a PEI business registry number; if the house isn't on a municipal water system, a satisfactory drinking-water test from the PEI Analytical Laboratories, and a bacteria test every year during the months you host guests; and an inspection by a Tourism Standards Officer, who contacts you after you apply. Once licensed, you keep a register with each guest's name and address and file an occupancy return through Tourism PEI's Operator Self-Serve portal by the 10th of the month after each month you operate. The fee schedule in the regulations, in the consolidation current to September 2022, set C$155 a year for one to four units, C$250 plus C$6.50 a unit for five or more, C$180 for a new property's inspection and C$250 for each re-inspection for the years 2021 to 2024, so ask Tourism PEI for the fees that apply now before you budget. The Act also leaves the operator answerable for every other law that applies, municipal bylaws included.

The municipal layer depends on which side of the line the house sits. The Resort Municipality of Stanley Bridge, Hope River, Bayview, Cavendish and North Rustico takes in the communities in its name, and its Land Use Bylaw has been in force since December 19, 2024. It defines a short-term rental as a dwelling, or rooms in one, used for overnight stays of 29 days or less, and it allows one in any single-detached dwelling as long as the outside still looks residential, no more than six rooms are offered to guests, there is off-street parking on top of what the dwelling itself needs, nothing is stored or displayed outdoors and any sign follows the municipality's signage bylaw with no internal lighting. Short-term rentals are a permitted accessory use in the Residential and Rural Reserve zones. Tourism establishments of up to five units are permitted in the Rural Reserve zone and larger ones need a special permit; the Resort Commercial zone lists them as a permitted use, and the Resort Accommodations zone exists mainly for them. Parking is one space per guest room or rental unit. The Development Officer refers every short-term rental and bed-and-breakfast application to the provincial fire marshal's office for comment before a development permit is issued, the municipality says most renovation, building and development projects need a permit before work begins, and in the National Park zone land-use decisions belong to the federal government.

The Town of North Rustico has its own rulebook. Its Zoning and Subdivision Control Bylaw, posted in 2016, defines a tourist establishment as a dwelling run as a business offering overnight accommodation to transient guests for pay, and lists hotels, motels and other tourist establishments as permitted uses in the General Commercial zone; the single-family residential zone lists bed and breakfasts of up to three rental bedrooms, with more by special permit, but not tourist establishments. The Town's planning page still shows that bylaw as current and the 2024 texts as first drafts, and the August 2024 draft keeps the same definition and adds that accessory buildings may not be used for short-term rentals, so ask the Town office about your zone and the new bylaw's status before you apply. A development application costs 13 cents a square foot with a C$30 minimum, and a rezoning C$300 plus two notices in The Guardian, roughly C$950 in all before other costs. Neither municipality's name includes Brackley Beach, Stanhope or New London, so ask the province or the local municipality which land-use rules apply there before you buy.

Taxes and assessment add three more checks. HST in Prince Edward Island is 15%, unchanged since October 1, 2016. If you haven't registered for HST, Airbnb adds it to Island bookings of 30 nights or fewer and remits it for you; once you register, you hand Airbnb your number and account for the tax yourself. Airbnb's Canadian list of local levies it collects has no Prince Edward Island entry. From the 2024 tax year, the CRA denies a short-term rental's expenses for the days it fails the province's or the municipality's license, permit or registration rules, prorated by day, so the license and zoning dates belong in your tax file. And the province's assessment rules say a home rented for stays of under 30 days no longer counts as an owner-occupied residential property: its taxable value resets to market value instead of the capped value, which rises each year by no more than the lower of the CPI change and 5%, and the owner can lose the 2007 and 2024 owner-occupied residential property credits, although renting part of an owner-occupied home for 30 days or more doesn't count. Read all of this as orientation, not legal or tax advice. Tourism PEI, the Town or the Resort Municipality, a PEI lawyer and an accountant have the last word on your property; Cavmir works on the marketing, and the licensing, the returns and the filings stay with you and your advisers.

