Cavmir and Hospitable are now partners. Cavmir has joined Hospitable's Partner Network, and Hospitable sits at the top of the list of platforms we build on, in the Diamond tier on our PMS platforms page. This post explains what that means for a host or a property manager, why we chose Hospitable, and what you get when the two work together.

I run marketing at Cavmir, so I spend my days looking at where bookings come from and what they cost. A short-term rental business has two jobs. One is running the stay: answering guests, keeping calendars straight, sending door codes, scheduling the cleaner, paying the owner. The other is bringing in the next guest, ideally one who books with you directly and comes back. Hospitable is built for the first job. Cavmir is built for the second. When they share the same data, the host stops copying things from one system to another, and the guest gets a smoother path from the first search to the front door.

Hospitable describes itself in one sentence that its team asked partners to use, and we are happy to use it word for word:

"Hospitable helps short-term rental hosts and property managers automate guest communication, manage reservations and calendars across booking channels, and coordinate property operations."

The chapters below walk through Hospitable feature by feature, with screenshots of the product, then show what Cavmir builds on top of it, the client site where the connection runs today, and how to get started. Hospitable's own numbers and prices are quoted from its published pages, opened in October 2026, and listed at the end. If you want the technical side first, our Hospitable integration page covers it in one screen.

What the Partnership Means for Hosts

The partnership has three parts, and it helps to keep them separate, because each one is at a different stage.

Partner Network membership

Cavmir is a member of Hospitable's Partner Network. In practice that gives us a direct line to Hospitable's partnerships team, a shared channel for questions, a tracked referral link and a quick referral form for hosts who want help from Hospitable's sales team. It also means we recommend Hospitable to the clients who come to us without a PMS, which is about half of them. A host with one or two homes and no software is exactly the person Hospitable's free Essentials plan was made for.

The integration that runs today

A Cavmir website can run on a host's Hospitable account right now. Libema Property Rentals in Orlando has done so since October 2026. The host creates an access key inside Hospitable, and the website reads homes, photos, reviews, prices and availability from the account. When a guest books, Hospitable's own checkout takes the payment. Chapter nine shows the site.

The Marketplace listing, in review

Cavmir has applied for Hospitable's Public API program and submitted its listing for Hospitable's Apps page. Hospitable reviews and tests every listing before it appears there, and approval of the application is a separate decision from publication. Until both happen, the connection works the way it does on Libema's site. We will update this post when the listing is approved, and we will not describe Cavmir as a Marketplace app before it is one.

What does the host get from all of this? Fewer systems and fewer chores. Your PMS keeps running the operation. Your website stops being a separate island that someone has to keep in step manually. And the marketing we run, from search pages to social posts to ads, points guests at a site whose prices and dates are always the ones in Hospitable.

Why Hospitable Is Our Diamond Platform

We keep a ranked list of the booking platforms Cavmir builds on. Gold and Bronze tell you how deeply our work runs on each one. Diamond goes to the companies we partner with directly. Hospitable moved into that tier this month, and here is why.

It is open to builders

Hospitable publishes a Public API with developer documentation, an application process for partners who want a one-click connection, and an Apps page inside the product where approved integrations are listed. Its integrations page says approved partners get API access, a listing on the Apps page and distribution to 18,000 subscribers. For an agency, an open door like that is the difference between a website that copies data once and goes stale, and a website that reads the live account every time.

Direct booking is part of the product

Many platforms treat the direct-booking website as an add-on. Hospitable built it in. Hospitable Direct takes payments, screens guests, holds security deposits, applies promo codes and, on the Premium plan, adds damage protection and tax tools. That means a Cavmir website on Hospitable does not need a separate payment system or a separate booking engine. The guest finishes in Hospitable's checkout, and the money lands where the host already runs the business.

