The Market

Why Greenville is One of the World's Premier STR Markets

Greenville spent the twentieth century as a textile town, calling itself the textile centre of the world with some justification, and then spent the end of it doing something almost no comparable American city managed, which was to rebuild its downtown into somewhere people actually want to be. The decisive moves were physical. In the 1970s the city narrowed Main Street from four lanes to two, widened the pavements and planted trees, which was regarded as eccentric at the time. Then in 2002 it demolished the four-lane concrete highway bridge that had been sitting directly on top of the Reedy River falls since 1960, revealing a waterfall in the middle of downtown that two generations had barely seen, and built a curved pedestrian suspension bridge to look at it. Falls Park on the Reedy is now the centre of the city. The Swamp Rabbit Trail runs more than twenty miles along the river through town and out toward Travelers Rest. The Peace Center brings serious touring work. BMW's plant is up the road at Greer, which along with a broad manufacturing base gives the city a substantial year-round business visitor economy. The Blue Ridge escarpment, Table Rock and Caesars Head are forty minutes north. For an owner the attraction is obvious and so is the obstacle.

The residential door in Greenville closed on 15 July 2023. Short-term rentals of fewer than 30 days are permitted inside the city limits only in specified commercial and mixed-use zones. Properties in residential zones cannot operate new short-term rentals after that date unless they had obtained a special exception permit before it. The consequence is unusual and worth stating plainly: the residential pool here is a closed class. It can be transferred but it cannot be expanded, which means that for a buyer looking at a residential property with an existing operation, the continuity of that permit is the single most important thing to verify, and for anyone else, the map of commercial and mixed-use zoning is the map of the market. A short-term rental permit and a business licence are both required, with the permit reported at around $40 through the city's eTrakit system, and operators must carry commercial general liability cover of at least $1 million per occurrence. The city publishes an online zoning tool, and it is the first place to check any address. Properties outside the city limits fall under Greenville County's rules, which differ, so a Greenville postal address does not tell you which regime applies. On tax, South Carolina applies a 7% state sales tax on accommodations and Greenville County adds a 3% local accommodations tax.

Why Cavmir

The Cavmir Advantage
in Greenville

Cavmir markets Greenville properties on the fact that this is a year-round business city with a genuinely excellent downtown, which is a rarer combination than it sounds and is almost always marketed as though it were just a weekend destination. The manufacturing base, BMW at Greer, the medical system and the conference trade produce steady midweek demand that most listings here ignore entirely while competing for the same Saturday nights. If you are in a commercial or mixed-use zone, which post-2023 is where most new inventory has to be, you are frequently well placed for exactly that guest, and we build the property around it: workspace, parking, laundry, genuine weekly and monthly rates, and copy written for someone on a rotation rather than someone on a weekend. Then we sell the downtown properly, because Falls Park, the Liberty Bridge, Main Street and the Swamp Rabbit Trail are a legitimately strong leisure product and the trail in particular is under-used in listings; a property near an access point should say so in minutes. We photograph the walk rather than only the interior, handle the mountains forty minutes north as a genuine day trip, and make your permit position explicit, because in a market with a closed residential class that is worth stating. We help position and market your property. We never manage it or touch your keys.

State of the Industry · History

The Greenville STR Market — Past & Present

Greenville sits at the foot of the Blue Ridge escarpment, on land that was Cherokee territory until it was ceded after the Revolution, and it grew first as a summer retreat for Lowcountry planters escaping the coastal heat. What made it a city was water and cotton. The Reedy River provided power, the surrounding Piedmont grew cotton, and from the late nineteenth century the textile mills arrived in numbers, each with its own village of workers' housing around it. By the middle of the twentieth century Greenville was calling itself the textile centre of the world and hosting the Southern Textile Exposition, and the industry defined the region's economy and its social structure completely. Then it went, as textiles went everywhere, and Greenville faced the same decision every mill town faced. What it did next is why the city is on this list. In the 1970s, under a downtown plan that was regarded as strange at the time, the city narrowed Main Street from four lanes to two, widened the pavements, planted a canopy of trees and slowed the traffic down. It worked slowly and then all at once. The second decisive act came in 2002, when the city demolished the Camperdown Bridge, a four-lane concrete highway span that had been built directly over the Reedy River falls in 1960 and had hidden them for four decades. Underneath was a waterfall in the middle of downtown. The city built Falls Park around it and, in 2004, the Liberty Bridge, a curved pedestrian suspension bridge positioned specifically so that you look at the falls rather than at the bridge. Meanwhile BMW opened its plant at Greer in 1994, anchoring a manufacturing and engineering economy that has kept growing, and the Swamp Rabbit Trail was built along an old rail corridor. For an owner, the result is a genuinely year-round city with a strong downtown and a restrictive rulebook.