Market-Specific Tips & Challenges

Local Tips & Unique Market Challenges

Tips That Actually Move Revenue in Cavendish & North Rustico

Put the license number everywhere a guest looks. The Act requires it on every platform listing and the regulations require the license itself to be displayed where the guest register is kept; add the number to your own site and the welcome book's first page as well. Picture a Moncton family comparing two Cavendish cottages for one July week: the listing that names its license number, its guest maximum, its sleeping arrangements and its all-in cost reads as the safer choice. Those same facts, written plainly on a fast direct site, give search engines and AI assistants something solid to quote. Keep the guest register and the monthly occupancy return in the same routine as the cleaning schedule, since both are part of keeping the license.

Sell Green Gables and the park the way they actually run. Parks Canada warned of early lineups and parking that fills fast at Green Gables in 2026, so tell guests to arrive at the 9 a.m. opening and pair the visit with the Haunted Wood Trail. Name the supervised beaches, Cavendish Main Beach, Brackley Beach and Stanhope Main, say that surfguards work them in the summer months, and send guests to Parks Canada's closures page, since some beaches close for nesting piping plovers. Youth 17 and under get into the park free, which is worth a line for families.

Write for the guests you actually get. In AirROI's North Rustico data, 77% of guests are Canadian and 18.5% American; Toronto, Ottawa, Fredericton, Halifax and Montreal lead the home cities, and about one guest in five speaks French, which makes a French description, house rules and arrival guide worth doing. Cavendish leans even more toward the Maritimes, with Halifax, Toronto, Fredericton and Saint John at the top. Plenty of guests arrive by car over the Confederation Bridge and others land at Charlottetown's airport, so the directions, the check-in steps and the parking spot belong at the top of the arrival message.

Shape the week before you price it. July stays in North Rustico averaged 6.8 nights in 2026 and August stays 5.6, yet a quarter of listings still accept one-night stays, and in Cavendish 47% do, with an average stay of 3.6 nights. For a family house that books months ahead, a weekly minimum in July and August, with shorter stays opened in May, June and September, keeps the calendar tidy and the turnovers down. State your check-out time, usually 10 a.m. here, and give the gallery the room it needs: the average North Rustico listing carries seven photos, too few to show the beach walk, every bedroom and the yard that 67% of these homes have.

Plan for the family that wants the same week next year. A family that had a good week often wants the same one again, and when they book it through you there's no platform fee on it. Over the winter, build the pieces that make that easy: a direct-booking website showing open dates and the total cost, a Google Business Profile kept current, an email list of past guests who get first pick of next summer, and ready-made offers for festival weekend in July and the Fall Flavours weeks.

Unique Cavendish & North Rustico Challenges

Three months carry the year. The strongest three brought in 43% of North Rustico's revenue and January ran at about 11% occupancy, while the mortgage, insurance, heat and snow clearing come due every month. An owner who prices only for July leaves June, September and October to chance. Write a plan for each part of the year instead: weekly minimums in summer, the festival weekend priced on its own, fall packages around food and the quiet beaches, and either a long-stay winter offer or a clear closing date.

The rules change at the town line. A house in the Resort Municipality follows its 2024 bylaw, with the six-room cap and the parking rule; a house in the Town of North Rustico follows an older bylaw that puts tourist establishments in the commercial zone while a rewrite waits; and in Brackley Beach, Stanhope and New London, which neither municipality's name covers, the rules have to be confirmed property by property. Every house also needs the provincial license, which doesn't pass to a buyer, and short-term use changes the property's assessment. Before you buy or set a price, check the zone with the municipality, the license with Tourism PEI and the assessment with the province.

