Every host near a stadium has heard some version of the pitch: a mega-event is coming, the city will be full, and anyone with a spare bedroom will make a year's income in a month. In 2026 the United States, Canada and Mexico hosted the biggest World Cup ever played, with 48 teams and matches in 16 cities, and hosts finally got to test that pitch at full scale. The results are in, and they are useful precisely because they aren't what the pitch promised.

I'm Natalie Santos, and I run the data and analytics side of Cavmir's marketing work. This guide is my calendar of the 2027 events that will move lodging demand in the US, Latin America and around the world, with the dates, the cities, what the demand is likely to look like, and the local rules you need to know before you list. Every event has been checked against the organizer's own announcement or a major news source, and where something hasn't been announced yet, I say so.

Before the calendar, though, I start with what actually happened in 2026, because it changes how you should price every event on this list. Then I sort 2027's events into two kinds: the ones that fill rentals, and the ones that mostly raise asking prices. After that come the calendar itself, the markets in detail (Brazil and the Women's World Cup, Carnival and the rest of Latin America, the August 2 eclipse, the big US dates, and the rest of the world), and a pricing and minimum-stay playbook built on the data. I end with a checklist you can work through this fall.

What the 2026 World Cup Taught Hosts

Start with the headline number. AirDNA measured short-term rental revenue across the 16 host cities from June 10 to July 19, 2026 at $1.33 billion, up 26% from the same period a year earlier, or about $276.7 million more. That sounds like a windfall until you split it. According to AirDNA, 84% of the gain, about $231.8 million, came from higher nightly rates. Only 16%, about $44.9 million, came from extra nights booked. The World Cup made the nights that sold more expensive. It did not sell many more nights.

Why so few extra nights? Because everyone else had the same idea. Airbnb says more than 150,000 homes across the host cities were newly listed between October 1, 2025 and July 19, 2026. AirDNA summed up the pattern during the tournament: demand stayed strongest in markets where supply couldn't grow, while fast listing growth limited occupancy gains everywhere else. Kansas City is the sharpest example. Demand on match days rose 43% and the average booked rate went from $191 to $316, but listings grew by about 80%, and occupancy fell nearly 20%, the largest drop among the US host cities, according to AirDNA data reported by FOX4 in Kansas City.

The Kansas City story also shows why you should read these numbers carefully. Key Data, which tracks professionally managed rentals, reported Kansas City as its best market, with revenue per available night up 51% and occupancy up. Both can be true. The professionally managed units, priced by revenue managers, did well; the market as a whole, flooded with first-time listings, saw occupancy fall. Across its 13 host markets, Key Data found revenue per available night up 24%, average rates up 20%, and occupancy up only 3%, and it drew the conclusion I'd underline for every host: "Operators who maintained pricing discipline generated the strongest returns."

The gap between what hosts asked and what guests paid was large. AirROI, a data vendor, looked at 1,000 listings nearest each stadium in May 2026 and found that booked nights averaged $332 while unsold nights were asking $497. Airbnb's own post-tournament numbers point the same way: bookings in host cities during the tournament averaged less than $250 a night including taxes and fees, and a typical host earned almost $3,000. That is good money for a few weeks, and it's a long way from the "pay off your mortgage" stories that circulated in 2025.

Hotels had the same experience from the other side. CoStar found that after June 11, hotel demand in host markets fell 1.1% while the rest of the US rose 2.3%. HVS, a hotel consultancy, measured occupancy drops in most host markets, with Seattle down 6.3 points, and described the pattern as "consistent with demand destruction driven by aggressive dynamic pricing." A month before kickoff, the American Hotel & Lodging Association's survey found 80% of hotels in host cities tracking below their forecasts, with many pointing to visa barriers and geopolitics suppressing international travel. Prices went up, some regular travelers stayed away, and the event crowd didn't fully replace them.

None of this was new. Paris went through it in 2024. Airbnb says it helped welcome more than half a million guests during the Olympics, yet Key Data found Paris rental occupancy on the night of the opening ceremony at 15%, against 21% a year earlier, because supply grew faster than demand. Months before the Games, Fortune reported luxury rentals cutting their asking prices in half or more after Olympic bookings failed to arrive. The pattern repeats: the hype brings supply, the supply splits the demand, and the hosts who priced for a fantasy cut late or sat empty.

