* Market averages from AirROI data for Carlton Landing, Oklahoma, twelve months to September 2026 (updated October 1, 2026; 102 active listings); City of Eufaula figures come from AirROI's Eufaula market and are labeled as such in the copy. ROI is Cavmir's estimate. A single home's numbers depend on its size, its location and how it is marketed.

The Market

Why Lake Eufaula Rents as Two Markets

Cavmir is an Airbnb marketing agency. We build the brand, the direct-booking website and the marketing for short-term rentals in Lake Eufaula & Carlton Landing.

Lake Eufaula is a reservoir of about 102,000 acres, and Carlton Landing calls it Oklahoma's largest lake, with more than 600 miles of shoreline. The towns around it sit in different counties, which matters for taxes: the City of Eufaula, the McIntosh County seat, lies about 30 miles north of McAlester and 32 miles south of Muskogee, and Checotah is in McIntosh County too, while Carlton Landing, Canadian and Crowder are on the Pittsburg County side. Lake Eufaula State Park sits just south of Interstate 40 near Checotah, and Arrowhead State Park covers 2,200 acres near Canadian. Carlton Landing became the newest town in Oklahoma in 2013, and it shares the 74432 ZIP code with Eufaula, which is why so many of its listings carry a Eufaula address. The drive decides the market: by Carlton Landing's count it's about two hours from Oklahoma City, an hour and a half from Tulsa and three and a half from Dallas. Pilots can land at Eufaula Municipal Airport, a 3,000-foot asphalt runway with free landing and a courtesy car, and both state parks have airstrips.

AirROI tracks the lake as several markets, and the two biggest behave differently. Its Carlton Landing market, the one in the stats box on this page, counted 102 active listings in the twelve months to September 2026, up 7 percent on the year, averaging about $473 a night at 28.1 percent occupancy, or about $42,090 a year per listing, up 19 percent. Its Eufaula market is bigger and cheaper: 155 listings, up 36 percent in a year, at about $325 a night and 33.6 percent occupancy, or about $30,277 a year, up 20 percent. Smaller markets fill in the rest of the shoreline; AirROI's Canadian market, by Arrowhead State Park, averages about $32,600 a year at $377 a night, and Checotah's about $17,600 at $220. AirROI's Oklahoma average is about $31,850 a year at $280 a night and 38 percent occupancy, so a Carlton Landing listing earns about a third more than the state average while filling fewer of its nights, and about 39 percent more than a Eufaula listing.

The two markets sell different products. Carlton Landing is a planned, walkable town, designed so residents can walk to a cafe, a pool, church, school, the beach and a restaurant, and its rentals look alike on paper: 98 percent rent the whole home, about half of the entire homes AirROI counts have four bedrooms and another 30 percent have three, and 80 percent of listings sleep eight or more. Its three community pools are private amenities for residents and their guests, run by the homeowners association, while the parks and the Swim Beach are open to visitors. The Eufaula market is looser and more varied. Three-bedroom homes are its biggest group, with 56 listings, 25 homes have five or more bedrooms and 17 listings are cabins, and a few features split this market in two: in AirROI's data, Eufaula listings with a pool average about $53,800 a year against $24,200 without, and listings with a hot tub or an indoor fireplace earn about 90 percent more than those without.

The calendar is short and steep. In Carlton Landing, July 2026 earned about $11,205 per listing at 56.8 percent occupancy and January about $1,893 at 14.7 percent, and AirROI's May-to-August high season averaged about $7,060 a month against $2,640 for the other eight months. Every reviewer in AirROI's Carlton Landing data lives in the United States, and the top origins are all within a few hours' drive: Oklahoma City leads at 12.3 percent of guests, followed by Tulsa, Dallas, Edmond and Fort Worth. The spread between listings is wide. The median Carlton Landing listing charges about $455 a night and fills about 26 percent of its open nights, the top quarter $555 or more and 38 percent or more, and the top tenth $680 or more and 51 percent or more. The listings at the top usually share the same habits: they sell the walk to the beach and the town's events, price summer and the holidays as products of their own, build an offer for the cold months and keep the families who come back. That's work a marketing plan can do.

Why Cavmir

The Cavmir Advantage
in Lake Eufaula & Carlton Landing

Cavmir markets Lake Eufaula homes as the small hospitality brands they are, the four-bedroom house in Carlton Landing that the same Tulsa families book for Freedom Fest, the five-bedroom lake house outside Eufaula that a Dallas group takes for a long weekend, the three-bedroom place near the state parks that anglers and golfers fill in the fall, rather than as interchangeable lake inventory. We put your property in front of the guest who chooses Lake Eufaula on purpose, the Oklahoma City family planning next summer's week, the friends from Fort Worth looking for a house that sleeps twelve, the couple who wants a quiet November weekend and a round at Arrowhead, wherever they search, from Google and AI assistants to the email list that brings last year's guests back.

State of the Industry · History

The Lake Eufaula STR Market — Past & Present

Eufaula takes its name from a Muscogee tribal town in Alabama. The Oklahoma Historical Society dates the town to 1872, when the Missouri, Kansas and Texas Railway set up a railhead near North Fork Town, and credits the Indian agent for the Five Tribes with suggesting the name. Schooling came earlier: the Methodist Church established the Asbury Manual Training School in 1848, and after it burned in 1889, students attended the Creek Nation's Eufaula Boarding School for Girls. The town's newspaper, the Indian Journal, is the oldest continuously published newspaper in Oklahoma; its first issue was printed on June 1, 1876, in Muskogee, and Alexander Posey became its owner and editor in 1902. Eufaula grew into the seat of McIntosh County, from 500 residents in 1890 to a peak of 3,159 in 1980 and 2,768 at the 2020 census. The Muscogee (Creek) Nation's ties to the town continue: the Eufaula Dormitory on Swadley Drive houses students from across the state and beyond, and in September 2026 the Nation's National Council passed a law authorizing $805,561 in Bureau of Indian Education grant funds for the dormitory's 2026–27 school year.