Supply is growing faster than guest spending in Cavendish. AirROI counts 131 listings there, 21% more than a year earlier, while average revenue per listing fell 7.4%, so the spending grew more slowly than the number of places sharing it; North Rustico added 8% more listings in the same year. Cabins, hotel rooms and private rooms compete on price, and guests' value scores trail every other category in both towns, at 4.68 in North Rustico and 4.49 in Cavendish. A house wins by being clear about what it is and what it costs, with the license number, the beds, the drive to the beach and the full price in plain view. Owners who live off the Island face distance as well: pictures age, messages wait longer for an answer and small problems take longer to spot, which is where a local operations partner and regular marketing attention help.

A Curious Cavendish & North Rustico Fact
The oldest house on Prince Edward Island, by the reckoning of the Farmers' Bank of Rustico Museum, is the 1772 Doucet House in Rustico, a short drive from North Rustico's beach. It stands beside the museum that tells how Father Belcourt established the Farmers' Bank of Rustico, which the museum calls the smallest bank chartered in North America.
Finance Essentials — Cavendish & North Rustico
🛡️

Insurance

Tell your insurer the house is rented to guests for short stays and ask how guest liability, the months it sits empty and anything you lend guests, such as bikes, kayaks or beach gear, are covered. If the house runs on a private well, budget for the drinking-water test the license requires and the yearly bacteria tests in the months you host, and ask the broker how the policy treats the well and the septic system. Get quotes from a broker with Island cottage clients, and have the cover settled before the Tourism Standards Officer's visit.

🧾

Property & Income Tax

Plan the books around three calendars. Tourism PEI wants an occupancy return by the 10th of every month you operate; HST at 15% is either Airbnb's job, for hosts who aren't registered and only on Airbnb bookings, or yours, depending on whether you register; and the CRA's rule ties your deductions to the days the rental was compliant. Then add the property assessment: a house taxed as an owner-occupied home loses that status, and the cap on its taxable value, once it is rented for any stay of under 30 days in a calendar year, so the bill moves to the full market assessment. Owners who live in another province or in the United States have more to sort out and should bring in an accountant who knows Island short-term rentals before the first booking.

🏦

Mortgages & Financing

Island prices have been steady. CREA's figures for the Prince Edward Island Real Estate Association put the MLS Home Price Index benchmark at C$377,900 in September 2026, up 0.5% on a year earlier, and the average sale price for the first nine months of 2026 at C$410,668, up 3.1%; September brought 341 new listings and 201 sales, with 6.8 months of inventory. Those numbers describe the whole province, and the house on your offer sheet has its own price. Because the seller's license lapses at closing, a buyer's first-year budget should carry a fresh application, an inspection, a water test where the house is on a well, property tax on the full market assessment and the winter cost of heating the house or shutting it down; ask the lender, too, how much of a seasonal rental income it will count.

Future Outlook · 2027 & Beyond

Where Cavendish & North Rustico is Headed Next

The provincial rules have caught up with the platforms. Since the 2024 amendments, a listing without a valid license number can be taken down within seven days of the department's notice, and the platforms must keep seven years of booking records for compliance officers; the Resort Municipality's new bylaw has applied since December 2024, and North Rustico's rewrite is the piece still to come. A licensed house in the right zone, with its number on every listing, is better placed each season the rules are enforced.

Demand rests on things that stay put. Green Gables, the park beaches, the lobster suppers and the July festival give guests a reason to plan this shore every year, and Fall Flavours adds food events into October. North Rustico's average revenue per listing rose 35% in the year to September 2026 while its listings grew 8%. Summer families decide early, and the houses with next year's calendar, pictures and rates already up are the ones they see first.

More guests now start by asking an AI assistant. A family can ask for a four-bedroom house near Cavendish Beach that's free in the second week of July, or a couple for a cottage a short drive from Green Gables with a host who writes in French, and get names back before they open a booking app. An assistant can only suggest a house it can read about, which is why a fast site of your own that spells out the license number, the beds, how far the beach is and the total price does so much of the work. There's more on the method in our generative engine optimization guide; Cavmir treats the direct site and AI visibility as a single build.