Four lessons carry into 2027:

  1. Big events raise prices more than they raise guest counts. Plan for a better rate on the event nights, not for a sold-out month.
  2. Supply floods into easy markets. In big cities, every spare room and second home joins the market. Your competition on match night is much larger than on a normal Saturday.
  3. Asking prices are not booking prices. A calendar full of $500 nights nobody books is worth less than a calendar of $330 nights that sell.
  4. Discipline wins. The managed operators who raised prices in steps and adjusted with the data earned the strongest returns.

Before you price any 2027 event, look up how many active listings your market has today and how many it had a year ago. If supply is growing fast in the run-up to an event, you are in a Kansas City situation, and your pricing should be more cautious than the headlines suggest.

Which Events Fill Rentals and Which Only Raise Prices

The World Cup was one kind of event. Eclipses are the other kind, and the data on them looks completely different.

Take the total solar eclipse across North America on April 8, 2024. AirDNA found that bookings already on the books for eclipse week in the path of totality were up 207% from the year before. Two weeks out, occupancy for the night of April 7 was already 88%, while the average nightly rate in the path was up only 18.4%. AirDNA's Jamie Lane said more than half of US cities with rentals in the path were fully booked for April 7. Airbnb reported searches up about 1,000% and more than 500,000 guests staying during the eclipse, many of them in rural areas without hotels.

The eclipse across Spain and Iceland on August 12, 2026 repeated the pattern. Airbnb searches in towns along the path rose about 830%, and Airbnb listings outnumbered hotel capacity 40 to 1 in path municipalities; about three in four rural Spanish municipalities have no hotel at all. Spain's Economy Ministry estimated 446,700 extra tourists that week. In Iceland, Skift reported about 75,000 foreign tourists plus 53,000 cruise visitors against fewer than 13,000 hotel rooms in the whole country. A Spanish hotel director told El Español his eclipse guests had booked a year ahead.

Put the two side by side and the difference is supply. An eclipse happens in a fixed strip of land, often rural, on a single day, and there is no way to add rooms in time. People who care book early and pay a fair premium. A World Cup match happens in a big city with tens of thousands of spare rooms, many of which come onto the market for the event, and fans can stay across town, in the next city, or fly in for the day.

Most events sit somewhere between the two, and your property's location matters as much as the event. A three-bedroom a ten-minute walk from Adare Manor during the Ryder Cup is about as constrained as it gets. A one-bedroom in a Los Angeles suburb during the Super Bowl is about as elastic. Ask two questions about any event near you. Can the number of rooms near the venue grow much before the date? And do guests need to be in this exact place, or can they stay somewhere else and travel in? The answers tell you which playbook to use.

One more signal is worth watching: group size. During the 2026 World Cup, Airbnb says families and groups made up more than 40% of stays, and about one in five guests also booked a stay in another city. Before the 2026 eclipse in Spain, Airbnb said 74% of eclipse-week searches were for groups of three or more. Big homes near constrained events are the most valuable inventory on this entire calendar. AirDNA's research on booking lead times also finds larger properties getting about 60% of their bookings more than three months ahead, while small units skew last-minute.

The 2027 Calendar at a Glance

Here are the 2027 events most likely to move lodging demand, in date order. Dates come from the organizers unless noted. Where an event's final details haven't been announced, it's in the list at the end of this chapter instead.

Three clusters stand out. From February 5 to 21, Rio's Carnival, the annular eclipse over Patagonia and Uruguay, Mardi Gras, the Super Bowl in Los Angeles and NBA All-Star weekend in Phoenix all land within about two weeks. From late July through August, the Pan American Games, the total eclipse, World Youth Day in Seoul, the last weeks of the Belgrade Expo and the Parapan American Games overlap. And from mid-September through November, the Ryder Cup, the Rugby World Cup, the Cricket World Cup, the Special Olympics in Santiago and four Formula 1 races in the Americas run back to back.

Some things are still unannounced as of late September 2026, and they could matter to you. The Concacaf Gold Cup is set for June and July 2027, but its host cities and dates haven't been named. The venue for the 2027 Copa Libertadores final hasn't been chosen. The Cricket World Cup final venue hasn't been confirmed. And no LA28 test events have been announced for 2027. If you host in a city that could land one of these, set a reminder to check again in early 2027.