It works at one home and at one hundred

Hospitable's own line is "Simple at one door. Simple at one hundred." Its plans start at no subscription fee at all and go up to a Mogul plan for property managers with owner statements and owner payouts built in. Our clients range from a single luxury home to portfolios of a dozen or more, so a platform that fits both ends of that range is one we can recommend without a long list of conditions.

The people answer

This one does not show up on a feature page. When we asked Hospitable's platform team for a way to manage promo codes through the API, the reply came within the hour, and our use case went onto their ticket. When we reached out about a partnership, Hospitable's partnerships team set up a call, sent its brand kit and partner resources the same week, and opened a shared channel for questions. Building a client's website on another company's platform is a long relationship. Speed and clarity from the other side make it a good one.

Guesty, Hostfully, iGMS and OwnerRez remain in our Gold tier, and Hostaway in Bronze. We still build on all of them. The full list, and a comparison of 32 platforms, is on our PMS platforms page.

Hospitable in Numbers

I like to start with numbers, so here are Hospitable's, as it publishes them. They describe a company that has grown with hosts rather than past them.

The founding story is worth a line, because it explains the product. Hospitable began in a spare bedroom in Brussels, where founder Pierre-Camille was managing his own Airbnb and could not keep up with guest messages, calendar conflicts and pricing changes. He built a tool for himself. That tool became a messaging app in 2016 and later a full property management system. The company still says its mission is to "gift hosts their time back," and many people on its team host themselves.

What hosts told Hospitable in its 2026 survey

Hospitable also publishes research. Its 2026 Industry Report surveyed 554 hosts, co-hosts and property managers in November 2025. A few findings line up closely with what we see in our own client work:

  • 89.9% said property management software is an essential tool, ahead of dynamic pricing tools at 71.3% and smart locks at 48.9%.
  • About half said more competition in their local market affected their business in 2025. Rising costs affected 45.1%, and 44.6% saw lower demand or shorter stays.
  • Even so, nearly 60% plan to add properties in 2026.
  • 97.7% said technology plays an important role in staying competitive, and 24.7% named smarter automation and AI as the biggest trend for 2026.
  • Among hosts using AI, 80.9% use it for guest communication and 62.6% for pricing decisions.

Read together, those numbers describe the market we work in. More competition means each booking costs more to win on the big platforms. Hosts who want to grow anyway need two things at once: an operation that runs without eating their week, and a brand that guests can find and book directly. That is the split between Hospitable's job and ours.

Guest Messages That Answer Themselves

Guest messages were the problem Hospitable was founded to solve, and it shows. This is the part of the product most hosts mention first.

One inbox for every channel

Hospitable's Unified Inbox collects conversations from Airbnb, Vrbo, Booking.com, Agoda and direct bookings in one place. You reply from the inbox and the message appears on the guest's booking platform. Each conversation shows the guest's ratings, location and past reviews, and returning guests carry a badge with their full history. There are iOS and Android apps for replying away from the desk.

Inbox AI that writes in your voice

Inbox AI drafts replies using the reservation, the property information, your house rules and your earlier answers, so the tone stays yours. It can write a full reply with one click, clean up a reply you started, or turn a voice note into a formatted message. When a new inquiry arrives, it prepares a draft before you open the thread. It matches the language the guest wrote in, and it shows when a reply used extra knowledge from your Knowledge Hub, such as check-in steps or local tips.

Hospitable is careful about control here. Drafts are suggestions by default. Messages only go out on their own if you turn on Auto Reply, and even then you choose instant replies, a delay or after-hours only, and auto replies will not fire in old threads. For a host who worries about a robot saying the wrong thing to a guest, that is the right default.

Scheduled messages, short codes and guest summaries

Below the AI sits the classic automation Hospitable built its name on: messages scheduled around booking events, check-in reminders, review requests, and short codes that fill in the guest's name, dates, property and door code. An AI Guest Summary sums up a guest's past stays and reviews before you write a word. Hospitable's home page says its customers' AI writes more than 55,000 replies a day. In our experience the first week with good message rules saves more time than any other change a host can make.

