Tips That Actually Move Revenue in Lake Murray
First, describe the water exactly. About three in four listings here advertise lake access and seven in ten a waterfront setting, so 'on the lake' tells a guest almost nothing. Say what the dock is, covered or open, a slip or a lift, a swim ladder or a platform, how many boats it takes, and whether it faces a quiet cove or the open lake. Show the house from the water and the view from the porch, and say plainly whether a boat comes with the house, rents separately or is up to the guest; if one does, say who may drive it and make sure your insurance agrees. AirROI's average listing carries only 13 photos, too few for a house whose best rooms are a dock, a deck and a shoreline. The top earners' titles show what guests pay for here: a boat to rent, a beach, a fire pit, a hot tub, a pool, pickleball.
Second, sell football weekends as their own product. The Gamecocks' 2026 schedule has seven home games at Williams-Brice Stadium, with Family Weekend on September 19, Homecoming against Texas A&M on November 7 and Senior Day against Georgia on November 21, and the guests who want a lake house those weekends, alumni groups, parents of students and friends who travel to games, plan early: November stays in AirROI's data were booked about 78 days ahead, the longest lead of the fall. Give them a page of their own with the drive to the stadium, parking for every car the rules allow, a separate bed for every adult, a Friday-to-Sunday rate and a first-refusal offer on next season's dates for every group that books this year. In unincorporated Lexington County a two-night minimum is already the rule and the guest who books must be at least 25, so write the listing for grown-up groups and say so.
Third, build the off-season around long stays. February and March are when guests stay longest, 7.2 and 7.6 nights on average in 2026, and they book late, only about 24 to 27 days ahead, so a house that quotes only summer weekends never sees them. Offer weekly and monthly rates, a real desk and fast Wi-Fi, a washer and dryer, flexible check-in days and a winter rate that's easy to find. Keep the tax line in mind: South Carolina's sales and accommodations taxes apply to stays under 90 consecutive days, so a two-month guest still pays them. And because Spanish is the second language in AirROI's guest data, at about 11 percent, a listing summary and a welcome book in Spanish as well as English is a cheap way to stand out.
Fourth, engineer the repeat and treat operations as marketing. A family that rebooks the same June week and a football group that comes back every fall are worth more over ten years than a season of one-off stays, which argues for a real direct channel: a fast direct-booking website, a complete Google Business Profile and a past-guest list that hears about next year's dates first. The bar is high: AirROI's Chapin listings average 4.91 stars, 71 percent carry Airbnb's Guest Favorite badge, about 62 percent are run by Superhosts, and cleanliness and value are the lowest-scoring categories at 4.85, so the fee and the clean have to feel fair. Only about 23 percent use Instant Book. Operations count too: in Lexington County, a representative within 45 minutes around the clock, neighbors who have your number, a written plan for noise and trash, and a septic system you've had inspected; anywhere on the lake, a guest count inside the rules and a check-in that works at 10 p.m.
Unique Lake Murray Challenges
The rules shape the product before marketing starts. In unincorporated Lexington County, a five-bedroom house tops out at ten guests plus young children, or fewer if the septic tank is rated for less, the guest who books must be 25 or older, and a one-night stay isn't allowed. In Richland County, an unhosted rental can't host a wedding, a party or any gathering beyond its overnight guests. Two of the market's top earners advertise sleeping 18 and 30, so check what your county allows before you set a guest count, and before you buy, ask the county about the permit, the septic capacity and any covenant on the lot. The rules are still moving: S.442 is sitting in the Senate, and the tourism board told Newberry County Council in 2023 that short-term rentals weren't paying hotel tax dollars and that groups were looking into it.
The lake itself asks for preparation. The water is shared: the Irmo-side ramp at the dam is open to boaters around the clock, the public beach on the Lexington side has no lifeguards, and the 200-foot exclusion zone around the dam's intake towers is permanent and enforced by the South Carolina Department of Natural Resources. Put life jackets by the door, write the boating and swimming rules into the house manual, and insure the dock, the lift and any boat a guest can use. Owners who live in Charlotte, Atlanta or farther away face a second problem: Lexington County requires someone within 45 minutes of the house at all times, and remotely run houses drift, with stale photos, slow replies and a winter calendar nobody opens. A strong local operations partner and current marketing close that gap.
The competition is growing and good. AirROI's Chapin listings grew 21 percent in a year, average 4.91 stars, and 71 percent carry the Guest Favorite badge; only about 15 percent are professionally managed and 29 percent are co-hosted, so most listings are run without a professional manager. In a typical month the top quarter earns at least $7,120 and the bottom quarter $2,420 or less, a gap of nearly three to one, so standing still costs money. Next door, Columbia's 872 listings average about $197 a night, and Lexington's 83 and Prosperity's 79 average about $305 and $283. A lake house wins by selling what those can't, the dock, the swim, the sunset and the whole group under one roof, and by saying so clearly.
