The Market

Why the Mountains North of Québec City Are a Chalet Rental Market

Cavmir is an Airbnb marketing agency. We build the brand, the direct-booking website and the marketing for short-term rentals in Lac-Beauport & Stoneham.

Lac-Beauport and Stoneham-et-Tewkesbury are the mountain and lake municipalities of La Jacques-Cartier, about 20 to 30 kilometers north of Québec City, and for a rental owner they're several markets side by side. Stoneham has the ski resort, Stoneham Mountain Resort, with 43 day trails on 345 meters of vertical, and the chalet streets around it, where large houses sleep a family reunion or a ski club. Lac-Beauport has Le Relais, a ski hill with 27 trails lit for night skiing, a lake lined with homes, and the mountain-bike and cross-country trails of Les Sentiers du Moulin. Lac-Delage, a small city of its own on its lake, and Sainte-Brigitte-de-Laval, to the east, complete the area. Parc national de la Jacques-Cartier, in the same region, adds a glacial valley for summer days, and Old Québec, on UNESCO's World Heritage List since 1985, is the reason many guests make the trip at all.

The numbers show what kind of market it is. AirROI counted 251 active listings in Stoneham-et-Tewkesbury over the twelve months to September 2026: 93% are entire homes, three in four are houses, and two-thirds sleep eight or more guests. The average listing charged about C$547 a night, against a Quebec average near C$275, booked about 32% of the nights it was open and took in about C$39,520 for the year. That yearly figure sits well below the nightly rate times occupancy over twelve months, because AirROI measures occupancy against open nights and many listings were open for only part of the year. Lac-Beauport is smaller and busier: 57 listings, all entire homes, averaging about C$344 a night at 52.5% occupancy and about C$69,200 a year, up 28% on the year before. Every dollar figure on this page is Canadian: AirROI tracks bookings in US dollars and prints these markets converted at C$1.39 to the US dollar, the rate used here throughout.

The guests come from farther away than the drive market suggests. In AirROI's Stoneham data, 62% of guests were Canadian, 20% came from France and 10% from the United States, and Montreal sent more guests than any other city, ahead of Québec City, Toronto, Saguenay and Ottawa. Its language breakdown puts English at 43% and French at 38%. In Lac-Beauport the mix tilts south: 43% of guests came from the United States, with New York and Boston among the top cities. A listing written in one language reaches only part of that audience, and a family from Montreal and a couple from France search for the same chalet with different words.

What sets this market apart in 2026 is how much the rules decide where a rental can exist. Here the province's registration starts at the town hall: before the CITQ will register a chalet for stays of 31 days or less, Stoneham-et-Tewkesbury or Lac-Beauport has to confirm in writing that its zone allows the use, and the six-digit number the CITQ then issues goes on every listing, ad and social media post. Stoneham-et-Tewkesbury allows tourist houses only in the zones authorized for them, and in 2023 it prohibited principal-residence rentals in 66 zones. Lac-Beauport went further in 2024: its zoning now excludes principal-residence rentals in nearly every residential zone, and tourist residences are permitted in only four of the 150 zones in its zoning grid. A registered chalet in a zone that allows it is scarcer than the listing count suggests, and its marketing should present it that way: number shown, zone confirmed, guest count stated.

Cavmir's part here is the marketing: the chalet's name and brand, a French listing and an English one, photography direction, a bilingual direct-booking site, visibility in Google and in AI assistants, and campaigns timed for the holiday weeks, the February and March weekends and July. The registration file, the zoning letter, inspections and tax returns remain the owner's, with their notary and accountant. Below: the market in figures, the rules town by town, what they mean for price and calendar, and three plans, for a big chalet near the lifts, a condo at the base of the mountain and a lake house in a zone that rules out short stays.

Why Cavmir

The Cavmir Advantage
in Lac-Beauport & Stoneham

Cavmir sells each house north of Québec City for what it is and for what its zone allows: the registered chalet near Stoneham's lifts goes to ski families and reunion groups, the condo at the base to couples who want to walk to the chairlift, and the lake house in a no-short-stay zone to guests who need a month or more. Each gets its copy written twice, once in French and once in English, and a place wherever its guests look, from a Montreal parent comparing chalets on Google to a couple in France asking an AI assistant or a family in Boston reading reviews. We are a marketing agency only: no keys, no property management, no messages to guests. Bookings and guest contact stay with the owner or their manager, and inquiries from the direct-booking site go straight to them.

State of the Industry · History

The Lac-Beauport & Stoneham STR Market — Past & Present

The English names go back to the 1790s. In 1792 the Reverend Philip Toosey received permission to occupy land about 30 kilometers north of Québec City and named it Stoneham, after his hometown in England. Kenelm Chandler, from Tewkesbury, arranged the neighboring Tewkesbury concession and in 1800 obtained 1,200 acres there himself. English, Scottish and Irish families arrived between 1815 and 1825, French-speaking families settled the Tewkesbury hamlet around 1835, and in 1855 the municipality took the name United Townships of Stoneham-and-Tewkesbury, with about 300 residents who lived from farming and logging.