Nine years before the railroad, the Civil War reached the area. On a rainy Friday, July 17, 1863, the Union's First Division Army of the Frontier, under Maj. Gen. James G. Blunt, met the Confederate Indian Brigade, under Brig. Gen. Douglas H. Cooper, at Honey Springs, in what is now the Checotah area. About 9,000 troops took part, including Native American units, veteran Texas regiments and the First Kansas Colored Volunteers, which the Historical Society describes as the first African American regiment in the Union army, and Cherokee and Muscogee (Creek) regiments fought on both sides. The Society counts it the largest of more than 107 documented hostile encounters in Indian Territory. The battlefield is a National Historic Landmark today, east of U.S. 69 between Oktaha and Rentiesville, with six walking trails with interpretive signs and a stretch of the original Texas Road.

The Historical Society's account of the lake begins in 1946, when Congress funded the Army Corps of Engineers' McClellan-Kerr Arkansas River Navigation System. Lake Eufaula was dedicated in 1964, covering more than 100,000 surface acres, and the city established its municipal airport the next year. The Society now calls tourism the area's major economic base, and the state park near Checotah, once called Fountainhead State Park, now carries the lake's name. Carlton Landing's story starts with a road trip. In the spring of 1971, Jack Carlton Humphreys and his wife, Bonnie, stopped at the Longtown Creek portion of the lake on the way to visit friends in Arkansas, and he said he could see their grandkids playing in the sand and boating on the water. In 2008 their grandson Grant Humphreys and his wife, Jen, hired Duany Plater-Zyberk, the planners known for Seaside and Rosemary Beach in Florida, to design a walkable town of traditional architecture, with a founding vision of more than 2,000 homes. The town incorporated in 2013 under a statutory town government of five trustees, one of them the mayor, and Carlton Landing Academy, which serves children from across the region from pre-K through eighth grade, is Oklahoma's first rural public charter school.

Today the rental market is small, high-priced and professionally run in Carlton Landing, and larger and looser around Eufaula. In AirROI's Carlton Landing data, 63.7 percent of listings are professionally managed, 90.2 percent belong to Superhosts, 72.5 percent use Instant Book and the top ten hosts run 83 percent of the listings; around Eufaula, 26.5 percent are professionally managed, 58.1 percent belong to Superhosts and the top ten hosts run 28 percent. Carlton Landing has licensed short-term rentals since March 18, 2023, when the town adopted Ordinance 2023-03-01, and the code asks for the license number in every listing. AirROI's data shows no registration, permit or license number on any of the 102 listings it tracks there, a count that may miss numbers written into a description, so put yours where a guest or the town will see it. The gaps we look for first are the ones that cost money: a listing that shows the kitchen before the porch and the walk to the water, no license number, a guest count nobody checked against the license, a summer rate held flat from Memorial Day to Labor Day, no product for January and February, and no direct channel for the Oklahoma City and Tulsa families who come back every year.

Pricing Strategy & Seasonality

Pricing, Seasonality & When to Capture ROI

Pricing Strategy

Lake Eufaula pricing is tiered by bedrooms and by town. In AirROI's Carlton Landing data, three-bedroom homes average about $419 a night and $36,700 a year, with a median of $35,500, and four-bedroom homes about $548 a night and $50,400 a year, with a median of $45,600, both at about 29 percent occupancy. AirROI's Eufaula market runs lower at the same sizes, about $270 a night for three bedrooms and $400 for four; one-bedroom listings there average about $152, two-bedroom homes $187 and homes with five or more bedrooms $602, where the median home earns about $45,100 a year and the average about $63,500, pulled up by a few big earners. Across Carlton Landing, the median listing averages about $455 a night, the top quarter $555 or more, the top tenth $680 or more and the bottom quarter $375 or less; in the Eufaula market the median is about $255, the top quarter $400 or more and the top tenth $590 or more. AirROI's amenity data shows what guests pay for. In Carlton Landing, listings with outdoor furniture averaged about $67,000 a year against $30,700 without, a fire pit $68,700 against $32,500, and lake access $59,100 against $32,000; in the Eufaula market, a pool $53,800 against $24,200 and an indoor fireplace $41,900 against $22,100. Those figures describe the houses that have the features rather than proving a feature made the difference, but they point at the porch, the fire and the water.

The calendar does the rest. In Carlton Landing, AirROI's high season, May through August, averages about $7,060 of revenue a month at 42 percent occupancy and $516 a night, and the other eight months about $2,640 at 21 percent and $403. June 2026 ran 50.9 percent at $582 a night and July 56.8 percent at $597. Guests book about 65 days ahead on average, around 74 to 78 days for July and only about four weeks for January, and the holidays book as early as summer does: December 2025 stays were booked about 77 days out and November stays about 71. The average stay is 3.1 nights, about nine in ten listings that set a check-in time use 4 p.m., and check-out is usually 11 a.m. The Eufaula market books later, about 42 days ahead on average and only 16 to 19 days ahead for January and February stays, its guests stay longer, 3.8 nights on average and 4.8 nights in February 2026, and more than half of its listings with a set check-in time use 3 p.m.