Pricing Strategy & Seasonality

Pricing, Seasonality & When to Capture ROI

Pricing Strategy

Greenville is one of the flattest calendars on this map and that should shape everything about how you price. There is no dominant season; demand comes from a broad manufacturing and engineering economy, the medical system, the conference trade and a steady leisure interest in the downtown and the mountains, and it runs at similar levels most of the year with a modest lift in spring and autumn when the weather is best and the Blue Ridge is at its most appealing. The practical consequence is that occupancy and length of stay carry your revenue rather than peak-week rates, and the biggest single opportunity is midweek. A large share of the demand here is business travel and project work, especially in and around the commercial and mixed-use zones where post-2023 short-term rentals are permitted, and that guest books longer, cares about workspace and parking, and is largely indifferent to décor. Build real weekly and monthly rates and equip for them. Weekends are leisure-driven and downtown-focused, and they will hold firm rates without discounting if the property is genuinely walkable to Main Street or the trail. Autumn weekends carry a premium when foliage traffic heads for the mountains north of the city. Remember the guest pays South Carolina's 7% state sales tax on accommodations plus Greenville County's 3% local accommodations tax on top of your rate.

Seasonality & ROI Windows

Unusually flat, which is a commercial strength once you plan for it. Spring and autumn are the strongest stretches, with comfortable weather, the best conditions for the trail and the parks, and foliage traffic heading to the mountains in October. Summer is hot and humid but holds up on family travel and the downtown's evening economy. Winter is mild by most standards and considerably busier than a comparable northern city, sustained by the year-round business and medical demand that is the real engine here. There is no month that empties out, which means maintenance can be scheduled flexibly rather than crammed into a dead season.

Regulation & Licensing · 2026

What the Law Requires in Greenville

Greenville's short-term rental framework changed decisively on 15 July 2023 and the change was structural rather than incremental. Within the city limits, short-term rentals of fewer than 30 days are permitted only in specified commercial and mixed-use zones. Properties in residential zones cannot operate new short-term rentals after that date unless they had already obtained a special exception permit before it. The effect is to create a closed class. The residential short-term rentals that exist are those that were permitted before the cut-off, and no more will be added; that pool can be transferred but it cannot grow. For anyone buying a residential property in Greenville with an existing short-term rental operation, the single most important item of diligence is therefore the continuity and transferability of that permit, and it should be verified in writing with the City before an offer, not assumed from the seller's revenue history. For everyone else, the practical position is simpler and stricter: the map of commercial and mixed-use zoning is the map of the market, and any address outside it is not a candidate. The city publishes an online zoning tool and it is the first place to check. Operationally, a short-term rental permit and a business licence are both required, with the permit reported at around $40 through the city's eTrakit system, which is a modest cost by any standard. The insurance requirement is not modest and is unusually specific: operators must carry commercial general liability cover of at least $1 million per occurrence, and that is a condition of operating rather than a recommendation. One further trap: properties outside the city limits fall under Greenville County's rules, which are different, and a Greenville postal address tells you nothing about which regime applies. Establish city or county jurisdiction first, then zoning, then permit. Verify all of it with the City of Greenville or Greenville County as applicable before you buy or advertise.

Market-Specific Tips & Challenges

Local Tips & Unique Market Challenges

Tips That Actually Move Revenue in Greenville

Take the midweek business guest seriously, because in a market this flat they are most of your upside and almost nobody writes for them. Post-2023, new short-term rentals are concentrated in commercial and mixed-use zones, which is frequently exactly where that guest wants to be, so the alignment is already in your favour. Equip accordingly: a real desk, internet you have speed-tested, in-unit laundry, secure parking and blackout blinds, and say all of it in the first three lines rather than burying it in the amenity icons. Offer weekly and monthly rates that are genuinely worth taking. Second, sell the Swamp Rabbit Trail, which runs more than twenty miles along the river and out toward Travelers Rest and is one of the best urban trails in the South. If you are near an access point, give the distance in minutes and name the point; a great many guests will bring or hire bikes if they know. Third, tell the Falls Park story, because it is genuinely good: the city tore down a four-lane highway bridge in 2002 to uncover a waterfall that had been hidden since 1960, then built a curved suspension bridge specifically to look at it. Guests remember that. Fourth, treat the mountains as a real day trip, since Caesars Head, Table Rock and the escarpment waterfalls are forty minutes away and turn a city stay into something more. Fifth, state your permit and zoning position plainly, because in a market with a closed residential class it is a genuine credential.

