Hosts search for Airbnb algorithm hacks every day, hoping for a trick that jumps a listing to the top of the page. Airbnb search has no trick like that. It has settings, and most hosts leave a few of the important ones in the wrong position.
That is good news, because settings are free to change. A listing that refuses pets, demands three nights and never runs a promotion is hidden from many searches before its quality or price is even compared. Change those three things and the same home, with the same photos and the same reviews, shows up for more guests.
This guide collects the Airbnb algorithm tips we give hosts most often, checked against what Airbnb has published as of October 2026. It also covers what changed in the last eighteen months, because much of the advice online still describes an Airbnb that no longer exists. Category browsing is gone. Total prices are shown by default. A guest can now search in their own words.
At Cavmir™ we build direct-booking websites and run listing optimization, SEO, GEO and content for vacation rental owners and managers. The chapters cover how search decides what guests see, what changed in 2025 and 2026, promotions, filters, pets, minimum nights, photo captions, listing details, price and conversion, the tools that track your rank, and how to use local market data, with a thirty-day plan at the end.
For the reasoning behind ranking in more depth, read our guide to how listings rank in Airbnb search. This guide is its practical companion: what to switch on, what to switch off and what to check each month.
How Airbnb Search Decides What Guests See
Airbnb does not publish a formula, and it says its ranking will keep changing. What it does publish is a short list. For homes, the quality, popularity, price and location of a listing heavily influence where it appears in search. Every tip in this guide works on one of those four, or on the step that comes before them.
The Four Things Airbnb Names
| Factor | What Airbnb counts | What you control |
|---|---|---|
| Quality | Photos and videos, ratings and reviews, messages with guests, customer service and cancellation history, amenities | Photos, captions, a full amenity list, fast replies, no host cancellations |
| Popularity | How often guests save the home to a wishlist, book it and message the host | A first photo and title that earn the click, and a price that turns views into bookings |
| Price | The total price for the dates, compared with similar homes nearby | Nightly rate, fees, discounts and promotions |
| Location | Homes in places guests like to stay, such as near popular landmarks | Little, apart from an accurate map pin and a clear description of the area |
Price deserves a closer look, because it is the factor you can move today. Airbnb compares your total price, which includes the cleaning fee and any discount, with comparable listings in the area for the same dates. Homes priced below comparable ones tend to rank higher. Airbnb also says that adjusting price or offering discounts is one of the most direct ways a host can affect how a listing performs in search.
The Step Before Ranking
Ranking only happens among the homes that fit the search. A guest enters dates, a number of guests and pets, and often a few filters. If your calendar is blocked for those dates, or your settings carry a requirement the trip does not meet, Airbnb says your listing may not appear. A two-night trip cannot book a home with a three-night minimum. A guest with a dog cannot book a home that refuses pets. Neither guest ever learns the home exists.
This is why the largest gains in this guide come from settings. Moving from position thirty to position twelve helps. Moving from hidden to visible helps more. Our guide to why a listing gets no views walks through that funnel number by number.
Why Two Guests See Different Results
Airbnb personalizes results. If a guest's past bookings share certain traits, homes with those traits may rank higher for that guest. The system also mixes results on purpose, so a page shows different hosts, home types and price ranges. The map and the list can even show different homes for the same search.
Two more points from Airbnb's own description are worth knowing. New listings are designed to show up well and usually appear within 24 hours. And the more dates a home has open, the more searches it can match, so adding availability may improve visibility. Keep both in mind when you read claims about secret boosts. What Airbnb has documented is plainer than the rumors: fit more searches, look good in the results, price fairly against your neighbors and give guests a stay they rate well.
What Changed in 2025 and 2026
Much of the advice about the Airbnb algorithm was written before 2025. Since then Airbnb has changed how prices are shown, how hosts are charged, how guests browse and how search reads a request. Here are the changes that matter for visibility, in order.
- April 21, 2025Total price, including cleaning and other fees before taxes, becomes the default display for guests everywhere.