The common mistakes are fees and totals. About 99 percent of AirROI's Carlton Landing listings charge a cleaning fee; the median is $271 and the average $286, which over a 3.1-night stay adds about $92 a night and makes up about 17 percent of gross revenue. In the Eufaula market the median fee is $160, adding about $42 a night over the average 3.8-night stay. Taxes come on top and vary by address: a stay inside Carlton Landing carries 9 percent in state, town and county sales tax plus the town's 5 percent lodging tax, a stay inside Eufaula's city limits carries 10 percent in sales tax plus the city's 9 percent lodging tax, and a house on unincorporated county land pays the state and county sales tax alone. A family comparing two houses sees the final total, so set the nightly rate with the cleaning fee and taxes in view. Minimum stays are short: 40 percent of Carlton Landing listings allow one night and 58 percent require two, while 70 percent of Eufaula listings require two. Cancellation terms are strict in Carlton Landing, where 66 percent of listings use Airbnb's Firm policy and 27 percent Super Strict 30 Days, and looser around Eufaula, where 46 percent use Flexible or Moderate.

Seasonality & ROI Windows

High seasonality with a summer top. In Carlton Landing, July 2026 earned nearly six times what January did, and the three strongest months bring in 48 percent of the year's revenue; in the Eufaula market, July earns about 3.6 times January and the top three months 42 percent. Summer belongs to families and groups. Carlton Landing's Porchfest Weekend, set for June 18 and 19, 2027, over Father's Day weekend, turns front porches into stages for an evening of live music, and Freedom Fest runs July 1 to 3, 2027, with pop-up shops, a bike parade and fireworks at 9:30 p.m. on July 3. In Eufaula, the Chamber of Commerce's Whole Hawg Days comes in late July; the 42nd ran Thursday to Saturday, July 23 to 25, 2026, with a championship rodeo each night. Fall is a second, smaller season: October 2025 earned about $3,844 per Carlton Landing listing, more than April or September, with Hallowbaloo on October 30 and 31, 2026, and the city of Eufaula's October calendar lists two fishing tournaments. Friendsgiving weekend follows on November 20, 2026, and the Holiday Home Tour and Bonfire Weekend runs December 11 to 13.

The revenue most owners miss sits in three places. The first is spring break: March 2026 earned about $3,957 per Carlton Landing listing at 27.5 percent occupancy, well above April, and the town's calendar lists events on the weekends of March 12 and March 19, 2027. The second is the holidays, which book as far ahead as July, so open Thanksgiving, Christmas and New Year's dates early and price them as their own products. The third is winter itself. January and February ran about 15 percent occupancy in Carlton Landing at $411 to $420 a night, while the Eufaula market filled 22 to 27 percent of its nights at lower rates, with longer stays booked only a few weeks out. That points to a different winter guest, someone who comes for fishing, golf, work or family and decides late. Lake Eufaula State Park's marina has an enclosed, heated dock for year-round fishing, Arrowhead's marina offers indoor fishing, Arrowhead Golf Course is open daily except Christmas, and a house with a fireplace, a hot tub, a weekday rate and a weekly rate can sell those weeks.

Regulation & Licensing · 2026

What the Law Requires in Lake Eufaula & Carlton Landing

Oklahoma taxes a short stay through its sales tax and lets cities and counties add their own. The state rate is 4.5 percent, and the Tax Commission's rate chart for October through December 2026 adds each city's sales tax and its county's, plus a local lodging tax wherever one has passed. Lodging was already taxable when Senate Bill 1339 took effect on January 1, 2023, broadening the definition of a marketplace facilitator so that booking platforms selling Oklahoma lodging may have to collect and remit state and local taxes; a hotel still reports and pays the tax on its own direct sales. Airbnb says it collects Oklahoma's 4.5 percent sales tax on the listing price including cleaning fees, along with local sales and use taxes and state-administered local lodging taxes, but its Oklahoma page names only Oklahoma City and Tulsa among local jurisdictions, so confirm what it remits for your address. On direct bookings you collect the taxes and file them with the Tax Commission yourself.

Carlton Landing licenses every short-term rental. Chapter 8.08 of the town code, adopted as Ordinance 2023-03-01 on March 18, 2023, covers any dwelling, accessory structure or part of one rented for up to 30 consecutive days per guest within a 90-day period, and no operator may manage, operate, advertise or offer one without a current residential short-term rental license. The license belongs to one operator and one dwelling, can't be sold or transferred, expires every January 31 and ends when the property changes hands. The application asks for proof of ownership and property insurance, an Oklahoma sales tax permit number or a management contract, a description of the bedrooms and sleeping arrangements with a proposed occupancy limit, and a diagram of the layout and on-site parking, and you attest that bedrooms have working egress windows, that smoke and carbon monoxide detectors and fire extinguishers are in place and that the house meets the town's codes. You must give the town and your guests written contact details for a contact person who can be reached around the clock, and the code calls it reasonable to respond within 30 minutes, with a proposed fix, when a guest, the town, the homeowners association, security or police get in touch; changes to the contact details are due within three business days. Every listing must show the license number, renters must be at least 18, the house has to look like a residence, guests follow the town's noise and parking rules, and nobody may stay in a vehicle, shed, trailer, garage or tent; a house under a building permit that bars occupancy can't be rented until it passes final inspection. Guests must receive written information and sign or initial that they got it: contacts, parking, the occupancy limit, homeowners association and town rules, burn bans, trash days, golf cart rules and any pool, hot tub or marina rules. Violations not fixed within 30 days of written notice can bring a suspension of up to three months, and repeated or severe ones a revocation of at least six months, appealable to the Board of Trustees within 10 days. Fees are set in the town's fee schedule, so ask Town Hall for the current amounts, and the chapter doesn't override covenants or deed restrictions.