Lac-Beauport's story starts around 1820, when settlers cleared the Waterloo Settlement in the backcountry, and about a hundred colonists then settled along today's chemin des Lacs and around the lake. The parish and municipality of Saint-Dunstan-du-Lac-Beauport were created in 1853, and around 1900 some forty families farmed there. From 1935, winter sports and recreational tourism made the area a sought-after resort destination, and steady residential building followed from the early 1970s. Stoneham took a similar path: cottages went up along the Hurons and Hibou rivers after 1945, a golf course and a ski center opened around 1960, and the Vertmont-sur-le-Lac development set off a real estate boom in the mid-1970s. Lac-Delage became a municipality in 1959, on land taken from Stoneham that included Lac Larron.

The current rules came in layers. Quebec requires a registration number for any tourist stay of 31 days or less, and after Bill 100, from March 25, 2023, anyone could rent their principal residence for 31 days or less unless the municipality's zoning said otherwise. Stoneham-et-Tewkesbury moved first. On January 16, 2023 its council gave notice of a zoning change to prohibit principal-residence rentals in 96 zones, held a public consultation on February 1, and on February 13 adopted a residual bylaw and 96 separate bylaws, one for each zone. On March 7 residents could sign registers to ask for referendums. Sixty-six of the bylaws were deemed approved and took effect that month; the other 30 would have needed referendums, and on April 11, 2023 the council withdrew them, judging the process unreasonable given its complexity and the municipality's capacities, so the prohibition never took effect in those zones.

Lac-Beauport took longer and went further. The first draft of its bylaw, adopted on August 28, 2023 and presented at a public consultation on September 18, would have excluded principal-residence rentals only in the zones around the six lakes with built-up shores: Beauport, Écho, Neigette, Bleu, Morin and Tourbillon. The 2024 amendment, bylaw 09-207-48, defines short-term rental as 31 days or less and lists the principal-residence establishment as a specifically excluded use in nearly every residential zone in town, lakeshore or not. The tourist-residence class, which covers chalets and houses rented to tourists other than as the owner's residence, is marked as permitted in four zones, all commercial, mixed or industrial, and one forest zone allows seven rental chalets. The province kept tightening in parallel: platforms must check every registration number and its expiry date, an online service lets anyone verify a registration, and on March 25, 2026 Quebec announced another round of amendments.

Today the market is mostly compliant and fairly concentrated. AirROI counted 251 active listings in Stoneham-et-Tewkesbury, up 10% on the year, and 97% of them show a registration or permit number; in Lac-Beauport 89% of the 57 listings show one, and in Sainte-Brigitte-de-Laval all 61 do. Across Quebec, the government's figures show compliance among offers listed on both Airbnb and Vrbo rising from 34.5% in 2022 to 87.6% in 2025. In Stoneham the ten largest hosts run 72% of the listings, and the largest runs 146 of them, so most of what a guest sees on the map belongs to a few professional operators.

Pricing Strategy & Seasonality

Pricing, Seasonality & When to Capture ROI

Pricing Strategy

Bedrooms set the price in Stoneham. In AirROI's figures, homes with five or more bedrooms averaged about C$1,099 a night at 26% occupancy, for a median of about C$62,000 a year; four-bedroom homes about C$651 a night and a median of C$36,300; three-bedroom homes about C$392 and C$25,800; and two-bedroom listings about C$290 at 34% occupancy, for a median of C$19,100, the weakest tier in the market. One-bedroom listings are few, a dozen, and earned a median of C$24,600 at 47% occupancy. The large houses book the fewest of their nights and still earn the most, because a group of twelve splits a large nightly rate and compares it with a block of hotel rooms in the city.

The spread inside each tier is wide. The median Stoneham listing charged about C$400 a night; a quarter of listings charged C$735 or more, and a tenth C$1,055 or more. Occupancy spreads the same way: the median listing booked about 29% of its open nights, a quarter booked half or more, and a tenth at least 68%. Counted only over the months a listing was active, the median took in about C$3,600 a month, the top quarter C$6,230 or more and the top tenth more than C$10,100; the C$3,290 in the box is lower because it spreads each year's revenue over all twelve months, including the months when many listings weren't open. Once AirROI's model takes out the Airbnb fee, cleaning, utilities, supplies, repairs, rental insurance and the registration, the average listing has about C$24,650 a year left for the mortgage, property tax and home insurance, and a top-quarter listing about C$43,150.

AirROI's amenity data shows what guests pay for here. Listings with a hot tub, 61% of the market, averaged about C$49,400 a year against C$23,800 without one; listings with air conditioning, 74%, averaged C$46,600 against C$19,300; those with an EV charger, 16%, averaged C$54,600 against C$36,700; and the 10% with a pool table averaged C$91,500. Read those as a portrait of the houses that earn the most, not as a price for each feature, since a house with a tub usually has other strengths too. They still match what a ski group and a July family ask about: a soak after the slopes, cool bedrooms in summer, a charger at the end of the drive from Montreal and a games room for the evening. Nearly nine in ten listings have an indoor fireplace, so a fireplace alone no longer sets a house apart.