Unique Greenville Challenges

The July 2023 closure of the residential zones is the dominant constraint: new inventory is confined to commercial and mixed-use areas, which are a different and more limited property market. For residential purchases, permit continuity is a real acquisition risk that requires written verification. The city and county boundary catches out buyers who assume a Greenville address means city rules. The $1 million commercial general liability requirement adds a genuine, recurring cost. And the flat calendar, while a strength for stability, means there is no high season to rescue a year in which you have under-invested in midweek demand.

The city that demolished a highway to see a waterfall
The Reedy River drops through a series of falls in the middle of downtown Greenville. In 1960 the city built the Camperdown Bridge, a four-lane concrete highway span, directly over them. For the next forty-two years the falls were underneath a road, in shadow, largely unseen and thoroughly unloved, while the surrounding area declined into the sort of place nobody walked. Proposals to remove the bridge circulated for years and were regarded as impractical. Then in 2002 the city did it: demolished the bridge entirely and uncovered a waterfall that two generations of residents had barely looked at. Falls Park on the Reedy was built around it, and in 2004 the city added the Liberty Bridge, a curved pedestrian suspension bridge supported from one side only, positioned and angled specifically so that people crossing it look at the falls rather than at the structure they are standing on. It is now the centre of the city, and the decision to tear down a functioning road to reveal a view is the single best thing Greenville ever did for itself.
Finance Essentials — Greenville

Insurance

Insurance in Greenville is not merely prudent, it is a condition of operating: the city requires short-term rental operators to carry commercial general liability cover of at least $1 million per occurrence. Get that in place, in writing, and keep the certificate available, because it is the sort of thing that gets asked for at permit renewal. Beyond the mandated liability cover, insure the building on a policy written for paid guest occupancy, either a dedicated short-term rental product or a landlord policy with an explicit short-term rental endorsement; standard homeowner's cover will generally decline a guest-related claim. Ask about loss of income and guest belongings. If your property is in a commercial or mixed-use zone, which post-2023 most new inventory is, tell the insurer plainly, because the building classification affects both rating and what the policy responds to, and a residential policy on a commercially zoned building is a problem waiting for a claim. Wind and hail are the weather exposures, with tropical remnants reaching the Upstate, so check the deductible and whether it is a flat sum or a percentage. Flood is separately excluded. Platform host protection supplements a policy rather than replacing it.

🧾

Property & Income Tax

South Carolina applies a state sales tax on accommodations at 7% of the rental amount, administered by the South Carolina Department of Revenue and generally remitted monthly. Greenville County adds a local accommodations tax of 3% on short-term rentals, due on the twentieth day of each month and remitted to the county. Depending on the specific address, a local hospitality tax or additional municipal accommodations charge may also apply, since these are adopted locally and vary between the city and the unincorporated county, so confirm the full stack for your parcel with the South Carolina Department of Revenue, the City of Greenville and Greenville County before you publish a combined figure or quote a total to a guest. Registration for tax is separate from your short-term rental permit and your business licence, and holding those does not register you for tax. Platforms may collect and remit some elements and not others, and the position on the local accommodations tax frequently differs from the position on state sales tax, so ask yours explicitly which lines it files and file the remainder yourself; direct bookings are generally your responsibility in full. Ask your accountant how the income should be treated federally and for South Carolina purposes.

🏦

Mortgages & Financing

Financing here is shaped almost entirely by the zoning position, and that should be settled before a lender is approached. If the property is in a commercial or mixed-use zone, you are financing what may be classified as commercial or mixed-use real estate rather than a house, and that changes the products available, often pushing you toward commercial or portfolio lending with different terms, deposit requirements and amortisation than a residential investment mortgage. Plan for it rather than being surprised by it. If the property is residential with a pre-15 July 2023 special exception permit, the entire income case rests on that permit surviving the transaction, and a competent lender will want written confirmation from the City that it does; obtain that before you go to underwriting, because it is the sort of question that stalls a closing at the last minute. Conventional investment mortgages and DSCR products are available and Greenville's price points are moderate, so the deposit maths is attainable, and the flat year-round income profile is genuinely helpful in a DSCR calculation compared with a seasonal market. Confirm too that your $1 million liability cover is in place, since lenders increasingly ask.