Taxes inside Carlton Landing are local too. The town levies a 3 percent sales tax on top of the state's 4.5 percent and Pittsburg County's 1.5 percent, and a 5 percent lodging tax under Chapter 6.12, which the operator collects, shows separately on every bill and files with the Tax Commission after registering with the Town Administrator before opening. The chapter defines a hotel as a place with five or more guest rooms in one or several structures, so ask the town how that applies to a single house, but plan on paying it: a license renewal requires proof that sales and lodging taxes were paid. Across the lake, the City of Eufaula's website lists no short-term rental license. Its permits page lists a $10 new business permit and sends zoning questions to the city code on American Legal, and we found no short-term rental rule on the city's own pages, so ask City Hall whether a rental inside the city limits needs the business permit or a zoning approval. Inside Eufaula, the Tax Commission's chart shows a 3.5 percent city sales tax, McIntosh County's 2 percent and a 9 percent city lodging tax, and on November 3, 2026, city voters decide on a temporary 1 percent sales tax for street improvements that would last 15 years, with collection starting April 1, 2027, if it passes. Checotah, Canadian, Crowder and Stigler charge city sales taxes of 3.5 to 4.5 percent and have no city lodging tax on the chart, which lists no county lodging tax for McIntosh, Pittsburg or Haskell County. On unincorporated land, we found no planning office or short-term rental rules on the McIntosh and Pittsburg county websites, and McIntosh County's floodplain administrator handles floodplain development permits.

The shoreline itself is federal, and that matters for docks. Under the Army Corps of Engineers' shoreline rule, 36 CFR 327.30, each lake's Shoreline Management Plan sorts the shoreline into four categories, and private docks and other floating facilities can be permitted only in Limited Development Areas, never in Public Recreation, Protected Shoreline or Prohibited Access areas. A shoreline use permit normally runs five years, can't be transferred and becomes void when the permitted facility is sold, and a new owner has 14 days to apply for a permit or must remove the facility and restore the area within 30 days. Permitted facilities can't be leased, rented, sublet or provided to others for commercial gain, new docks with enclosed sides aren't allowed, and mowing or clearing vegetation on Corps land needs its own permit. Ask the Corps' lake office how those rules apply before your listing promises a private dock or a boat slip. Treat this section as orientation rather than legal advice, and confirm current requirements with the Town of Carlton Landing, the City of Eufaula, the county, the Oklahoma Tax Commission, the Corps of Engineers and any homeowners association before you list. Cavmir handles the marketing side; licensing, permits and tax compliance sit with you and your local professionals.

Market-Specific Tips & Challenges

Local Tips & Unique Market Challenges

Tips That Actually Move Revenue in Lake Eufaula & Carlton Landing

First, sell the town, because in Carlton Landing the town is the product. The houses are similar on paper, so guests choose on what's around them: say how many minutes it takes to walk to the Swim Beach, Water Street, Mama Tig's and the Meeting House, which events fall on their dates, and what your guests can and can't use. The parks and Swim Beach are open to visitors, but the three pools are private amenities for residents and their guests, run by the homeowners association, so confirm with the association what your renters get before the listing promises a pool. If a golf cart comes with the house, put the town's rules in the welcome book: drivers must be 16 or older with a valid driver's license, carts stay off sidewalks, pedestrian paths and the boardwalk, gas-powered carts and other gas-powered recreational vehicles aren't allowed in town, and headlights are required after sunset. If you add exterior lights for the porch photos, the town's outdoor lighting chapter generally requires fully shielded fixtures and caps color temperature at 3,000 K. The written information the town already requires you to hand guests, from parking to burn bans and trash days, is the start of a good welcome book; finish it with the walk times and the event calendar.

Second, build the group product and size it carefully. Most of the lake's houses sleep eight or more, 80 percent in Carlton Landing and nearly two-thirds in the Eufaula market, so you're competing for groups: two or three families from Oklahoma City, a reunion, friends driving up from Dallas and Fort Worth. Show a bed list room by room, the bathroom count, a table that seats everyone, the porch and the fire pit, and the parking your license diagram shows, and keep the advertised guest count inside the occupancy limit on your license. In AirROI's data, outdoor furniture, a fire pit and lake access line up with the strongest Carlton Landing earners, and a pool or a hot tub with the strongest in the Eufaula market. Then price for the group: three families splitting a four-bedroom night at the Carlton Landing average of about $548 are shopping a total, cleaning fee and taxes included, so make that total feel fair and say what the house gives a group that a block of hotel rooms can't, a kitchen, a porch for everyone and the whole group under one roof.

Third, build the cold-month product before fall. From November through February, Carlton Landing's occupancy runs about 15 to 21 percent at roughly $410 to $455 a night, and January stays book only about four weeks ahead. Holiday weeks are the exception and book as early as July, so open them early and price them as their own products. For the rest, sell what the lake does in the cold months: the heated fishing dock at Lake Eufaula State Park's marina, a guided day with a local fishing guide, golf at Arrowhead or Fountainhead Creek, the battlefield at Honey Springs, and the Friendsgiving and Holiday Home Tour weekends. Offer a weekday rate and a weekly rate, allow shorter minimums, and show the fireplace and hot tub in the first photos; in the Eufaula market, listings with an indoor fireplace or a hot tub averaged about 90 percent more revenue than those without. Eufaula's February guests stayed 4.8 nights on average, which argues for weekly and monthly offers to people working in the area or visiting family.