Fees and booking rules are part of the price. Nine Stoneham listings in ten (92%) add a cleaning fee, C$196 at the median and C$323 on average, and those fees come to about 11% of gross revenue. Most set a two-night minimum, three in four use Airbnb's firm cancellation policy, and about six in ten set check-in at 5 p.m. Value is the lowest-rated category in Stoneham's reviews, 4.60 out of 5 against 4.84 for location, which tells you guests notice the total. The lodging tax, GST and QST then come on top of the rate; the rules section below sets out who collects each. On your own site, show the rate, the cleaning fee and every tax in one quote before the guest reaches for a card: a total that jumps at the last step loses the booking, and if it doesn't, it shows up in the value score.

Lac-Beauport works differently. In July and August its listings booked 73% of their open nights and took in about C$9,510 a month, and December brought about C$6,650 at 55%. About half accept one-night stays, the average stay is 3.1 nights, and they average 4.92 out of 5 in reviews, with 77% carrying Airbnb's Guest Favorite badge. Only 14% sleep eight or more, and US guests outnumber Canadians. In the few places where a property's zone allows short stays, Lac-Beauport rewards a steady, well-reviewed listing more than a holiday-week premium.

Seasonality & ROI Windows

Seasonality is moderate here because the area has two seasons. On AirROI's two-year average, February is the best month in Stoneham, at about C$5,890 per listing, about 59% more than April, the slowest at about C$3,700, and the three strongest months bring in only 31% of the year's revenue. AirROI's high season, July and August plus December through March, averages about C$5,550 a month at 40% occupancy and C$525 a night; the low season, April to June and September to November, averages about C$3,930 at 29% and C$491. In the twelve months to September 2026 the order shifted: July 2026 was the top month at about C$6,112, ahead of February at C$6,024, March at C$5,977 and December 2025 at C$5,709, and August 2026 had the year's highest occupancy, about 45%.

The booking window moves with the season. Guests booked Stoneham stays 74 days ahead on average. December and October are planned furthest out: December 2025 stays were booked about 105 days ahead, and on AirROI's two-year average October stays are booked about 99 days ahead, while June stays are booked closest in, about 39 days. The average stay is four nights, longest in June and shortest in October. The calendar follows from that: have the holiday weeks, February and March priced and photographed by late summer, offer next winter to past guests first, and keep June and the shoulder weeks flexible for guests who decide late. Lac-Beauport books closer in, about 53 days ahead, with August its best month and April its slowest.

Regulation & Licensing · 2026

What the Law Requires in Lac-Beauport & Stoneham

The province sets the first gate. Renting a home to tourists for money for 31 days or less means registering it, in one of two categories. A principal residence establishment is the house you actually live in, rented to one person or one group of related people on a single booking, with no meals, and you have to prove you live there; a Stoneham chalet kept for weekends and ski holidays is a general tourist accommodation establishment instead. The CITQ (Corporation de l'industrie touristique du Québec) handles both, and both files open with the town: an official document from Stoneham-et-Tewkesbury or Lac-Beauport stating that the project fits its zoning. Then comes proof that the chalet carries at least C$2,000,000 of civil liability insurance per event, the condo syndicate's or the landlord's authorization if there is one, the title deed or a municipal or school tax bill, and photos of the outside and the inside. The 2026 fee: C$156 to register a general establishment, C$54 for a principal residence. Anyone, guests included, can look up a registration number online.

The six-digit number follows the chalet wherever it's advertised: on each platform, on your own website, in print and other ads and, from April 9, 2026, on the chalet's social media accounts. Platform listings must also give the certificate's expiry date, and the certificate itself goes up at the main entrance, where guests see it on arrival. Since September 1, 2026, a principal-residence registration or renewal needs two proofs of residence, and a condo syndicate's or landlord's consent has to be given again at every yearly renewal. Revenu Québec carries out inspections and investigations. An unregistered chalet, or one showing a false or expired number, exposes an individual owner to fines between C$2,500 and C$25,000, and a company to fines between C$5,000 and C$50,000; an individual who leaves the number off, doesn't post the certificate or lets the insurance lapse faces C$1,000 to C$10,000; and a platform that runs a listing with no number, or doesn't verify it, can be fined up to C$100,000.

Stoneham-et-Tewkesbury adds the zoning layer under its zoning bylaw 09-591. The municipality's page on tourist accommodation says short-term rental is permitted only in the zones already authorized for it, shown on its maps, with certain exceptions in its recreation and tourism zones. Its 2023 amendments put the principal-residence establishment in the same use class as the maison de tourisme and prohibited it in the 66 zones whose bylaws took effect; the 30 zone bylaws withdrawn in April 2023 never did. The municipality also charges tourist houses directly. Its 2026 taxation bylaw bills C$250 a year to every property with the 'maison de tourisme' use code, to help fund the management of tourist accommodation, and C$136 more to those on the listed roads of the tourist sector, among them chemin des Skieurs, chemin des Montagnards and chemin des Alpages, to pay for added surveillance. Tourist houses with a septic system are on the municipal emptying service, every two years.

