Lake George rules split across four layers — village, town, county, state — and the first question is always which map your parcel is on; confirm the answer with the relevant clerk and your attorney, because the layers have all moved recently. The Village of Lake George keeps short-term rentals out of its residential districts under its zoning code — the village's transient lodging belongs to its motels, resorts and commercial zones — so a village house is generally a long-rental or seasonal-lease product, not a nightly one. The Town of Lake George (the larger ring around the village, including much of the west shore) runs a short-term-rental permit system: application and fee (around $100), a property-maintenance inspection completed through the Warren County Building Codes and Fire Prevention office, occupancy limits tied to code, and renewal discipline. After a 2022 moratorium and zoning review, the town prohibited short-term residential rentals in several districts — including its land-conservation, residential-rural and higher-density residential zones — so permits attach to eligible districts, not to wishes. Neighboring towns around the lake (Bolton, Queensbury, Hague and the rest) each run their own variants, from permissive to permit-based.
The fiscal net is county and state. Warren County has required since 2018 that every short-term rental register with the county treasurer and collect and remit the county's 4% occupancy tax quarterly, with penalties and fines (up to $1,000, plus retroactive assessments) for the unregistered — and the treasurer's office actively reminds operators that state and local sales tax applies to short-term rentals as well, roughly 7% combined in Warren County. The state layer arrived in December 2024, when New York signed the nation's first statewide short-term-rental registry law: platform registration, quarterly platform reporting to the state, and sales and occupancy taxes applied to short-term rentals statewide, phasing in from 2025. Net effect as of 2026: a legal Lake George rental is registered with the county, permitted where the town requires it, collecting roughly 11% in combined taxes, and visible on a state ledger. That's real machinery — and it's also a moat, because the era of the anonymous, untaxed listing on this lake is over, and the operators with clean paperwork inherit the demand.
The Lake George strategic tip: this is a repeat-guest market wearing a resort-town costume — market the return, not the transaction. The family in your lakefront house the third week of July has probably taken a Lake George week for two generations, and the single most valuable thing an owner can build here is the machinery that brings them back direct: the January email, the same-week-next-year hold, the direct-booking site that saves both sides the commission. Watch the state registry law's rollout, which will standardize data and taxation statewide, and watch the shoulder economy: the town keeps investing in fall and winter programming, and remote work keeps lengthening September. Climate is a quiet tailwind — an Adirondack lake summer gets more valuable every year the Northeast's cities get hotter. The durable play into 2027 and beyond is a permitted, registered property — ideally with a dock — run on event-aware pricing with golden-hour photography and a direct channel that holds each family's week before the platforms open.