- May 13, 2025A rebuilt app launches with Homes, Experiences and Services. During 2025, browsing homes by category disappears from guest search.
- October 1, 2025Cancellation policies change. A new Limited policy arrives, and a 24-hour free cancellation period applies to standard policies for shorter stays.
- October 21, 2025Flexible carousels begin showing guests homes that sit just outside their search criteria.
- November 12, 2025Airbnb adds a highlight for homes in the top 1%, 5% and 10%, and begins telling guests when a home is in the bottom 10% of eligible listings.
- September 15, 2026Deadline for home hosts outside the European Economic Area to move to the single host service fee of 15.5%. Hosts inside it follow on October 13.
- September 30, 2026AI search by typed words or voice begins in the United States, with AI filters and AI-written summaries of each home in the results.
Total Price Changed the Math on Fees
Before April 2025 a low nightly rate with a large cleaning fee could look cheap in results. Now the guest sees one total, and Airbnb's ranking compares that total with similar homes. A short stay spreads the whole cleaning fee across fewer nights, so check how your one-night and two-night totals compare with your neighbors before you open those stays.
One Host Fee for Everyone
Airbnb is phasing out the split fee, under which most hosts paid about 3% and guests paid a separate service fee. Under the single fee the host pays 15.5% and the guest pays no separate fee. In Brazil and Mexico the rate is 16%. Airbnb's own example shows the adjustment: raise a $100 night to $115 and you still earn $97, while the guest still sees $115. Leave the price alone and you earn $84.50. If you have not reviewed your rates since the switch, do that before anything else in this guide, and ask your accountant how the fee should appear on your books.
Categories Left and AI Search Arrived
When Airbnb launched categories in 2022, it said it used machine learning to read titles, descriptions, photo captions, details entered by hosts and guest reviews, and sorted homes into groups such as lake houses and cabins. Guests browsed those groups from the home screen. That browsing was removed in 2025, as Skift reported that September, and Airbnb's old help page on categories now forwards to its page on search.
The habit behind categories still pays. As of the fall 2026 update, guests in the United States can describe a trip in their own words, type a keyword such as "baby" into filters to find homes with cribs and toys, and read an AI-written summary of each home's key features in the results. All of that is built from what your listing says about itself. The chapters on captions and details show how to make that record complete.
One more 2026 change affects who you compete with. Since the May 20 release, boutique hotels appear on Airbnb in 20 cities, so hosts there share the results page with hotel rooms.
Promotions and Discounts
If you take one tip from this guide, take this one: keep a promotion or discount running on your listing at all times. Airbnb's own pricing guide for hosts says promotions and discounts can help improve a listing's search ranking and attract guests. The reason it gives is price. A discount lowers your total against comparable homes, and total price is one of the four named factors.
A discount also changes how you look in the results. Above certain sizes, guests see a callout or a crossed-out price beside your home, and that earns clicks from guests who were scrolling past.
The Types and Their Thresholds
| Promotion | Who can use it | What guests see |
|---|---|---|
| New listing promotion | Listings with fewer than 3 bookings and Smart Pricing off | 20% off the first 3 bookings, with a crossed-out price in search |
| Custom promotion | Listings with at least 3 bookings, 1 of them in the past 365 days | A special callout in search at 15% or more |
| Weekly and monthly discounts | Any host, for stays of 7 nights or more and 28 nights or more | A special callout at 10% or more |
| Last-minute discount | Any host, for bookings 1 to 28 days before check-in | A callout at 10% or more off your 60-day median price |
| Early-bird discount | Any host, for bookings 1 to 24 months ahead | A callout on the listing at 3% or more |
| Top-rated guest discount | Announced September 30, 2026 | 15% off for guests rated 4.8 or higher with at least 3 reviews |
| Non-refundable option | Any host | 10% off for guests who give up free cancellation |
Only one of the main promotions applies to a reservation. The non-refundable option and the top-rated guest discount can combine with them.