In Lac-Beauport, zoning bylaw 09-207, in the codified version the town posts (current to June 2024, with amendment 09-207-48), defines short-term rental as 31 days or less and excludes the principal-residence establishment in nearly every residential zone, from the lakeshores to the neighborhoods away from the water. The résidence de tourisme class is marked as permitted in only four zones, CM-105.1, CM-106, C-107.1 and IL-119, so in most of the town a house can't be rented to tourists for 31 days or less; the urbanism department is the one to confirm an individual case. Lac-Delage, a separate city on its own lake, says its full bylaws are available at the municipal office, and we found no page on its website about short-term rentals. Sainte-Brigitte-de-Laval's website has no short-term rental page either; its menu links to a revision of its urban-planning bylaws, with no date or status shown, so ask the town where that stands. Québec City, next door, has rules of its own that this page doesn't cover. Whichever town the house is in, ask its urbanism department for the zone and a written answer before you sign or list; it's the same document the CITQ file asks for, so the effort isn't wasted.

Three taxes ride on a guest's bill here. Quebec's tax on lodging is usually 3.5% of the price of each night, and on Airbnb the platform charges it on the listing price and the cleaning fee for reservations of 31 nights or fewer. The federal GST (5%) and Quebec's QST (9.975%) are collected by Airbnb on stays of 30 nights or fewer when the host isn't registered for them; a registered host charges and remits them and gives Airbnb the registration numbers. A booking taken on your own site has no platform in the middle, so collecting whatever applies is your job. The federal government adds a last layer: from the 2024 tax year, a short-term rental run outside Quebec's registration rules or the town's zoning and permits loses its income-tax deductions. Read all of this as orientation, not legal advice, and check the details with the town, the CITQ, your notary and your accountant before you list. Cavmir does the marketing; the registration, the zoning file and the tax filings stay with you and your advisers.

Market-Specific Tips & Challenges

Local Tips & Unique Market Challenges

Tips That Actually Move Revenue in Lac-Beauport & Stoneham

Put the number and the zone in the first screen. In Stoneham, 97% of listings already show their registration number in AirROI's count, so a listing without one is the odd one out. Go one step further than the rule: say in plain words that the chalet is registered with the province, sits in a zone that allows tourist rental and is insured, give the legal guest count, and put the same facts on your direct site. A family planning a holiday week months ahead reads that as care, and it answers their question before they ask it.

Write in both languages, and write each one for its reader. AirROI's Stoneham data puts English and French close together, with a fifth of guests coming from France and many more from Montreal and Québec City, and in Lac-Beauport four in ten guests come from the United States. Write the French version for the Quebecer and the visitor from France and the English one for Toronto, Ottawa and the US Northeast, each with the words that guest types: 'chalet avec spa à Stoneham' or 'chalet près du Relais' on one side, 'Quebec City ski chalet with hot tub' or 'lake house near Quebec City' on the other. On the direct site, pair every French page with its English twin and link the two, so Google and the AI assistants can send each guest to the version in their own language.

Sell the big chalet as a group product. Two-thirds of Stoneham listings sleep eight or more, and the five-bedroom-plus tier earns the most while booking the fewest nights, so the listing has to win groups. Show the sleeping plan room by room with the bed sizes, the bathrooms, the table that seats everyone, the ski storage and the boot space, the hot tub and the air conditioning for July. Give the drive to the lifts and the drive to Old Québec in minutes. Then price the holiday weeks and the February and March weekends as the premium dates they are, with a minimum stay that fits a ski trip.

Build the summer as a second season. July and August sit in AirROI's high season, August 2026 had the highest occupancy of the year, and the Festival d'été de Québec runs July 8 to 18 in 2027. Photograph the house in summer, with the deck, the fire pit and the trails; write a summer page around Parc national de la Jacques-Cartier, Les Sentiers du Moulin and the lake; and sell the shoulder months on their own terms: a midweek rate for Québec City couples, an October offer published early for the guests who book months ahead, and a June offer for the guests who book a few weeks out.

Build the direct channel before the next holiday season. A family that liked its Christmas chalet often asks for the same week the next year, and when they book it on your site, no platform takes a cut. Set up the pieces in the fall, while December is still selling: a quick bilingual direct-booking website with the registration number in the footer, a fully completed Google Business Profile, a checkout that adds the lodging tax, GST and QST without errors, and an email each summer that offers last winter's guests their week before anyone else sees it.

Unique Lac-Beauport & Stoneham Challenges

The first challenge is whether the house may take short stays at all. In Lac-Beauport the answer is no for most addresses; in Stoneham-et-Tewkesbury it turns on whether the zone authorizes tourist houses and whether the 2023 prohibition took effect there. A seller's reviews prove the house was rented, not that it was allowed to be, and the listings AirROI counts don't show which zone each one sits in, so a neighbor's listing proves nothing about yours either. Get the town's written answer before an offer goes firm. Renting outside the rules risks a Revenu Québec fine, a platform pulling the listing and, since the 2024 tax year, losing the income-tax deductions on that rental.