This matters for marketing too. A guest who books on your own website still gets every message Hospitable would send for an Airbnb booking. The direct guest does not get a lesser experience, which is one of the reasons we are comfortable sending people to book directly.

One Calendar and Smarter Prices

The calendar is where a rental business either runs smoothly or falls apart. A double booking costs a review, a refund and sometimes a penalty from the platform. Hospitable's channel manager exists to make that impossible.

One calendar for every place you list

Hospitable brings bookings from Airbnb, Vrbo, Booking.com, Agoda, Google and direct bookings into one calendar and updates every channel when a reservation lands. It holds an official Airbnb integration and a Vrbo Partner Connection, and it syncs Booking.com and Agoda rates, availability, reservations and guest messages. Manual reservations, such as a phone booking from a returning guest, sync like any other. For duplexes, guesthouses and homes that can be rented whole or by unit, parent and child listings block each other automatically, so the whole house and its lower suite are never sold for the same night.

The multi-calendar in the previous chapter shows the result: every property on one screen, each booking colored by its channel, and a side panel to change a night's price, availability or minimum stay. Rates and blocks can be updated across all channels in one go.

Dynamic pricing in the plan

Hospitable adjusts nightly rates for demand, seasonality, competition and lead time. Its feature page shows the math on one night: a base price of $148, plus $61 for demand and $29 for seasonality, minus $28 for lead time, for a dynamic price of $210. You choose a strategy. Conservative leans toward occupancy, Recommended balances the two, and Aggressive goes for the highest nightly income. You can override any night from the calendar or lock specific dates.

Two details stand out. Dynamic pricing is included in the Host, Professional and Mogul plans, with no add-on to buy. And you can preview 180 days of projected rates before you activate it, then see up to 24 months ahead once it runs. Hosts who prefer a dedicated pricing tool can keep one: Hospitable also integrates with PriceLabs, Wheelhouse and others.

For a Cavmir website, this is where the shared data pays off. Because the site reads prices and availability from Hospitable, every change the pricing engine makes overnight is the price a guest sees on your site in the morning. Nobody has to remember to update the website after a rate change, and the direct price never drifts away from the channels by accident.

Direct Booking Built Into Hospitable

Direct booking is the heart of what Cavmir sells, so this is the part of Hospitable we studied most closely. Hospitable Direct is the engine behind a guest booking you without a marketplace in the middle.

What Direct includes

Hospitable Direct takes payment, holds and releases security deposits, lets you approve each request or accept instant bookings, and recovers abandoned bookings with an automatic follow-up. Guests can buy upsells such as early check-in. You can create promo codes with your own rules for repeat guests or seasonal offers, set firm or flexible cancellation policies, and offer full payment or installments. Direct bookings sit in the same calendar as every other channel, so the double-booking protection covers them too. Hospitable can host a simple direct site for you on its own subdomain or your domain, and it offers a booking widget for an existing website.

Two plans, priced in plain percentages

Direct planFeesWhat it adds
Direct Basic1% host fee, with Stripe's card fees deducted from the payoutPayments and booking management. You handle taxes, chargebacks, guest screening and damage yourself.
Direct Premium3% host fee plus a 4% guest fee, or a 7% host-only optionPayment processing, guest identity and fraud screening, refund and chargeback handling, up to $5 million in damage protection, tax calculation and, in some areas, filing and remittance

Hospitable also states that outside of Direct, it takes no commission from booking channel revenue. Its subscription is the price of the software, and the Direct fee applies only to bookings that come through Direct.

Example math on one stay

Here is what those percentages mean on a single booking. The example is one composite stay of four nights at $300 a night, a $1,200 subtotal, with cleaning and taxes left out so the fees are easy to compare. Airbnb's figure is its single 15.5% host service fee, which Airbnb has moved home hosts onto in 2026.