How to Always Have One Running
A custom promotion has limits. Airbnb lets you promote only 50% of the nights in a month, and the dates must have been open for at least 28 of the last 60 days. One promotion cannot cover the whole calendar. The answer is to layer the kinds that never switch off.
- Set weekly and monthly discounts at 10% or more. They stay on all year and earn a callout for guests searching longer stays.
- Add a last-minute discount of 10% or more. It covers the open nights closest to today, which are the hardest to sell.
- Add an early-bird discount. Even 3% earns a callout on the listing for guests planning months ahead.
- Use custom promotions on your slow dates. Pick the weakest half of each month and set 15% or more so the callout appears.
- Consider the top-rated guest discount. In Airbnb's test from June 17 to July 7, 2026, hosts who offered it earned 11% more and had 14% more nights booked on average.
Why Raising Your Price First Does Not Work
An old trick was to raise the rate, then discount it back to normal. Airbnb closed that door. A custom promotion is calculated from your median price over the last 60 days, and the base is capped at your highest booked price in the past year. A crossed-out price appears only when the current price is at least 10% under that 60-day median. The discount has to be real to show.
So plan for it. Set your regular rates with room for the discounts you intend to run, the way a shop sets a list price knowing it will hold sales. For new listings the case is strong. Airbnb reports that listings published in 2025 that used the new listing promotion had more than 70% more bookings in their first three months than those that did not, with the caution that results vary. Our dynamic pricing guide covers the base rate that all of this sits on.
Airbnb's pages disagree on whether a custom promotion can run on a listing that also has weekly or monthly discounts. Test it on your own calendar. If the custom promotion is refused, keep the always-on discounts and let last-minute and early-bird cover the rest.
Search Filters That Decide Whether You Appear
Think of every filter as a door. Each one a guest closes removes homes from the results, and ranking only sorts whatever is left. The goal is to stand behind as many doors as you truthfully can.
The Filter Groups Guests Use
Airbnb's filter panel groups its options into type of stay, price range, rooms and beds, amenities, booking options, Guest Favorites, Luxe, property type, accessibility features and host language. Airbnb also recommends filters to each guest based on what they used before and what similar searchers found useful, so the popular ones get tapped often.
Airbnb does not publish a ranking of filters. It does publish the amenities guests search for most. For 2025, worldwide, the list in order was a pool, free parking, wifi, air conditioning or heating, a kitchen, a hot tub, a washer or dryer, self check-in, TV or cable, and a BBQ grill.
You cannot add a pool this week. You can add a grill, a smart lock for self check-in or a parking arrangement, and you can make sure everything you already have is ticked. Hosts often fill in the amenity list on the first day and never return to it. Open it today and read every line.
Booking Options
| Filter | What it requires | Worth knowing |
|---|---|---|
| Instant Book | Guests book without waiting for approval | Airbnb says instant listings may rank higher because responses are automatic |
| Self check-in | A lockbox, keypad or smart lock | Among the ten most searched amenities in 2025 |
| Free cancellation | A policy with a free cancellation period | Listings with free cancellation longer than 48 hours after booking are highlighted in search results |
| Allows pets | Pets permitted in your settings | Covered in the next chapter |
| Guest Favorites | Earned from reviews and reliability | A badge in results and a filter of its own |
Cancellation deserves a second look after the 2025 changes. In a 2024 Airbnb survey across 11 markets, 44% of guests said free cancellation was one of their top needs when choosing a place. Reserve Now, Pay Later, which lets guests book without paying up front, is offered only on listings with a flexible or moderate policy. Anything tighter leaves you out of it. Our guide to choosing a cancellation policy weighs the risk on the other side.
Accessibility and the New Keyword Filters
Guests with accessibility needs often search for a step-free entrance, fixed grab bars in a bathroom and accessible parking. Airbnb reviews each accessibility feature and its photo before showing it, so add one clear photo per feature with a caption that says what it is.