The second is scale. With most of Stoneham's chalets in a few professional hands, a guest scrolling the map meets the same operator's photos and house rules again and again. An independent chalet wins that scroll by being specific: a name people remember, a title that says who it sleeps and what it has, a first photo of the thing the others lack, both languages done properly, and a direct line for the families who come back.

The quiet months and the fixed costs need planning. April is the slowest month, with occupancy near 23% in 2026, and May and June stay soft, while the costs don't pause: Stoneham's annual tourist-house charges, septic emptying, insurance, the registration renewal and the lodging-tax filings. Winter adds its own test. Picture the Friday arrival: a family that left Montreal after work turns into a long private driveway after dark in falling snow. A lit civic number, a plowed drive, an outside light left on and the door code in their phone before they leave the highway make those first ten minutes go right. Use April to service the tub, fix what winter broke and reshoot the photos.

A Curious Lac-Beauport & Stoneham Fact
The Jacques-Cartier River had a name long before it took the explorer's: Stoneham-et-Tewkesbury's history page records it as Yahndawïio'yeh. A trail that Indigenous peoples used to trade between Québec and Lac-Saint-Jean crossed the area, and Jesuit missionaries followed it north between about 1670 and 1700. Today Stoneham-et-Tewkesbury covers 685 square kilometers, eleven times the 62 of Lac-Beauport next door.
Finance Essentials — Lac-Beauport & Stoneham
🛡️

Insurance

Start from the province's floor: the CITQ file needs proof of civil liability cover of at least C$2,000,000 per event, and an individual who lets it lapse can be fined between C$1,000 and C$10,000. Then make sure the home policy itself knows the chalet takes paying guests, and ask in writing how it treats the hot tub, the fireplace, any skis, snowshoes or bikes you provide, and the guests who use them. In a condo near the slopes, the syndicate's building policy and its rental rules matter as much as your own. AirROI's cost model allows about C$400 a year for rental insurance; a six-bedroom chalet with a tub and a ski room deserves a real quote from a Quebec broker who writes rental cover.

🧾

Property & Income Tax

Stoneham's 2026 taxation bylaw sets the base property-tax rate at C$0.3832 per C$100 of assessed value and the non-residential rate at C$1.0133, and adds the C$250 tourist-house charge, with C$136 more on the tourist-sector roads. Which rate applies to a rented chalet, how the lodging tax and GST and QST registration work for your bookings, and what the federal rule on non-compliant rentals means for your return are questions to settle with a Quebec accountant before the first booking, not at tax time.

🏦

Mortgages & Financing

Centris statistics for the four quarters to the third quarter of 2026 put the median single-family price at C$608,250 in Stoneham-et-Tewkesbury, up 11%, with homes selling in 27 days on average, and at C$787,000 in Lac-Beauport, up 12%. Lenders vary in how much rental income they'll count, so arrive with a month-by-month model, strong in February and July and thin in April, rather than one flat average. Before the promise to purchase goes firm, have your notary confirm the zone, the status of the registration and, for a condo, the syndicate's consent.

Future Outlook · 2027 & Beyond

Where Lac-Beauport & Stoneham is Headed Next

Quebec is still tightening. The March 2026 amendments brought social media under the display rule from April 9 and, from September 1, required two proofs of residence for principal-residence registrations and the landlord's or syndicate's consent at every renewal. The ministry has also set up a bureau to pool its enforcement expertise, and Revenu Québec publishes its enforcement figures every quarter. Each change thins the gray market a little more, which favors the owners who are already registered and zoned.

Two of the four municipalities have made their zoning choices. Stoneham's 2023 changes are in force where they passed and Lac-Beauport's 2024 amendment limits tourist rentals to a handful of zones; Sainte-Brigitte-de-Laval lists a revision of its urban-planning bylaws on its website, the one to ask about in this area. When zoning limits supply, a compliant chalet in a zone that allows it has something scarce to sell, and its marketing can say so plainly: registered, zoned and insured.

The other change is in how guests search. A family in Montreal or a couple in France can now ask an AI assistant which registered chalets near Stoneham sleep twelve and have a hot tub, before they open a booking platform. Those answers come from what's published: a chalet whose own site states the registration number, the sleeping plan, and the minutes to the lifts and to Old Québec, in both languages, is one an assistant can quote, while a chalet that exists only inside a platform listing gives it far less to work with. The method is in our generative engine optimization guide for vacation rentals.

Why We Love Marketing in Lac-Beauport & Stoneham

What I like about marketing here is that the area gives a listing two good stories a year. The same chalet sells a holiday week on Stoneham's slopes and a July week of trails, the lake and evenings in Old Québec, and each deserves its own photographs and its own copy.

I also enjoy that here the paperwork is a selling point. A chalet with its number, its zone and its legal guest count in order can put all three in its first lines, and a guest who has read about Quebec's rules can check the number in a minute. Getting that right in two languages is fussy work, and guests notice it.

And I like the range of guests. A Montreal family, a group of friends from Toronto, a couple from France and a ski club from Boston can all be looking at the same house in the same week. The work is deciding which of them a property is for, then writing to that guest in their own language.