Future Outlook · 2027 & Beyond

Where Greenville is Headed Next

The residential closure of July 2023 is the defining fact and there is no indication it will be reversed. What that produces over time is a slowly appreciating scarcity: the residential short-term rentals permitted before the cut-off are a finite, non-renewable class, and every one that lapses or fails to transfer reduces the pool permanently. If you hold one, its value is likely to rise relative to the market and the permit continuity is the thing to protect above all else. If you are buying, the realistic path is commercial and mixed-use zoning, and that is where new supply will concentrate, so expect competition to build in those areas specifically rather than across the city. Watch the City Council for any refinement of which zones qualify, and watch Greenville County separately, since the county's rules differ and county-level tightening is the pattern that has followed city-level tightening in comparable markets across the South. On the demand side, Greenville's position is genuinely strong. The manufacturing and engineering base around BMW and its suppliers keeps growing, the medical system is expanding, the downtown revival has proven durable over decades rather than years, and the Swamp Rabbit Trail and Falls Park give the city a leisure product that most business-travel markets simply do not have. Flat, growing and constrained is a good combination to own into.

From the Desk of Sofie Sinag

Why We Love Marketing in Greenville

Greenville did two things that almost no other American city of its size managed, and both of them involved taking something away. In the 1970s it narrowed its main street from four lanes to two, widened the pavements and planted trees, which was considered peculiar at the time and is now studied by other cities. Then in 2002 it demolished a four-lane concrete highway bridge that had been sitting directly on top of the Reedy River falls since 1960, and discovered a waterfall in the middle of downtown that two generations had barely seen. It built Falls Park around it, and then added the Liberty Bridge, a curved pedestrian suspension bridge hung from one side only and angled specifically so that you look at the falls and not at the bridge. That is a city with taste. The Swamp Rabbit Trail runs more than twenty miles along the river and out toward Travelers Rest on an old rail corridor. The Blue Ridge escarpment, with Caesars Head and Table Rock and a series of genuinely good waterfalls, is forty minutes north. There is a ballpark in the West End modelled on Fenway, in the town where Shoeless Joe Jackson was born. And the mill history is still legible everywhere if you know what you are looking at. We like Greenville because it rebuilt itself by subtraction.

Local Work · Composite Case Vignettes

What Cavmir Has Done for Greenville Properties

The three examples below are composite and illustrative. They are drawn from patterns common in flat-calendar business markets with restrictive zoning, and they are not accounts of specific clients.

A weekend listing in a midweek city
The Brief

A property in a mixed-use zone competed hard for downtown Saturday nights alongside everything else in the city and sat empty Monday through Thursday, with the owner discounting nightly rates to no effect.

What We Did

We repositioned it for the business and project demand that runs year-round here, photographed the workspace, parking and laundry as headline features, wrote the opening lines for someone on a rotation rather than a weekend, and added genuine weekly and monthly rates.

The Result

Midweek filled with longer bookings rather than discounted single nights, and the property's revenue became far less dependent on competing for the same Saturdays as everyone else.

A buyer assuming a permit would transfer
The Brief

A purchaser was under contract on a residential property with an established short-term rental history, assuming the right to operate came with the building, without having verified the pre-July 2023 special exception permit.

What We Did

We explained that residential short-term rentals in the city are a closed class dating from before 15 July 2023, that continuity of that specific permit is what makes the property viable, and set out what needed confirming in writing with the City before closing.

The Result

The buyer verified the permit position with the City before completing rather than discovering a problem afterwards, and went in knowing exactly what was being acquired.

A listing that never mentioned the trail
The Brief

A property a few minutes from a Swamp Rabbit Trail access point marketed itself only on downtown proximity, missing an audience that plans trips around cycling and running the corridor.

What We Did

We named the nearest access point, measured the walk, explained where the trail runs and how far it is to Travelers Rest, and added practical information about bike hire for guests who would not be bringing their own.

The Result

The property opened up a leisure audience it had never addressed, and the trail became a specific reason guests chose it rather than an amenity they discovered after arriving.