Since the fall 2026 update, guests in the United States can also type keywords into filters. Airbnb's example is typing "baby" to find homes with cribs, playgrounds and toys. That makes small items count. A high chair, a travel crib, board games, beach gear, an electric vehicle charger: if you have it, list it. Our guide to amenities that increase bookings ranks what is worth buying.
Be accurate while you do this. A filter you match on paper and fail in person becomes a refund and a poor review, and reviews feed the quality factor from the first chapter.
Pets and the Guests Who Travel With Them
Of all the filters, pets is the one hosts most often leave closed, and it is one of the easiest to open. On Airbnb today a guest adds pets in the same box as adults and children. From that moment only homes that allow pets remain in the results. The guest does not hunt for a filter. Your home is gone before they see it.
How Many Guests This Is
Airbnb's data on pets comes in snapshots. In 2021 it reported that pets allowed was the most searched amenity on the platform, ahead of pools, wifi, kitchens and free parking. In 2023 it said just over 27% of listings were declared pet-friendly. In February 2025 it reported that searches for trips with pets had risen 30% for spring compared with the year before. Pets no longer appear on its list of most searched amenities, because the pet setting moved out of the amenity list and into the guest count.
Put those together. A steady and growing group of travelers searches with a pet, and roughly three in four listings are hidden from them. A home that welcomes pets competes in a much smaller field for those trips.
What the Revenue Data Shows
Key Data, which draws on reservations from property managers, compared U.S. pet-friendly rentals with the rest using 2022 figures. Pet-friendly homes ran at 54% occupancy against 48%, with an average daily rate 9% higher. That compares two groups and does not prove that pets caused the gap. Pet-friendly homes may differ in other ways, such as being houses with yards. Key Data also found markets where pet-friendly homes earned less, Denver and Savannah among them, and no advantage in winter. Treat it as a reason to test, and let your own calendar give the verdict.
Opening the Door Without Regret
- Decide your limits first: how many pets, dogs only or cats too, and whether pets may be left alone in the home.
- Add a pet fee that covers the extra cleaning, and remember it shows inside the total price.
- Write the rules into your house rules and repeat them in your booking message.
- Protect the house with washable throws, a hard floor at the entry, a towel by the door and a covered trash can.
- Add photos that show it, such as the fenced yard, the dog bed and the bowls, each with a caption.
Service animals follow separate rules that a pet policy cannot override, and those rules vary by country. Our pet-friendly rental guide covers Airbnb's pet fee settings, service animals, insurance and a policy template in full. Ask your insurer about pet damage before you switch the setting on.
If your building or community bans animals, the answer is made for you. Otherwise run a trial. Allow pets for ninety days, watch views and bookings in your Airbnb performance data, and compare the cleaning costs with the added nights. A trial costs little and tells you more than any national average.
Minimum Nights and the Stays You Never See
Your minimum stay works as a filter that you set and the guest never sees. Airbnb says that the more flexibility a host offers on how long guests can stay, the more likely the listing is to show up in results. AirDNA puts it more bluntly: a three-night minimum removes you from every two-night search.
What Weekend Guests Book
AirDNA studied 2025 reservations in the 50 largest U.S. markets and counted stays by check-in day. The pattern is hard to miss.
| Check-in day | Most common booking |
|---|---|
| Thursday | 38% were three-night stays leaving Sunday |
| Friday | 49% were two-night stays |
| Saturday | One night was the most common length, at 27% of arrivals |
Half of Friday arrivals want two nights. A host with a three-night weekend minimum has stepped out of the largest single group of weekend bookings. It is an easy setting to get wrong and a quick one to fix.
A Starting Point for Most Markets
For a typical drive-to market, start here and adjust from your data: a one-night minimum for check-ins from Sunday to Thursday and a two-night minimum for Friday and Saturday. Airbnb supports this directly. Its settings allow a custom rule for each day of the week, and the example on its own help page is a two-night minimum for Friday check-in with one night for all other days.