Fourth, engineer the repeat and treat operations as marketing. The lake's guests mostly live a few hours away in Oklahoma City, Tulsa and North Texas, and families that find a house they like often want the same week the next year, which argues for a real direct channel: a fast direct-booking website, a complete Google Business Profile and a past-guest list that hears about next summer's dates and the event weekends first. The bar is high: AirROI's Carlton Landing listings average 4.92 stars, 57 percent carry Airbnb's Guest Favorite badge and value is the lowest-scoring category at 4.80, so the total a guest pays has to feel fair; around Eufaula the average is 4.89 and 66 percent of listings carry the badge. Operations count too. Put the license number in every listing, keep the contact person on a 30-minute response, give guests the town's required information in writing before they arrive, and write check-in directions that work for a family arriving after a two-hour drive from Oklahoma City in the dark.

Unique Lake Eufaula & Carlton Landing Challenges

The season is short, and the averages hide it. Carlton Landing's average listing fills 28.1 percent of its nights and the median only about 26 percent, and the three strongest months bring in nearly half the year's revenue, so a house underwritten on summer weeks carries eight lean months. January and February ran under 16 percent occupancy in 2026. Budget for the slow months, keep summer priced to the market rather than full at any price, and treat the shoulder seasons as products you build, because the lake's demand outside summer comes from events, holidays, fishing and golf, and each one needs its own offer.

The competition is concentrated and capable. In Carlton Landing, 63.7 percent of listings are professionally managed, 90.2 percent belong to Superhosts and the top ten hosts run 83 percent of the market, and listings grew 7 percent in a year. Around Eufaula, supply grew 36 percent in a year to 155 listings even as revenue per listing rose 20 percent, and in a typical month the top quarter there earns at least $4,200 while the bottom quarter earns $1,280 or less. An owner who lists a house and waits competes with operators who price daily, answer within minutes and market the whole town's calendar. The way through is a clearer product and a direct relationship with the guests you already have.

The rules and the water ask for preparation. A Carlton Landing license is nontransferable and ends at a sale, so a buyer applies fresh, and the code's 30-minute response expectation rules out an owner nobody can reach. Taxes differ by address enough to change the total a guest sees, from about 6 to 6.5 percent on unincorporated county land to 14 percent inside Carlton Landing and 19 percent inside Eufaula's city limits. On the shoreline, a dock permit belongs to its holder, ends at a sale and can't be rented out for commercial gain, so check what you can promise before you advertise it. Owners who live in Oklahoma City, Tulsa or Dallas face the remote-owner problem too: listings drift, photos go stale and the winter calendar goes unopened. A strong local operations partner and current marketing close that gap.

A Curious Lake Eufaula & Carlton Landing Fact
Carlton Landing began with a stop on a road trip. In the spring of 1971, Jack Carlton Humphreys and his wife, Bonnie, were on their way to see friends in Arkansas when they stopped at Lake Eufaula, by the Longtown Creek portion of the lake, not far from today's town. Looking out from an empty hillside lot, Jack told Bonnie he could see their grandkids playing in the sand and boating on the water. Thirty-seven years later their grandson Grant and his wife, Jen, hired the planners behind Seaside, Florida, to lay out a town there, and in 2013 Carlton Landing became the newest town in Oklahoma.
Finance Essentials — Lake Eufaula & Carlton Landing
🛡️

Insurance

Insurance on Lake Eufaula has to cover a house full of guests near the water. Carlton Landing's license application asks for proof of valid property insurance; beyond that, expect a homeowner policy that allows short-term rental use or a dedicated rental policy, liability limits sized for groups of eight or more, and a review of boats, docks, a hot tub or pool and golf carts, since the town's golf cart rules make owners liable for the drivers they allow, minors in particular. If your parcel sits near the water, ask the county floodplain administrator about flood maps before you buy. Disclose rental use to the carrier, and talk to a broker who writes lake homes in eastern Oklahoma.

🧾

Property & Income Tax

Rental income is federal and Oklahoma income. Guests pay the state's 4.5 percent sales tax plus local sales and lodging taxes, which Airbnb says it collects in Oklahoma on the listing price, cleaning fee included; confirm that its collection covers your address, since its Oklahoma page names only Oklahoma City and Tulsa among local jurisdictions. In Carlton Landing, the license requires your Oklahoma sales tax permit number or proof that a third-party rental agent collects, and a renewal requires proof that sales and lodging taxes were paid. On direct bookings you collect and file everything. Ask the McIntosh or Pittsburg County assessor how a rental home is treated before you budget property tax, and work with an Oklahoma accountant who knows short-term rentals.

🏦

Mortgages & Financing

Financing is conventional but sized for the house you buy: second-home or investment-property pricing depending on how you use it, jumbo loans for the biggest homes, and lenders who want a summer-heavy revenue model rather than a flat monthly average. Houzeo's Redfin-based figures put Carlton Landing's median sale price at about $520,000 in March 2026, with just seven homes sold, and the 23 homes on the community's own real estate page when we checked in October 2026 were asking from $324,000 to just under $4 million, with a middle asking price of $849,000. The wider area costs far less: the Census Bureau's 2024 five-year survey puts the median value of owner-occupied homes in the 74432 ZIP code at about $177,800. Underwrite at the market's real occupancy, about 28 percent in Carlton Landing, rather than at a July week.