Brazil and the Women's World Cup

The first Women's World Cup in South America runs from June 24 to July 25, 2027. FIFA's match schedule, published in August 2026, has Brazil playing the opening match on Thursday, June 24, at the Maracanã in Rio de Janeiro, and the final on Sunday, July 25, at the same stadium. The Maracanã becomes only the third stadium to host both a men's and a women's World Cup final. São Paulo's Arena Itaquera hosts one semi-final and the third-place match; the Maracanã hosts the other semi-final.

The tournament has 32 teams and 64 matches, and FIFA says every host city stages at least seven matches, including at least one knockout game. The eight host cities and stadiums are:

  • ●Rio de Janeiro: Maracanã (opening match, a semi-final, and the final)
  • ●São Paulo: Arena Itaquera (a semi-final and the third-place match)
  • ●Belo Horizonte: Mineirão
  • ●Brasília: Estádio Nacional
  • ●Fortaleza: Castelão
  • ●Porto Alegre: Beira-Rio
  • ●Recife: Arena de Pernambuco
  • ●Salvador: Fonte Nova

How big will the demand be? A study by the Fundação Getulio Vargas for Embratur, Brazil's tourism board, reported in July 2026, projects R$8.8 billion in economic activity and 73,700 jobs, with about 2 million people (domestic and foreign tourists plus team delegations) moving through the host cities. The researchers called that a conservative estimate based on the 2023 tournament. I couldn't find any published hotel or rental occupancy forecast for the tournament, so treat anyone who quotes one with suspicion. Airbnb is an Official Supporter of the 2027 Women's World Cup in the Americas under its multi-tournament partnership with FIFA, so expect Airbnb to promote host-city stays.

Apply the 2026 lesson here. Rio and São Paulo are huge, supply-elastic markets with tens of thousands of listings, and a group-stage match in either city won't fill them. The nights that will move are Brazil's matches, the knockout rounds, and above all the final weekend in Rio. The smaller host cities are a different story. Fortaleza, Recife, Salvador and Porto Alegre have less supply, and a single well-attended match there will be felt more. Two local factors will add to demand in late June and July: Brazilian schools take their winter break in July, and the Northeast coast is a year-round domestic holiday destination.

The rules in Brazil

Brazil's rules for short-term rentals changed in 2026, and you need to know about it before you list a condo unit. On May 7, 2026, the Second Section of Brazil's Superior Court of Justice (STJ) ruled 5 to 4 that repeat, professional Airbnb-style use of units in residential condominiums requires the approval of two-thirds of the owners. The ruling isn't binding on lower courts, but it consolidates the court's position, and condo boards will use it. If your unit is in a residential condo, check your building's convention and get the approval question settled before you market it for the tournament.

In Rio, a municipal bill that would create a rental registry, data-sharing and fines was still pending at the latest reporting I found. And Brazil's consumption-tax reform, which begins phasing in during 2027, will treat stays under 90 days more like hotel stays for hosts who meet certain thresholds, such as owning more than three properties. That's a question for your accountant, not for me, but it's worth asking before you set 2027 prices.

For a Brazil host, the match schedule by stadium is the most useful document you can have. Once FIFA assigns teams to venues after the draw, price the nights around Brazil's matches and the knockout rounds in your city separately from the rest. Remember what happened after the 2026 World Cup draw: Key Data saw net reservations jump 29% per property and rates rise 25% in draw week alone.

Carnival, the Pan Am Games, and Latin America

Beyond the Women's World Cup, 2027 is a busy year across Latin America. Here are the dates that matter, country by country.

Rio Carnival and the ring-of-fire eclipse

Rio's Carnival parades run from Friday, February 5, when the second-tier Série Ouro samba schools parade, through the top-tier Grupo Especial parades on Sunday, Monday and Tuesday, February 7 to 9, with four schools each night. Ash Wednesday is February 10, and the Champions' Parade is Saturday, February 13. Carnival is an old, reliable demand event for Rio hosts, and guests plan it far in advance, often for the whole week.

On Carnival Saturday, February 6, an annular solar eclipse, the "ring of fire" kind where the moon doesn't fully cover the sun, crosses South America. The path runs from Chiloé in Chile across Argentine Patagonia, including Esquel, Trevelin and El Bolsón, to the Atlantic coast, then across Uruguay's coast at Punta del Este and La Paloma and a small corner of far-southern Brazil around Santa Vitória do Palmar. Esquel gets about seven and a half minutes of annularity, and Uruguay's coast gets five to six minutes, two to three hours from Montevideo. It's the height of summer holiday season in Uruguay and Argentina anyway. For a host in Punta del Este or Patagonia, it's an extra reason to hold firm on pricing for that weekend.