One-night stays do bring more turnovers. Price for that. With total price display your cleaning fee sits inside the number the guest sees, so a one-night total can look high beside a hotel. Some hosts lower the cleaning fee and raise the nightly rate to keep short stays competitive. And if a shorter minimum fills your weekends, you can often raise the weekend rate, because you now reach the largest pool of weekend demand.
Take a lake cabin with no pets, a three-night minimum every day and no discounts. It appears only for trips of three nights or more, without animals, at full price.
The same cabin allows two dogs, takes one night on weekdays and two on weekends, and runs a 10% weekly discount. It now matches two-night weekends, trips with pets and guests comparing totals. Nothing about the cabin changed.
Where Longer Minimums Are Right
Short minimums do not suit every market. In AirDNA's data, one-night and two-night stays ranged from 16% of reservations in Santa Rosa to 58% in Big Bear. Stays of a week or longer made up about 15% in the median market and about a third in Maui and Oahu. In a fly-to beach or ski destination where guests stay a week, a five-night minimum in season can be the right call, and you can still open shorter stays to fill the gaps between long bookings.
Lead time matters too. AirDNA found a median lead time of 13 days for one-night stays, 30 days for three-night stays and 54 days for stays of one to two weeks. Short stays book late. That supports a rule many pricing tools offer: hold a longer minimum far in advance, then shorten it as the date approaches. PriceLabs gives the example of one night on weekdays and two on weekends inside the last seven days.
Settings That Do It for You
Airbnb's calendar lets you set a custom trip length for specific dates, and it shows a tip when a gap between bookings is shorter than your minimum. Hosts with six or more listings are receiving a setting that adjusts the minimum automatically to open the nights between bookings, announced on September 30, 2026. Check your local rules as well. Some cities set a legal minimum stay for short-term rentals, and no search setting changes that.
Photo Captions and the Photo Tour
Most hosts upload photos and leave the caption boxes empty. That wastes one of the few places where you can describe your home in your own words, photo by photo.
What Captions Do and Do Not Do
Start with what is known. Airbnb has never said that captions change your search position. It says that high-quality photos and videos attract attention and improve engagement, which can improve ranking. Its advice on captions is written for the guest: explain what the photo does not show that could be important.
There is one documented case of Airbnb's systems reading captions. When categories launched in 2022, Airbnb said it used machine learning to analyze titles, written descriptions, photo captions, details entered by hosts and guest reviews to place homes in groups. Category browsing has since been removed. The features that replaced it in 2026, AI search and AI summaries of each home, are also built from listing content. A caption that names the feature in a guest's words gives those systems, and the guest, something exact to work with. That is a reasonable bet, and only a bet. Anyone who promises a ranking jump from captions alone is guessing.
A Caption Formula
Name the feature, add the detail the photo cannot show, and say who it suits. Keep it to one line and keep it true.
| Photo | Weak caption | Stronger caption |
|---|---|---|
| Hot tub | Hot tub | Hot tub on the back deck with a lake view, seats six, open all year |
| Game room | Game room | Game room with a pool table, foosball and board games, a play space for families |
| Fire pit | Outside | Gas fire pit with six chairs, lit with a switch, no wood needed |
| Main bedroom | Bedroom 1 | King bed with blackout curtains and a door to the deck |
| Desk | Office | Desk with a monitor and fast wifi for remote work |
| Yard | Yard | Fully fenced yard for dogs, with a gate that latches |
Think about the trips your home suits and make sure a caption speaks to each one: a couple's weekend, a family with small children, a group of friends, a remote worker, a guest with a dog. "Hot tub for two with a view of the lake" sells a romantic weekend. "Hot tub" sells nothing.
Let AI Draft and Check Every Word
This is a good job for ChatGPT or a similar assistant. Give it a list of your photos with the facts for each, ask for one-line captions that name the feature and who it suits, and edit what comes back. Remove anything that is not true of your home and anything a guest would never say out loud. Our guide to using ChatGPT for your listing has prompts to start from.