Future Outlook · 2027 & Beyond

Where Lake Eufaula & Carlton Landing is Headed Next

Lake Eufaula's outlook is steady for structural reasons. It's the largest lake in Oklahoma, about two hours from Oklahoma City and an hour and a half from Tulsa by Carlton Landing's count, and revenue per listing rose about 19 percent in Carlton Landing and 20 percent in the Eufaula market over the year to September 2026. Carlton Landing is still building toward its founders' vision of more than 2,000 homes, with a marina it describes as recently expanded and a charter school that serves children from across the region. None of those reasons to visit depends on a platform's search ranking.

The pressures to watch are supply, taxes and enforcement. The Eufaula market's listing count grew 36 percent in a year, and every new house splits the same summer weekends. Eufaula voters decide on November 3, 2026, whether to add a temporary 1 percent sales tax for streets from April 2027, which would raise the total on every stay inside the city. In Carlton Landing, the licensing chapter gives the town the power to suspend or revoke a license, and a missing license number is easy for anyone to spot in a listing. None of this threatens a well-run rental, but each one rewards owners who run the house professionally.

The other shift is in how guests find a house. Travelers now also find stays through AI assistants and direct search, not only platform scrolls, and the properties that surface in those answers publish clear, structured, useful information: the walk to the Swim Beach, the bed list for two families, the dock and what its permit allows, the event weekends, the winter offer and a fast site an assistant can read. Our guide to generative engine optimization for vacation rentals explains how that works. Lake families plan their summer weeks months ahead and ask specific questions, so positioning for those answers now is one of the most durable advantages an owner can build.

From the Desk of Sofie Sinag

Why We Love Marketing in Lake Eufaula & Carlton Landing

Lake Eufaula is a market where plain facts sell the stay. There's Oklahoma's largest lake, a planned town where children walk to school and families walk to the beach, a county seat whose newspaper has been printing since 1876, and two state parks with golf, trails and marinas. When a listing says exactly what the house offers instead of generic lake copy, it attracts the guest who's actually shopping for this lake, and that guest tends to come back and look after the house.

What I love about marketing here is the calendar's personality. June belongs to Porchfest and the first long weeks of summer, early July to the bike parade and the fireworks, the end of July to Whole Hawg Days downtown, October to Hallowbaloo and the fishing tournaments, and December to a bonfire on the Town Green that one family started and a whole town kept. An owner who stops marketing one generic lake house and starts marketing four or five seasonal products often finds nights and rate that were sitting there all along.

And the raw material is generous. A town that began with a grandfather who pictured his grandkids in the sand, a battlefield where Cherokee and Muscogee (Creek) regiments fought on both sides, a newspaper first printed in 1876 and a December home tour that raises money for the town's school give a host more stories than a welcome book can hold. Our job is rarely to invent an angle. It's to notice the true one the owner has stopped seeing, frame it plainly and put it in front of the guest already looking for exactly that.

The Picks We Recommend for Your Welcome Book

The picks Cavmir puts in a Lake Eufaula welcome book: the details that make a stay feel like local knowledge instead of a printed concierge script, and that quietly earn the five-star reviews.

Swim Day

Swim Beach and Water Street

Carlton Landing's Swim Beach sits in a peaceful cove of the lake, and the community's parks and Swim Beach are open to visitors. Water Street is where the pop-up shops, the summer party and the fall festival happen. The three community pools are private amenities for residents and their guests, run by the homeowners association, so check what your rental includes before you send guests to one.

Pizza Night

Mama Tig's

The family-owned pizzeria bakes wood-fired, handmade pizzas at four locations, including 27 Park Street in Carlton Landing, open Friday from 4 to 9 p.m. and Saturday from 11 a.m. to 8 p.m., and 123 Selmon Road in downtown Eufaula, open every day, until 9 p.m. on Fridays and Saturdays. Behind the Carlton Landing shop, the same team runs Festival Breeze, an alcohol-free mocktail shack.

Coffee

The Meeting House

At 20 Boulevard in Carlton Landing: coffee and breakfast in the morning, sandwiches and smashburgers at lunch, and craft beer and wine later in the day, with current hours posted on its website. It also rents three suites upstairs, which helps when a group needs one more bedroom than the house has.

On the Water

Carlton Landing Marina

The marina store sells fuel, ice, cold drinks, snacks and sunscreen, boat rentals are available at the marina, and slips rent by the day or the month. For anglers, D & K Guide Service, a family-owned guide on Lake Eufaula, includes rods, bait and guidance and advertises a no-fish, no-pay promise.

Golf

Arrowhead Golf Course

An 18-hole, par-72 course at Arrowhead State Park near Canadian, with a pro shop, driving range, putting green and cart and club rentals. It's open daily from 7 a.m. to 7 p.m., closed on Christmas Day, and tee times book online. On the Checotah side, Lake Eufaula State Park's Fountainhead Creek Golf Course has views of the lake.

State Park

Lake Eufaula State Park

Just south of Interstate 40 near Checotah, the park once called Fountainhead has an 18-hole disc golf course at Hummingbird Beach, the Deep Fork Nature Center with naturalist programs, a swimming beach, hiking and mountain biking trails, and a marina with an enclosed, heated dock for year-round fishing. Check the park's page for a parking pass before you go.

Hike

Arrowhead's trails and marina

Arrowhead State Park covers 2,200 acres, with Lake Eufaula along most of its edge. The Outlaw Nature Trail is a three-quarter-mile walk through hilly ground, the Arrowhead Hiking Trail runs three hilly miles and is recommended for advanced hikers only, and the marina has a restaurant, fuel, tackle, bait and indoor fishing. The equestrian camp has hitching posts and water and electric hookups, and it can be reserved online.