Holy Week and Brazil's long weekends

Holy Week runs from March 21 to 28, 2027, with Easter on March 28, earlier than usual. Semana Santa is one of the biggest domestic travel weeks across Latin America and Spain, and it arrives in March this year.

Brazil's 2027 holiday calendar has several useful bridges. Independence Day on September 7, Nossa Senhora Aparecida on October 12, and Finados on November 2 all fall on a Tuesday, which means many Brazilians take the Monday off and travel for four days. The Proclamation of the Republic falls on Monday, November 15. Corpus Christi is Thursday, May 27, another classic bridge. Carnival Monday and Tuesday are February 8 and 9. If you host in a Brazilian beach or mountain destination, set three-night minimums across those weekends early. The São Paulo festival The Town adds to the September picture: it runs over two weekends, September 4 to 6 and September 11 and 12, and the first weekend runs straight into the Independence Day holiday.

The Pan American Games in Lima

Lima hosts the Pan American Games from July 23 to August 8, 2027, a week later than originally planned; Panam Sports moved the dates in January 2026 because of a crowded sports calendar. The opening ceremony is Friday, July 23, at Peru's Estadio Nacional. Lima will reuse almost all the venues it built for the 2019 Games, and about 41 nations and more than 7,000 athletes are expected. The Parapan American Games follow from August 20 to 29.

For Lima hosts, this is a city event, which puts it closer to the supply-elastic end: the demand will be real around the opening, the athletics and the finals, and more modest across the rest of the two weeks. On the rules: Peru's Congress has been considering a bill to create a mandatory digital register of tourist rentals, and a congressional committee approved it, but it had not passed the full Congress as of mid-2026. Peru's tax agency, SUNAT, has also been targeting rental income from the platforms, and reported in May 2026 that about 34,000 people had regularized their taxes. Get your tax status in order before the Games.

Santiago, Mexico City and São Paulo in the fall

Santiago hosts the Special Olympics World Games from October 16 to 24, the first time the World Games come to the Southern Hemisphere or Latin America, with more than 6,000 athletes and Unified partners from more than 170 countries and over 35,000 participants in total. Families travel with athletes, which means demand for larger homes.

Mexico City has a strong stretch: the Formula 1 Mexico City Grand Prix on Sunday, October 31, followed immediately by Día de Muertos on November 1 and 2. São Paulo hosts its Formula 1 Grand Prix on Sunday, November 7, the weekend after Finados. Both races are established annual events, and hosts in those cities will already have last year's booking data to work from. Use it.

Still unannounced

The 2027 Copa Libertadores final venue hasn't been chosen; the candidates reported in April 2026 included Rio, Brasília, La Plata, Asunción and Barranquilla. The Copa Sudamericana final is set for Santa Cruz de la Sierra, Bolivia. The next Copa América is in 2028, with no host announced. Check again in early 2027.

The August 2 Eclipse

If there is one event on this calendar that fits the supply-constrained pattern perfectly, it's the total solar eclipse of Monday, August 2, 2027. Sky & Telescope calls it the longest total eclipse until 2114. Totality reaches about 6 minutes 23 seconds near Luxor in Egypt, where the moon covers the sun for longer than anywhere else on the path.

The path of totality runs through southern Spain and Gibraltar, across the Strait to Morocco, then through Algeria, Tunisia, Libya and Egypt, across the Red Sea to Saudi Arabia and Yemen, and on to Somalia. Cities in or near the path include Cádiz and Málaga in Spain, Tangier in Morocco, Oran in Algeria, Benghazi in Libya, Luxor in Egypt, and Jeddah and Mecca in Saudi Arabia.

Spain

Spain's national astronomy service, the IGN, says the path covers almost all of Cádiz province and much of Málaga province, plus the southern parts of Granada and Almería provinces and the cities of Ceuta and Melilla. Totality falls around 10:45 to 10:50 a.m. local time. The durations differ a lot across a short distance, which will shape demand town by town:

Demand is already showing, although prices are still being set. In August 2026, the president of Horeca Cádiz, the local hospitality association, told El Español that hotels were showing no availability for August 2027 because they hadn't set their prices yet; many had blocked bookings until October or November 2026. He said he was convinced there would be lodging for every budget. A regional news site found the cheapest Booking.com option in Cádiz city for August 1 to 3, 2027, at €3,600 for two nights for two people, against €450 the following week, a two-bedroom unit in Barbate advertised at €40,000 for a single night, and holiday rentals in Vejer de la Frontera asking €25,000 to €30,000. Those are asking prices, not bookings, and after reading the World Cup chapter you know how much that difference matters.