The Photo Tour and the Second Text Field
Airbnb's photo tour sorts your photos by room with its own AI, across 19 types of rooms and spaces. Make sure every room or space has at least one photo so it appears there, and check that each photo landed in the right room. The first photo is the large one shown in search, so choose it for the click. Airbnb needs at least five photos to start, and its guidance on size goes up to 1,200 by 800 pixels, so upload at least that.
There is a second text field many hosts miss. Airbnb calls it a visual description, and it is alt text: up to 250 characters that describe the photo for guests who use screen readers, and that give search engines outside Airbnb context about the image. Captions set a mood. Visual descriptions state what is in the frame. Fill in both. Our guide to listing photos that book covers the shots themselves.
Listing Details That Software Can Read
For years the advice was to write for the guest skimming your page. That still holds, and a second reader has joined: the software that answers a guest's question before they ever open your listing.
What the New Search Reads
Since September 30, 2026, a guest in the United States can ask Airbnb for a place in their own words, by typing or by voice. Results include an AI-written description of each home's key features. Since the May 2026 release, Airbnb also summarizes the reviews for each listing, highlights what a particular guest cares about most and can compare wishlisted homes side by side.
Airbnb has not published how these features choose their words. Trade analysts at Rental Scale-Up who studied the releases concluded that the AI leans on structured data, meaning the boxes you tick and the fields you fill, more than on prose. Either way the practical step is the same. Leave nothing blank.
A Details Audit
- Title. Lead with the home type and its best feature, then the place. Our title guide has patterns to copy.
- Description. Put the facts a guest would ask about in the first lines: beds, baths, the main features and the distance to the main draw. See the description formula.
- Amenities. Tick every one you offer, including the small items that families and remote workers search for.
- Rooms and beds. Enter the bed sizes in each bedroom and every bathroom. Guests filter on these counts.
- Property type and location. Choose the type that matches the home, and describe the neighborhood and the drive times truthfully.
- Accessibility features. Add each one with its own photo so Airbnb can review and show it.
- House rules and check-in. State pets, events, quiet hours and how guests get in.
Reviews Are Part of the Record
When Airbnb's models summarize reviews for a guest who cares about a quiet street or a well-stocked kitchen, they draw on what past guests wrote. You cannot write your reviews, but you can shape what guests notice. If the hot tub and the view are what you want to be known for, make them effortless: the tub hot on arrival, chairs facing the view, a note about the best hour for sunset. Guests write about what impressed them. Our five-star review system goes deeper.
Availability Is a Detail Too
Two calendar settings affect how many searches you can match. Airbnb says that the more dates a listing has available, the more likely it fits a guest's plans, so adding availability may improve visibility. It also says that extending how far in advance guests can book helps a listing appear in more results. If your calendar opens only three months out, guests planning next summer cannot find you. Open twelve months unless you have a reason not to, and let an early-bird discount reward those planners.
Airbnb is adding one more aid. Its fall 2026 host update describes AI earnings insights that suggest specific actions, with turning on Instant Book and adding missing amenities given as examples. When those suggestions reach your account, read them. They are the closest thing to Airbnb telling you which door is closed.
In the same update, hosts with a recent iPhone Pro or a LiDAR iPad can scan an interactive 3D floor plan. Airbnb makes no ranking claim for it, but a floor plan answers the layout questions that groups and families ask before they book.
Price, Clicks and the Signals That Follow
Getting into more searches is the first half. The second half is what guests do when they see you, because Airbnb counts it. Popularity, in Airbnb's description, is how often guests save a home to a wishlist, how often they book and how often they message the host.
The Funnel in Numbers
IntelliHost, which reads hosts' own account data, tracked more than 24,000 active U.S. listings from early 2024 to early 2026. The figures, published by Uplisting in May 2026, show how narrow the funnel is.
Small gains at each step multiply. If a better first photo lifts your click rate and a clearer price lifts your booking rate, the same number of impressions produces more bookings, and more bookings feed the popularity factor that earns more impressions.
