Ponte Vedra Beach began as a mining town. In the 1910s the dunes turned out to hold heavy minerals, and the Buckman and Pritchard company began pulling ilmenite and rutile, both titanium ores, and zircon out of the sand while World War I made them valuable. The settlement was called Mineral City. In 1921 the operation and its land went to the National Lead Company, and a 1928 Florida Geological Survey booklet by James H. C. Martens documented its deposits. By the end of the 1920s National Lead had wound down the mining and turned the oceanfront into a resort; the Ponte Vedra Club opened in 1928, and Col. Joseph Stehlin, the company veteran sent to run the community, and his wife took a new name from the Spanish town of Pontevedra in Galicia.

The war reached this beach in June 1942. A German submarine, U-584, landed four agents on Ponte Vedra's shore at night as part of Operation Pastorius; they buried boxes of explosives in the sand and caught a bus out of town. A second team had come ashore on Long Island days earlier, two of its members went to the FBI, and all eight men were caught. A state historical marker in front of the Ponte Vedra Inn & Club tells the story. The same year National Lead sold its interest to the locally run Ponte Vedra Beach Corporation, and the community grew into a year-round resort town.

Golf made Ponte Vedra a national name. The PGA TOUR acquired 415 acres of swampland here for a single dollar, and Pete Dye began building the Stadium Course in 1980 as the permanent home of THE PLAYERS, which had been played at Sawgrass Country Club from 1977 to 1981. The first PLAYERS on the new course came in 1982, the island-green 17th that Alice Dye suggested became the hole every golf fan knows, and in 2021 the TOUR opened its global headquarters on the same campus. Gated golf communities grew up around the clubs, and a share of their homes now rent short-term alongside the oceanfront and waterfront houses.

Today the market is small, high-rate and uneven. AirROI's trailing twelve months to July 2026 show about two hundred active listings averaging roughly $606 a night at about 38 percent occupancy, with annual revenue per listing near $62,000, down about 5 percent on the year. St. Johns County added its own short-term rental rules in 2021, so registration and occupancy limits are part of the cost of doing business. January belongs to a snowbird couple or a Mayo Clinic family who wants three or four weeks of quiet, a real kitchen and dates that can move. Each needs its own rate, minimum stay and photographs.

What the Law Requires in Ponte Vedra Beach

Florida regulates vacation rentals at the state level first. If you rent a whole house or condo more than three times a calendar year for stays shorter than thirty days or a calendar month, or advertise it as regularly rented, you need a vacation rental license from the Department of Business and Professional Regulation's Division of Hotels and Restaurants. Florida's preemption statute bars local governments from prohibiting vacation rentals or regulating how long or how often they rent, unless the rule was adopted on or before June 1, 2011. The 2011 framework stands.

St. Johns County uses the room the state leaves it. Its short-term vacation rental rules, adopted in 2021 in Land Development Code Section 2.02.04.B.19, exempt land west of the Intracoastal Waterway, homesteaded owner-occupied homes and association-run multi-family buildings. Everything else must be registered per unit and renewed every 12 months, with a sample rental agreement, a local business tax receipt, the state license, a sales tax certificate and a fee. The standards: two guests per bedroom or common area up to a maximum of ten, not counting children 12 and under; one off-street parking space per three guests; covered trash containers, one per four guests; a fire extinguisher on every floor; evacuation when a hurricane warning is posted; and a one-page notice at the main door with the contact number, occupancy and vehicle limits, evacuation map, nearest hospital and sea turtle rules. A first violation brings a warning; repeat ones carry civil penalties.

Then come the taxes. Florida's 6 percent sales tax and St. Johns County's half-cent surtax apply to short stays, and Airbnb collects and remits both on its Florida bookings. The county's 5 percent Tourist Development Tax is different: St. Johns isn't on Airbnb's list of Florida counties where it collects the bed tax, so you register with the St. Johns County Tax Collector, collect it from guests and file every month, even in a month with no bookings.