Spain's rental rules also changed in 2026, so read this part carefully. On May 21, 2026, Spain's Supreme Court annulled the national short-term rental registry that had been required since July 2025, holding that the national government lacked authority over the regions. The platforms' data-reporting duties survive, and EU Regulation 2024/1028, which has applied since May 20, 2026, still requires registration numbers on listings where a registration scheme exists. In Andalusia that means your regional tourist-housing registration. Two other rules still bind new hosts: since April 3, 2025, a new tourist rental in an apartment building needs prior approval from three-fifths of the owners, and both Cádiz city and Málaga city have suspended new tourist-flat registrations for up to three years, from May 2025 and August 2025 respectively. If you don't already have a valid registration in those cities, you likely can't get one in time for the eclipse. Check with a local lawyer before you buy or list anything.

Luxor and the rest of the path

Luxor is where the eclipse is longest, and it is already close to sold out. CNN reported that according to Booking.com, more than 90% of Luxor accommodations bookable on the platform for the eclipse were already unavailable, with many remaining hotels priced above £2,000 a night. Sky & Telescope's own Luxor tour with Insight Cruises is sold out with a waitlist, and it carried a six-night minimum. Egypt introduced a licensing regime for holiday homes in 2025, which limits licensed short-term rentals to designated tourist zones and upscale communities. If you host in Egypt, confirm that your property is licensed.

How to price an eclipse

The 2024 North American eclipse gives the best guide: occupancy of 88% two weeks out at average rates only 18.4% higher. Eclipse guests book early and pay a fair premium, and hosts who priced sensibly filled up. The 2027 eclipse is bigger and more famous, and the most constrained places, like Tarifa, Ceuta and Luxor, will command far more. But the principles hold:

  1. Set a minimum stay around the date. Two or three nights across August 1 to 3 is reasonable; guests want to arrive the day before and not drive away in eclipse traffic.
  2. Price the premium early and raise it in steps. Watch how fast your nights sell. If they go quickly, your price was low.
  3. Decide your weather policy in advance. Clouds are possible anywhere. In 2026, Spain had mostly clear skies while Iceland was largely cloudy. Put in writing that the booking stands whatever the weather, and consider allowing date changes instead of refunds.
  4. Tell guests the practical facts. The exact time of totality at your address, where to watch nearby, that eclipse glasses are needed for every phase except totality, and how busy the roads will be.

One bonus for Spanish hosts: Spain also gets an annular eclipse on January 26, 2028, visible from Cádiz, Málaga and Tarifa. Guests who loved August may come back.

The Big US Events of 2027

The US has no single mega-event in 2027, but it has a full calendar of big ones. Here is how they sort.

The small-town majors

The Masters (tournament April 8 to 11, practice rounds from April 5), the U.S. Open at Pebble Beach (championship rounds June 17 to 20, with the final round on Father's Day) and the Kentucky Derby (Saturday, May 1, with the Oaks on Friday, April 30) are the closest thing the US calendar has to an eclipse. They happen every year, the demand is committed, and the supply near the venue can't grow. Augusta has a long tradition of residents renting out their homes for Masters week. If you host near one of these, you already know the drill: the premium is real, groups book early, and repeat guests are gold. The best move for 2027 is to invite last year's guests back directly before the dates go public on the platforms.

The PGA Championship is in a new place in 2027: Fields Ranch East at PGA Frisco, north of Dallas, from May 20 to 23. Local organizers expect more than 200,000 attendees for the first men's major in Dallas-Fort Worth in more than 60 years. Frisco itself is suburban, but the Dallas-Fort Worth metro has an enormous supply of rentals and hotels, so expect a strong premium close to the venue and a much smaller one across the metro.

The big-city events

The Super Bowl in Los Angeles, NBA All-Star weekend in Phoenix, the Final Fours in Detroit and Columbus, the NFL Draft on the National Mall in Washington, and the Formula 1 races in Miami, Austin and Las Vegas are all big-city events. Treat them the way the 2026 data says to: a moderate premium on the key nights, raised in steps, reviewed weekly, with a plan for the last two weeks. Two details matter for the college events. The Final Four teams aren't known until the regional finals the weekend before, so much of the demand arrives in the final week. And Las Vegas gets three demand spikes in 2027 on top of its usual convention calendar: CES in January, the College Football Playoff final on January 25, and the Grand Prix on the night of Saturday, November 20.