What goes in a good Lac-Beauport or Stoneham welcome book: the slopes, trails, park, lake and city days guests ask about on the first night, and the one page every registered chalet needs.

First Run

Stoneham Mountain Resort

Forty-three day trails on 345 meters of vertical, 19 of them lit for evening skiing, served by four quad chairlifts; the longest run, La Randonnée, is 3.2 kilometers. The resort, part of the Resorts of the Canadian Rockies group, has three snow parks and a superpipe with 22-foot walls, and Hôtel Stoneham, with 59 rooms, sits at the base. Give guests the drive to 600 chemin du Hibou and where to park.

Night Skiing

Le Relais, Lac-Beauport

The ski hill at 1084 boulevard du Lac runs 35 trails by day and 27 at night, so an evening on the slopes after a day in the city is easy to plan. In the warm months it turns to mountain biking, with a bike school, skills parks and hiking trails.

Park Day

Parc national de la Jacques-Cartier

The Jacques-Cartier River runs through a glacial valley about 550 meters deep, with more than 100 kilometers of hiking trails, canoe, kayak, mini-raft, tube and paddleboard rentals with shuttles on six routes, and brook trout fishing; Atlantic salmon fishing is prohibited. Point guests to Sépaq's site for access fees and bookings.

Trail Day

Les Sentiers du Moulin

At 99 chemin du Moulin in Lac-Beauport: about 75 kilometers of mountain-bike trails in the warm months, and in winter about 50 kilometers of cross-country ski trails, 45 of fat-bike trails and more than 20 of snowshoe trails, plus a wooded backcountry area with 170 meters of vertical. Bikes rent on site, and the buvette serves food and drinks on Fridays and weekends.

Short Hike

Mont Wright old-growth forest park

Stoneham's Parc de la forêt ancienne du Mont Wright protects 1.9 square kilometers at the entrance to the Laurentides reserve, with 6.5 kilometers of trails for hiking and snowshoeing, open daily from sunrise to dusk all year. Adults pay C$8 a day, children 17 and under enter free, and the town strongly recommends crampons.

Spa Afternoon

Sibéria Spa

A Nordic spa at 339 rue de Genève in Québec City, open year-round and built around the Scandinavian cycle of heat, cold and rest, with massages and treatments. It makes an easy first evening for guests who arrive tired from a long drive.

On the Lake

Entourage sur-le-Lac

The resort hotel on Lac Beauport, at 99 chemin du Tour-du-Lac, sits on a private beach about 15 minutes from Québec City, and its restaurant, L'Îlot Repère Gourmand, takes reservations. A lakeside dinner gives guests the lake in a stay that's mostly mountain.

Day in the City

Old Québec

The Historic District of Old Québec, founded by Champlain in the early 17th century, has been on UNESCO's World Heritage List since 1985, and AirROI puts Québec City about 27 kilometers from Stoneham. Suggest parking once and spending the day on foot; Île d'Orléans and Mont-Sainte-Anne make other day trips from the area.

Winter Festival

Carnaval de Québec

The 2027 Carnaval is scheduled for February 5 to 14, with most activities clustered near Old Québec, Bonhomme's Ice Palace across from the Parliament building, and a night parade on Grande Allée on a date that changes each year. Give guests the dates when they book a February weekend.

Summer Festival

Festival d'été de Québec

Eleven days of music in the heart of Québec City, July 8 to 18 in 2027. Mention it in the confirmation for every July booking, so guests can buy passes before they arrive.

First Page

Number, rules and a local contact

The CITQ certificate already hangs by the front door, so open the welcome book the same way: the registration number, the maximum guest count, the house rules for the tub and the quiet hours, a local contact who picks up the phone, and the civic address to give 911, all on page one.

Local Playbook · Three Property Types

How Cavmir Markets Lac-Beauport & Stoneham Properties

Three property types that do well in Lac-Beauport & Stoneham, a common starting point for each, and the plan Cavmir builds for it.

6BR Ski Chalet · Near Stoneham Mountain Resort
The Situation

A registered six-bedroom chalet a short drive from the lifts, with a hot tub and room for fourteen, listed in French only on one platform under a title that names the street. Its photographs are all winter, its rate is the same from December to March, and it sits mostly empty in July and August, the market's busiest summer months.

The Plan

Cavmir first checks with the owner that the zone, the registration and the municipal charges are in order, then gives the chalet a name and rebuilds the listing in French and English around the group: a room-by-room sleeping plan, the ski storage, the tub, the drive to the lifts and to Old Québec. We direct a two-season shoot, price the holidays, February and March as premium dates with a ski-trip minimum stay, and build a summer offer around Parc national de la Jacques-Cartier and the Festival d'été. A bilingual direct-booking site with the registration number in the footer gives returning families a way to book their week again.

What It Targets

Aims at a chalet that ski clubs and reunion organizers ask for by name, priced against a block of hotel rooms in the city, with a July season as well as a February one. Track holiday-week rates, July and August occupancy, repeat group bookings and the share booked direct.

