How to optimize your Airbnb listing and your Vrbo listing in five steps: the first photo, the shot, the name and the description.

In search, a guest sees one photo and one line of your listing. This two-minute lesson from Hal Whitlock fixes both in five steps: which photo goes first, how to shoot it, which photos follow, how to name the listing (fewer than 50 characters on Airbnb, 20 to 40 on Vrbo) and how to open the description.

The Five Steps

  1. The first photo. Lead with what nobody else has: the pool, the view, the pickleball court. Not the front door, and never the sofa. On Vrbo, the first photo is the one travelers see in search results.
  2. The shot. Outdoors, shoot in the golden hours, the 60 minutes after sunrise and before sunset. Indoors, blinds open, lights on, flash off. Keep the camera level and center the subject: Airbnb crops photos into squares in search.
  3. The rest of the photos. Every bedroom, every bathroom and the kitchen, bright and tidy, in the order a guest walks through. In Vrbo's 2026 research, 48% of travelers call a lack of clear photos of important rooms a deal breaker.
  4. The name. Fewer than 50 characters on Airbnb. On Vrbo the headline runs 20 to 40 characters. Skip the city and the bed count, because search already shows them. Say the one thing guests remember. No emojis, no all caps, no rows of symbols.
  5. The description. Guests scan it, so the first two lines carry it. Lead with what makes the place different, then the practical details: who sleeps where, parking, the walk to town. Tell the truth: overselling leads to disappointment and negative reviews.

0:00 One photo and one line, then Step 1: the first photo

On Airbnb and Vrbo, a guest sees one photo and one line of your listing. Let's fix both. Step one. Your first photo is the one travelers see in search. Lead with what nobody else has. The pool, the view, the pickleball court. Not the front door. And never, ever the sofa.

0:20 Step 2: the shot

Step two, the shot. Outdoors, shoot in the hour after sunrise or before sunset. Airbnb's own advice. Blinds open, lights on, flash off. Hold the camera level. Don't tilt it up or down. And put the subject dead center. Airbnb crops your photo to a square in search.

0:39 Step 3: the rest of the photos

Step three. In Vrbo's research, 48% of travelers call unclear photos of key rooms a deal breaker. So show every bedroom, every bathroom, and the kitchen. Bright, tidy, in the order a guest walks through.

0:52 Step 4: the name

Step four, the name. On Airbnb, stay under 50 characters. On Vrbo, the limit is 40. Skip the city and the bed count. Search already shows them. Say the one thing guests remember. Not "New, 3-bed apartment in Florence." Try "Sunny walkup near the Uffizi." That's Airbnb's own example. No emojis. No all caps. No row of stars. It reads like a yard sale sign.

1:20 Step 5: the description

Step five, the description. Guests scan it. So your first two lines carry the whole thing. Lead with what makes the place different. Then the practical: who sleeps where, parking, the walk to town. And tell the truth. Oversell it, and you'll pay for it in the reviews.

1:40 The five steps in one line

One photo nobody else has. A name under 50 characters. Two honest opening lines. That's your listing, fixed. And when you want a website of your own, that's our business. Cavmir.com.

Questions

Questions Owners Ask

How long is a Vrbo headline?

20 to 40 characters. The Vrbo description needs at least 400 characters.

Do I need a website if my listing is good?

A listing lives on someone else's platform. A direct booking website is your own name and your own guests, and it works alongside Airbnb and Vrbo.