Los Angeles: plan 2027 for 2028

Los Angeles hosts Super Bowl LXI on February 14, 2027, and the Olympics from July 14 to 30, 2028, with the Paralympics from August 15 to 27, 2028. LA28 says more than 6 million Olympic tickets had been sold by August 21, 2026, and 2027 brings more ticketing milestones: first-come-first-served sales, the first Paralympic ticket release, and a verified resale market. Every one of those will move searches for LA stays.

The rules in Los Angeles are strict, and they matter more than the pricing. Under the city's Home-Sharing Ordinance, you can only host in your primary residence, meaning a home you live in for more than six months a year. There is a 120-day annual cap unless you hold an Extended Home-Sharing registration, the annual registration costs $89, the registration number must appear on every listing, and home-sharing isn't allowed in rent-stabilized units. A proposal in the mayor's 2026 budget would temporarily allow second homes and investment properties until December 31, 2028, but at the latest reporting I found it was a proposal, not law. If you're counting on that change, confirm its status with the city before you buy furniture.

For recurring annual events like the Masters, the Derby or a Grand Prix, your own booking history is better than any market report. Pull last year's pickup curve for those dates, meaning how many nights were booked 180, 90, 60, 30 and 7 days out, and at what rate. If you sold out 90 days early, your price was too low. If you were still discounting in the final week, it was too high.

Rugby, Golf, Cricket, and the Rest of the World

Rugby World Cup, Australia

The men's Rugby World Cup runs from October 1 to November 13, 2027, with 24 teams and 52 matches across seven host cities: Adelaide, Brisbane, Melbourne, Newcastle, Perth, Sydney and Townsville. The opening match is at Perth Stadium on October 1. Sydney carries the heaviest load: Stadium Australia hosts two quarter-finals, both semi-finals, the bronze-medal match and the final on November 13. World Rugby projected more than 250,000 international visitors and AUD 1.3 billion in direct visitor spending.

Australian rules vary a lot by state, so check yours:

  • ●New South Wales (Sydney, Newcastle). Non-hosted short-term rentals in Greater Sydney are capped at 180 days a year, and every property must be on the state register. The City of Sydney voted in April 2026 to investigate bans in suburbs with very low rental vacancy.
  • ●Western Australia (Perth). Registration has been mandatory for all hosts since January 1, 2025, and un-hosted rentals in metro Perth need development approval to operate more than 90 nights a year.
  • ●Victoria (Melbourne). A 7.5% short-stay levy has applied since January 1, 2025.
  • ●Queensland (Brisbane, Townsville). Brisbane's council says it is not proceeding with its proposed short-stay permit law at this time.

Sydney's knockout weeks in late October and November are the tournament's most valuable nights. Everywhere else, pricing should follow the match schedule, because a pool match between two smaller rugby nations won't fill a city.

The Ryder Cup, Ireland

The Ryder Cup comes to Adare Manor in County Limerick, with build-up days from Monday, September 13, and the matches from Friday, September 17, to Sunday, September 19. Golf.com reported that about 200,000 fans are expected in a village of about 1,100 people without enough hotel rooms in the area, and that organizers were considering docking cruise ships at Foynes, about 30 kilometers away, and running shuttle trains from Limerick and Foynes. It's as supply-constrained as an event gets.

The catch is Irish regulation. Fáilte Ireland's short-term letting register opens on December 1, 2026, and hosts must register by December 31, 2026; it covers lets of up to 21 nights. Separately, the government's short-term letting bill, as reported by RTÉ in June 2026, would require planning permission, and new permissions would generally be refused in towns and cities with more than 20,000 people, which includes Limerick city. I couldn't confirm whether the bill has been enacted. If you plan to host for the Ryder Cup, register on time and get planning advice now.