From the Desk of Sofie Sinag

Why We Love Marketing in Cavendish & North Rustico

My favorite thing about this coast is that its best stories can be checked: a farm behind a 1908 novel, an Acadian settlement from 1764 with a house from 1772, lobster suppers served since 1958, and park beaches with surfguards in summer. A listing built on facts like those earns a guest's trust before any question is asked.

I also like how clearly the year divides. July and August belong to families and the festival crowd, May and June to the first visitors of the season, September and October to the food festival and the quiet beaches, and winter to the few who want a long stay by the Gulf. A single house can sell to more than one of them if it gives each its own pictures, words and rate.

And the guests are a pleasure to write for. A family wants the bed list, the beach and the drive to Green Gables; a couple wants dinner and a quiet path; a reunion wants room for everyone at one table; and the guest who speaks French wants the arrival guide in French. Getting those answers right across the listing, the welcome book and the site takes most of the effort, and I'd happily spend all of it there.

The Picks We Recommend for Your Welcome Book

Our North Shore welcome-book list: the beaches, suppers and history stops guests ask about most, then two pages of practical rules for a licensed rental.

Morning Visit

Green Gables Heritage Place

Parks Canada's house and farmstead in Cavendish, the setting that inspired Anne of Green Gables, opens daily from 9 a.m. to 5 p.m. from May to October. Go first thing on summer days, when lines form early and parking fills, and walk the Haunted Wood or Balsam Hollow trail while you're there.

Beach Day

Cavendish Main Beach

The supervised beach in the Cavendish–North Rustico section of Prince Edward Island National Park, with surfguards on duty in the summer months. North Rustico Beach and MacNeils Brook are the other beaches in the same section.

East End Beaches

Brackley Beach and Stanhope Main

Both are supervised in summer and sit in the park's Brackley–Dalvay section, along with Shaws Beach, Covehead Lighthouse Beach and Dalvay Beach. Check Parks Canada's closures page first, since some beaches close for nesting piping plovers.

Acadian History

Farmers' Bank of Rustico Museum

Beside St. Augustine's Church at 2188 Church Road, the museum tells the story of Father Belcourt's bank and keeps the 1772 Doucet House. In 2026 it opened Monday to Saturday, 10 a.m. to 4 p.m., until October 16.

Lobster Supper

New Glasgow Lobster Suppers

Family-owned and serving since June 24, 1958, with its kitchen overlooking the River Clyde in New Glasgow. Gluten-free and vegetarian plates are on offer, so a mixed group can come along; check its hours page before you go.

Lunch or Dinner

Blue Mussel Cafe

At 5033 Rustico Road, open seven days a week from 11:30 a.m., closing at 8 p.m. in spring and fall and 9 p.m. in summer. It has lunch and evening menus and a waitlist link on its website.

Historic Inn

Dalvay-by-the-Sea

A national historic site at the eastern end of this shore, with 25 guest rooms furnished in period antiques, eight three-bedroom cottages and a restaurant that serves the public at every meal. Its 2026 season runs to October 31, which makes it a good fall lunch stop.

Golf

Green Gables Golf Course

A Stanley Thompson design inside the national park, open since 1939. Tee times book online, and the club's number is 1-888-870-5454, so a golfing parent can plan a round around the beach days.

Festival Weekend

Cavendish Beach Music Festival

Three days of concerts at the Cavendish Beach Events Centre in early July, July 8 to 10 in 2027, with camping at Route 6 Ranch and a shuttle bus. If your house is close by, put the weekend's minimum stay, guest limit and parking rules in writing.

Food Festival

Fall Flavours

The Island's food and drink festival, running since 2007, held from September 24 to October 10 in 2026. Check its event calendar for dinners near the North Shore and plan the fall weeks around them.