Earning the Click
In results a guest sees one photo, the title, the rating, any badge and the total price. Those five things are your whole advertisement. Choose a first photo that shows the feature guests want most. Check your total for common trip lengths against the homes beside you. A promotion callout or a crossed-out price adds a sixth element that most neighbors lack.
Turning the View Into a Booking
Once a guest opens your page, doubt is what stops the booking. Remove it. Show every room. Put the answers to common questions in the first lines of the description. Turn on Instant Book if you can accept its trade-offs. Airbnb says listings that can be booked instantly may rank higher because responses are automatic, and guests can filter for it. If you keep requests on, speed counts: Airbnb considers how quickly hosts respond and how often they decline.
Reliability and the New Labels
For quality, Airbnb points to the Superhost criteria as inputs: the number of cancellations by a host, the host's responsiveness, and ratings and reviews. The standards for the badge are a 4.8 rating, a 90% response rate and a cancellation rate under 1%. Notice that Airbnb names the criteria and leaves out the badge. Holding the numbers is what counts. Our guide to reaching Superhost covers each one.
Guest Favorites works the same way. Airbnb describes a badge in results and a filter guests can apply, and does not list it as a ranking factor. Since November 12, 2025 it also shows a highlight on homes in the top 1%, 5% and 10%, and it tells guests when a home is in the bottom 10% of eligible listings. A label like that will sink a click rate, which makes a run of poor reviews more costly than before. Fix the cause of any repeated complaint before you spend effort anywhere else.
Keep the Price Moving
Airbnb's older host guidance reported that listings whose prices were updated at least four times a year had over 30% more nights booked, based on data to July 2022. The figure is dated, but the logic holds, since demand changes by season, weekday and event. Airbnb says its own dynamic pricing begins rolling out in October 2026. Whether you use that, a third-party tool or a monthly manual review, a price that moves with demand compares well against neighbors more often. Our comparison of dynamic pricing tools covers the main options.
Tools That Show Where You Rank
When a listing sits low and you cannot tell why, a tool can show you where the funnel breaks. Start with the free one, then decide whether a paid one adds enough.
Airbnb's Own Performance Data
In your Airbnb account, open Insights, then Performance, then Conversion. Airbnb shows your first-page search impressions, your search-to-listing conversion, your listing-to-booking conversion, your booking lead time and wishlist additions, and lets you compare with similar listings in your region. If you see no Performance tab, Airbnb says you need to opt in to professional hosting tools.
Those three numbers diagnose most problems. Few impressions means a filter, a minimum stay, a blocked calendar or a price far above the area. Good impressions with few clicks points to the first photo, the title or the total. Good clicks with few bookings points to the page itself: photos, reviews, rules or fees.
Rank Trackers and What They Cost
| Tool | What it does | Published price, October 2026 |
|---|---|---|
| Airbnb Insights | Impressions, both conversion rates, lead time and a comparison with similar listings | Free |
| Rankbreeze | Runs Airbnb searches for each open night and guest count, several times a day, and tracks your position | $9 per property a month for 1 to 4 properties, with a 14-day trial for $1 |
| IntelliHost | Reads your own account data and shows your funnel against a comparison set, with recommendations | Premium from $19.99 per listing a month, with 7 days free |
| PriceLabs Listing Optimizer | Scores title, photos, description, amenities and reviews against top local listings | Priced per listing, with no public figure |
| Hospitable | A quality ranking widget inside its property management software, added in February 2026 | Included for its customers |
Rankbreeze answers the question hosts ask first, which is where they show up. It runs its searches logged out, from what it calls an incognito browser, to reduce personalization. IntelliHost starts from the other end, with the impressions and conversion figures in your own account, and adds a comparison set. If you run one home, Airbnb's free data plus a manual check each month may be enough. With several homes, a tool saves the hours.