Where the guest booksFee on a $1,200 stayWho pays it
Airbnb, single host fee of 15.5%$186The host
Hospitable Direct Premium, host-only 7%$84The host
Hospitable Direct Premium, 3% plus 4%$36 to the host, $48 to the guestSplit
Hospitable Direct Basic, 1%$12, plus Stripe's card feesThe host

On this one stay, the Premium plan with the split fee leaves the host $150 more than the Airbnb booking, and Premium includes the damage protection and screening that make direct booking feel safe. Multiply that by the stays a home takes each year and the case for direct booking makes itself. The catch is that a direct booking needs a guest who finds you directly, which is where a brand, a real website and marketing come in. Our guide to Airbnb versus direct booking economics runs the same comparison over a full year.

Listed on Google

Hospitable is an official Google Vacation Rentals partner. When you run a Hospitable Direct site, it publishes eligible properties to Google's Vacation Rentals results, Maps and Search for you, and it keeps photos, prices and availability in sync. Hospitable also combines your Airbnb, Vrbo and Booking.com ratings for the Google listing, so the stars you earned elsewhere follow you there. For a small host, that is a distribution channel that would otherwise be out of reach.

Teams, Smart Locks and Owner Statements

Behind every good stay is a turnover that happened on time and a door that opened on the first try. Hospitable puts those jobs in the same system as the bookings, so they follow the calendar on their own.

Tasks and the team

Hospitable Tasks creates work from booking events. A check-out can create a cleaning, a mid-stay date can create a linen change, and recurring jobs such as pool cleaning or trash day repeat on their own. Tasks go to teammates by email, SMS or a calendar feed, and teammates use their own portal to update jobs, add photos of the finished work and enter payment details. Roles keep each person to the tasks, dates and properties they need. Checklists tell a new cleaner how you like things done. Hospitable can also pay teammates when a job is done.

Smart locks and thermostats

Hospitable's brand kit says hosts can connect more than 100 smart lock and thermostat devices. For locks, Hospitable creates a unique code for each reservation, sends it to the guest at the right time, and expires it at checkout. Same-day bookings get their code as soon as the booking and check-in steps are complete. Backup codes are created automatically, teammates can get permanent or rotating codes, and battery alerts arrive before a lock dies. It supports Schlage, Yale, August, TTLock-compatible locks and more. Thermostat control is aimed at the energy bill between stays.

Owner statements and payouts

For property managers, the Mogul plan adds the owner side. Each owner gets a secure, white-labeled portal showing occupancy, revenue and payouts in real time. Statements are generated from the bookings, with income, fees, taxes, commissions and payouts, and can carry your logo. Hospitable calculates the owner's share automatically, and managers can pay owners straight from a published statement. Owners can see upcoming stays and request their own dates in the portal, which cuts down the emails that eat a manager's afternoon.

The Mogul plan also includes Hospitable's Property Manager Marketplace, which matches property owners with managers based on market, property type and readiness. Hospitable says it does not sell the same lead to many managers; it introduces owners who fit. For managers who want to grow their portfolio, that sits nicely beside the owner-acquisition work Cavmir does, covered in our guide to winning new owners.

Metrics and reports

Hospitable's Metrics dashboard shows revenue, reservations, average nightly rate, RevPAR, occupancy and length of stay, with bookings and revenue split by channel. You can save custom dashboards, export CSV reports for reservations, taxes, tasks and reviews, and share any dashboard through a private link. The channel split is the number we look at first with a new client, because it tells us how dependent the business is on one marketplace and how much room there is to grow direct.

AI That Works From Your Own Data

Every software company now says it has AI. What makes Hospitable's useful is that it runs on the host's own data: the bookings, the messages, the reviews and the property details already in the account.

Copilot for questions about your business

Copilot answers questions typed in plain English, using your bookings, reviews and operations. Hospitable's examples are the questions hosts ask every month: how many nights were vacant last month, which listing has the highest occupancy, and what guests are complaining about in reviews. It also pulls revenue, task and booking trends into short takeaways, compares stay lengths and guest origins, and drafts guest reviews and review replies in your tone.