Page One

Your license and the house rules

Lead the welcome book with the Island license number, the most guests the house takes, where each car parks and the rules for quiet hours and beach gear. Because the license comes with a guest register of names and addresses, explain at booking what you'll collect at check-in and why.

Park Pass

Admission and closures

Prince Edward Island National Park charges a daily admission, lower in the shoulder season, and youth 17 and under get in free; in summer 2026 the Canada Strong Pass made admission free from June 19 to September 7. Link the park's closures page in the welcome email, since Ross Lane Beach access closed from October 19, 2026 until spring 2027.

Local Playbook · Three Property Types

How Cavmir Markets Cavendish & North Rustico Properties

Three property types that do well in Cavendish & North Rustico, a common starting point for each, and the plan Cavmir builds for it.

Family Beach House · North Rustico
The Situation

A three-bedroom house a short drive from North Rustico Beach, booked by families in July and August. The listing has eight photos, no license number in the description, one-night stays open in midsummer and nothing in French, and the calendar empties in early September.

The Plan

Before touching the copy, Cavmir confirms with the owner that the Town of North Rustico's zoning allows the use, that the provincial license is current, and that its number shows on every listing. Then the listing is rebuilt for families: a full gallery of the bedrooms, the yard and the walk to the beach, a weekly minimum in July and August, shorter stays opened in June and September, a French version of the description and the arrival guide, and a welcome book with the supervised beaches and Green Gables timing. We build a direct-booking site that adds HST to the total, and a past-guest list that hears next summer's dates first.

What It Targets

A family house that books by the week in summer and sells its shoulder weeks on purpose, with a direct route back for returning families. Track weekly bookings, June and September occupancy, inquiries in French, review mentions of the welcome book and the share booked direct.

Two-Bedroom Cottage · Cavendish
The Situation

A two-bedroom cottage in the Resort Municipality, one of more than a hundred Cavendish listings, close to Green Gables and the beach. It competes on price with cabins and hotel rooms, accepts one-night stays all summer, has a low value score and leads its photos with the kitchen.

The Plan

Cavmir repositions it around the two reasons guests come: Green Gables first thing in the morning and the afternoon at Cavendish Main Beach. The plan sets a two-night minimum in July and August, prices the music festival weekend on its own, puts the license number, the guest limit and the parking plan in the listing, adds a French version, and writes search content for Cavendish stays near Green Gables, backed by a direct-booking page.

What It Targets

A cottage that guests choose for its place in the Green Gables trip rather than its price, with the festival weekend and the fall weeks sold as products of their own. Measure average stay length, July and August occupancy, the value score, review mentions of location and direct bookings.

Group Home · Stanley Bridge / New London
The Situation

A five-bedroom house west of Cavendish that sleeps a large family and hosts reunions and wedding weekends. It prices like a big cottage, says nothing about parking, lists every bed without saying who sleeps where, and stays closed from mid-October to June.

The Plan

Cavmir starts with the rules that shape a big house. If the property is in the Resort Municipality, the bylaw caps a short-term rental at six rooms offered and asks for a parking space per guest room on top of the dwelling's own, so the room count and the driveway plan are settled with the municipality before anything is published. Then the house is sold to groups: a sleeping plan for every bedroom, photos of the long table and the yard, reunion and wedding-weekend packages with a three-night minimum, a direct-booking site that shows the total and the share per family, and fall weeks offered around Fall Flavours.

What It Targets

A group product priced for the house's beds and parking, with the room count settled before it goes on sale and a direct channel for groups that return. Track group inquiries, average party size, shoulder-season bookings, repeat groups and the direct-booking share.

FAQ

Cavendish & North Rustico Airbnb Marketing:
Questions, Answered

Does Cavmir offer Airbnb marketing services in Cavendish and North Rustico?