Cricket, football, and the rest

  • ●ICC Men's Cricket World Cup, October 4 to November 21. Eight venues in South Africa (Johannesburg, Centurion, Cape Town, Durban, Gqeberha, Bloemfontein, Paarl and East London), three in Zimbabwe (Harare, Bulawayo and Victoria Falls) and one in Namibia (Windhoek). The final venue hasn't been confirmed.
  • ●Africa Cup of Nations, June 19 to July 17. The first edition co-hosted by three countries: Kenya, Uganda and Tanzania, with 24 teams and 52 matches.
  • ●AFC Asian Cup, January 7 to February 5. Saudi Arabia, in Riyadh, Jeddah and Al Khobar.
  • ●FIBA Basketball World Cup, August 27 to September 12. Four arenas around Doha, Qatar, with the final at Lusail Arena.
  • ●World Athletics Championships, September 10 to 19. Beijing.
  • ●World Youth Day, August 3 to 8. Seoul, with a large parish homestay program for pilgrims.
  • ●Specialised Expo 2027, May 15 to August 15. Belgrade, next to the airport, on the theme of sport and music.
  • ●Tour de France Grand Départ, July 2. Edinburgh, with the team presentation at Edinburgh Castle on June 30 and stages through England and Wales on July 3 and 4.
  • ●America's Cup Match, July 10 to 18. Naples, Italy, as reported by the sailing press.

If you host in Europe, remember that EU Regulation 2024/1028 has applied since May 20, 2026. Where your country or region runs a registration scheme, your registration number has to appear on your listings, and the platforms now check it and share data with the authorities monthly. An unregistered listing may be removed right before the event you were counting on.

How to Price and Set Minimum Stays for an Event

Put the data from this guide together and a clear pricing approach falls out of it. Much of it matches the guidance PriceLabs published in September 2026, drawing on the World Cup.

Know your booking window

Mega-events stretch the booking window even in cities. Key Data found World Cup booking windows of 60 to 120 days or more in host cities, compared with the usual 20 to 35 days for urban markets, and the booking window in Boston hit about 122 days in the week of the draw. AirDNA's Jamie Lane noted that urban guests don't normally book far ahead, yet World Cup demand was booking six months out. Six months before the US opener, the Los Angeles Times reported that more than 70% of rentals in Inglewood were already booked for that night.

But early bookers are a minority. Lighthouse reported that about seven and a half months before the World Cup, on-the-books hotel occupancy was in single digits in most US host cities, and a month before kickoff the best match-day figure was 42%, in Boston. PriceLabs noted that the knockout games produced compressed, late booking surges. So the pattern is a small wave of early, committed bookers, then a long quiet stretch, then a late rush once schedules and matchups are known. Your pricing should follow that shape.

Step pricing

PriceLabs' advice is to raise rates in steps rather than jumping to a peak rate, and it warns that tripling rates overnight often leaves inventory unsold. It also points out that a rate set when an event is announced is stale within a month. Here is how I'd apply that, as a starting point to adjust for your market, not a rule:

  1. At announcement: mark the event dates in your pricing tool and set a moderate premium over your normal peak rate. Leave room to go up.
  2. Each month until 90 days out: compare your booking pace on event dates with the same dates last year. Faster than normal means step up. Slower means hold.
  3. From 90 to 30 days out: review every two weeks. This is when schedules, draws and matchups land, and demand moves quickly.
  4. Inside 30 days: review weekly, and on the peak nights, daily. If nights are still open, shorten your minimum stay first and cut price second.
  5. Final week: use the fallback you decided on in advance: a floor price you will accept, and whether you prefer an empty night or a discounted one.

Minimum stays

Minimum stays do as much work as price. PriceLabs recommends longer minimums for multi-day festivals and short ones for single-match nights, and cutting minimum stays before cutting rates. In practice: a Carnival week, a golf major or an eclipse justifies a three- to five-night minimum, because guests want the whole experience and the surrounding nights have real demand. A single match night in a big city does not. A three-night minimum around one Tuesday match will leave you with empty nights on either side. Watch out for orphan nights too. If a four-night event booking leaves one night stranded between two stays, drop the minimum for that night so it can sell.

Cancellation terms, deposits and house rules

Event bookings carry more risk of change than ordinary ones. Tickets fall through, teams get knocked out, flights get cancelled. Decide your cancellation policy for event dates before you open them, and make it the same on every channel. A firmer policy on the peak nights protects you from speculative bookings made "just in case." Use the event to win repeat guests

Recurring annual events are the best case for direct booking. A guest who came for the Derby, the Masters, Carnival or a Grand Prix this year is likely to want the same dates next year. Build a guest list, send a message when next year's dates open, and give them first chance to book directly.
