The Marathon STR Market — Past & Present

Marathon owes its name and its existence to a railway. When Henry Flagler pushed the Florida East Coast Railway down the Keys in the first decade of the twentieth century, the hardest section was the crossing from Knight's Key to Bahia Honda, and the construction camp for it was on Vaca Key. The story told locally is that a worker remarked the job was becoming a marathon, and the name stuck. The Seven Mile Bridge, completed in 1912, was the single most ambitious piece of the Overseas Railroad and one of the great engineering works of its era.

Islamorada is an incorporated village with a hard cap of 331 vacation rental licences and a seven-day minimum in most residential districts. Distinguish yourself from Key West deliberately. A guest choosing the Middle Keys is choosing water access, space and quiet over Duval Street. Say that plainly. Trying to compete with Key West on nightlife is a losing argument; competing on the boat is a winning one.

Explain the drive. Marathon is roughly the midpoint of the Overseas Highway, about two hours from Key West and two from the mainland, with an airport in town. Guests planning a Keys trip do the arithmetic and Marathon usually wins it — but only if you do the arithmetic for them.

The railway that became a road
Drive the Overseas Highway through Marathon and you are driving on Henry Flagler's railway. The Florida East Coast Railway reached Key West in 1912 after seven years of construction across open water, and the Seven Mile Bridge was its greatest single span. The Labor Day Hurricane of 1935 — still one of the most intense hurricanes ever recorded to make landfall in the United States — destroyed the line and killed hundreds of people in the Middle Keys, many of them veterans working on a highway project. The railway never reopened. The state bought the right of way and the surviving bridges and turned them into a road, which is why US 1 runs to Key West on piers designed for locomotives. The Tourist Development Tax is administered by the Monroe County Tax Collector, and registration is required. Booking platforms collect and remit some elements depending on the arrangement in force, but this varies by component and by platform, and direct bookings are generally your responsibility in full. It is common in the Keys for platforms to handle state sales tax while the county tourist development tax remains the owner's obligation — confirm precisely which components are covered rather than assuming.

Florida has no state income tax, which affects the overall picture for many owners.

Confirm the current rates and your specific registration and filing obligations with the Monroe County Tax Collector and the Florida Department of Revenue, and speak to your accountant about the treatment of the income on your return.

Financing in the Keys is dominated by insurance, and Marathon is no exception.

The regulatory trend across the Keys has been toward tighter definition rather than expansion. Key West stopped issuing new transient licences. Islamorada capped at 331. Marathon's seven-night minimum has held. It would be optimistic to assume the direction reverses.

Insurance is the largest medium-term risk to the operating model. Windstorm costs in Monroe County have risen substantially and affect both yields and values.

On demand, the fundamentals are strong.