Why a Rank Number Means Less Than It Did
Treat any position figure with care, for three reasons that all come from Airbnb's own pages. Results are personalized by each guest's past activity. Results are deliberately mixed for variety. And since September 30, 2026, guests in the United States can search in their own words, with the system building filters from the request. A tracker that searches logged out, for fixed dates and a fixed group size, sees one version of the page. Your next guest may see another.
Trackers still earn their place. A position that falls steadily over a month, across many dates, tells you something changed. What has weakened is the idea of a single true rank. These tools were built for the search Airbnb had before categories left and AI search arrived, and some may lose accuracy while that search keeps changing. Give it a season before you judge. Until then, lean hardest on the numbers Airbnb reports about your own listing, because they count real guests.
Fit more searches first. Then earn the click. Then earn the booking. Rank is what those three add up to.
For a manual check, search your own market in a private browser window for a few common trips: next weekend for two, a week in peak season for six, a midweek stay with a dog. Note where you appear and who sits above you. Our competitor analysis guide shows what to record.
Local Market Data and a Thirty-Day Plan
Every number in this guide is an average from somewhere else. Your market has its own pattern, and the last step is to look it up before you lock in your settings.
Where to Find Your Market's Numbers
AirDNA shows occupancy, average daily rate, revenue, seasonality and booking windows for a market and its sub-areas. As of October 2026 its pricing page lists a free tier with current key metrics and a Market Research plan at $125 a month, or $400 billed yearly, that adds history, custom comparison sets and future demand, with no extra charge per market. Its amenity filter lets you switch an amenity on and off and watch how the revenue figures for matching homes change. Try it with pets, a hot tub and a pool.
PriceLabs lists dynamic pricing at $19.99 per listing a month in the United States, with a 30-day trial, and it updates both rates and minimum stays daily. Its Market Dashboards, from $9.99 a month, show length-of-stay patterns, booking windows and future occupancy for a market, and its "Help me choose minimum stays" feature suggests minimums from market data. AirROI offers market data and a revenue calculator free. Published prices change, so confirm them on each company's site.
What to Look Up
- Length of stay by check-in day. If two-night weekends dominate, a three-night minimum is costing you. If week-long stays dominate, protect them.
- Booking lead time. AirDNA puts the U.S. median between about 20 and 40 days depending on the month. If your market books late, your last-minute discount matters more. If it books early, open your calendar further.
- Occupancy by day of week. Empty weekdays argue for a one-night weekday minimum and a weekday promotion.
- What the top listings offer. Compare amenities, pet policy, cancellation policy and minimum stay with the ten homes that outrank you.
- Rates for your size of home. Check them for the dates you still have open.
A Thirty-Day Plan in Four Weeks
Change everything at once and you will not know what worked. Group the changes by week, and note your impressions and conversion rates before each one.
- Week one, open the doors. Review rates after the fee change, set day-of-week minimums, decide on pets, tick every amenity, and review Instant Book and your cancellation policy.
- Week two, layer the discounts. Weekly, monthly, last-minute and early-bird first, then a custom promotion on your slowest dates.
- Week three, complete the record. Caption every photo, add visual descriptions, check the photo tour and rewrite the first lines of your description.
- Week four, read the results. Compare impressions and both conversion rates with your starting numbers, check your market data, and adjust rates and minimums.
Thirty-Day Airbnb Visibility Checklist
Tick items off as you finish them. Nothing leaves your device.
- Week one, filters and settings
- Week two, promotions
- Week three, captions and details
- Week four, measure
None of this is a trick. Airbnb search rewards homes that match more trips, look good in a row of results and deliver the stay they describe. Start with the settings that hide you, add the discounts that set you apart, then tidy the record that search reads. Airbnb will keep changing, which is one reason not to depend on it alone. A direct-booking website gives you a channel where no ranking decides who sees you. Our direct booking strategy for 2027 explains how the two work together.
If you would like help, Cavmir's listing optimization service covers the photos, copy, settings and pricing review described here. Tell us about your property and we will let you know whether we are a fit.