Main Street

Downtown Eufaula

Many of the town's original buildings still stand along Main Street, with locally owned antique shops, restaurants, a Made in Oklahoma store, a coffee shop and an art gallery. Downtown hosts the parades, the cruise nights and Whole Hawg Days, the Eufaula Area Chamber of Commerce festival held in late July (July 23 to 25 in 2026). An easy morning for guests who've had enough sun.

History

Honey Springs Battlefield

At 423159 E 1030 Road, east of U.S. 69 between Oktaha and Rentiesville, where about 9,000 troops fought on July 17, 1863. The visitor center is open Tuesday through Saturday from 9 a.m. to 4:30 p.m.; adults pay $10, seniors $8, students $5 and a family of up to six $30, and six walking trails carry interpretive signs. The reenactment runs every two years, and the next is November 5 to 7, 2027.

Early July

Freedom Fest

Carlton Landing's Fourth of July festival runs July 1 to 3, 2027: pop-up shops and a family movie night on the Festival Lawn, a Friday party on Water Street with a foam cannon and a water slide, a Saturday bike parade from Pavilion Park at 10 a.m., where no motorized vehicles are allowed, golf carts included, and fireworks at 9:30 p.m. on July 3. Book this weekend early.

December

Holiday Home Tour & Bonfire

On December 12, 2026, decorated Carlton Landing homes open from noon to 4 p.m. for a tour that benefits Carlton Landing Academy; tickets cost $25 in October, $35 in November and $45 from December 1 to 11, and same-day tickets may not be available. At 6 p.m. the town gathers on the Town Green for the bonfire, a tradition the Chapman family started.

Local Playbook · Three Property Types

How Cavmir Markets Lake Eufaula & Carlton Landing Properties

Three property types that do well in Lake Eufaula & Carlton Landing, a common starting point for each, and the plan Cavmir builds for it.

4BR House · in the town of Carlton Landing
The Situation

A licensed four-bedroom house a few blocks from Water Street that lists like every other four-bedroom in town, with interior photos first, no license number, no walk times to the Swim Beach, the same rate from Memorial Day to Labor Day and an empty calendar in January and February.

The Plan

Confirm the license, the occupancy limit and the contact person's 30-minute response first, and add the license number to every listing. Then rebuild around the town: walk times to the Swim Beach, Water Street and the restaurants, the porch and fire pit in the first photos, a golf cart page with the town's rules, and offers for Porchfest, Freedom Fest, Hallowbaloo, Friendsgiving and the Holiday Home Tour. Add a spring break offer, a winter weekday rate and a direct-booking site for returning families.

What It Targets

Built to raise event-weekend and holiday rates and to fill shoulder nights the summer calendar leaves empty. Track event-weekend nightly rate, March and October occupancy, January and February nights, review scores for accuracy and value, repeat bookings and the share booked direct.

5BR Lake House · McIntosh County shoreline near Eufaula
The Situation

A big lake house outside the city limits that advertises a private dock without checking the Corps permit, sleeps sixteen in bunk rooms nobody photographed, prices like a three-bedroom on summer weekends and sits empty from November to February.

The Plan

Check the Corps shoreline use permit and what it allows before the dock appears in the listing, and confirm the tax setup for county land. Then rebuild for the group: a bed list for two or three families, the view and the path to the water in the first photos, the hot tub or pool if the house has one, a summer minimum that fits a long weekend or a week, and a fall and winter offer built around fishing, golf at the state parks and longer stays.

What It Targets

Aimed at a higher summer rate for groups and more nights from November to February. Track group inquiries, the summer nightly rate, lead time for July, November to February occupancy, length of stay and repeat groups.

3BR House · near downtown Eufaula and the state parks
The Situation

A modest three-bedroom house in the market's most crowded size class that competes on price with every other three-bedroom, never mentions golf, fishing or Honey Springs, and takes the lowest rate on the lake all winter.

The Plan

Reposition it as the base for anglers, golfers and families on a budget: parking for a truck and boat trailer if the lot has room, drive times to Arrowhead, Lake Eufaula State Park and the heated fishing dock, a page for fishing tournament weekends, Whole Hawg Days and the Honey Springs reenactment, weekly and monthly rates for winter stays, and search content for Eufaula fishing and golf queries backed by a direct-booking page.

What It Targets

Designed to win midweek, event and winter bookings at a steady rate instead of chasing summer weekends on price. Measure midweek occupancy, tournament-weekend bookings, stays of a week or more, search traffic for fishing and golf terms and direct bookings.

FAQ

Lake Eufaula & Carlton Landing Airbnb Marketing:
Questions, Answered

Does Cavmir offer Airbnb marketing services at Lake Eufaula and Carlton Landing?

Yes. Cavmir works with owners around Lake Eufaula, from licensed homes in the town of Carlton Landing to lake houses near the City of Eufaula, Checotah and Canadian and cabins near the state parks, on branding, listing optimization, photography direction, direct-booking websites, SEO and paid campaigns. Family lake houses, homes built for groups and event-weekend stays are exactly the kind of stays we market. We're a marketing agency; day-to-day operations stay with you or your local manager.

What do short-term rentals earn at Lake Eufaula and Carlton Landing?

