Rehoboth Beach has been called the Nation's Summer Capital for a century, and the nickname is literal: Washington empties onto this mile of boardwalk every summer weekend, two and a half hours door to sand. The town was founded in 1873 as a Methodist camp meeting and grew into the most polished of the Delaware beaches — a real boardwalk with Funland and Thrasher's fries, a genuine restaurant scene, and a state with no sales tax, which makes the shopping a tourist draw in its own right. The rental economy here is old, deep and licensed rather than banned: the city requires a rental license, taxes gross rental receipts at 7% since April 2024, and the state added a 4.5% lodging tax on short-term rentals in January 2025 — a stack that changed the math without changing the demand. Each beach town down the coast runs its own regime — Dewey's is looser and cheaper, Lewes and Bethany have their own licenses and rates — and the owners who treat the license-and-tax stack as table stakes, then out-market the row of near-identical beach blocks around them, are the ones who own the summer.
Rehoboth is one of the most seasonal markets we cover, and one of the most affluent. Memorial Day through Labor Day is the whole year compressed into fourteen weeks: DC and Philadelphia families booking Saturday-to-Saturday weeks, rates at their peak, and the beach blocks effectively sold out. Blended nightly rates run around $445 — among the highest on the Mid-Atlantic coast — with occupancy in the mid-50s across the year, because the winter is genuinely quiet. The shoulder is the growth story: September's warm water and empty beaches, the Sea Witch Festival filling the last weekend of October with costumed crowds, and a jazz-and-film-festival autumn the town has built deliberately. Below the surface sits a structural shift — Delaware's new state lodging tax pushed some owners to sell or go long-term, thinning supply while demand held. The properties that market the shoulder honestly and capture their repeat families direct are running a nine-month business in a town everyone else runs for three.
