How the score works

The website grade is measured, not estimated: our server fetches your actual site and runs 27 checks across five categories — direct booking readiness (30 points), search visibility (25), trust and conversion (20), performance and mobile (15), and content and media (10). Every finding on your report quotes what we actually saw: your real title tag, your measured load time, your image count. If we cannot read a site, we say so — we never invent a score.

The listing quiz works differently: each answer carries points, weighted toward the levers that move the most bookings — photography and pricing carry the heaviest weight, because in our experience they are where the biggest gaps and the biggest gains live. Your raw points are converted to a score out of 100.

Run both and we combine them into one Property Score — the website grade weighted 60 percent, the listing self-assessment 40 percent. That is the full picture: the machine-readable half we can measure from the outside, and the operational half only you can answer for.

Treat the result as directional, not a verdict. A listing in a soft market with a perfect setup can still be quiet, and a mediocre listing in a hot market can still sell out. What the grader is good at is surfacing the specific, fixable gaps between where your listing is and where it could be — the same things we would flag on a paid audit.

What to do with your score

Under 60 — fix the foundations, in weight order. The grader weights photography and pricing heaviest because they move the most bookings, so start exactly there: get the gallery past twenty-five strong images with a distinctive cover shot, then rewrite the title around your standout feature. Do not touch anything else until those two are done — a perfect amenity list under weak photos is a tuned engine in a car nobody opens.

60 to 80 — work the ranked fix list. Your report orders fixes by the points they recover, which is also roughly the order of booking impact. Take them top down, one per week, and let each settle before judging it. Most listings in this band are one photography upgrade and one pricing change away from the top tier — the pattern our listing optimization service sees over and over.

Over 80 — your gap is distribution, not the listing. When the listing itself is dialed in, growth comes from being findable in more places: your own direct booking website, Google, and increasingly the AI answers travelers ask instead of searching. That last channel is measurable — see below.

How long does it take?

Usually five to twenty seconds — our servers fetch your homepage, your robots.txt and your sitemap, time your responses, and then write the audit. Is the grader really free?

Yes. The score and grade are free with no signup. The full written report — every finding plus the prioritized action plan — unlocks with your name, email, and phone so we can follow up if you want help with the fixes.

Can I share or download my report?

Both. Every unlocked report gets a private link you can send by WhatsApp, text, or anywhere else, and a Save as PDF button that prints a clean copy. Whoever opens the link sees your report and can grade their own site from the same page.

Can it grade my Airbnb or Vrbo listing?