Issue Alerts from reviews

Issue Alerts scan review patterns to spot problems before they cost a rating. If several guests mention a missing amenity or a slow Wi-Fi connection, Copilot raises it with suggestions to fix it. For a marketer, this is useful in a second way: the same review themes tell us what guests love, which is what a website and ads should lead with.

Smart codes and multilingual messages

The message editor shown here supports short codes for guest and booking details, custom codes for your own content, and smart codes whose content AI writes for each guest. Messages can be written once per language. Combined with Inbox AI's language matching, a host in Orlando can answer a family from Brazil in Portuguese without opening a translator.

MCP for AI agents

The newest piece is Hospitable's MCP server. MCP, the Model Context Protocol, is a standard way for AI assistants to use outside tools. A host adds Hospitable's MCP address to an AI agent, signs in with Hospitable and authorizes access. The agent can then check the calendar, update settings or send messages from the live account, with rate limits returned so it paces itself. Hospitable's brand kit says hosts can run their business directly through any AI agent like Claude. Hospitable states clearly that some messaging tools send real guest-facing messages, which is the right warning to give.

This is where the partnership looks furthest ahead. AI assistants are becoming a place where travelers plan trips, and a place where hosts run their businesses. Cavmir already works on the first: making a client's site readable and citable by AI search, covered in our guide to getting a rental recommended by AI. Hospitable is building the second. A host with both has their operation and their marketing ready for the same shift.

What Cavmir Builds on Top of Hospitable

Hospitable gives a host a strong operation and a simple direct-booking site. Cavmir's job starts where that site stops: turning a set of listings into a brand that guests remember, search engines rank and AI assistants recommend. Here is what that looks like on a Hospitable account.

A website you own, fed by Hospitable

A Cavmir website is designed around your brand, on your domain, with as many pages as the market calls for. The listings data comes from Hospitable. Each home's name, description, amenities, capacity, house rules and check-in times are read from the account. The photos are the ones you scoped to Hospitable's Direct channel, in the order you set there. Platform reviews appear with the rating, the text and your reply. Prices, availability and minimum stays are live.

When a guest is ready, the site asks Hospitable for a quote on the exact dates and party size, promo codes included, and hands the guest to Hospitable's checkout for that quote. Payment, deposit, screening and the confirmation all happen in Hospitable. Add a home in Hospitable, change a photo, raise a price, and the site follows without a call to us. The step-by-step setup is on our Hospitable connection page.

The marketing that brings the guest

A direct-booking site only earns its keep when guests find it. That is most of Cavmir's work:

  • Brand. Name, logo, colors, type and a voice that fits the guests the homes attract.
  • Search. Local and topic pages written for the trips your guests take, schema on every page and a site built for speed. See our SEO service.
  • AI search. A site that ChatGPT, Claude, Perplexity and Google's AI answers can read and cite. See AI search.
  • Social and ads. Posts, reels and paid campaigns aimed at the cities your guests travel from. See social media and paid ads.
  • Listings. Airbnb and Vrbo listings rewritten so the marketplaces keep sending guests while direct grows. See listing optimization.

Nothing in that table overlaps in a way that costs the host twice. Hospitable is the system of record. Cavmir is the storefront and the advertising. That clean line is the main reason the two fit so well.

Libema Property Rentals, Live on Hospitable

Libema Property Rentals rents thirteen furnished houses in Orlando, for a night, a week or a few months. Its guests are a mix that most vacation rental websites ignore: traveling nurses and contractors, insurance and relocation stays, families between homes, and the classic theme-park vacation. Libema runs the homes on Hospitable. Cavmir built the website, and it went live on the Hospitable connection in October 2026.

