The report compiles 39 national indicators from primary sources - platform investor filings, AirDNA and Key Data analytics, the U.S. Travel Association forecast, and government enforcement records - alongside three Cavmir first-party datasets: a 129,643-record compilation of official short-term rental permit registries, a seasonality panel covering 294 U.S. markets, and a ledger of every major 2026 regulatory change.
Its findings trace an unusual year: new-listing growth slowed to 2.7 percent as mortgage rates stayed above 6 percent, which held occupancy above its pre-pandemic average while revenue growth came almost entirely from rate. The FIFA World Cup repriced 16 host-city markets. And state legislatures moved in two opposite directions at once - Idaho and Indiana preempting local rental restrictions while California armed cities with platform booking data.