AirROI's data for the twelve months to September 2026 puts the average Carlton Landing listing at about $473 a night and 28.1 percent occupancy, or roughly $42,090 a year, up 19 percent on the year. Its Eufaula market averages about $325 a night at 33.6 percent, or about $30,277 a year. Four-bedroom homes in Carlton Landing average about $50,400 a year, and homes with five or more bedrooms in the Eufaula market have a median of about $45,100. Treat these as market averages, not a forecast for your house; product, presentation and pricing decide where a property lands.

When is demand highest at Lake Eufaula?

Summer, with July the top month: Carlton Landing ran 56.8 percent occupancy at about $597 a night in July 2026, and June 50.9 percent. Spring break in March, fall weekends in October and November and the holiday weeks are the secondary peaks, helped by Hallowbaloo, Friendsgiving weekend and the Holiday Home Tour. January and February are the quietest months, when guests book late and the Eufaula market's guests stay longest.

Do I need a license to rent my Carlton Landing home?

Yes. Under Chapter 8.08 of the town code, adopted in March 2023, you need a residential short-term rental license before you advertise or rent. It expires every January 31 and ends at a sale, and it requires a contact person reachable around the clock, whom the code expects to respond within 30 minutes, an Oklahoma sales tax permit or proof that a third-party rental agent collects, safety equipment and a proposed occupancy limit; the license number must appear in your listings. Confirm current fees and requirements with Town Hall; Cavmir handles the marketing side, not legal or licensing advice.

What taxes apply to a Lake Eufaula vacation rental, and does Airbnb collect them?

It depends on the address. Oklahoma's 4.5 percent sales tax applies everywhere, plus city and county sales tax; Carlton Landing adds a 5 percent lodging tax and the City of Eufaula a 9 percent lodging tax, while the Tax Commission's chart shows no county lodging tax for McIntosh, Pittsburg or Haskell County. Airbnb says it collects Oklahoma's sales tax and the local sales and lodging taxes the state administers, but its page names only Oklahoma City and Tulsa locally, so confirm what it remits for your address. On direct bookings you collect and file everything yourself.

Can I advertise my dock or boat slip with the rental?

Check first. Lake Eufaula is an Army Corps of Engineers lake, and under the Corps' shoreline rules private docks are allowed only in Limited Development Areas with a shoreline use permit, which can't be transferred and becomes void when the facility is sold. Permitted facilities can't be leased, rented, sublet or provided to others for commercial gain, so ask the Corps' lake office how that applies to rental guests before your listing promises a dock. In Carlton Landing, the marina rents slips by the day and by the month.

How do I market a big Lake Eufaula house to groups from Oklahoma City, Tulsa and Dallas?

Sell the group product. Show a bed list room by room, the bathrooms, a table for everyone, the porch, the fire pit and the water, and the parking the house really has, and keep the guest count inside your occupancy limit. Set the price with the cleaning fee and taxes in view, offer event weekends and holiday weeks as their own products, and build a past-guest list so the families who loved the house can book next year's dates directly. See vacation rental SEO for how search fits in.

How much does Airbnb marketing cost for a Lake Eufaula property?

It depends on scope. Current plans and one-time project pricing are on the pricing page; most owners start with a listing overhaul or the 12-step system. A conversation about your property costs nothing: contact Cavmir.

Market Intelligence · Seasonality

Airbnb seasonality in Lake Eufaula & Carlton Landing, month by month

Demand in Lake Eufaula & Carlton Landing peaks around July and runs quietest around January through February. Here is how the year actually books — and what to do about each stretch of the calendar.

Peak demandSteadyQuiet

Peak season

Summer is the peak on Lake Eufaula. June and July are the busiest months in both Carlton Landing and the Eufaula market, July earns the most, and July stays book furthest ahead, more than two months out. Hold summer rates firm, set minimum stays that fit a long weekend or a week, sell the Fourth of July and Freedom Fest as their own products, and have the photos, the bed list and the walk to the water finished by spring.

The shoulders

Spring break in March and the fall weekends of October and November are the shoulders. Carlton Landing fills fall weekends with Hallowbaloo and Friendsgiving, and the lake hosts fishing tournaments in October. Offer weekend packages around the town's events and midweek rates for couples, anglers and golfers, and open holiday dates early, because in Carlton Landing the Thanksgiving and Christmas weeks book about as far ahead as July does.

The quiet stretch

January and February are the quiet stretch, with Carlton Landing at its lowest occupancy of the year and guests booking only a few weeks out. Around Eufaula, winter guests book late and stay longer, which suits weekly and monthly offers. Sell the fireplace, the hot tub, the heated fishing dock at Lake Eufaula State Park and a round at Arrowhead, keep minimums flexible, and use the slow weeks to refresh photos and plan next summer's offer to past guests.

Market Intelligence · What Wins

The Airbnb that wins in Lake Eufaula & Carlton Landing

The winner is a house built for the group that's coming: a four-bedroom home in Carlton Landing within an easy walk of the Swim Beach and Water Street, or a large lake house around Eufaula with room for two or three families, a view of the water and a porch or fire pit for the evening. Houses that say exactly what guests can use, from the community pools to the dock, avoid the complaints that sink review scores. Smaller houses win when they sell fishing, golf, the state parks and longer winter stays instead of competing on summer weekends.

The highest-leverage move is matching the listing to its guest: in Carlton Landing, the walk times and the event calendar in the first lines; around Eufaula, the water, the bed list and what the group can use in the first photos. A generic lake-house listing competes with every house on the lake.

Add a Google Business Profile and a direct-booking site so returning families can rebook you directly. That's the marketing layer Cavmir builds for owners here: photography direction, listing copy, a direct-booking website and local search.