What a guest sees

A guest lands on a home page that speaks to why they are in Orlando, picks dates in the search bar and sees which of the thirteen homes are free, with live prices from Hospitable. Each home has its own page with the facts from Hospitable, the photos in Libema's order and the reviews it has earned. Pages for corporate housing, the major employers in the area, and the neighborhoods give search engines and AI assistants something real to read. When the guest chooses a home and dates, the booking box prices the stay live, applies a promo code if the guest has one, and opens Hospitable's checkout for that exact quote.

What the host sees

Very little changes for Libema's team, which is the point. They run the homes in Hospitable, the way they did before the new website. A direct booking arrives in the same calendar and inbox as an Airbnb booking, and the same message rules, tasks and door codes follow it. The 10% offer that new visitors receive is a promo code Libema created in Hospitable, so they can change or end it without touching the website.

What we learned

Two lessons from the Libema build are worth passing on to any Hospitable host. First, scope your photos. Hospitable lets you choose which photos go to each channel, and the Direct set is the one your website shows, so it is worth picking that set with the website in mind. Second, decide on Direct early. The website's checkout runs through Hospitable Direct, so the plan and the payment setup should be in place before launch day. Both are small decisions that make launch week calm.

The connection on Libema's site uses an access key the account owner created in Hospitable, limited to what the site needs, and the owner can revoke it at any time. Cavmir never asks for a Hospitable password. When Hospitable approves Cavmir's Public API application, hosts will be able to connect from Hospitable's side with one authorization instead of a key. Until then, the key route is the one in use, and it is the route this site runs on.

Pricing and How to Get Started

Both sides of the partnership are easy to try before you commit. Here is what each one costs and where to begin.

Hospitable's plans

PlanPrice as publishedWho it is for
EssentialsNo subscription fee, no maximum property countAny host getting organized for the first time
Host$29 a month for 1 property, $39 for 2, up to 2 propertiesHosts who want automation and dynamic pricing on one or two homes
Professional$59 a month for up to 2 properties, plus $15 a month for each additional propertyHosts ready to automate everything. Adds smart locks, smart thermostats and Direct
Mogul$99 a month for up to 3 properties, plus $30 a month for each additional propertyProperty managers. Adds owner reporting, owner statements, owner bookings and the Property Manager Marketplace

All plans start with a 14-day free trial, and Hospitable advertises no orientation fees, no contracts and no commitments. Outside of Direct, it takes no commission on booking channel revenue. If you are moving from another PMS, Hospitable's switching page lays out four steps: connect your properties, set up your workflows, test them during the trial, and go live when ready, without downtime.

If you are not on Hospitable yet

Through Cavmir's partner link, Hospitable offers new customers 25% off for three months. You will find the link, with the details, on our Hospitable integration page. Cavmir may receive a referral fee from Hospitable if you sign up through it. It costs you nothing, and it does not change what Cavmir recommends or builds for you. If you are not sure whether Hospitable fits your homes, ask us. We will tell you, and we will tell you when one of our Gold platforms fits better.

If you already run on Hospitable

Start with the free Cavmir audit. We look at your listings, your current website if you have one, and your market, and we come back with what we would change and what it would cost. When you go ahead, the code HOSPITABLE10 takes 10% off your first Cavmir website package or monthly plan. Request it on our page for Hospitable hosts. Our packages and plans are published on the pricing page.

What happens next

  1. You request the audit and tell us which Hospitable account the homes are in.
  2. We review the account's public listings and your market, and send you the audit.
  3. If you go ahead, you create an access key in Hospitable and share it through our private onboarding form.
  4. We build the brand and the website on your Hospitable data, you approve it, and it goes live on your domain.
  5. The marketing starts, and every booking it brings lands in Hospitable like any other.

We are proud to have Hospitable at the top of our list. It is a company that started with one host's problem and kept building for hosts, and it treats its partners the same way. If you run your homes on Hospitable, we would love to build the brand and the website that bring you your next guest. You can also read more about how we work with Hospitable property managers and the rest of our integrations.