2BR Condo · Base of Stoneham Mountain Resort
The Situation

A two-bedroom condo near the base, in the tier AirROI shows as the market's weakest by median revenue. The listing doesn't say how far the lifts are, the photographs were taken on a gray day, and the owner hasn't planned for the syndicate's consent, which Quebec now requires at every annual renewal.

The Plan

We confirm the syndicate's consent and the renewal date first, then rewrite the listing around what a condo does best: the walk to the lifts in ski boots, the evening skiing, the parking and the building's amenities. New photography, a short name, a bilingual listing, midweek ski offers for Québec City and Montreal couples and a summer page for hikers and riders give it reasons to book outside the holiday weeks.

What It Targets

Aims at a condo that stands apart from similar units in search results and picks up the midweek and summer nights a holiday-only calendar misses. Track winter midweek occupancy, summer occupancy and the location and value scores in reviews.

Lake House · Lac-Beauport
The Situation

A four-bedroom house on the lake whose owners spend winters away and want it to earn while they're gone. Their zone is one of the many where Lac-Beauport excludes principal-residence rentals, and tourist residences are allowed in only four zones in town, so a nightly listing isn't an option.

The Plan

Cavmir starts with the municipality's answer in writing. Where stays of 31 days or less aren't allowed, we market the house for stays longer than 31 days, which fall outside the provincial registration and the town's short-term definition: a furnished-stay listing and a direct-booking page for guests who need a month or more near Québec City, with lease terms the owner's notary approves, photographs of the lake in each season and copy in both languages.

What It Targets

Aims at a house that earns from long stays inside the town's rules, marketed to guests who want a month or more by the lake. Track inquiries for month-long stays, months booked per year and the share of returning guests.

FAQ

Lac-Beauport & Stoneham Airbnb Marketing:
Questions, Answered

Does Cavmir offer Airbnb marketing services in Lac-Beauport and Stoneham?

Yes. Cavmir markets ski chalets, condos near the base of Stoneham Mountain Resort, lake houses, inns and resort properties in Lac-Beauport, Stoneham-et-Tewkesbury, Lac-Delage and Sainte-Brigitte-de-Laval. We take care of the brand and the listings, direct the photography, build the direct-booking website and run SEO, AI search and paid campaigns in both languages, each carrying your CITQ number where the law asks for it; the biggest chalets belong in our estates and private collections tier. We're a marketing agency only: the keys, the property management and the guest messages stay with you or your manager.

What do short-term rentals earn in Stoneham and Lac-Beauport?

Over the twelve months to September 2026, AirROI's average Stoneham-et-Tewkesbury listing charged about C$547 a night, booked 32% of the nights it was open and earned about C$39,520, which is the C$3,290 a month in the box (the year's revenue divided by twelve; AirROI converts from US dollars at about 1.39). Homes with five or more bedrooms earned a median of about C$62,000 a year, and in the months they were active, the top quarter of listings took in C$6,230 or more. Lac-Beauport's 57 listings averaged about C$69,200 a year at C$344 a night and 52.5% occupancy. Use these as estimates to plan with, not a guarantee. The 4–6% in the box is our rough yield range: AirROI's average revenue comes to about 6% of the C$608,250 median single-family price Centris reports for Stoneham, and about 4% once AirROI's running costs come out, before the mortgage, property tax and the town's charges.

When is demand highest for rentals in Lac-Beauport and Stoneham?

Winter and summer both peak. On AirROI's two-year average February is the best month in Stoneham, followed closely by July, March, December and August; in the twelve months to September 2026, July led on revenue and August had the highest occupancy. The Carnaval de Québec runs February 5 to 14, 2027, and the Festival d'été de Québec July 8 to 18, 2027. April is the slowest month, and May, June, September and November make up the quiet stretch.

What does it take to rent a chalet legally in Stoneham or Lac-Beauport?

Two approvals, in this order. First the town: Stoneham-et-Tewkesbury or Lac-Beauport confirms in writing that the zone allows the use. Then the province: with that document in the file, the CITQ registers the chalet and issues the number that every listing, your website and your social accounts must show for any stay of 31 days or less. Stoneham allows tourist houses only in authorized zones and prohibits principal-residence rentals in the 66 zones where its 2023 bylaws took effect; Lac-Beauport excludes principal-residence rentals in nearly every residential zone and permits tourist residences in four. The urbanism department and your notary can confirm what applies to your address. Cavmir does the marketing and leaves legal and permit advice to your notary.

Can I rent my Lac-Beauport house on Airbnb?

Only if its zone allows it, and for stays of 31 days or less most of Lac-Beauport doesn't. The 2024 amendment to the town's zoning bylaw excludes principal-residence rentals in nearly every residential zone, and the tourist-residence class is permitted in four zones. Stays longer than 31 days fall outside the provincial registration and the town's short-term definition, so a lake house can be marketed for month-long stays instead; ask the municipality and your notary to confirm what applies to your address. Cavmir builds that kind of long-stay offer with the same care as a nightly listing.

Who collects the lodging tax and the GST and QST on Airbnb bookings?