Yes. Cavmir markets cottages, family houses and group homes along Prince Edward Island's central North Shore, from Cavendish and North Rustico to Stanley Bridge, New London, Rustico, Brackley Beach and Stanhope. Depending on the house, that means a name and brand, the listing text, a shot list for the photo day, a direct-booking website, paid campaigns aimed at Maritime and Ontario families, and the search and AI work that puts the house in front of them; Cavmir's estates and private collections tier is where the largest shore homes go. Cavmir sticks to marketing, and the property, its keys and its guests stay in your hands or your manager's.

What can a North Rustico or Cavendish short-term rental earn?

Over October 2025 to September 2026, AirROI's average North Rustico listing took about C$375 a night at 44% occupancy and grossed about C$31,200, which becomes the C$2,600 a month in the box once it's spread over twelve months; AirROI publishes in US dollars and converts them at about 1.39. The median listing charged about C$245 a night and the top tenth C$895 or more, and one two-bedroom grossed about C$63,100. Cavendish averages less, about C$18,100 a year at C$254 a night. After running costs, AirROI reckons the average North Rustico listing had about C$21,800 left for housing costs such as the mortgage. Set against the Island's MLS benchmark of C$377,900 and its average sale price of C$410,668 for the first nine months of 2026, that works out to the 5–6% shown in the box, a rough figure from Cavmir that leaves out financing, property tax and the weeks you keep for yourself. Use these as a direction of travel, not a forecast.

When is peak season for Cavendish and North Rustico rentals?

June through August, which AirROI treats as the high season. July and August run fullest, near three nights booked in every four in 2026, and the Cavendish Beach Music Festival lands in early July (July 8 to 10 in 2027). May is the shoulder, September and October hold up with Fall Flavours and the last weeks of the park season, and November to April is quiet, with January near 11%.

Do I need a license to rent my cottage on Prince Edward Island?

Yes, for stays of less than a month. The Tourism Industry Act treats a cottage, cabin or house rented that way as a tourism establishment, which needs a provincial license applied for each year (it runs April 1 to March 31), an inspection and, off municipal water, a drinking-water test. The license number must appear in every platform listing, and fines start at C$1,000, with each day counted as a separate offense. Get municipal approval first where your municipality has planning authority. This is a summary from a marketing firm rather than legal advice, and Tourism PEI confirms the details.

Can I run a short-term rental in the Resort Municipality around Cavendish?

Yes, within its Land Use Bylaw, in force since December 19, 2024. A short-term rental of 29 days or less is allowed in any single-detached dwelling if the outside still looks residential, no more than six rooms are offered, there's off-street parking beyond the dwelling's own (one space per guest room), nothing is stored or displayed outdoors, and any sign meets the signage bylaw without internal lighting. Larger tourism establishments belong in the Resort Commercial and Resort Accommodations zones, or need a special permit above five units in the Rural Reserve zone. The municipal office can confirm the zone; in the Town of North Rustico, ask the Town office instead.

Who collects HST on Prince Edward Island Airbnb bookings?

It depends on your GST/HST registration. HST on the Island is 15%. If you aren't registered, Airbnb collects and remits it on your Airbnb stays of 30 nights or less; if you are, you give Airbnb your number and charge and file the tax yourself, direct bookings included. Airbnb's list of local taxes it collects in Canada has nothing for Prince Edward Island, and the province's own paperwork is the monthly occupancy return to Tourism PEI. An accountant can tell you which route suits you before the season starts.

How do I get more direct bookings in Cavendish and North Rustico?

Make booking direct the easiest choice. Give guests a quick direct-booking website listing the license number, the guest maximum and a total that includes HST; keep the Google Business Profile's photos and opening months up to date; back pages about Green Gables, the beaches and festival weekend with vacation rental SEO; and begin collecting past guests' emails this season, since families and reunion organizers book the following summer well in advance.

How much does Airbnb marketing cost for a Cavendish or North Rustico property?

It depends on what the property needs. Monthly plans and one-off projects are laid out on Cavmir's pricing page, and a North Shore owner might begin with the 12-step system or with a listing rebuild alone. Contact Cavmir to talk through your house; the first conversation is free.

