Airbnb Listing Grader

Answer twelve honest questions about your listing and get a score out of 100, a letter grade, and a prioritized list of the fixes that actually move bookings. Nothing to install, nothing saved.

Most underperforming listings are not bad properties — they are good properties with a few fixable gaps. This grader walks the same checklist our team uses when we audit a paying client: photos, title, description, amenities, reviews, response, pricing, and whether you are capturing repeat guests. Answer all twelve and we will show you where the bookings are hiding.

01How many photos are on your listing?
02Are your photos professionally shot?
03Is your very first photo your single strongest, most distinctive shot?
04Does your title lead with your standout feature and location?
05Does the first line of your description hook the reader before the "read more" fold?
06Have you tagged every amenity you actually offer?
07Do you feature the amenities guests filter for — fast wifi, workspace, parking, AC, self check-in?
08Do you have at least one high-demand standout — hot tub, pool, EV charger, pet-friendly, dedicated workspace?
09What is your overall guest rating?
10How fast and consistent is your response rate?
11How do you set your nightly rates?
12Are you capturing repeat guests off-platform — a direct-booking site or email list?

How the score works

Each answer carries points, and the questions are weighted toward the levers that move the most bookings — photography and pricing carry the heaviest weight, because in our experience they are where the biggest gaps and the biggest gains live. Your raw points are converted to a score out of 100.

Treat the result as directional, not a verdict. A listing in a soft market with a perfect setup can still be quiet, and a mediocre listing in a hot market can still sell out. What the grader is good at is surfacing the specific, fixable gaps between where your listing is and where it could be — the same things we would flag on a paid audit.