On an Airbnb booking of up to 31 nights, the platform charges Quebec's 3.5% lodging tax on the nightly price plus the cleaning fee. For hosts who aren't registered for GST (5%) and QST (9.975%), it collects those too on stays of up to 30 nights; registered hosts charge them on their own account and give Airbnb their numbers. Direct bookings are different: no platform collects anything, so the owner does, and a direct-booking website needs a checkout that adds each tax correctly.

Does a Stoneham or Lac-Beauport listing need both French and English?

Yes. In AirROI's Stoneham data a fifth of guests come from France and Montreal is the top source city, yet English edges out French in the language mix, and four Lac-Beauport guests in ten come from the United States. A guest from France and a guest from Boston don't search with the same words, so Cavmir writes the two versions separately rather than translating one into the other, and builds paired pages that rank through vacation rental SEO and that AI assistants can quote in either language.

How much does Airbnb marketing cost for a Lac-Beauport or Stoneham property?

That depends on what the chalet needs. Monthly plans and one-time projects are listed on our pricing page, and the 12-step system is where many owners begin. Talking through your property is free: get in touch.

Market Intelligence · Seasonality

Airbnb seasonality in Lac-Beauport & Stoneham, month by month

Demand in Lac-Beauport & Stoneham peaks around February, March and July and runs quietest around April. Here is how the year actually books — and what to do about each stretch of the calendar.

Peak demandSteadyQuiet

Peak season

Two peaks carry the year. Winter runs from the Christmas holidays through March, with February the strongest month on AirROI's two-year average and the Carnaval de Québec in early February; summer runs through July and August, when the Festival d'été de Québec brings eleven days of music to the city and occupancy reaches its high point of the year. Price the holiday weeks and the February and March weekends at the top of the range with a minimum stay that fits a ski trip, and have the listing, the photos and both languages ready by late summer.

The shoulders

October stays are booked more than three months ahead on AirROI's two-year average, so a fall offer for Thanksgiving weekend, with the trails and the national park in its photos, can go up early in the summer. Midweek ski stays for Québec City and Montreal guests in January, summer trail and lake weeks for families in June, and weekend packages around the Carnaval and the Québec City festivals keep the calendar moving between the peaks.

The quiet stretch

April is the slowest month, and May, June, September and November stay soft. Use them for longer stays at a weekly or monthly rate, midweek offers for Québec City couples and late bookings in June, which books closer in than any other month. It's also the window for maintenance, the hot tub service and a photography refresh before the summer and winter calendars open.

Dates that fill first

Fête nationale du QuébecJune
June 24 is a Quebec-only holiday in a month that books late, so keep short stays open around it and market it to Montreal and Québec City families a few weeks ahead.
Thanksgiving weekendOctober
October stays are booked about three months ahead, so publish the long-weekend offer early in the summer, with the trails and Parc national de la Jacques-Cartier in the photos.

Market Intelligence · What Wins

The Airbnb that wins in Lac-Beauport & Stoneham

The winner is a chalet with four or more bedrooms, a private hot tub and air conditioning, with the drive to Stoneham's lifts and to Old Québec stated in the first lines and a sleeping plan that shows a bed for every adult. Smaller homes and condos win when they lead with something specific, the walk to the lifts, evening skiing or the lake, and keep their reviews strong.

FAQ

Lac-Beauport & Stoneham Airbnb marketing questions, answered

How do I market my Airbnb in Lac-Beauport & Stoneham?

Start with the product and the guest: a large chalet for ski groups and reunions, a condo near the lifts for couples, or a lake house for longer stays, and sell that in the title and the first photos. Write the listing in French and English, each for its own reader, price the holidays, February and March at the top of the range, and build a summer offer around the national park, the trails and Québec City's festivals. Add a direct-booking site and a past-guest list so families can book their week again. That's the marketing layer Cavmir builds here: photography direction, bilingual copy, a direct-booking website and local search.

When is peak season for Lac-Beauport & Stoneham Airbnbs?

Winter and summer both peak. February is the strongest month on AirROI's two-year average, with July, March, December and August close behind, and in the year to September 2026 July led on revenue while August had the highest occupancy. April is the slowest month, and the Carnaval de Québec in February and the Festival d'été de Québec in July are the big event weeks.

How far in advance do guests book Lac-Beauport & Stoneham Airbnbs?

About two and a half months ahead on average in Stoneham. The December holidays and October are booked furthest out and June closest in, and Lac-Beauport books closer in than Stoneham. Have winter dates priced and photographed by late summer, and keep June open for late planners.

Where do most Lac-Beauport & Stoneham Airbnb guests come from?

Most are Canadian, led by Montreal and Québec City, with Toronto, Saguenay and Ottawa behind them. France is the second-largest source country in Stoneham, and in Lac-Beauport US guests, including visitors from New York and Boston, make up a large share. Market in French and English to reach all of them.

What amenities matter most for a Lac-Beauport & Stoneham Airbnb?

A private hot tub leads, and air conditioning matters more than many owners expect, because summer is a peak season here. After that come ski and boot storage, a fire pit, an EV charger for the drive from Montreal, and a games room or pool table for group evenings. Nearly every listing has an indoor fireplace, so it no longer sets a house apart.