Market Intelligence · Seasonality

Airbnb seasonality in Cavendish & North Rustico, month by month

Demand in Cavendish & North Rustico peaks around July through August and runs quietest around January. Here is how the year actually books — and what to do about each stretch of the calendar.

Peak demandSteadyQuiet

Peak season

July and August are the heart of the year on the central North Shore, when families come for the national park beaches, Green Gables and the early-July music festival in Cavendish, and the best weeks book many months ahead. Hold summer rates, set weekly minimums for family houses, and have the listing, photographs and house rules finished by early spring, before July is spoken for.

The shoulders

May, June, September and October sit on either side of the peak. Green Gables and the park's visitor services open in May; June counts as high season in AirROI's data but fills well below July and August; and in the fall the Fall Flavours food festival and the quiet beaches carry the calendar until the last attractions close in October. Sell shorter stays and fall packages in these months, and give past guests the first chance at them.

The quiet stretch

November to April is quiet, and many seasonal cottages close. The guests who do come tend to stay longer, so a winterized house can offer weekly and monthly rates, while a seasonal one can close and use the time to refresh photos, fix what reviews mentioned and open next July to past guests first.

Dates that fill first

Green Gables Heritage Place opens for the seasonMay
Parks Canada's Green Gables site and the national park's visitor services open in May, so the first spring weekends are the time to have the listing and the welcome book ready for the season.
Cavendish Beach Music Festivalearly July
Three days of concerts at the Cavendish Beach Events Centre that the festival calls Atlantic Canada's largest outdoor concert; price the weekend on its own and spell out guest limits and parking.
Fall Flavours Food & Drink Festivallate September to early October
The Island's food and drink festival runs for about three weeks from late September, which gives a fall stay its own reason to book; build packages around its dinners and the quiet beaches.
End of the park seasonOctober
Parks Canada's visitor services run through October, and in 2026 the Farmers' Bank museum in Rustico and Dalvay-by-the-Sea both set October closing dates, so the last October weekends suit couples and the calendar goes quiet soon after.

Fall stays book a couple of months ahead and winter stays a few weeks out, so have summer ready by early spring and offer next July to past guests first.

FAQ

Cavendish & North Rustico Airbnb marketing questions, answered

How do I market my Airbnb in Cavendish & North Rustico?

Decide which trip you're selling, the family beach week, the Green Gables visit or a group reunion, and build the title, photographs and copy around it. Show the bed list and the full price, add a French version for the guests who read it, and publish the music festival weekend and the fall food festival weeks early. A direct-booking website, a Google Business Profile and a past-guest list let families come back without a platform fee. That's the marketing layer Cavmir builds for owners here: photography direction, listing copy, a direct-booking site and local search.

When is peak season for Cavendish & North Rustico Airbnbs?

Summer is the peak: AirROI counts June through August as the high season, with July and August the fullest months and the Cavendish Beach Music Festival in early July. May opens the season, September and October hold up with the fall food festival and the quiet beaches, and November to April is quiet.

How far in advance do guests book Cavendish & North Rustico Airbnbs?

Summer books furthest ahead, with July stays reserved close to five months out, and the festival weekend can go on sale as soon as its dates are announced. Fall stays book a couple of months ahead and winter stays a few weeks out, so have summer ready by early spring.

Where do most Cavendish & North Rustico Airbnb guests come from?

Most are Canadian, led by Toronto, Ottawa, Fredericton, Halifax and Montreal, and Americans are the largest group of international guests. Maritime guests drive in, many over the Confederation Bridge, while guests from farther away fly into Charlottetown or Halifax and rent a car.

What amenities matter most for a Cavendish & North Rustico Airbnb?

A full kitchen, a yard, laundry and a bed for every guest lead, because families stay close to a week. After that, beach gear, air conditioning, parking for several cars, a barbecue grill and fast wifi matter.
